UPDATE ..I received an email on March the 3rd and it said they haven't heard back about my issue they will keep me informed, it is now March 23 and I've heard nothing from this company, NO update, NOTHING. I would NEVER again live in a property managed by Smith Management, it is useless to contact them, you will get nothing..but please keep paying. ZERO STARS..A call in a reasonable amount of time would have been decent customer service, instead I have to post this and get a COPY AND PASTE RESPONSE. This association is misusing funds of the people who live here, failure to notify Tennants of special assessment fees. By law they have to give 30-60 day notice for these fees. Only document they have given notification on with residents states they are broke. Then hit everyone with $1200 or more in these fees without any prior notice since May. All the while expecting them to be paid within 30 days. All with no notice. These notices are supposed to be delivered to all residents either certified mail or posted on the doors. None of that has happened. They have added charges onto residents accounts from dates unknown. Mind you this was during the time they sent their notice of having no money. Seems convenient right?? The property grounds have gone derelict due to this severe misuse and mistrust of this HOA. So now we sit with a green swamp of a pool which is breeding grounds for all sorts of bacteria, including bugs. Trees that are falling into buildings and pathways. Stairs that are falling apart due to to severe carpenter bee damage and infestation that has gone on for atleast years that they are refusing to fix. The saw dust from their damage can be seen on most all the stair cases. Stairs to peoples homes that are severely damaged by them. Puts the residents at risk for injury or death. They tore out the entire wash room, put a notice up it was being repaired then never repaired it. Tore out the children's play ground. So now its a rock pit. Not fixing potholes in the parking lots that have caused damage to cars. Multiple large tree branches had fallen onto a building blocking an entrance, their emergency line was called they sent nobody. This was late May after they sent their notice. Several residents of the building the tree had fallen on had to saw down the limbs of the tree branches and move it themselves because they did not send anyone out to remedy this. The tree branches just sat there blocking the side walks for at least 2 weeks. Eventually we had to relocate them ourselves and risk injury for something they should have been corrected by the HOA we pay these ungodly fees to. The same tree is falling apart and the large limbs keep breaking off. Again, failure to do the job you guys are designed to do. Stay away from this HOA and this condominium. If you are a resident or potential resident reading this, I encourage all of you to report this severe violation of HOA to the BBB to start. Submit any and all pictures, documents (or lack there of), and stories. I also encourage you to join in on taking this HOA to court for their severe misuse and mistrust of their power and our hard earned money. They did not pay several of the association vendor bills for the past two-years. We were hit with bills from our plumber (for ~$20k) and our cable company (for ~$2k). Smith was tasked with collecting rental fees from homeowners using storage lockers. Out of 191 lockers that were being rented, Smith was only collecting rental income from 25. Our association lost out on approximately $19,000 over the past two years while under Smith's management. Smith refused to provide the association any vendor bids, unless the vendors were on Smith Management Group's list of preferred vendors. Smith uses a proprietary contract with all of their preferred vendors which is not disclosed to the HOA's Smith represents. Smith collects 10% off of every contract from their preferred vendors. When we stood up to say the work performed by Wagner Roofing & Construction Solutions, one of Smith's preferred vendors, did not meet the contractual obligations, Smith quickly and continually sided with Wagner as it was in Smith's best interest so that Smith could get their 10%. This hidden kickback is a clear conflict of interest that was not disclosed in our contract with Smith. It gives Smith an incentive to side with their vendors over the HOAs they are contracted to represent. Good luck getting anyone from their office to return calls. In the two years under Smith's management, we've never had so many upset homeowners. read more

Worst group I've had the displeasure of working with. You CAN NOT reach anyone by phone. They have a phone screener at a call center who never forwards your message. When you do get a hold of someone, they are very condescending in there approach. It's like they're doing you a favor by talking to you. Our new subdivision (less than one year old) has egregious erosion on our walking trails, creating a safety hazard for residents. I've contacted SMG several times, by phone and via the TownSQ app. Their response via the app: Thank you for creating a case with Associa Customer Support! Please see below for following details: Case Number: ###### ##### - Branch Contact Request - Request - CAM Callback see attached pictures UPDATE: Within an hour of posting this review, our subdivision got an announcement saying the trails will be addressed "when construction is complete". That date is years away, and by then the HOA responsibility falls on the residents, not Smith Management Group. From their note: Erosion throughout the community has also been discussed and we want to ensure everyone that the developer, builders, and management will repair areas that are needed when construction and development is completed. FYI: Once construction and development is/are completed, the HOA responsibility falls on the board elected by the residents, not Smith Management Group. So, they quite literally, said "We'll let the next guy handle it." To be clear, I asked for *erosion control first*, and repairs made in the name of safety. The worst management company I've ever encountered. I was giving them a chance since there was a change in management. The experience of them not resolving service requests is unacceptable. They close service requests without resolving them. They will respond as if they are looking into it After that, they close the ticket and sometimes delete the ticket. The response from this company (if you get one at all) takes weeks. I had to hard mail, email, send on app and call and leave a voicemail and it still took over a week to get someone to respond. I am not sure how much our HOA is paying them but it is too much (when we take over, the residents are firing them immediately). I honestly don't think they have ever even been to our subdivision. The lack of knowledge on processes amazes me ( I work in the industry), they must get these people from temp to hire and they have never worked in this industry (or learned how to proof read or spell correctly). Every single communication we have received has been littered with typos. They even spell a simple name wrong (example - Amber they spell Abrem, yes it is that bad). Having been a condo owner for approx 15 and a Realtor for 30+ years, I KNOW the importance of a management company that KNOWS real estate law regarding condominiums (much different than single family ownership). The second was a paper check that I sent to their office and once again has not been cashed and no one was in touch with me. The second check was sent on 3/3. I am really disappointed with Julie, my HOA rep that never followed up on this. Why is it my responsibility to follow up with the company? Today was my second interaction with these parasites. I am absolutely new to the STL area. 1. During the purchase of my property (2 months or so ago) the lender needed paperwork from the HOA. Obviously Smith mgmt passed the buck to some other parasites who proceed to charge several hundred dollars for the required paperwork. I had to pay it; then they held it up for 10 days further delaying my loan (I had to pay a late fee). What does Smith Mgmt do......they simply give you the run around and pocket monies. THEY PROVIDE NO VALUE!!!! HOAs should dispense with them! 2. Today I got a bill from them (first time) demanding further payment of which I WAS COMPLETELY UNAWARE. They had the temerity to add a LATE FEE!!! Upon checking, it was because, they tacked on $195 of :TRANSFER and ACCOUNT OPENING Fees........why? Seems like they somehow get their claws into the HOAs and then do whatever they wish with NO ACCOUNTABILITY!!! Why would a resident have to pay several hundred dollars to get paperwork with information about the same resident? I am sure the company is very profitable; they steal every penny they can with NO ACCOUNTABILITY. I am happy to talk to anyone about this bunch of parasites!!! read more

Our condo association has been a victim of Smith Mgmt. for 5 years. It is utterly inconceivable that this service oriented business could operate so rudely and unresponsively. Serious maintenance complaints from most every neighbor have been ignored for years. Problems pile up ... improvements diminish. Longtime residents have noticed a pathetic decline in the look of the condo exteriors and grounds. Our Woods Glade neighborhood is poorly rundown. Former HOA Board Member. Wish I could score SMG less than 1--horrible horrible horrible. They lost all of our historical property records during the transition. Consistently late with our financials. Slow or nonresponsive to phone calls, voicemails, emails. Huge markup on office supplies and usage/click charges using their TownSq app. Didn't approve any work orders--TownSq used only as our "owner request" entry point but we had no visibility of the actual work order queue. Slow collecting bids, and despite having their "preferred vendor network" they conveyed at our HOA meetings that they were unsuccessful soliciting any bids for our building repairs so we have gone years without power washing, maintenance/repairs of siding, roofs, gutters. Extremely high employee turnover--we've had several property managers and currently with assigned an interim property manager. Property managers are spread too thin at 9-11 properties assigned per property manager, hence being nonresponsive to client requests. My own Resale Certificate prepared by SMG stated that no capital repairs were planned in the next two years despite them knowing the backlog of major projects in the pipeline for which bids were being sought (as conveyed by the new SMG President)--but soon after a $50,000+ capital project was completed for asphalt repairs (some might call this contract fraud and is being investigated). The new president was condescending to our owners at our recent meeting and was primarily interested in convincing our Owners to utilize their wonderful TownSq app (to collect more click fees). Our HOA continues to retain SMG because our realtor HOA President has "a relationship" with them despite the wishes of the majority of our Owners who signed a petition to terminate the SMG contract. I am asking to fix wood panels around my window since they are doing the wood replacement at 2392 Charlemagne drive, Maryland Heights, MO 63043. I am waiting on it for a year. The last year they came and painted my building outside. This year they came and replaced panels and took off what they painted the last year. It was just a waste of money. Their reps will be very friendly and act like they will help but unfortunately the company isn't set up in a way that backs it up. If you use this company it WILL take YEARS for repairs to happen and you will get little if any support with billing issues (as a resident i have been dealing with an issue for over a YEAR AND A HALF!) Our treasurer quit because of how complicated it was to just get a simple financial report. They are difficult to impossible to get ahold of directly. I could list several more issues. We would have moved to another company sooner but they were the least expensive...but you get what you pay for with this company. So far the experience has not been great. I will say that may be an understatement. Hard to get a response from our manager and this last fiasco was beyond tone deaf. The Board was planning what we knew would be a very contentious meeting. Our manager still had not sent out info to the owners about the meeting and giving them what amounted to only 3 days notice! It was a meeting on finances without a balanced GL no less. We had very bad advice last year on the reserve. This is getting to be an untenable alliance. I currently own two properties that Smith Management group manage. I called in to check on the status of one of them and was told that they couldn't tell me anything because it is in 'legal status'. ??? It turns out that if you have more than one property you can only have an account to pay online for one. So I have been logging in and paying what the online account says. Not one phone call / or mail. They said they sent something in post but I've received nothing. So disrespectful. Over a year ago I requested (two or three times) to have all correspondence sent to my primary residence. It was never done. They have been saying the buildings would be painted for three years....funny how the building with the board member gets painted last summer first! read more

I have never taken the time to write a review for any company. Our experience has been so bad, I felt I needed to warn others so they don't make the same mistakes we have. Simple requests are blatantly ignored and nothing is done in a timely manner. The only bill we can count on to be paid is to Smith Management for their service (or lack there of). We have been requesting they issue checks to vendors for work that was done at the beginning of the year and they have still not been paid. We keep getting the run around and are making no progress. They don't respond to simple requests and when they do, it is an empty promise. The incompetence flows through the company like a disease and no one will take the initiative to get things done. This management company doesn't pay their bills. They rack up 10's of thousands of dollars of services them move on to someone else and not pay their bills. We did landscaping for them 2 years ago and have been trying to collect. We made a payment plan after we were going to send to attorney and they still reneged on that, sent to attorney for collection today. These people are dishonest and a disgrace to other management companies since people will now judge them based on this crappy company. You should be ashamed! If I could give them 0 stars I would. They manage my subdivision Clarkson Woods. I recently sold my home. They charged $215.00 to send a letter to the title company regarding my status. For 11 years I was always on time with my HOA fees. This is outrageous to charge homeowners this kind of fee to send a letter! I have let my fellow neighbors know and they are just as upset and feel it is a ridiculous amount. Many angry posts on our subdivision FB page. They are looking at changing companies. I have had to deal with in the last 15 years of smithmgmt. My house is now flooding and they have yet to handle the mater. I've been waiting over a year to have my shared roof to my villa replaced. This expense is covered by the HOA insurance policy. Two employees of Smith Management have confirmed that they are responsible for the expense to replace shared roofs and I was finally making strides to actually getting the work done. I had been working with a newly hired account manager who was very helpful, but I just found out after 2 months of employment he is no longer with the company. That makes me wonder if he quit or got fired. He, like the lady before him, was actually responsive and helpful, and admitted that Smith Management was in fact responsible for covering this cost. I'm afraid that is why they no longer work at this company. They were probably going against company policy of denying all claims and not helping anyone - which seems to be their standard operating procedure. Messages on their ap, TownSquare go unanswered and I've tried to call Smith Management every day for a week. I've called 2 or 3 times a day, no one will answer the phone. I've left messages and NO ONE has returned my calls! I have no other choice than to believe they are very unscrupulous and they have no intention of ever doing anything they promised that is within my rights as a homeowner that I pay $195 a month in the subdivision that they represent. I've joined the HOA board and plan on working to have them removed as our provider. read more

I agree with everyone below, I wish I could give a zero star review. This company is simply the worst. About a year ago I had trouble with the sewer leaking in the basement. No one ever responded to my emails or returned my calls. It took 4 months to get a response and then 7 months to get the problem fixed. There was so much lack of communication or complete miscommunication. I now have a problem with my fencing and the exact same problem with the company is occurring. Over a month ago I submitted a contact form, and never received any response after specifically asking for follow up. I have proceeded to call, leave voicemails, and emails each week for still NO RESPONSE. Does anyone even work at this company?? Not sure why I pay $220 a month to be completely IGNORED.
