    This association is misusing funds of the people who live here, failure to notify Tennants of special assessment fees. By law they have to give 30-60 day notice for these fees. Only document they have given notification on with residents states they are broke. Then hit everyone with $1200 or more in these fees without any prior notice since May. All the while expecting them to be paid within 30 days. All with no notice. These notices are supposed to be delivered to all residents either certified mail or posted on the doors. None of that has happened. They have added charges onto residents accounts from dates unknown. Mind you this was during the time they sent their notice of having no money. Seems convenient right?? The property grounds have gone derelict due to this severe misuse and mistrust of this HOA. So now we sit with a green swamp of a pool which is breeding grounds for all sorts of bacteria, including bugs. Trees that are falling into buildings and pathways. Stairs that are falling apart due to to severe carpenter bee damage and infestation that has gone on for atleast years that they are refusing to fix. The saw dust from their damage can be seen on most all the stair cases. Stairs to peoples homes that are severely damaged by them. Puts the residents at risk for injury or death. They tore out the entire wash room, put a notice up it was being repaired then never repaired it. Tore out the children's play ground. So now its a rock pit. Not fixing potholes in the parking lots that have caused damage to cars. Multiple large tree branches had fallen onto a building blocking an entrance, their emergency line was called they sent nobody. This was late May after they sent their notice. Several residents of the building the tree had fallen on had to saw down the limbs of the tree branches and move it themselves because they did not send anyone out to remedy this. The tree branches just sat there blocking the side walks for at least 2 weeks. Eventually we had to relocate them ourselves and risk injury for something they should have been corrected by the HOA we pay these ungodly fees to. The same tree is falling apart and the large limbs keep breaking off. Again, failure to do the job you guys are designed to do. Stay away from this HOA and this condominium. If you are a resident or potential resident reading this, I encourage all of you to report this severe violation of HOA to the BBB to start. Submit any and all pictures, documents (or lack there of), and stories. I also encourage you to join in on taking this HOA to court for their severe misuse and mistrust of their power and our hard earned money. They are ruining families here by forcing them out and not even doing their job. What they are doing is illegal and they need to be audited and investigated immediately for their actions.

    They did not pay several of the association vendor bills for the past two-years. We were hit with bills from our plumber (for ~$20k) and our cable company (for ~$2k). Smith was tasked with collecting rental fees from homeowners using storage lockers. Out of 191 lockers that were being rented, Smith was only collecting rental income from 25. Our association lost out on approximately $19,000 over the past two years while under Smith's management. Smith refused to provide the association any vendor bids, unless the vendors were on Smith Management Group's list of preferred vendors. Smith uses a proprietary contract with all of their preferred vendors which is not disclosed to the HOA's Smith represents. Smith collects 10% off of every contract from their preferred vendors. When we stood up to say the work performed by Wagner Roofing & Construction Solutions, one of Smith's preferred vendors, did not meet the contractual obligations, Smith quickly and continually sided with Wagner as it was in Smith's best interest so that Smith could get their 10%. This hidden kickback is a clear conflict of interest that was not disclosed in our contract with Smith. It gives Smith an incentive to side with their vendors over the HOAs they are contracted to represent. Good luck getting anyone from their office to return calls. In the two years under Smith's management, we've never had so many upset homeowners.

    Erosion ignored by Smith Management Group

    Our new subdivision (less than one year old) has egregious erosion on our walking trails, creating a safety hazard for residents. I've contacted SMG several times, by phone and via the TownSQ app. Their response via the app: Thank you for creating a case with Associa Customer Support! Please see below for following details: Case Number: ###### ##### - Branch Contact Request - Request - CAM Callback see attached pictures UPDATE: Within an hour of posting this review, our subdivision got an announcement saying the trails will be addressed "when construction is complete". That date is years away, and by then the HOA responsibility falls on the residents, not Smith Management Group. From their note: Erosion throughout the community has also been discussed and we want to ensure everyone that the developer, builders, and management will repair areas that are needed when construction and development is completed. FYI: Once construction and development is/are completed, the HOA responsibility falls on the board elected by the residents, not Smith Management Group. So, they quite literally, said "We'll let the next guy handle it." To be clear, I asked for *erosion control first*, and repairs made in the name of safety. I called their number again today and did not get past the answer-bot.

As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see...

    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

    I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.
