    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

First sign that we knew something was off? We walked in for a tour, one of the lease representatives asked a coworker in front of us if they can do them the favor and they got shot down (with attitude from what I remember). So we waited & Ray took us. We loved the apartment, but that's when we notice the little fees started to pile up when we asked Ray (possibly the 'best' on out of all of them) about what we should expect on a monthly basis. We came back some time later because we were unsure. Once my wife and I agreed to take the apartment it all went downhill. We paid the security deposit and application fees (about $475 all together). We were told that we would get an email very soon saying we were approved along with a congratulatory email with perhaps the info of moving; soon they said, like 3 to 5 days soon. Two weeks past and nothing. I called for Ray and he wasn't available. Nobody in the office would cover his work which makes sense why no one else gave us the tour. They had an intern there and when I spoke to her she would give me false information to the point that I pressed her on it and I'm not even confrontational. What was supposed to take 3 to 5 days, became more like 3 weeks. I told Ray (after I finally spoke to him) that I no longer wanted the apartment and wanted my money back. Here's where it gets funny. I was told I couldn't get my money back because when I signed the paper work at first, it said I only had about 3 days to pull out. I told him and whoever was above him that if I didn't get my money I was taking them to court. I got all of it minus $75. Later on reading other people's stuff I realized all that beauty in the apartments was only a mirage. Their appliances and stuff are all cheap and flaky, you're paying for garbage. Even though my experience dealing with Ray wasn't the greatest, he was the most professional and helpful. I can't be mad at him. I really want businesses to thrive, & I'm not interested in writing a negative review out of spite or hate, but my experience was so bad here I can't let this one go. It's well worth it if I spare even one person the headache.

Before signing me lease, I noted several people saying they experienced scandalous excessive move out charges. Unfortunately, I was a victim of receiving a bill of over $1k in the mail for an apartment that was left cleaner than when I moved in. It's true robbery! After trying to rectify the situation I was tossed between their lawyers, property manager, regional manager, etc. Summary of charges: -They tried to charge me for a full replace of a stove that was broken from the time I moved in. Thankfully i kept the work order and email proof to get that charge removed -They charged me $180 for turning the key in a day before my lease was up. But yet I paid for my full months rent...after disputing they agreed to take $60 off of the total (SAD!) -They charged me full repaint of an apartment that had normal wear and tear -- no proof shared but yet I shared picture footage of the apt myself -Come to find out after move out their is a standard cleaning fee and carpet cleaning fee It's a shame that I couldn't even get in touch with someone that could make an accommodation on these false charges and they try to communicate via email. Good luck if you chose this place! This was my third luxury apartment and I've never been charged these outrageous prices. Kensington please don't put your automated response to call your office to rectify my situation. It's all for show.
