I lived in 2 units at this complex. A 1 bedroom in 2018 where I lived with my late husband and my son. We thoroughly enjoyed living there. It was quaint. Not super fancy but not an awful experience. We moved to Reata next door to enjoy some fancy living. Then, in 2020, we moved back into a 2 bedroom there. Rooms are spacious. However, this unit got a really bad roach issue where they were spraying every week and they still hadn't gone away. My husband died shortly after we renewed our lease so I couldn't afford the apartment anymore anyways. I will say that the leasing office was a bit shady about the roaches but after my husband died, they let me out of my lease with no additional costs (but at the expense of my deposit.) Both units had laundry in unit. Maintenance crews were nice and responsive. One thing that bugged me is that during the summer, the mailboxes get a ton of spiders. They towed our car in 2018 because of an expired registration and another time because I accidentally parked in the spot next to mine. No stolen packages ever. Let our child play outside during the day. Conveniently next to Trader Joe's and a few restaurants. read more

The parking is awful, the gates rarely work/never close, there is no guest parking, the appliances are all old and falling apart, the drains in my kitchen and my washer/dryer smell terrible. My next door neighbor smokes in his apartment and it smells so bad around our building. read more

I applied for a $2,200/month rental at Sofi Apartments and paid a $324 deposit. The next day, I was informed that the rent had been increased to $2,500, which was different from the originally stated terms. After declining the offer and demanding a refund, I had to fight for a refund for four months to get my money back. Ultimately, I only received $200 of the $324 refund. They suggested I seek legal advice for the remaining amount. I consider this type of behavior to be dishonest and misleading. I do not recommend it. read more

We had an urgent request, and admin sent in the maintenance personnel in less than an hour. The work done was clean and thorough.

The staff here is great. My daughter and I moved here from Boston in December and love it. The Property Manager, Zach went above and beyond during the application/lease process. Crystal in the leasing office is great, too. She and Zach always make my daughter feel special when she pops in for a candy and to say hello. I've had to call maintenance and Leo, Travis, Anthony and Pete are all great guys who do their best to get things done in a timely fashion. And the new Property Director is really friendly too! We love having two pools to choose from, the BBQ grills work great, and they just got all new patio furniture in both pool areas. I understand in "California years" these buildings are considered old, but back home where I grew up we have buildings from the 1600's lol. And we used to have to drive 40 minutes to Trader Joe's and now we can walk there and the pet store in 10 minutes. The local school district is great and is another reason we moved to this area. We love having a deck that can fit a nice table and chairs, and the floor plan inside is spacious, too. It's certainly worth a tour if you are looking in the area. It's always something here at Sofi Laguna Hills! They are charging top dollar for buildings that are falling apart and are contaminated with black mold, roaches, and termites. The sheriff's department is constantly on-site for domestic violence calls, and gang tags are the new norm. And be ready for the changes they will make to your leasing contract. Because they can do that if they feel it necessary. It's like having a crazy HOA without any of the benefits. read more

5 months of living here and water is still not hot. This place is in violation of California health codes. I've reported this 8 different times with no fix. California Code, Health and Safety Code - HSC § 114192 states: (a) Except as provided in subdivision (d), an adequate, protected, pressurized, potable supply of hot water and cold water shall be provided. Hot water shall be supplied at a minimum temperature of at least 120°F measured from the faucet, unless otherwise specified in this part. I was compelled to write a review on this disgraceful apartment complex once I saw another tenant describe similar living conditions that I am currently suffering. My bathroom is covered in mold and the main cause of this is the bathroom fan not working properly. Although I have requested many times to have this issue fixed, the leasing office and maintenance have the brilliant idea of painting over the mold! I do not claim to be a scientist but I don't believe paint can kill mold. This seems like an issue that can simply be solved by moving me to another unit but these money hungry rodents would rather put my health at risk and save a couple bucks on a can of white paint. Unfortunately, I cannot afford to break my lease but when the time comes I will be running as far away as I can from the Sofi apartments. I cannot stress this enough this is the worst living situation I have ever experienced and I have been renting for over 15 years. read more

I am so thankful I didn't move here! The entire application process was a joke and took over a week to hear back. They woke my deposit and will not return it because I "provided my income on application" so it is no longer refundable. This is per the "assistant manager". I asked to speak with general manager and was told the hours I would be here. I asked for a business card and the incompetent AM stuttered and responding by saying that they don't have business cards. Online email/message system from the website doesn't work. There is a REASON why other reviews said that they are thieves!!! I have never had this low of an experience with an apartment complex, from the first associate who helped me (old dude who didn't even know I had an appointment and initially told me he thought there were no units available until another mediocre associate attempted to show him that there were units, but who knows if they're bottom or top floor! Aside from terrible money leaching management, I decided to take my own tour around the property and walk around the complex by myself around 6pm to when I knew I would see what the complex was REALLY like... What I saw a dirty crowded complex with satellite dishes on balconies and trash bags on porches and underneath staircases. Kids running around EVERYWHERE screaming and out of control (almost got hit by one on a scooter on the sidewalk in between the buildings, and loud music bumping from the pool and several other apartments. I don't normally leave a review this harsh, but this complex warrants it. I am so thankful I did my own research and didn't move in here. read more

I usually do not write reviews but if I can save 1 person from this place it will be worth it. I have lived here for 5 years. The past couple years it has gone completely down hill. They cannot keep office staff more than a couple months and that includes manager. They only have 2 maintenance guys for the very large complex. They do the best they can but they are way overworked. There is no parking for guest. They do not clean the common areas and there are often people playing loud music and partying at the Bar-B-Q areas all hours of the night int the morning. It's supposed to be a "Gated Complex" however the main gate has been broken and left open for over a year now. Within in the last year we have had people doing Graphiti on the walls and cars being vandalized, including mine, twice. Trust me when I tell you the office staff does not care. My lease is up the beginning of 2024 at which time I will be moving out. If you truly care about where you live, think twice before getting sucked in here. read more

Nothing bad to say about the maintenance team; they tried to keep up with this decaying complex. The number of small charges I received upon moving out motivated me to leave this review. For example, they charged me a $150 cleaning fee, and we deep cleaned the unit the weekend prior, and as we had the movers removing items from each room, we following behind them cleaning the unit. In total, the charges would have been over $800, but my deposit helped lower that. Not to mention the neighbors here are quick to call for issues, but making complaints on other neighbors gives no resolution. The neighbor living above us had a fully grown golden retriever who used the deck as the bathroom. The smell of feces and urine was unbareable; not only was the stench terrible, but the urine would drip all over our patio below. No resolution was given until they moved out. The mold was a constant issue at our unit, or as the management team here likes to call "discoloration". I had repeated visits to the hospital and once to the emergency room. I hadn't decided to hire an attorney at the time, as I wanted the situation to remain civil. As well as contacting the health department remained a solution, but I was always given reassurance that they could solve the problem. I have never lived at such a place where I regretted going home. This place was our hell, and once the rent started to rise, it was undoubtedly the time to move on. Thankfully my wife and I were better off financially, and we could afford better. read more

Sofi is a great place to live in. It is close by the post office, bus station, restaurants, shopping centers, and hospital. The apartments and public spaces for residents are kept clean and well maintained. Much appreciation for Ruben, Leo, Hugo, and the rest of the maintenance team who act promptly whenever there are any issues with our apartment. There still is spotty hot water. I am ready to call fair housing because they only maintain the front a sparking clean place in front. The back and walkway and gate are like a very sloppy messy place. No beds are cleaned out leaves EVERYWHERE, gates broken constantly. The residents come out and help with the leaves. Really?? Seriously?? We are expected to kerp our grounds ckean ourselves ? I am dusabled and cannot do that. Please instruct uour gardeners to clean all parking lots and kerp the leaves out of plant areas and parking lots and walkways. We deserve the sparkling clean like the front units have. Thank you. I can't wait to move out of this place. Our gates are always broken so anyone can just drive in. The trash area is always overflowing and smells. Plus when you call in for maintenance the one lady at the office forgets and I have to find the maintenance workers on my own to see if they had the paper to fix what I called for. Also, today I called to speak to the manager and the same lady gave me such a hard time to talk to the manager. She even laughed at me. I feel we pay so much here that we should be getting a hard time when we want to address something to the Manager. My family and I just wanted a safe happy place to live. We lived here for 1 and 1/2 years. Our first problem was the parking space. We had a 1 bedroom unit and one assigned parking. We have two cars so we requested for another parking space/garage but they kept telling us that we're on the waiting list. What made us so upset was when we found out that our neighbor who just moved in has one parking space and one garage free of charge!!!! It was so hard to find a street parking especially if you go home around 4 in the afternoon. The second problem we encountered while living in this apartment was the MOLD. Mold in windows due to leak when it's raining. It wasn't really a big deal for us until we saw the huge black mold on the wall inside the walk in closet. There was a leak from the washer upstairs and they told us they would relocate us because they have to tear down the wall but they never got back to us until we found this huge black mold. The manager kept insisting that this mold was tested and it's not toxic but she is lying because we found out about the mold weeks after maintenance guy came to check unless they knew about the problem and they did not inform us. They gave us the option of either breaking the lease with no charge or they would transfer us to a new unit which is not yet already available. We requested them to pay for the hotel stay until the unit becomes available but they denied our request. Instead, they said there's a second floor unit available but that will be our unit till the end of our lease which is not an option for us since we have a toddler running around and we're expecting another. We had this mold tested and there were in fact two types of mold and both are TOXIC. Good thing we are not living there anymore. **we checked the site a few days after we moved out and it's already available at a higher price. If they were able to remediate it that fast, why didn't they let us stay in another unit TEMPORARILY?? Tearing down the wall, mold removal and mold remediation only took them few days? *** The leasing staff is so rude. I have been a resident of SOFI Laguna Hills for about a year now. I absolutely love it - from the maintenance to the office staff. They really do work hard at making sure their residents are happy. Yes, we have a lot of construction going on right now but I just know it's bettering our complex! The only huge issue I had here was resolved within a few days and it was handled professionally. I definitely will renew my lease and continue living here. I cannot recommend this place enough! I think we just need some more guest parking spots and it'll be 100% perfect in my eyes. read more

Every complex is going to have it's ups and downs, therefore, believe what you would like but everyone is going to have a different experience and responses at different magnitudes. Essentially, everyone will have their one complex pet peeve - it's normal. THE BASICS: Therefore, the Sofi is affordable and extremely convenient. Over three years, we have not had any major issues with appliances in our apartment, the other residents or the staff. The dishwashers, however, could be more reliable as our stopped working efficiently shortly after a handful of uses. Taco Truck Thursday, woo! There are also complex events such as holiday events, resident appreciation, etc... THE PEOPLE/ENVIRONMENT: I feel very safe living here! Only a couple incidents of residents screaming have made me question my safety but overall, I am not afraid to walk around in the dark or leave my door unlocked. If you need a quiet environment, do not live by the pool - there are several families with 2-4 kids that live here and frequent common spaces. The neighbors are hit or miss - we have had one neighbor who talked so loudly normally, most people would think she was yelling angrily. She moved out thankfully. The residents are generally nice but not extremely friendly with each other from what I have observed. The grounds are well maintained and updated periodically. THE STAFF: There has been one miscommunication with staff during the repaving of inside the complex which could have been handled better. This is because office staff provided last minute communication after the event already occurred which is not acceptable or fair. This also led to several residents getting tickets due to no available parking. The staff is nice overall and they typically will give you advance notice for any water/plumbing, groundskeeping or entry needed. Maintenance requests are handled promptly (2-3 days depending on severity) and we haven't had to inquiry with the leasing office often. If there is a power outage or internet issue, check your provider's website. The maintenance team and landscapers are friendly and approachable as well as hired contractors such as plumbers, construction workers, tree cutters, etc... THE UNFORTUNATE: 1. Residents don't pick up after their dogs, even with several bag dispensers available. I've seen several residents allow their dogs to run down the stairs, potty and run back up without owners picking up after them. 2. Residents throw trash over the gate thus landing on the floor instead of opening the gate and disposing appropriately. When the lids are down during rainy season, they still throw stuff over creating a mess. 3. Residents hoard the handicap parking to avoid paying for additional parking spots. The spots near us have had the same cars for 3 years and the only time the residents utilize them is to switch cars out to hold the space (one might not even live here - they only come and go to swap cars). 4. The gyms are super small and lack free weights. To get a proper work out in, there is not enough space to feel comfortable. 5. Street parking is awful and residents like to b**** park. Residents also double park behind their carport space creating a bottleneck. read more

I'm so happy I found this place to be my new home. Dallas from the leasing center was not only professional but also very helpful and friendly when I completed my application. I then knew I would feel safe in this community. Indeed the whole process of moving in was very smooth and the rest of the staff were very welcoming as well. The neighbors are nice and friendly, I love that it's pretty quiet and peaceful. My 1 bedroom apt is spacious and my kitchen had all the major appliances I needed. W/D were absolutely essential and it's really my most favorite part about it. Now what really makes it perfect is that it's right by restaurants, a shopping plaza, grocery stores, and the 5 freeway. My apt truly makes me happy when I come home from a busy day at work. Sofi is a safe, peaceful, and a very convenient location to everything else I need. =) read more

I lived here for two years. We had our firstborn while living here, it was his first home. The leasing office and staff can't be friendlier than what they were with us every time. Maintenance requests solved mostly within a few hours and if not, we were given a plan and clear directions about when they will be solved. We loved spending time at the pool and BBQ area. I would move back at Sofi anytime. And I might very well do it in the next few months. Keep up the great work guys, we appreciate you. read more

Wow, pretty bummed I have to give any stars at all. The lack of leadership and communication between maintenance and management is evident in their inability to get anything done. Not only does Kimberly have no idea about what happens at the complex, she chooses to make excuses rather than accept any responsibility when things aren't done. My apartment didn't have hot water for a cumulative of 3 weeks. I had a total of 3 major leaks in a year and a half. They also turned off the water monthly and would occasionally send out an email to let you know. All of the leaks required the wall to be removed, dried out, and patched up. In one instance it took OVER 21 days to have a leak repaired in my bedroom. It took over 40 emails, dozens of phone calls, and multiple office visits to get them to take care of the leak properly. Initially they ripped up the carpet and came back a few days later to re-carpet the room. This leak came in through the wall and they were going to ignore the high moisture levels in the wall and beams which is the perfect recipe for MOLD. Despite being unable to stay in my room absolutely NO arrangements were made on behalf of Sofi to facilitate temporary housing. Concerning hot water in the apartment I was blown off over and over again for different "maintenance emergencies." It took daily phone calls and office visits to have this issue resolved each time it happened. At Sofi instead of trying to fix any of these issues permanently, the motto must be to make the cheapest fix possible. I highly recommend looking elsewhere. read more

I lived here from 2016 through 2022. It was a convenient location, and it was cheap. We were also too lazy to move to a new place. A few things stand out & thinking back now, we were idiots for not leaving sooner. 2016 - Black Mold Our upstairs neighbor's washing machine flooded his kitchen, & it started raining in our kitchen. Our carpet was soaked through, and the only thing they did was put fans in our unit. They cut out the padding beneath the carpet because it was damaged and never bothered to replace it when everything was dry. A couple of months later, I developed a cough that would not go away. We started cleaning out parts of the closet, and saw black mold on the wall. We called maintenance & they wanted to spray it down with bleach & wipe it. My husband who is a contractor, told them it was unacceptable. They needed to open up the wall, place a humidifier inside to make sure it's completely dry, & then re drywall the place. He made a stink about this until they finally did what he told them to do. We also aways had black mold growing around all the windows. I don't know why there was constantly mold, but their only solution was to spray it down with bleach and wipe it. Sometimes it wouldn't even be completely clean, but "it's the best I can do". 2016 - Termites We had a termite issue in the kitchen area. They sent the exterminators out to treat the area. They treated the area & said they would come back. They never came back again after the first treatment. 2017 - Rats Yes rats. Around the time that Reata was being built next door, we started having a rat issue. I don't remember the exact details at this point, but I woke up one Saturday & jumped onto the kitchen counter because there was a black rat playing dead in the kitchen. We called the front office & they told us that the exterminators only came on a certain day, & we would have to wait until then. I believe I saw a rat every single day for the next 3 or 4 days when I came home from work. I repeatedly called them & they honestly really just seemed to brush the issue off. They told us they couldn't call the exterminators our for an emergency, we would have to wait until it was their scheduled day to come. It wasn't until my husband came home early one day, decided to go into the kitchen with his boots on, & killed one by stomping on it. He then proceeded to take the rat by it's tail to the front office & dropped it on the floor in the front office. The assistant manager at the time was disgusted &upset that he brought a rat to the office & told him something along the lines of "I don't want to see that in here". Which he responded with "Well I don't want to see a rat in my house everyday when I come home. Call the exterminators". They sent maintenance to our unit that day. The rats kept coming from underneath the dish washer, so they moved that & saw there was a huge hold in the wall. The proceeded to spray the hole with this yellow foam stuff & said that should solve the issue, and left a few rat traps underneath the kitchen sink. Exterminators came a few day later. They didn't do anything after since maintenance had sprayed the hole closed & left rat traps. 2021 - Theft April 2021 my husband's truck was broken into. They stole thousands of dollars worth of tools & basically all of his tools. Speaking to neighbors, we found out a lot of other people's vehicles were getting broken into. They mentioned it to the front office, but nothing was really done. We spoke to Courtesy Patrol a few weeks after the break in, and the man we spoke to said the night our truck was broken into was the night he worked. He also admitted that he was contracted to come by 4x a night, but he only comes by 3x a night, and one of those times was at 10PM to lock the pool. He admitted that he didn't even walk the grounds. We requested a garage after his truck was broken into, and and we noticed a few weeks later that it looked like people were trying to break into the garages as well. It looked like people were trying to break into the garages all along the back of the property. We brought this up to someone, and it was never resolved. She had us write something out to send to corporate to see what can be done. I followed up on it a few weeks later & the whole front office seemed to be confused & had no idea what was going on. A few weeks later someone called one of us & told us that corporate wasn't going to do anything about it. I spoke to a neighbor that had not one, but 2 of her catalytic converters stolen off her cars. She mentioned that she told the front office & they never did anything about it. This was months before our truck was broken into. The gates to get in & out of the complex are constantly broken & stuck open. After moving out, we owe them $21. I called and left 2 VMs, sent 2 emails, and never received a response. I finally texted them today & received a response. They're still a nightmare to work with, and I'm so happy we finally LEFT! read more

This is our 3rd contract with Sofi Laguna Hills, on our third year, cockroaches suddenly appear in our kitchen and bathrooms. Molds also were starting to come out from our masters bathroom. We called the office to report our concern, to be fair one of the maintenance employee HUGO went to check our unit and we also told him about the ceiling fan that looks like its going to fall, and there's a cracked on the wall and clogged sink. He immediately fixed the fan and the sink. He also reported to fix the cracked wall in master's bedroom and gave us schedule to exterminate the roaches. They were quick to get rid off the molds and exterminate but we had to call again to exterminate the 2nd time coz after the 1st one cockroaches went all over the place and we are now waiting for them to do it. Other than that we thank HUGO for fast response and reporting these concern to their office. read more

My husband and I love liiving here!!! We moved in early January. And the leasing office staff has been so helpful and sweet to us! The pool/spas are always kept clean. The gyms are always clean. And kept up with which I love because I use the gym a lot. TheRe are dog walkiNg/bag stations for people to keep things clean. And a business center available for resident use. And a taco truck that comes every Thursday night, It's legit. Oh and there is acute little playground, And BBQ grilling area. That is always clean and available to use. Love it! read more
