Updated to add: I think the saddest part of this whole thing is that the Artisan has ignored us for over a year, despite sending us to collections for bogus charges. No one came to our move-out inspection, no one answered any of our calls or emails when we were moving out and after we received this absurd bill and reached out to the Artisan to request to meet in person to have a dignified discussion like adults, we were told it was out of their hands and they couldn't speak to us any longer. It's amazing how less than 12 hours after posting a negative review on the internet they suddenly become so available and want to be of service, as though they haven't been the ones orchestrating the nightmare the entire time! You want to know how you can help? You can stop spending all day on Yelp writing fake reviews of the Artisan, return our security deposit and clear our bill. Original post: If I could give zero stars, I would. Living at the Artisan Apartments was one of the most stressful and disappointing housing experiences of my life. We have tried to resolve things with them peacefully, but for some unexplainable reason, they have sent us to a collections company, years after living there, even though we already had a lawyer send a cease and desist formally opposing bogus move-out charges and demanding the return of our security deposit. [[HIGHLIGHT]]Staff ignored this contact and now a year later we are being contacted by collections to collect on absurd move-out charges that we already told the Artisan we have photographic and video proof to show that their alleged charges are not true.[[ENDHIGHLIGHT]] We are now forced to take legal action and I want to make sure the community is aware of the hazards that exist at the Artisan Laguna Beach. Habitability Issues * Our unit was plagued by rodent infestations throughout the building. * Plumbing and water problems were never fully addressed after a massive 2021 flood that displaced many tenants. These issues made units unsafe and unhealthy for years afterward. * We endured living beneath aggressive pit bulls that created daily noise, safety concerns, and contributed to the property feeling unlivable. Management was fully aware but chose not to act. Shady Billing & Move-Out Practices * Despite giving over 30 days' written notice and leaving on time, Artisan tried to charge us $3,052 in "rent" for June-July 2024 -- even though a new family took over our apartment on June 28th. In other words, they attempted to double-charge rent for a period when they were already collecting from another tenant. * We hired a professional cleaning crew ($300) and left the unit sparkling clean. We also thoroughly documented the condition with photos and videos. Yet, Artisan slapped on bogus "cleaning" and "carpet" fees anyway. * Their own invoice shows they returned our $500 security deposit -- which directly contradicts their claim that these extra charges were justified. If cleaning and repairs were truly needed, they should have deducted from the deposit with documentation, not tried to invent new charges afterward. Dishonest Corporate Practices * [[HIGHLIGHT]]When we disputed the charges, even Greystar's own accounts payable staff admitted the information from the property "wasn't exactly clear" and said they'd dig further. We never heard back -- instead, the balance was dumped into collections a year later.[[ENDHIGHLIGHT]] * Collections harassment continues despite the clear contradictions, the unresolved dispute, and the fact that their practices violate California tenant protection laws (Civil Code §1950.5 and §1941.1). Bottom Line Artisan/Greystar will: * Ignore major safety and habitability problems. * Charge you for things you don't owe, even while returning your deposit. * Try to double-collect rent. * Push disputes into collections instead of resolving them. Do yourself a favor: stay far away from this place. There are plenty of other apartments in the area where management respects tenants, follows the law, and provides safe, livable housing. If you're considering renting at the Artisan in Laguna Beach, I recommend other options. Living here was the worst renting experience I have ever had. I am in my 40s and do not say this lightly. Health & Safety: Within the first week of moving in, I suspected mold due to the smell and difficulty breathing. I had to treat areas on my own, sleep with the windows open, and upgrade to a better air purification system. The issue seemed to extend beyond a single unit, with constant maintenance on ground floors and other areas. Cleanliness & Maintenance: Upon moving in, there was a distinct animal and cigarette smell. The AC ducts were cleaned at my request, but it didn't resolve the issue. The automated lock system often failed, and after-hours access was difficult. Repairs were usually quick, but done cheaply--my bathtub had been painted over multiple times instead of being replaced. Parking & Access: I paid extra for a garage but was often blocked in by work trucks or tenants. "Open parking" was inconsistent and confusing, and I was even towed after management gave incorrect instructions, costing me $400. Gates were often left open, and the property never felt secure. Noise, Pets & Construction: Noise from construction and student parties was constant. Pet policies were poorly enforced--dog fights, waste everywhere, and aggressive dogs in the park. Walking dogs was unsafe due to speeding cars, construction, and limited walkways. Amenities: The gym is well-designed but unmonitored, with reckless use of equipment. Pools were overrun by non-residents and poorly maintained. Maintenance staff often used pool areas as break spots, blasting leaf blowers while tenants tried to relax. Move Out: Despite being extremely clean, respectful, and always paying rent early, my full deposit was taken and I was billed $1,200 for "pet damage" they couldn't prove. Almost everyone I knew planned to move out at the end of their lease. Maintenance team was always very quick, reactive, and able to fix the issue. I have lived here for 7 or 8 years now! The first few years were spent in an amazing 3rd floor vaulted ceiling unit, but they wanted to renovate the unit so they offered for us to transfer our deposit and lease to a different unit. We are now living on the second floor in an upgraded unit (I will always miss the vaulted ceilings but this unit is very nice too). During my time so far, the ownership/management has changed three time, lots of renovations and construction throughout the property over the years, but it's the most beautiful I've ever seen it and the amenities are incredible! I use the gym nearly every morning, it's extremely nice and thoughtful in design. The pool and spa areas are gorgeous and resort-like. There's a cool looking art studio that I haven't used, but it's there for any artists! I appreciate the dog spa, it's awesome knowing I can take my dog there anytime. There is also a hiking trail with beautiful views that leads to Barbara's Lake (OC's only natural lake). The office staff are attentive and clearly love their job. Most of the office staff have been here for years, so not only are they knowledgeable, they are dedicated and they care. Living in an apartment community for as long as I have, you do run into issues with noisy neighbors, or even scary neighbors from time to time. The office staff have always been very supportive and helpful in those circumstances. The only cons I would give this place are how thin the walls, ceiling, and floors are. Depending on what type of unit is above you (carpeting or hard floor) you will very much hear your upstairs neighbors. Rent does increase yearly, however, it's within legal standing and never a surprise. I am very grateful to live in such a safe and beautiful community. I've only been here a little over a month but I'm really happy with my choice to live here. It's not the least expensive place to live but the location is outstanding if you like the outdoors. They are set against the hills of Laguna. Trails are steps away so hiking, running and biking are very easy. Straight shot four miles to the beach. Lots of other great amenities: pools, gym, dog park come to mind. The apartments are unusually laid out, in semicircles, with lots of greenery. It feels very peaceful and inviting. Lalaine put up with my repeated visits as I homed-in on this place and she made it all very easy when I made my choice. She's also been very helpful getting me familiar with the place. The apartments have interesting layouts as well due to the unusual shapes of the buildings and I'm very happy with the apartment I landed. It had a few mechanical issues after move-in but the staff were very quick to make everything right. The cons are very few: electric stove, maybe? I'm adapting, lol. That's about it. Been living here since June 2024 and we fell in love with the property! Especially the gym! We live in a third floor unit and the high ceilings are amazing. But something I wish I was warned about is the ant problem. Ants have been in both baths, bedrooms, laundry area, kitchen,etc. I've had the exterminator come out like 4 times. Apparently this ant issue is all over the apartment complex so we cannot move into another unit or break our lease since we have thrown out so much food and baby items like bottles. I have a one year old and I have found ants all over his stuff. Honestly cannot live like this with a one year old. So if you are planning to move here just beware of the ant situation especially if you have babies. read more

What a nightmare it has been living here. First, I became very sick since moving in and have been covered in itchy hives from head to toe for 10 months now. When we have gotten out of the apartment and stayed elsewhere overnight, my hives have completely disappeared. There is a musty smell in our room and after bringing all of this to management's attention, they refused to have our apartment properly tested for mold but sent ATI, a remediation company instead who does NOT do mold testing (see photo). The grounds are horribly maintained (see photos) and appliances are old and do not work properly even after maintenance comes out to "fix" them. After looking at various properties and talking to numerous people I really was sick and tired of hearing the same old speech. She is one of the most outgoing, friendly and informative individuals I have spoken to in a long time. It's been almost 2.5 months since I've signed my lease and moved in. It a great place to live: Beautiful/clean community, amazing amenities (with a gorgeous pool and accessible gym), and friendly neighbors. And if you love pets, this community is a must. Overall, the move in process was quite seamless and stress free; this is in part due to support from the office management. I would like to give an exuberant mention to Lalaine Perry. She provided me with an amazing first experience with the preliminary tour and worked with me tirelessly to find the place most suitable for me. She defiantly cares about the tenants and ensuring their living experience is nothing but stellar. Quick Storytime: on our tour we came across multiple tenants; not only did she know the name of the tenants she knew the name of their pets as well. Again, great first impressions! My wife and I were looking for an apartment after I got a job in Orange County. We toured several properties that were perfectly nice, but once we saw the Artisan, we told Lalaine "We'll take it!". The location is fantastic, close to freeways and the beach. It has a great layout and truly fantastic amenities. We feel like we live in a resort. My wife and I are at the pool every weekend, and the gym is so nice that I cancelled my 24 Hour Fitness membership. Our apartment has a great view of the mountains from our patio. Lalaine has been an amazing property manager. She is available and responsive. We had a leak in our sink and she made sure it was fixed that same day. There are food trucks and events regularly so we have the chance to meet our neighbors. read more

They are charging me for carpet damage. Get real - that carpet was old and already damaged you would be legally obligated to replace it. $100 for paint? $250 for cleaning? This place is a joke. From the minute we walked into the leasing office to inquire about an apartment until we moved in 12 days later we had nothing but great communication. Tara and Mellissa were amazing at every stop. They made sure we had everything we needed to get moved in so quickly. They also had literally the best apartment for the money compared to any other place we saw in a 20 mile radius. They also went above and beyond to make us happy. We enjoyed their professionalism so much we made a decision within an hour of walking in the door. I lived in one of the apartments last year, everything was ok. overpriced for an old 1bed and tight carport that never fit my car. when I left, i never got my deposit back, some Extremely weird charges that i have never heard off including painting and a trumped up charge for sewer and some others there [apt cleaning, some lie] ( i have left the apartment cleaner than i found it). i called million times for my deposit, No answer and been ghosted of course. two months later, they call me to say i owe almost $300 on top of my deposit. stay away, these people will take your money and they are there to make sure it seems legit read more

The staff are nothing short of spectacular, including Melissa, Lalaine and Tara, among others. Here is an honest review, I have been living here for three years. My apartment is underground and I will say it is very depressing, living on the bottom floor has been an experience. Half of our apartment floods, half of it gets moldy, there are creepy spiders (i.e black widows, brown widows) in the laundry room. Things get dumped into our backyard a lot (trash, questionable water and plants). And then there was the toilet or maybe bath water flushing out from our roofs into our bathrooms. That was whole another thing to experience. Living here is probably not the worst area, it sure gets interesting... like random fire alarms go off because a lady caused a scene or there are drunken people wandering the streets in the neighborhood. The Artisan can be pretty peaceful most of the time though, it just really depends on your neighbors, but I enjoy the guy who sings pirate songs sometimes that lives upstairs. For a lot of people it's a place to go to LCAD because the shuttle, the shuttle itself is really inconvenient. Honestly you are better off making friends who have cars, or just getting a bike. The apartments inside are okay, we apparently got the biggest one and it looks nice, but if it didn't have all the problems I said above, it probably be a four star rather than a three. I think what makes the Artisan a good place is Scott. I enjoy talking to him and he actually listens to our problems about the apartment and stays on top of things. The maintenance guys & gals are always friendly and super helpful. My roommate and I were looking for a killer place to live and looked at multiple apartments. Immediately after visiting The Artisan in Laguna Beach, we knew our search was over. Everything is ridiculously expensive and in most cases, not worthy of the monthly price tag. Artisan is hands down the best place in South County dollar for dollar. The apartments are well appointed with upgrades and the amenities are second to none. If you have a dog, look no further. The dog park is amazing! For you workout fanatics, I've yet to see a better fitness center in any apartments that I've seen over the years. To top it all off, the staff is very approachable, friendly and highly professional. It's saddens me to even write this but the lack of response time and care is just unacceptable. There was a flood back in December. An already devastating situation. Had to live in a 1 bedroom hotel room for almost 2 months. The contractors that were hired to do the flooring in my unit broke the majority of my furniture and I have been given the run around by management that there is nothing they can do. I have been, like many out a ton of $$ and time also with the emotional stress this has caused. The lack of professionalism and care from the management feel down right cruel. We toured the community and had a great experience. The leasing agent was super thorough and kind. We ended up choosing another property but the Artisan had great amenities just like most Greystar communities. read more
