I am property owner and they managed 4 doors for us. I would give them a negative review if I could. While touted as a higher end service, they do not meet this criteria. Very poor communication between the team and investors or tenants. See honest feedback on Yelp and believe the tenant feedback on google reviews! All of the positives come from investors who are pushed to share feedback within weeks of signing a contract. I refused to do that and I am glad I waited. It is like pulling teeth trying to get information regarding your property. Now try getting your earned rental income deposited in your account. The team spends in the excess of the allowed limit without communication. Very understaffed, do not have enough people to do the job needed. Poor weather winterization services for vacant properties. Will just try to sell you their renovation services to make money. Stay away if you can! read more

Very unsatisfied. Have been renting through them from a private owner a little over a year. They closed their local office citing it was due to 'structural damage' (a real estate office that can't maintain their own office?). They didn't notify the owner the way they did us. They then insist we pay solely through an online portal but that portal previously tried to bill us twice the rent due to an accounting error (thankfully we never set up auto pay or we would've been over drafted and wiped out for the following month's bills). They charge a 'convenience fee' for using the portal even though there'a no other way to pay. After just one year they've raised our rent with no apparent change in 'services' rendered. They have charged us an additional "researched noise" fee because we reported a noisy air duct in the living room but their service contractor came out, did nothing, and left. Our lease agreement says nothing about being responsible for any such fees nor were we notified in advance there would be any. We have texted them over a week ago about this with no response. We notified the owner who is trying to address it for us. Every maintenance or bill issue, we have to contact the owner directly--so what exactly is this company doing other than ignoring tenants, using an online site to process payments and taking a cut for doing apparently nothing?! Very shady to just maintain a PO Box and website but do no real managing or maintenance of the property, just hand everything over to the owner who may as well be getting paid directly. read more

My partner and I are current residents and have been going on 4 years now. We have had our fair share of issues with our 122 year old renovated house. I am far from naïve when it comes to house issues with a house this old and being the first tenants after a flip. We've had roof leaks requiring us to get a new roof, as well as collapsed sewer lines not once but twice in the last 2 years. We recently just had our second pipe collapse leaving us with no water for 27 days. Thankfully we have friends in the neighborhood that were more than helpful and allowed us to use their facilities. With all of that said and done, the issue is fixed. The person who deserves the MOST praise during this hell of a time is Maria, the maintenance manger. She was absolutely amazing and dealt with a lot of frustrated rants from me daily, and did so with so much poise, grace and reassurance. I want to shout out our landlord as well since she has never put off spending the money to get our issues fixed. I do not personally know her but I do know the amount of money that has been put into our house projects, and that does not go unnoticed. For that we are grateful to rent from such a great landlord. We love our neighborhood, we love our house, and we treat it as if it were our own. If anyone happens to work with Maria, I promise, you will be well taken care of. She cares about the renters, is incredibly communicative, and wants nothing more than to fix the issues, so the renters can live in their homes peacefully. would give a -10 but that's not possible. This place is horrible STAY AWAY!!! For starters, my daughter put rice in the garbage disposal. They charged me $200 to declog it. (Out of the credit on my account) without informing me before doing so. They charged me more than the disposer was worth. After 2 years of vacating their premises they send me a bill for over $3900 from Fabco. I've never received any bill or notifications of any kind prior. I call Fabco and they told me what they were charging me for. Carpet $2k... the unit was only 900 sq ft, minus the bathrooms and kitchen, you do the math... $250 for the same dry wall that I reported a liquid like substance was coming through from the upper unit. (They even had someone to check it out) $50 for blinds that wasn't even damaged (the pictures also reflects no damages) last but not least they tried to double charge me for court fees $400+ when I was told it was $200 and something. These people are scammers and deserve to be shutdown. They knew they were scamming me, that's why they never attempted to send a bill. But what they didn't know I wasn't going to be another one of their victims. You guys should be ashamed. The reviews from the clients on their website are 4stars and up, why because you guys are getting money and scamming the tenants. read more

Solutions For Real Estate - The 2 different prices after they tried to scam me! Smh.... DO NOT RENT FROM THEM! - Real Estate Services Near Me - Columbus, Ohio

I've rented my house from a private landlord since March 2018. Three months after signing my 2nd year lease, he notified me that I would be dealing with this management company from now on. They immediately made multiple attempts to enforce THEIR lease obligations onto me. They apparently charge a late fee after the 1st, when my lease gives me until the 5th. I've had to remind them multiple times to honor the lease I have with my private landlord. I was told 3 months prior to lease expiration, that I would be notified how much my rent would be raised in the upcoming lease signing. Never happened. ONE month before my lease expired they emailed me saying they wanted to do an inspection, and that I would be billed for various things (air filters, smoke alarm batteries, missed appointment, etc) Being subjected to an inspection a month before my lease expiration is NOT in my lease. They also told me I'd need to give them a written notice of termination 60 days before lease expiration... Why are they asking for this one month before my lease is up? And again... NOT in my lease!!!! My lease states a 30 day written notice of termination, not 60. They refuse to honor my current lease, and it sounds like their lease agreement is full of money scams! They don't even have an office anymore. It was a "structural issue" and was condemned. The building houses many offices for tons of other companies, so it's a very odd excuse altogether. They have an insane transparency issue. They don't read complaints or requests. Look at their replies to the 1 star reviews, they are all rude. It's disgustingly unprofessional. read more

My power has been out for a day now and solutions for real estate have yet to send anyone out to reset my power or respond to my calls. I've even called the "emergency" repair line and was only greeted with an automated message that got me no where. This company clearly doesn't care about it's tenets or their problems as this is not the first time I have had issues requiring maintenance. When my AC unit broke they replaced it with a smaller, less effective unit that didn't even fit in my window correctly, then labeled the job "complete". read more

I would not even give them a star. This is by far the worse group of individuals to work with. Not customer focused. They are rude and hang up on you all the time. A BAT IN MY BEDROOM. On Wed, May 18 around 3:30 am, I was awaken to a bat flying around my bedroom. Fortunately, I was able to remove the bat from the room, but, the entire experience left me very nervous and shaking and wanting immediate action. Immediately, I went online to fill out a maintenance request and went through the course of my work day dreading going home to encounter any more bats. Around midday, I heard from Maria in the S4RE office calling to make sure I was okay and informing me she was having a difficult time finding someone to come out to my place to fill in any holes and access routes in the chimney which I believed was the possible entry point. And even though she was unable to find anyone to come to my place until Friday, I really appreciated the way she stayed in touch with me and was DETERMINED (before starting her vacation) to find someone to come out.
