I needed to have the entire interior of a house I purchased painted and my realtor recommended Sosa Painting from past experience. His prices were reasonable and I decided to include services for painting/rehanging existing external shutters and power washing the ENTIRE house and deck and driveway. During the original walkthrough to get the painting quote, Mr. Sosa agreed to take down all items hanging on the interior wall (curtain hardware, mirrors, etc.) before painting. I clearly stated that ALL ITEMS REMOVED FROM THE WALLS should be put in the middle of the floor or stored in a closet and not thrown away (my realtor was present for this conversation). THE GOOD: - He painted the existing shutters and hung them and they look nice - The painting of the interior walls and ceilings of the house was done well with, only minor spots here at there I will need to touch up - They covered every inch of my hardwood/ laminate floors with paper before starting the painting and thoroughly covered the cabinets with plastic - Most of the power washing was done THE BAD: Mr. Sosa's communication with his crew about what he and I had agreed on was HORRIBLE. For example, Mr. Sosa and I agreed (realtor confirmed) that my small downstairs bathroom would not be painted. I put a sign on the outside of the door that said DO NOT PAINT and the same note on vanity inside the room,yet someone still went into a spackled / mudded the walls (see picture). He then agreed to paint the room and but the room 1/2 finished by the end of the two weeks. The original estimate on given day 1 was 5 days and then ended up being two weeks, only after I put my foot down. Things "DISAPPEARED" from the house that were supposed to be left in a closet/middle of floor as agreed. When I confronted Mr. Sosa with some of the missing items (I had pictures) I got excuses, or "I don't know" or was told things were already broken, etc. When I started deducting money from the amount I was paying him to replace what was "missing", he made a phone call and one thing was "magically" found and his son and brought back to the house and left on my front porch (see picture). Mr. Sosa set up multiple times for us to meet at the house and either canceled when I texted to confirm a time or didn't show up at all (but his crew was there). Clean up for the floors, etc. was never done and were left a mess (even after I texted picture of the floors being covered in white dust - see picture). 2 Mirrors were spray painted over and never cleaned up and turned around to face the wall so I wouldn't notice (see picture). One mirror (in the 1/2 finished room) had been removed from the wall and returned to the wall filthy (see picture). Even though the contact I signed says "full payment due at completion of job" I was constantly pestered about giving them money "to pay his guys" even though he had previously told me it was only him and his son doing the work (since his guys were all sick). I did agree to pay some up front to cover paint since the economy/work was being affected by COVID and the paint is an upfront cost to the painters. Also, when requesting to have your ENTIRE house and driveway power washed, your roof is apparently not included as part of your "entire house" cost estimate. FINAL COMMENTS: Can Sosa Painting do a good job of painting? Yes, but the ethical issues of having things taken from my house and lying to me repeatedly when confronted with issues and not showing up when he said he would was unacceptable. I am a General Contractor and hired Louis Sosa to paint a pergola. The work he did was one of the worst paint jobs I have seen. He missed many places and my customer called me to tell me. He was not happy. I told Luis to go back a fix it and he had a real attitude about going back, but did. He fixed the issues or so I thought. 5 months later my customer called me to tell me all the paint was pealing off. I called Louis and told him he need to go back and fix it. He told me he would go look at it but never committed to fixing it. A week went by he didn't go to look at the pergola. I called him again, same this week goes by and he doesn't go. I call a third time, now my customer is pissed. he once again gives me a day. he doesn't go I called him, he tells me he is in Atlanta. He is very unprofessional. We contacted Sosa to repair/paint our ceiling following some water damage from an upstairs bathroom fiasco. He came immediately (that same day) to assess the job and quoted us an extremely fair estimate. We scheduled the job for a couple days out and he arrived promptly, on time, with his men. They moved and covered furniture, set up protective sheets along the walls and floor, replaced the water-damaged portion of ceiling, and painted the entire downstairs ceiling within a six-hour time frame. We were thrilled with the price, expediency, and thoroughness of their work and deserves a 5 star rating. However, after the paint dried we did notice some slight variations in the paint around the recessed lights, but it's only noticeable if you are really looking very closely. They say a picture is worth a thousand words, the fact that I need more then 30 to document what went wrong should give you can idea on how many stars they really deserve. They were contracted to paint the outside the house and trim inside down stairs. All told there was about $1500 in damages when they were completed, details below; Crushed a rain gutter with the ladder Stepped on and crushed a gas line for the grill (I removed $400 from their bill to pay for these) Inside trim paint was sloppy as they tried to do it with one coat and put it on so heavy that there are runs every where Same story for the outside, paint every where and my whole deck needs to be re-painted now Cables and lines taken down and then never put back up Doors left still needing additional coats of paint Paint on door glass never removed job site clean up was poor (after loaning them my blower and vacuum) They never used a drop cloth any where, inside or out and were content to drip paint every where with the intention of it would be cleaned up later Owner and employee in screaming match in front yard over who was going to pay for damaged items to the house They never mentioned any of the damages, I had to walk around each day and do an inspection and keep a running list Sloppy and unprofessional would be an understatement, and regardless of my opinion, the photos can't lie read more

We moved from out of state this year. Needed a painter who could do entire house (trim, walls, ceiling paint plus cabinets painted and remove wallpaper). We closed on our house Friday, Luis quoted us same day and started the job Monday! We got several other quotes and Luis was about half the price. I thought he did an excellent job for the price. Perhaps the best thing was he removed 3 rooms of wallpaper and did not charge us extra. We attempted to remove the wallpaper ourselves and he saw us struggling - his crew then removed it all in less than a day. They patched up some (large) drywall patches that can off from wallpaper removal and I was worried you would be able to see them through paint but you can't - it all looks wonderful. Sosa Painting agreed to do siding work and power washing on my house in September 2014. I paid a down payment of $1600 for the siding work. After seeing the quality of the work on my neighbors house, I decided not to go with this company. The company had already completed the power washing but had not begun work on the siding. I asked for a refund of the balance after deducting power washing fees, which was $1250. After dodging my calls for one year, the company paid me $500 on 12/8/15 and agreed to pay the remaining in March of 2016. They have yet to pay me the balance of $750. During this process, the company was rude, and made derogatory remarks about my ethnicity. I filed a complaint at Better Business Bureau and this company has failed to respond to that complaint. read more

They deserve zero stars. I recently looked up reviews on them to check if we were the only ones who had problems. The same complaints that were made by someone else happened to us. We hired them for inside and outside painting and replacing boards outside. They are sloppy painters. Doors, comforters, rugs, outside brick were all ruined due to them not covering anything.
