During our first meeting my wife and I felt an immediate connection and felt we were on the same page in how our home would be marketed . I have been in and out of real estate for more than 43 years and could have done this myself as I am still licensed but felt we needed an independent objective person to make certain it was priced correctly and marketed aggressively. One of the other teams interviewed produced a CMA that had a recommended price point that was $25k less than Kelly's recommendation. When looking at the comps used on both CMAs' it was obvious that Kelly had really taken time to use real comps that closely mirrored our home as apposed to the other team's who used comps that weren't even close to our home . An appraiser would never have used the other team's comps but would have used Kelly's . A few days later we completed the listing agreement and Kelly personally took interior / exterior photos of our home . She used a high end camera and lens to produce outstanding photos . After she loaded them I knew the house would sell quickly. So many realtors use terrible photos on fairly high priced homes using a cell phone camera making it impossible to really tell how the home really looks . I had a friend that knew our house and had just looked at the listing online and said the photos very accurately portrayed how the house looked . Kelly worked well with me in letting me " tweak" some of the narrative to what I thought was needed to get attention quickly . We sold our home in the first week and closed in 3 weeks . Kelly did an excellent job of communicating with me via phone , text and email. I could have used ANY agent in the area but are very happy we used Kelly . It is obvious that she genuinely cares about her clients. We have owned a large number of properties over 40 years and I have had dealings with numerous top Realtors . I would put Kelly up there with any of them . If you are looking to purchase or sell , I would highly recommend Kelly ! Bill Meyer, Hernando, Florida

    I had a terrible experience with their agent, Jacqueline Dabb, representing me as a buyer of a…read morebeautiful condo in Citrus Hills, 715 East Hartford, October 2020. This is a cottage unit with no stairs, attached carport, complete remodel. It was an ideal home located in a great community to retire, no stairs, near the swimming pool with reasonable taxes and HOA fees. The unit was listed for $140,000. As a first time buyer, I had no idea how to proceed or offer and relied entirely on Ms. Dabb who insisted that the seller would never get $140,000. She made an offer of $130,000 which was promptly rejected with no opportunity for a counter offer. The condo sold shortly thereafter for $142,000, $2000 over the asking price and $12,000 over my agent's offer. When your retirement dreams are on the line, you should never trust a real estate agent. There is no substitute for seeing properties and controlling every aspect of the search and buying process. Unfortunately, due to the COVID-19 pandemic, I was unable to travel. I do not recommend buyers, particularly out of state, trust real estate agents in Florida's Citrus County, and do a careful search on their own, educate themselves and make their own decisions.
