    SCAM ALERT!!!! SECURITY ISSUES!!! 1. When I signed up, I…read morewas drawn in by their internet special, paying $153/month as of October 2024. Since then, my rate has changed three times in less than a year -- first to $233/month in November 2024, and now to $297/month as of August 2025. 2. Unauthorized Access and Property Damage At one point, contractors entered my unit without any notification or consent. They tore down the back wall of the unit, entered my space pushed every item to the front of my unit, and rebuilt the wall, leaving dried grout and debris scattered across my belongings. I didn't find this out until I walked in my unit noticing everything had been moved. When I reported this to the office, I was told it was "impossible" anyone accessed my unit -- until the contractor, still on site, confirmed exactly what happened. The office had no clue what the contractor was even doing. It took me seven months, 42 phone calls, and constant follow-ups before this issue was finally addressed. The delay and lack of accountability were unacceptable. Their plan was clearly to make it impossible to reach anyone and then hope I give up. 3. Recurring Flooding & Lack of Transparency My unit has flooded multiple times, especially during heavy rain. Yet unless customers pay for additional flood insurance, the facility offers no assistance or responsibility -- even though it's clearly a known and recurring issue. Renting out units that repeatedly flood, without warning tenants or addressing the drainage problem, is highly negligent. Extra Space has demonstrated a pattern of disregard for customer safety, property security, and constant price increases. UPDATE!!! The Grapevine location's manger GUS just informed me that they are kicking me out for being mean to him. No cussing or threats, just calling him out for all the issues. His energy was exactly like mine. When he called, he was thrilled to be delivering this message and even let it slip that he had seen this review. Gus loved having that power. He also greatly exaggerated our previous conversation and even admitted to lying when changeling him. ES upper management has failed their customers by giving managers like GUS, power to kick customers out with zero follow up! The lesson here is, don't hurt Gus's feelings and don't discuss all of Extra spaces issues in reviews or they will just kick you out. I mean, it is their business, so they can do this, but I can also warn you not to do business with them or all of this will happen to you!

    I had to do some delayed Spring cleaning to get some clutter stuff stored away. I have always…read moredriven by this place since high school and I thought l would check it out go help with my storing solutions, so I called their customer service line to look at storage options. I get a nice phone call from Christina (office manager), who helped me and put to ease on my storage questions so she invited me to check out the storage facilities and see for myself. While I am not storing anything expensive, more so sentimental (stuff like my little pony and care bear collection..I kid, jk) than anything else and I hate reselling my stuff due to hassles, I needed clear things out for more space. I met Christina and she was customer service oriented answering all my questions and giving me the guided tour with showing my storage space looked like. She went out of her way to go over and beyond with excellent customer service and professional by answering every question and alleviate any concerns. One of the nicest customer service attitude from Christina in personalization is she remembers everyone by name. She called one customer by name as she came in while I was signing the paperwork. She deserves a customer service recognition award for her excellent customer service she provided. The facilities is very well kept and very clean. I noticed cameras so it definitely made me feel secure. The pricing with my unit was very reasonable and fair for me. They do offer a referral discount too. They have climate controlled units and I would assume non climate controlled units. I would highly recommend this storage facilities for your storage needs!

    I rented my climate-controlled unit at this facility in 2017 because I believed my belongings would…read morebe stored in a clean, secure environment, as advertised. When the facility was operated as Dragon Storage and later Simply Self Storage, it was immaculate, and the staff was terrific. After Public Storage purchased the facility in 2023, my unit became contaminated with rat urine and feces. I documented ongoing rat and mouse activity inside my unit and throughout the main climate-controlled building. I was never notified by Public Storage of the rodent activity and discovered it on my own, despite being told that employees had been aware of the situation for 3-4 months prior to my discovery. Other tenants I have spoken with also told me they were never notified by Public Storage. I have documented with a Tactacam Reveal Trail Camera inside my unit. I have more than 500 images and videos showing rats running across the beams above storage units, on top of the units, and inside my unit. This was not an isolated sighting. It was ongoing rodent activity. The problem extended far beyond simply seeing rats. There was rat urine, droppings, and a strong urine odor throughout the building. My belongings were contaminated, forcing me to evacuate my unit and dispose of most of what I had stored. If you arrived before the daily hallway sweep, rodent feces could be seen in the common areas. What concerns me even more is how this was handled. Public Storage told me they have a "store at your own risk" policy and would not provide assistance. That was never my understanding when I rented in 2017, and I have never found that language in any of the documents I received. I also spoke with a customer who recently rented a unit in this same building and was told they were not informed of the ongoing rodent activity before signing their lease. If I were considering renting here, that is information I would want to know before making a decision. If you are considering storing furniture, clothing, family heirlooms, business inventory, or anything of value, I encourage you to inspect the facility carefully and ask direct questions about any current or past rodent activity before signing a lease. I would also ask detailed questions about the facility's pest control program. Two employees told me that pest control had been reduced. One employee told me that the level of pest control depends on the location's profitability. I cannot independently verify that statement, but that is what I was told. The City of Southlake Code Enforcement (CODE26-0192) currently has an open investigation into the conditions at this facility. I expected a climate-controlled storage facility. I did not expect to spend months documenting hundreds of images and videos of rats inside the building or to lose the contents of my storage unit because of ongoing rodent activity. Customers deserve to be informed of known conditions that could affect the safety of their stored property so they can make an informed decision before signing a lease.
