They lost our paperwork showing we paid our pet deposit and we were charged exorbitant amounts for things we were not told we would be charged for at the move-out inspection. When I tried to contact the property manager about the charges, he was incredibly unprofessional. He would repeatedly dodge answering my questions and never provided proof (receipts) for any of his charges. After a month of back and forth, and a letter from an attorney, I finally received my deposit back, but it was still the incorrect amount. Save yourself from being taken advantage of by this company, rent from somewhere else! Also, if you are a homeowner, do not lease through Colonial Real Estate! There was water leaking from my ceiling and it took 4 phone calls before they finally sent someone over to look at the house. By then, there was severe water damage to the ceiling. If they had responded sooner, the ceiling wouldn't have been ruined.

The people at Colonial were very helpful whenever we had issues submitting our rent online and just agh I literally can't say enough how wonderful they were. We were able to get a shorter lease from them if we needed but ended up using our full 6 months. Moving out was so easy we packed our stuff got the carpets cleaned (per the lease) they even provided us with a list of carpet cleaners that they have used and recommended which made it even easier on us! And then after they came and the inspection was short and sweet! Today we got our security deposit back in full and they even wrote us a nice note on the check saying "I hope we can be of assistance in the future, thank you". Which just really meant a lot. If you are military and are waiting for base housing I HIGHLY recommend looking for an apartment or home or even if you want to live off base in general, using this company! Their office is easy to find and they are such a friendly group of people!

Since we arrived from overseas, our belongings aren't due to arrive for another month and they were kind enough to let us use a spare bed, couch, and bar stools so we could sleep, eat, and sit comfortably until our house was fully furnished. Delma is quick to answer any questions we have had and Jesse was kind enough to do a walk through of the house with us and immediate fixes and minor issues we had (unbalanced ceiling fan). Even if we decide not to build during our time here, we will continue to rent from them. I cannot recommend enough!

The store manager Blake Ellis is thee most dishonest person I've ever tried to do business with. She has given us dozens of excuses on why we can pick up our carpet from the order wasn't processed, the truck didn't come, it was ruined in our warehouse and we cant find. She has refused to give us a refund and we ended up having to file a charge-back with our credit card company. she lied again and said she couldn't issue a refund because we finally were fed up and filed for a charge back and when I called her POS provider Square as well as our credit card company and stated that, Square's customer service rep literally laughed and said why would they delay the process at all and that wasn't in their best interest in any way. When we try to call the store she turn the phones off and when we do happen to catch her at work ( which is extremely rarely) she hides inside and refuses to answer the door. This is the worst and most dishonest company I have ever worked with in my 43 years on this planet. PLEASE LEARN FROM MY MISTAKE AND AVOID THIS BUSINESS AT ALL COSTS. We have filed complaints with the City of Clovis, the New Mexico Attorney General (case #NMDOJ-ECS-20250827-B778), the better business borough (case #23802444), the Clovis Police Dept (case #COD C2503215722-0), Square point of sale services, as well as their carpet supplier Shaw carpets. If you value your time or money at all for the love of God do not do business with Rocky Mountain Flooring or Blake Ellis.
