Steve was my very first stop for shopping my loan and he initially spoke with me over the phone. He suggested that we set up an appointment to meet and go over our loan options. My husband and I had so many questions as first time home buyers and Steve was so professional and patient with us. He is an excellent educator, telling us what we needed to know about home mortgages, not overwhelming us with those big scary mortgage terms and explaining everything in as much detail as we needed without going overboard. He spent so much time with us in his office and we felt totally comfortable asking all of our questions. We initially opted to purchase a new home and had to go with the builder's lender to receive closing costs. That lender was awful to work with as a first time buyer (totally different review) and we even called Steve a couple of times throughout that process to have him clarify some things for us. He graciously helped us despite not being our lender at the time. Fast forward a couple of months and we decided the new home wasn't for us. We found a resale and quickly went back to Steve's office to help us with our mortgage needs. He and his team worked at LIGHTNING speed to help get a mortgage in place and we closed within 3 weeks. They kept us updated during every part of the process, were always available to assist us with questions/concerns, and never left us guessing at any point. First time home buying was such a fun/exhausting/confusing/emotional/stressful experience but I can honestly say dealing with our lender was the EASIEST part of the process thanks to WJB and the Schauer lending team. I want to thank them for hustling and working so quickly. I got in touch with Steve and from our first conversation over the phone I felt comfortable with him and decided I would give him a shot. He did not disappoint. He is excellent at communication. He told me what he could do and what he could not do and even clued me in on some facts with the loan process that I was not aware of. I told him I was in a bit of a crunch to get the loan process worked out as soon as possible and he and his team went to work fast. If he had any questions at all he did not hesitate to call or email me. And likewise when I had any questions (and I had a lot) he was very quick at responding back and making me feel at ease with the entire process. When I closed on my home and went to sign my final loan documents Steve was just arriving at the airport from being out of town. He made it a point to rush from the airport to the loan document signing even though it wasn't necessary for him to be there. He just wanted to make sure he would be there to support his client (me) if I had any questions. I could not recommend Steve and his team more. He was efficient, honest and very quick to respond. All things I appreciate much. I will use Steve again if I ever buy another home and will certainly refer my friends and family to him as well.

September 15,2024 I was approached by one of their agents Diane Sirikhan at my front door she asked me if I was so and so and when I confirmed who I was she proceeded to tell me Sandy Viengmay "my estranged aunt whom has no legal rights to my property " sent her there to inform me that they wanted me to move out because they wanted to sell my property. Diane the agent has not met or talked to the homeowners whom one of them is my son that resides in the home with us but she admits that she was sent by Sandy who she's done business with in the past. Without the homeowners consent or proper documentation on hand how can you knock on my door to tell us that Sandy sent you there to tell us she wants us to move out of our home just so she can sell it? What rights do you or Sandy have to do that? I'm glad I have this incident captured on my ring video just in case it may be necessary in court. Because this incident was very traumatizing I had wrote to Diane's boss Karla Lyons the very next day September 16,2024. Since I have not heard back or at least received an apology by now the company clearly does not care how business is conducted by their employees and think that it is ok to knock on anyone's door telling them to move out just because someone you did business with in the past sent you there so you can list my home? It's very disturbing and it's clearly breaking the eviction laws if that's what you're trying to do! How can you be an agent for 21 years and not know this!

You may also lose your Ernest money deposit. This happened to me. My situation was financially better then when I got the pre approval, but I received a denial letter 30 days after our original closing date. She agreed, then made a fraudulent "receipt" for $250 to charge me a "cleaning fee". They have a handyman business to do all the work on their customers properties, so easy to fake a receipts. I will be filing formal complaints to the NRED(State of Nevada Business and Industry,Real Estate Division) and the local real estate board.

The first house we were "approved" for was around 60% of our income, and they wanted my mother to co-sign her properties onto it. They knew from the very beginning that this was way too expensive for us. After that fell through we were "approved" at 20k lower. Still the mortgage would have been over 50% and when that wasn't going through with the bank, they again wanted to drag my mother into it and try to get her credit card information. Which is when it really raised red flags for me. They waited until a few days before we were to close on that house, before telling us that the bank wouldn't approve it. We shouldn't have been approved in the first place! I was also notified that he sent in our personal information with escrow, which is against federal law. He told us that having the mortgage be at over 50% was not an issue. I don't know where he got he his licence from, but it absolutely IS an issue when you have 3 small children, and will be left with barely enough money for groceries every month, let alone bills and unexpected expenses. I can believe how careless and irresponsibly our case handled. Instead of being honest upfront, he put us through a whole bunch of unnecessary drama, and because of it WE lost out on close to 5k. For absolutely nothing. I would NEVER recommend this company to anyone. They engage in shady, predatory practices, and seem to have absolutely no shame in targeting struggling families looking to purchase a home. Horrible experience working with them.

The most unethical company I have ever dealt with. I moved into my home amidst a heat wave with…read moremedical conditions from asthma to a major heart condition that impacts my breathing. The home was supposed to have a working central air conditioning unit. It did not. The landlord refused to replace it even though most/all repair folks said it needed to be replaced instead of repaired. Home was nearly 10 degrees warmer than the thermostat was set to. I was sweating and having trouble breathing for 90+ days. Vegas Market Source Realty continued to justify this- stating that a small business needs to make money and that my needs couldn't be met because the unit wasn't under warranty. They offered me a small window unit for a 3 bedroom home as a last resort. I was also sent screen shots of the realty organization and contractors talking about how my requests were out of line. Plumbing in all bathrooms also continued to flood. I was paying nearly $2000 in rent. Plus I'd paid 3 months of rent in advance (plus a deposit) as Jessica of Vegas Market Source Realty asked "What can you do for the landlord to secure your place?" I spent nearly $10000 to rent a home... that was flooding and hot during the Summer. Backyard was covered in dog feces as well. Roaches and ants infested the property. I was told this was my responsibility after one spray (anyone who knows pests knows that several sprays are needed). Upon moving out, I was charged nearly $1500 for weeds and dog feces around the home - and a $300 cleaning fee after I'd already had the home professionally cleaned. I have both owned rental homes and been a renter and I asked to be treated like a human being. Jessica from Vegas Market Source Realty said "That's unfortunately not how this works." Buyer beware when renting from Vegas Market Source and dealing with Jessica.
