Could find a much better place for the price. (650 not including utilities) Pros: - Excellent location to Case Campus and uptown. - Quiet area. - Adequate heating via steam radiator throughout winter. Good water heat/pressure. - Relatively safer part of university circle area, though I would still exercise caution late at night. - Water and heat included. Responsive management to simple maintenance requests - No fuss with moving out and getting deposit back Cons: - When I moved in, my unit was infested with roaches which took about 6 months to resolve. They just kept sending the same guy to spray more and more pesticides to the point where I started feeling sick and developing a cough. They finally sealed off some holes in the walls after I hounded management, and I never saw a roach again after that. - My bathroom ceiling fell in because of an upstairs leak - Street parking is available but difficult to grab a spot - Old school lock and key security - Mail just gets dropped communally on the front steps and I've had a package stolen once out of ~20 deliveries - Window was very poorly sealed so people smoking or talking on the street made it seem like they were basically inside your apartment - The flooring was ancient hardwood which gave me splinters sometimes. It was bowing so badly that my desk chair kept rolling away and I had to put 5inches of hardwood beneath the legs on one side of my bed otherwise it felt like I was sleeping on the side of a hill.

I politely asked to be released from the lease because rodents was not part of the deal. Their reply was for me to sublet the apartment for the final 2 months. Why would I sublet an apartment that has mice? My other issue is they changed laundry companies without notification and left me holding the bag with a $14 credit from the previous company. I was told I should work out getting my money back from the laundry company as they are a 3rd party vendor with Montlack Realty and there is no obligation from Montlack Realty to resolve this issue. WOW!!

This is a horrible business he is operating and if anyone was able to reach out to him, please advise him his clients are looking for their money.

    We hired 4am property management in March 2022. After interviewing multiple companies we decided to…read morego with this company because James Jennings said all the right things that I was looking for in a management company. However, that's all he has going for him. He is all talk and absolutely no execution. When we signed the contract with 4am properties, we advised James Jennings that we were not resigning a tenant's lease as we were going to be renovating the unit (Lease was up in June). He never gave proper notice which caused our tenant to retaliate and is now refusing to move and has stopped paying rent. We told James Jennings to start the eviction process. He claimed he filed the necessary notice only to find out later that that wasn't true. James Jennings then said we set him up and knew we would have to evict this tenant and for that reason he decided to terminate our contract because we didn't have "quality tenants" similar to another review. We also asked James Jennings to keep up with lawn maintenance, which he told us he was, but we recently found out that our tenant was doing it all along. Even though we have terminated our contract James Jennings, he is STILL collecting rent from our tenants. How is this possible you ask? He isn't canceling the automatic payment that he set up on his end. Our tenants have reached out to James Jennings and he claims he canceled it but come the 1st of the month the tenant gets charged. James Jennings owes us 3 months of rent along with security deposits. It has been 60 days since the contract has been terminated and he is refusing to answer our calls and give us the rent and deposits that are owed (over $13,000). Our new property manager has also tried stopping by at their office to try and collect the money and they have conveniently moved locations. We are now having to take legal action to get the money that is rightfully ours. James Jennings along with 4am properties (FYI it's a one man show) doesn't answer our calls or respond to our emails. Save yourself the trouble and DO NOT HIRE 4am property for any of your property management needs.

    What a beautiful historic hotel right on Case Western Reserve's campus. Everyone raved about their…read morebreakfast. The building is well preserved, very classy both inside and outside, with a nice garden area (with string lights) that wasn't open (yet?). Alright room (could probably use some upkeep and update). Good bed. However, we were unlucky to face a street with early morning trash trucks and (even worse) road work starting at 6 am! On the day of checking out, we just needed a little bit more time. We asked for a 12 pm check out but they simply would not accommodate any request. it's not busy at all. Oh well.

Now it is dusty and musty: the shine is no more here. The wallpaper in my suite was coming loose, pink grime and dust on the bathroom grout and corners, unpleasant odor from the toilet plumbing, and unappealing breakfast! The TV remote and channels were from decades past. The lukewarm scrambled egg made from powder, heated frozen sausage patties and potatoes not quite warm enough, and some unappealing muffins and doughnut-looking baked goods...I didn't stop to inspect further. Old is okay but unclean is not. Simple food is okay but poor quality food at improper temperature is not. A single fresh fruit is better than a mush blend of dissolving fruit. I thought I was treating myself by booking here.... Can you go buy some real food for tomorrow's breakfast? Please? Pros: Friendly staff, quick service, nice desk and lamps, comfortable furniture and plenty of space in the suite.
