BAD FOR HOMEOWNERS. First, I don't think a Fort Worth location exists. I was never able to meet a person face to face and when I had an issue with a garage door opener they directed me to a drop box in Dallas. This is a team of work-from-home people spread throughout the metroplex. Their people will never actually step foot in your home. Only their subcontracted local vendors. They don't communicate or screen tenants. They allowed tenants to move into my property without paying a security deposit! Those tenants stopped paying rent, had to be evicted, and they trashed the house. I was under contract for 12 months, my property was occupied for 7 and I received rent for 4.5. They hired vendors to clean up, including a deep clean. My property sat unoccupied and full of crap (literally, dog crap) for a month before the vendors came. And they didn't clean. I sent pictures and videos detailing the incomplete work (large spots of washable paint that I could wipe up with water, animal fur and lint stuck to baseboards, cabinet faces splattered with food, etc) and asked that the invoice not be paid until the vendor came back. They paid the vendor anyway and said the vendor told them there had been "stains". So I ended the contract and had to do the work myself anyway. I lost a ton of money using this company. read more

They managed one of my investment properties and it was a complete nightmare. You have 17 different departments that would have to answer for any of your needs. I first engaged with this company with a rental property of mine in Orlando in which we needed a rehab and I worked with a man named John Simon, who made promises and was very high pressure to get me to allow them to do the rehab. I reluctantly move forward with them doing the rehab, and when the job was promised to be completed in a matter of weeks, it took a matter of seven months to complete. Not only did it take seven months to complete the vendor who did the rehab did a horrible job and there's been nothing but problem after problem with this company. Promises are made but never kept John Simon is one of the worst people in this company. And I wish I'd never engaged with this company. Save yourself the hassle and find another company. Warning to Landlords! I bought a home in Fort Worth at the end of 2020 with the hope of retiring there in a few years. In the meantime, I wanted to rent it out but, as I live in California, I needed a local company to manage the property for me. Sad to say, I was lured in by SPM's website and their slick salesman who promised me a top-notch screening process and A+ management services. Let me begin by stating that I realistically acknowledge that there are no guarantees in this business with respect to the tenants a property management company places in your home. Someone could pass all the screening parameters and still turn into a nightmare. However, what their website promises is a far cry from what they actually deliver. According to their site, they "Specialize in RELIABLE tenant selection". To be fair, they found us a tenant very quickly. I was impressed. As a part of this process, I found out that as the landlords, they 'protect' me by not giving me any information about the tenant (the industry standard, I know) but assured me that, as it states on their website, their screening process includes "credit, employment, criminal, and past rental checks." As you can imagine, things did not go well. The tenant paid his initial deposit. Then I didn't hear from him again for over 2 months. No rent, no correspondence, nothing. I asked SPM to go out to the property to check in and find out what was going on. They refused. Then the HOA violations started coming in. With pictures. And what the pictures showed was that the tenant consistently had so many vehicles in the driveway that cars were parked across the sidewalk. I asked SPM to go out and find out what was going on and how many people were actually living in the house. Still they wouldn't go. After 5 HOA violations and as many requests for them to investigate, they finally sent someone out to do an inspection, that I had to pay extra for. The pictures I received from the inspection showed the house in complete disarray with broken windows, scratched doors, evidence of animal damage, garbage everywhere, etc. I had to fly out to Fort Worth myself to manage this situation. What I found when I arrived stunned me. The property looked like a crack house. There was garbage strewn across every surface including greasy bags of food left on the carpets. Holes in every wall. They stole my shower heads and my alarm system (why?!). Towels bars had been ripped off the bathroom walls. Cabinet doors were hanging off the hinges. There were grease stains all over the garage floor and driveway. It was thousands of dollars' worth of damage. Incidentally, when I checked the mailbox (and remember, this was my first tenant) there was correspondence addressed to 9 unrelated people - all overdue bills, collections, etc. There is no way that the man who rented my home, this animal who lived like a refugee from a drug den, could possibly have passed any legitimate screening process. It's inconceivable that this guy had good landlord references, a decent credit score, a responsible, well-paying job and a clean criminal record. When asked about this, SPM had nothing to say and would produce no evidence of their screening process. By the way, you can see a similar horror story on the Better Business Bureau website from a review dated 9/9/21 (maybe this is why they've dedicated one of the links on their website to their own blog telling you why you shouldn't trust negative online reviews). Add to that their negligence in doing any actual 'management' of the property and, in the end, I as the landlord, have to eat all the costs. SPM is nothing but a sham, from the buttery sales pitch for a product that they will never deliver to the incredibly inept accounting (they tried to charge me for the eviction twice and their monthly fees even after I fired them) to their refusal to do any actual work. I have tented with several companies and this company is by far the worst. They never answer the phone after dats of calling and leaving messages you will get no return call. When you do get lucky and they answer the phone they give you an email address to email whatever it is your asking. That person will email you only they will noy call you even if you request a call. They will find anything to chatge you for that equals the total of your deposit, then charge you for an air filter service and rent for the month after you moved out and send you a bill. Pay attention to your move out itemized receipt. They expect you as a tenant to respond to them, however do not give the same respect. This was the worst experience. Be prepared to have to advocate and point out any wrong doings as they will do wrong and keep moving forward if your not careful. Unsolved issues from multiple staff before and during the tenant placement process. Escalated to COO of the company but the company has gone silent on us. Examples: Staff told us that they had been getting vendor quotes on 1/30/24. As of 2/24, there is no update even after us following up multiple times. Garrett, the director of tenant placement, and his team: Whoever does the showing in our property spilled water all over the kitchen counter and left a huge mess on the bathroom floors (noticed this across multiple visits). Very unprofessional. The tenant was placed after 4 months and would move in in 3 days, but no one from specialized has updated about their walk-through/key hand-off and move-in process. Incompetency is what we have experienced so far. I tried giving them the benefit of the doubt, but after escalating to the leadership at C-level, still nothing was addressed. WARNING: Do not rent from any property managed by Specialized Property Management Company First off, if you are a TCU student who is looking to live anywhere on a budget near campus, I warn you to first look at the reviews of the management companies. I did not do my due diligence regarding Specialized Property Management and upon signing my lease, I was shocked to find out that the property I was renting had a prior rat infestation. This was not disclosed to me prior to signing the lease agreement. In addition to the unresponsiveness of the leasing specialists, be wary that the online portal to pay your initial rent payment may not be fully functioning, and you will be forced to take a day off from work and/or school to run to Walmart to get a money order. Additionally, know that the condition of the homes are subpar -- backyard was in disarray, bricks and broken windows strewn in a corner in the backyard -- and repairs are done under the approval by the owner. I also had a cockroach infestation upon moving there the first day and know a contributing factor was the shoddy repair job they did on one of the doors that left a gap between the bottom of the door and the group thereby letting roaches in. Also, most of these houses near the TCU campus were built in the early 80's so there is no central AC. I warn you that you will find yourself struggling to study in your home as Texas summers reach 120 degrees and if you request that they help with ventilation in the house, they will refute the maintenance request. You could easily pass out from hyperthermia in some of their properties. Also, this company will nickel and dime you upon vacating the home. I warn you that before you leave these homes managed by this company, put in as many service requests as possible even if you are just raring to get out of the home. I followed all of the protocol to a T in terms of letting them know when I was leaving and what services would be cancelled. I kept the home in great condition -- in fact, I guarantee that they will never find a renter like me -- but still the property assessor filed claims against me for "wear and tear/excessive damage." I really would like to refute these claims due to the subpar living conditions, but honestly, I am so eager to be rid of this company. TCU Students -- do not rent from this company! This company has taken a huge step back. They are so hard to get a hold of, and unresponsive. They keep transferring me to 3 different people for just a re-up on our lease. After I had already sent all the info needed to the first 2 people they needed me to send it all again. I guess it makes sense that there is no communication between the renter and them, then there is no communication between themselves within their own company. Then they had the audacity to charge us late fees on rent when we've been over communicative with them but they will not help us in anyway. I don't even know where to begin with these folks. I waited a few weeks to post this so I could calm down a bit and leave a review that was as fair as possible, and even now I wish there was an option for zero stars. My wife and I rented a home in Fort Worth from Specialized for over 3 years. We recently purchased a home and thankfully don't have to deal with them anymore. When we first rented the home in October of 2018, everything went great. Our contact (that no longer works for the company) was awesome. Easy paperwork, good communication, etc. The first year went great, besides the fact that the paint was not touched up and there were a ton of nail holes in the walls from previous tenants (we documented this in our move in inspection). The second year everything started going down hill. Specialized switched to a new "better" maintenance system. It was nearly impossible to get ahold of anyone or get any maintenance issues we would submit completed within a timely manner. There are more occasions than I would care to mention here, but just realize that if you have maintenance issues, expect a 2 week turnaround on average, even if it's the a/c unit in the summer. On that occasion, I had to actually call the repair company directly and schedule the repair because no one would at Specialized would answer the phone, call me back after multiple voicemails, or respond on the maintenance portal. I had to call the repair company directly and do all of the work FOR Specialized, and liaison with the property owners. Finally, what takes the cake is the move out process and getting your deposit back. Upon move out, you're given a huge list of things to do around the property. I've rented homes in the past and not had to do half of the things they require. When we moved out, we asked about having to fill nail holes and touching up paint. We were told that that was not needed as long as damage wasn't excessive, which is wasn't, but we did live in the home for 3 years and paint wasn't touched up before we moved in. The representative told us "we do not want to take away any of your deposit, just make sure the home is cleaned and check off your move out list." I decided to go ahead and fill in all nail holes that we had left, and the holes that previous tenants left just to be safe. We cleaned the home over multiple days after we moved out, again just to be safe. Here's where things get interesting... Exactly 30 days after move out we received a portion of our deposit back. Specialized listed over $500 taken out for "touch up painting". Another $30-something to tighten the loose faucet in the kitchen (are you kidding me?). Instantly, I got on the phone to try and figure out why this was done, except no one answered the phones, or called me back, once again. Instead, I got an email back from Stephanie Wells minutes later saying that's not her department. I finally got a call back and got an email address for someone to help. Sent an email, never got a response. Finally, the owner of the property called me and let me know she instructed Specialized to not take any money out of our deposit. Apparently they had tried to take out even more than what they already had. Specialized had already moved another tenant into the home and had not repainted or "deep cleaned" the home. Essentially they committed fraud. The owner was not even aware that we had moved out until after we had left. I sent the Director of Operations an email stating we had spoke with the owner and that we demanded our full deposit back. She said it was sent, but we never got any sort of apology from anyone. This company shouldn't even be in this business considering what we dealt with or how we were treated. The owners told me they were looking for a new management company as well. Don't waste your time renting or working with this company. I'll be submitting other complaints against them as well. When I was renting from them on Tulsa Way they left me without AC for a year. I complained many times all winter before the summer hit, but they were more interested in keeping their money. I had a miserable several months, I couldn't sleep, I couldn't do anything at home since the outside air of the summer was cooler. Aside from that when I would try and run the fan it would take all the air in the downstairs smoker's apartment and dump it in mine. I suffered through it until I graduated and was able to move out. If I could give them less than one star I would. This is the worst leasing agency I have encountered or heard of and I have leased homes for 3/4ths of my life. I've lived in one of their properties for the last 10 months and it has been awful dealing with them. I love my home so much, but I have to move because of their neglect towards me and their neglect of this home. -I went 6 weeks without a working stove and no microwave to cook with -it was filthy when I moved in -infested with coach roaches and bugs for the first couple of months -severe rat problem in the home (rats chewed through floor) -neighbors sewage over flowed in the back yard (actual human turds in my yard) Anytime I attempted to get support or help with these issues, they were quick to tell me that it was my responsibility. The whole plumbing system was needing to be replaced and the land lord denied this request. The plumber said that our plumbing was close to giving out. This home is in terrible condition. Things are falling a part due to years of neglect. I was told I had to take care of the rat issue "per the lease agreement". The lease agreement says that 'pests' are the renter's responsibility, it says nothing about rats. I am a clean person. My home is clean. Rats have actually chewed through the floor. Not my issue nor was it caused by me. This is a health hazard. It's against the Texas Property Code to handle my rat situation in the way they did. Once I pointed that out to them, they agreed to pay for an exterminator. An exterminator came to patch up holes. Not even two weeks later, I had a rat run past me as I was in the shower. I emailed them stating that I want out of my lease, but surprise, no response on their end. Let me tell you about both their skills and their character. I fired them in early 2013 as they were simply doing a poor job. I knew they were doing a poor job as I owned another rental house that was being managed by Classic Property Management and the contrast was simply too stark to ignore. So, as said, I fired them. Subsequently the HOA was sending bills and then late notices to my tenant and to Specialized. A professional firm would have forwarded those to me or to my new property management firm, one that Specialized indicated it knew and would be happy to work with. Silly me, I thought it was all taken care of. I NEVER saw a bill or a late notice although I now know the HOA was sending such notices to Specialized every month. So last week I received notice that a lien had been placed on the property. Totally out of the blue. Of course I scrambled and got the law firm paid in a day but the damage had been done. Today in the mail I received an envelope from Specialized with letters and certified mail that had been delivered to Specialized in my name. Wow, then and only THEN did Specialized think this might be important enough to send the correspondence to me. DO YOURSELF A FAVOR. WORK WITH SOMEONE ELSE. read more

What a horrible company to work with. I am a landlord and hoped for a stress-free lease and maintenance of my property. However, choosing SPM was the biggest mistake. Their incompetency had bad selection of tenants, IT glitches causing coverup of payment issues, and they do not verify vendors work (and recharge for the same work). At this time, they are refusing to return our keys to us for unpaid invoices that they suddenly decided was owner contribution and when asked about it responded in a condescending manner to review the statements (which I reviewed by the way). I rented a property in Arlington, Texas for 4 years through this Property Management Co. I was a very good tenant, I always paid on time and they never had any issues with me as a resident. I kept a very clean house and left the house in great condition as they requested on my Move Out Check List. Were there a few things I need to take responsibility for? Absolutely. $125.00 in Trash Removal is not one of those when a few bottles of cleaning supplies are left under a Bathroom Counter though. I moved out on 12.31.2014. I am currently fighting them due to the outrageous amount they deducted from my $800.00 deposit, not including my Pet Deposits (Non-refundable) Yes, you are unlikely to receive deposits back but when you deduct the following is when it gets fishy: They charged me: $250.00 in Garage Floor Cleaning (The picture they sent me was of my Garage with leaves in it) It's Winter! $250.00 in Cleaning (I hired a Professional Cleaning Co. to do a Move Out Clean for me) $125.00 in Trash Removal (The only proof they gave me was a picture of a few Cleaning Bottle that were left under a sink) Picture below. They still have not sent me the documents I have requested except a Word Document with what they feel is an appropriate deduction with no explanation. One thing they have forgotten is that the $800.00 is mine, not theirs. They refuse to answer emails or return my calls. I requested the Inspection Report that was done the day they walked through- Still nothing! It was like pulling teeth just to get them to return an email to even give me information on how the Walk through went. After requesting it for a month- They emailed it to me on 1.29.15. I have recently reported them to the Texas Real Estate Commission. The way they have conducted their business is completely inappropriate. You cannot charge a tenant for normal wear and tear. Example- A scuff on my bathtub (Picture below). As far as the time I resided in the house, they were very slow with maintenance requests. The AC Unit needs to be replaced but they refused to do that. They would send the Maintenance Guy out one day, then two days later I would come home to my dogs panting because it would break again and be 92 degrees in the house. Between the 4 years I was there I requested someone to come out for the AC unit probably 7-8 times. I started receiving $400.00 + Electric Bills in January and February a few years back (When my AC/ Heater were turned off). They sent Maintenance out to take a look and I was told they found nothing. But after further investigation on my part, they did find and fix something but just didn't want to take responsibility for the issue. I had to contact my electric company who keeps a daily monitor of my usage and send them 6 months worth of electricity usage to get a partial amount back. Just a partial! Where is that added into my Deposit Specialized Property? My Kitchen flooded one year due to a frozen pipe- About 1 inch of water went through the kitchen, pantry and laundry room. They didn't want to come out and look at any damages that may have happened. I had to force someone out just so it was documented for my sake. I can't even get into the fence that lines the house- Terrible- Holes in the fence are repaired with cement blocks. The counters in the kitchen are not even secured- You could lift the entire counter-top up. I highly recommend you find another Property Management to go through. From a very good, quite, dependable tenant, they have treated me far worse than I deserve with zero proof of deductions made to my rightful deposit. They are trying to deduct money due to normal wear and tear and it is not legal. Very sad. ***I had 2 Real Estate Agents and the Owner of a Rental Property look at the forms and pictures that were provided to me- Both said they were out of line with the deductions*** ***Update- March 20, 2015. The process was pretty easy. The added fees were ridiculous and the phone calls could have been a little quicker when there were issues in getting all the paper work taken care of. I was very dissatisfied with the details of the house but the issues are getting fixed. The roof leaked and got my furniture all wet the first night in the new home (There were obvious holes in the roof). Appliances have issues and are slowly getting taken care of.There is a extra fee added to your rent, no matter how you pay. Make sure to thoroughly check for broken doors, broken locks and windows, sinks work and drain, if sprinkler system works, holes in walls and stains on carpet. I rented from them and actually paid my entire year lease "in advance". I had to put a total of $2,100 in deposits. When I moved in the place was very dirty. When I moved out, I made sure the place was spotless because I wanted my deposit back. I provided proof where I had the carpet professionally cleaned, and they still charged me $325 for carpet cleaning. When I moved in the carpet was filthy and I had to have someone come clean it. I have rental homes (in other areas) and I know how to verify renters. The day the home became available I was told someone else had qualified for it. Honestly, SRPM is awful. They were unable to assist us on MULTIPLE occasions. They would say they would contact the owners for us, but they would never get back to us. They claim that 'communication is key', but that is false. We will be sure to never use SRPM again. I would advise others to do the same. read more

If I could give this company a negative negative zero I would. I had been living in my house for 2 years going on 3 years in May 2021. Specialized took over management in March. My rent was always on time it had never been late not one time. I was told that if I wanted to renew my lease in May 2021 then I would have to pay 184.00 every year to renew my lease(they already had a 750.00 deposit) and in May they were going up on the rent to 800.00. I decided to find me another place to live. I sent them my 30 day notice and they sent me a list of thing I had to do in the house before I moved out. I was to clean the carpets, replace the batteries in all smoke detectors, change all light bulbs, clean the base board's, mop the floors, clean the blinds, wash the windows,clean the ceiling fans, and cut the grass. I cleaned the house very well and cut the grass. I took pictures of everything before I left, even the yard and inside the cabinets and cabinet drawers. When it came time to return my 750 deposit, I received a check for 195.00 and a break down of the charges. 125.00 to remove trash and debris from the yard, 200.00 for general cleaning, 55.00 to the old management company( I contacted them and was advised they did not receive any money and was not supposed to because I didn't owe them any money) and 165.00 fir carpet cleaning, and 10.00 for two light bulbs. All of this totaled 555.00. I moved out on May 31st and I got a check for 195.00 on 6/25/21. I asked fir a break down of the 200.00 for the general cleaning and sent pictures of what the house looked like when I moved out. Something told me to go by the house on 6/25 so I did. When I got to the house there was trash in the yard that I was charged 125.00 for. I sent a email and asked how I was being charged for something that had not been done and I sent two pictures. One picture was the picture of the yard the day I left on May 31st and the yard on 6/25. The manager told me he would send my dispute to the owner. I guess I had to many questions and pictures because I was contacted and told I was getting my complete 750.00 and I did get it back. I had already spoken to my attorney and was prepared to take off work 6/28 to go to the courthouse to file a lawsuit for 5000.00 but I got the email the Sunday before advising they were going to return all of my money. Just to start off, this is my first yelp review, ever. And it took me a year to write because I really don't like writing negative things... but I feel as though future tenants need to know this: I rented from SPM for a little over a year during my internship for my doctoral program. I was moving from out of state and because properties were going so quickly, I had to take a rental without actually doing a walk through. I requested updated pictures before signing a lease and specifically asked to do a walk through when I arrived, prior to moving my things in. They gave me "updated" photos which were actually the original photos, and they took them at an angle so you weren't able to see many of the issues. When I arrived, the house had not been cleaned, despite them stating a professional cleaner would clean in and outside of the home. The floors were so dirty that my socks were black by walking through the home once. There were code violations in almost every room- holes in the drywall, every single window painted or sealed shut (so I couldn't open any windows), mold in all utility closest, outlets inappropriately installed near areas with water, etc. the dishwasher and garbage disposal ran out of a tube that was just a hole drilled in the side of the house, so all of the water and food debris ran down the side of the house. There were missing storm windows, and cracked windows. The stove ventilator was moldy and didn't work. Absolutely nothing was cleaned... there was two inches of dust on top of every cabinet, windows were so dirty you could barely see out of them... I think you get my drift. It was a nightmare, and that was only the INSIDE. On the outside, there were missing shingles which caused the roof to leak on at least two occasions. Despite saying they maintained yard maintenance and cleaned it, that was a flat out lie. My dad and I spent 3 days, at 16 hours each cleaning the back yard. We took TWO 16-ft UHAUL trucks worth of debris, including branches, a door, an above ground pool, chains, bricks, a table, among other things that were invisible to the eye until you started walking through the back yard- because all of that was under foliage that had not been cleaned in years. In total, I spent over $1200 in cleaning supplies and tools needed to repair the things that were broken/missing, and between my dad and I, a total of 120 hours of our time- because after giving them about a 6-page document and having the maintenance manager tell me he "didn't need to hear anymore," and waiting two weeks for a response (which I didn't get), I had to move in and start my job. There were also rat and pest problems that I had to pay for to rectify. SPM works with slum-lords. I felt that they didn't care about me as their tenant because they were just the "managing" component. I would never rent from them again. I would never recommend them. I'm blessed to have the financial and family support to help me fix some of those things, but most people in that area cannot - and those are the people they prey on. read more

Worst company to lease from ever. PLEASE STAY AWAY!!!!! The people moving in after us told us the house looked like it was untouched after we cleaned yet they charged us 162 dollars in cleaning services for a 900 sq ft house. They charged us 100 dollars in lawn care after we cut and edged our grass 2 days before move out, and we did not even have grass in our backyard. Beware they are awful to lease from. If I could give less than 1 star I would. read more

Every business has its issues, but I do believe they will be working to fix the problems. When you speak with the right people (Jon & Brent for example) you know they do care how they are reviewed and how the business runs which is hard to find these days! read more

I have been using Specialized Properties to manage my rental property in Cleburne for over a year now. Their thorough application process got me an excellent renter who pays on time and takes care of the yard. All maintenance issues have been taken care of promptly and affordably. My tenant's lease will be up in February and I called to speak to my property manager about getting the place ready for a quick turn around. He was so helpful and pleasant. I have every reason to believe they will get me more tenants that will be responsible and can afford to pay rent. I am so glad I hired This company. read more

Worst experience ever. I was trying to rent a home from this company as I found one I really fell in love with on Malvey Ave, I did a self tour & contacted them the next day. I applied for it through their website and Miled was the leasing agent for the property. She initially emailed me from one email address at 9 pm stating she needed additional documents (two of which were submitted with my application) by noon the next day or my application would be voided out as "incomplete" for the property but to send them to a different email address, even though I paid my application fee! I emailed those documents the next day as soon as I got to work where I was able to scan them in & attach them to my email. I didn't hear back from her for a few days until she sent another email from a completely different email address stating that there were multiple applications so the landlord would take a best offer based on maintenance requests (?), a higher offer on renting price, move in date and signing a 2 year lease opposed to the 1 year originally offered. I found this to be odd considering it was a rental home & not buying to own and I was in the process of applying to 3 other homes around Fort Worth as back ups. One of the other 3 homes had the same situation where multiple people applied but they did the normal practice that whoever put a deposit down first for the rental home would get the it. So I sent in stating that I did not have a better offer & only the original date&rent price listed and waited a few days until I received an email stating the landlord decided to go with the best offer (not mine) and that the house would officially be off the market. This whole process took over two weeks to only find out I didn't get the house all the while dealing with Miled who sent the most absurd email/texts that never made any sense; I had decode her emails/text for 30 minutes to understand what she was trying to get across. They said I could transfer my application to another one of their properties at no additional fee so I decided to do just that (one that was a higher price & better neighborhood) and within 2 hours I received an email stating I was approved for said location and needed to put my "deposit" (1st months rent plus over $1,000 in admin/pet fees/pet deposit/misc. fees) of almost $2,900 within 24 hours or I'd lose that house too. The home I originally applied for but didn't get turns out to still be on the market (my parents live 2 blocks from it so I see it almost everyday). I felt as if I got scammed. I sent in a complain to BBB and got a call from John who left a voicemail (while sounding so lost and confused, kept saying "uuuhhh" uuhhh") saying he wasn't sure why I was unhappy and that Miled was on vacation and that's what the problem was with me not getting the Malvey Ave house.... She was in constant contact with me through several different phone numbers (text only) and several different emails yet his reasoning was vacation??? Malvey Ave home is STILL listed on Zillow, Trulia, Rently, and a few other sites to this day yet in early Dec. 2017 I was told it was off the market due to a higher bidder. Miled was very misleading, English is clearly not her first language and communication is not their strong suite. I went with a different company, Wilco to be exact and am so beyond glad I did. If the process of trying to rent a home from them was this hard imagine dealing with them as a tenant. If I were you I would choose another company who doesn't mislead people who are trying to do business with them and literally try to hand them their money, speak some what of proper English and are just overall ethical in doing the right thing. Do not tell someone a house is off the market and leave it on ever renting website AND leave the for rent sign up for over a month. If the highest bidder backed out for some reason you'd think we'd get a call or email saying "Hey we know you tried renting this house and we said it wasn't available at first but now it is" but nope! This is the WORST COMPANY I have ever had an experience with. From day one it's about emptying your pockets. My son rented a home from this company of course you take of somebody else's home as if it was your own. They take no responsibility for ANYTHING! even if it's normal wear and tear. The fees charge are just ridiculous. The late fees add up every 24 hours which makes it almost impossible to catch up. Your responsible for the grass,trees,bushes,garage doors and that's just the outside. Never rent a home from this company unless your rich. read more

Honestly, my experience with this company was so off my radar as it was so many years ago, but I ran into two people today who had had a bad experience with them. I rented a house from them back in 1994 and they lied and lied and lied. The first one was that the previous tenants did not have pets (I am extremely allergic to cats). They had to have someone come in and re-clean the house because of all the cat dander, and then I find that there is a cat trapped underneath the house by the previous owner. That was a whole other experience. Then I was tricked into believing the garage appt in the back of the house was only occupied by one adult. So when I was asked to pay for 2/3 of all the utilities for me and my 4-yr old son, I was okay with it. Only after about a month living there, I figured out there were 2 adults on disability living in the garage appt who were there 24/7 with a washer and dryer. I was not there but about 10 hours per day for 6 days a week, most of them sleeping. I fought it and I lost because I signed the original lease. It did not matter to the authorities that SPM lied. I eventually got evicted because of unpaid utility bills (about $400). I always paid my rent. When I got the eviction notice, I had put the $$ in their mail box. They returned it to me and said they could not accept it. I must say, I have been in my new house for almost 17 years without a problem. SPM are crooks. read more

Specialized property at Fort-worth is the worse place where you could go for leasing a property .You cannot get worse then this. I have being staying at one of their property since last eight months and i just cant tell you how bad the entire experience was. First of all, they would never ever come on phone or respond to a maintenance call on the very same day you have a problem. And trust me , having a problem at their property is not unusual. When i moved in at this place (February), i was told that all all the maintenance request would be taken care of within next few days; which eventually was done after 6-7 phone calls and almost a month later (3rd march)....No exhaust in the kitchen....so the entire place use to smell of food anytime someone cooks....we complained...and after weeks and several calls....the reply was that the structure doesn't have a slot to put an exhaust....case closed.The Floor carpet has not being changed for last three years (dark, dirty, i wish i could upload some pics), and so i had asked them to change or replace it when i moved in....but even after three months of regular follow up , phone-calls by me and my friend we got several fake commitments which ended in a disrespectful way ; they just said that the owner doesn't want to spend anything on this property.Either they blame the owner of the property, or they blame the tenants....(they told me and i quote: " you should have told me about these problems , before moving in"...and i told that you are managing this property since a long time, would you not be aware of the situation at this place....unless you wanted to keep us blind on the entire situation.)The only reason we moved in was because we were promised that the problems would be solved in few days, as the maintenance workers are busy on other property...and that the property was ready to move-in..... I made a mistake by trusting these people in the first place, and then was deceived....but learned it a hard way....wasting a lot of money, time, and regular inconvenience on every other day.....To add on to it....its neither cheap.....electricity, gas ,water bill extrasss.....and very poor maintenance of the property.... I would recommend to just stay away from these people...they are not worth your money, time or anything... read more

If you are a renter, DO NOT USE SPECIALIZED RPM. Their willingness to help and be a reliable landlord is comical at best. When I moved out in June, they kept my deposit and charged me over $500 more even when the house was in the same condition as we moved in. After months of showing them our itemization list and proof, they guaranteed us an amount to sent that week. It has now been over 6 months and I just received a check for a fraction of what was guaranteed. One of the most unprofessional property management services that seeks to take advantage of their tenants. I would never recommend EVER. read more

Please use caution with them, and, just be sure your agent is anyone except for Shelley. She was beyond slow and incompetent to work with. Watch your move in check list and move out checklist, must be on your toes at all times with them). Also please take photos of the property upon exiting, because if not you'll be told (lawn wasn't cut, garbage not removed, etc..etc). As a homeowner I'd be certain to NOT ask them to manage my property, I had to google the owners of the property and find out how to reach them, due to the negligence of SPM. We were receiving mail still at the home in which some contained cash (Christmas Cards). I repeatedly called SPM in hopes of them letting the owners know, with no such luck. My husband and I ended up being told by the owner that if we were to ever need anything such as maintenance or received any future mail to just contact him directly. We also ended up negotiating out of our lease with the owners without an early termination fee in which SPM wanted of course. They also fought us on our move out checklist, and conveniently forgot to mail us out our security deposit refund within the 30 days, took us about 2 months to get it back.Do your research as a potential tenant OR homeowner, there's PLENTY of other options out there. read more
