Really, really good value for the square footage you'll get. These apartments are a little bit older than a lot of other new builds going up around Texas. However, The Estates at Ridglea Hills is situated in a nice & convenient area. Surrounding neighborhood is very nice, the complex is usually quiet. Seems like a lot of families and longer term residents live here, always a good sign at apartments. Haven't interacted with the staff a whole lot, but they've been friendly & helpful every time I've dealt with them. I'll agree with the other review on parking. It is pretty unfortunate, so having friends or guests over can be a little difficult logistically in that regard. read more

These apartments are conveniently located close to 183 820 as well as 30. It is located in a quaint neighborhood of Ridglea Hills that has an amazing community support. The elementary school is right up the street along with the park it is close to the trails for bikes and walking it is in walking distance to a movie theater if you like to walk and it is safe neighborhood. The apartments themselves or large the maintenance is well taken care of and when you have an issue they get to it quickly. read more

Pros - Pet and Breed friendly We have a very large (over 90lbs) pit-mix that barred us from many of the apartments in Fort Worth. This complex was one of the few that was in our price range, in close proximity to work/school and also in a decent area that allowed him to live with us. - Located in a decent neighborhood. Neighborhood was safe for the most part and really close to a neighborhood Walmart and several highways. Cons -Pet and Breed friendly There are a lot of irresponsible dog owners who live here. Many did not pick up after their pets and many thought it was appropriate to have their animals off leash. Our dog was attacked one night by an off-leash and loose dog who was running around the complex. - Apartments were old, carpets smelled terrible, and the floors were uneven. We had to spray the carpets down with frebreeze and also leave all the windows open to try and clear the terrible smell. It was obvious that the carpet needed to be replaced but was not. We had an ant infestation in our bathroom and they seemed to be coming from behind the mirror. Our air conditioner also leaked whenever we used it, and that led to some of the ceiling tiles to bubble and change color. The water also smelled terrible and was brown in color. Yeah, the apartments were large, but the spacing was ill-proportioned and awkward. Too big living room, small kitchen/dining and a medium sized bedroom. - Maintenance seemed to patch things over and not actually fix things. It was obvious that they painted over everything rather than cleaned. There was a lot of hair painted over on the walls and in the tub. They also used a cheap refinish in the tub that was flaking only a few months in to our lease. CHEAP! - Water for the whole complex was shut off without notice too many times to count. There were several times where I would come home from working out only to find that there was no water available to shower. Or they would shut off the water heater and we would have to - Terrible parking. There were not enough spots and I would often have to park outside the complex if I arrived after 6pm. Someone within the complex also hit my husband's car and did not leave their info. Things got a little better once they implemented a parking sticker system, but not by much. - So-so neighbors. Not the friendliest people lived in this complex. Our upstairs neighbor smoked weed and would play music loudly and also beat his spouse. We had to call the cops once when it got so bad since he thought it was appropriate to throw his girlfriend/wife into the walls. - Lackluster leasing agents. They were fake-friendly and were only interested in making sure that rent was paid. I had two major deaths back to back that affected paying rent on time and also our move-out. The ladies were not really accommodating. Also, when we lived here you could only pay rent in person, and they were only open M-F 8 to 5. Good luck getting rent in if you work a 9-5 job. There is no way to pay online without a large fee. Really behind on the times. read more

We have really enjoyed living here for the last year; however, we have had some service issues which have promoted this rating. Initially, we moved in November of 2011 in a two bedroom apartment. We did not plan on moving until December; however, Tasha told us that she could not hold it until then. Apparently, the old tenants moved out sometime late October of 2011. That was all fine I suppose; however, once we got moved in we noticed a strong lemon odor from "cleaning." Apparently, the previous owner had dogs which crapped and pissed everywhere. They attempted to cover up the odor with some sort of lemon bomb. We complained and were told to let it air out and open windows. We waited about a week and could no longer stand it as it was definitely a health and safety issue. Tasha then told us that we would be charged for carpet removal and replacement. I stated that if we were charged, we will leave and she responded "you are under lease and will be charged the fee." Ultimately, we were given new carpet at no cost, but made to feel bad about it. We saw the removal process and the carpet was disgusting and drenched in pee. The carpet people said they had never seen anything so bad. Months go on and everything is pretty good since the first incident. Then, we never receive water utility bills as promised, so we always have to guess on our rent check. This has continued well in to 2012. Water here is outrageous. They share the total consumption of the apartment which is fine if amongst residents; however, they constantly leave leaky faucets outside running, over water grass (ie. when it's raining). They even refill the pool multiple times. I've also seen broken sprinkler heads gush water for hours on end. The last incident, which prompted this rating of "poor" service is one which is in regard to rent payment. Rent is due on the 3rd or before they come in the next day (via a dropbox.) The 3rd fell on a Saturday and they are closed Sunday, so we deposited our check Sunday during the day. We get a call today saying that we are being charged a $50 late fee because we were late. If you are closed, you are closed, so the fee is ridiculous. I called in asking for it to be waived and was given a big fat "NO. Corporate this, corporate that.. blah blah BS." There is no grace period for this place or courtesy. It's a shame that customer service related issues like this occur, as this place would probably be rated Excellent 5/5 if that were not the case. Unfortunately these issues are real and do exist, so I would not recommend The Estates at Ridgelea Hills Apartments. read more

Affordable but horrible parking if you have more than one car. My roommate and I each have a car, however, we only have one car port. We were told that more parking for renters was being worked on but its year 2 of living here and I still end up parking OUTSIDE of the apartment in the neighborhood. What is most upsetting is the fact that some apartments have 2 car ports and double park every night. EVERY. NIGHT. I don't understand why they receive 2 and we only get one. I've asked but they always went around the question. I've also notice certain apartments that have no cars but have no cars. There has been nights that I've had to walk in the rain at 2am with all my books from outside of the complex to my apartment. Don't even think about inviting people over because there will never be anywhere to park. I've also had problems with the light in one of the bedrooms only works when it wants. It takes trial and error of flipping the switch off and on pulling the cord to make it work. When I asked for it to be fixed I was told there is nothing that can be done for it. I also have a horrible draft in my room. I've asked for them to fix it and they put a weather strip on the window and called it day. Didn't work. I will miss my huge apartment. I have a 2x2 and basically 2 living rooms but the parking is basically a safety hazard so I have to say goodbye to this place. read more

Overall this is a nice place to live. Convenient and easily accessible. I moved in into an apartment by one of the pools Oct. 2014 and at first all was good. It is noisy but understandable. Every night someone would come and lock the gate to the pool and ask everyone to leave. Which gave residents some peace and quiet at night which for me was acceptable. Then for some reason they stopped locking the gate and residents began to stay at the pool at all hours of the night having zero regard for anyone else's right to peace and quiet. I have made numerous calls as to why they stopped and Im told they thought it was getting done. I made a compliant a couple of weeks ago and for 3 days someone did in fact lock up but now its not getting done. My 3 stars are because I don't feel the office personnel are taking my right to peace and quiet as serious as they should. Other than that there hasn't been any issues with my place, AC blows cold and compared to whats out there Im happy with the size. Just avoid the pool side apartments if you value a little quietness. read more

I have lived in a variety of cheap to mid-priced apartment complexes. This is by far, the absolute worst place I've ever lived in. If I could afford to move somewhere better, I would, but I'm currently stuck here for the time being. I'll start with the good. (a) the price--it's cheap (b) their older apartments--so the walls aren't paper thin. I can occasionally hear my neighbors if I'm standing near the windows or near a pipe or something, but for the most part, it's fairly quiet. (c) free covered parking is nice. (d) spacious--the apartments are fairly large for the price and have lots of room for storage. (e) they've started to make some improvements to the landscaping and installed sprinklers. They also revamped the Gazebo area. (f) from my understanding, the newer apartments are nice but the older area by 183 access road = not good. Now for the BAD: (1) My apartment was not ready when it was promised. When I moved in, the carpet reeked of cat urine and there were massive black and pink stains in the living room, entryway, dining area, and bedroom. I had to point out that living in urine drenched carpet was unacceptable. I've lived here for over a year and seen a variety of people move in and out of apartments--I have NEVER seen them replace the carpets. So look out. Also--the plumbing has too many issues to name--I have to shower at 5am to make sure I have hot water and am not battling with my neighbors over who gets a hot shower. Appliances are old and my dishwasher was not working when I moved in--now it sort of works, but I don't really trust it and they're not going to replace it. Also...the wiring must be old because I cannot run a toaster and a microwave at the same time without blowing a fuse--or have my space heater on in my bedroom while running my hair dryer in the bathroom. Closet doors are the cheap sliding wooden ones that constantly fall off the tracks--some of my closet doors were missing knobs of all things and I had to point out that they were missing twice before that got fixed. (2) The older side of the complex has not been well maintained and be prepared to complain complain complain to get something replaced. My heater has died more than once and still is minimally functional. I make do with a space heater. My air conditioner works for maybe 2-3 weeks at a time until I have to call in a maintenance request. They try to blame it on not replacing the air filter monthly. I have to remind them that I replace my air filter the 1st of every month. When I moved in, 2 out of 3 of my windows did not lock. My toilet, shower, and sinks continually have problems to where I've given up calling maintenance on them. Oh, and they have "emergency pipe problems" at least once a month, so be prepared to have your water shut off randomly with no warning during the day. From my experience, things get patched up to last a few more months until the next tenant moves in. (3) Don't bother talking to anyone other than Tasha or Brandon. If you want something done, they'll get it done fast. The rest of the office staff is incredibly rude or just worthless. I had to call one staff member 3 times to get my air conditioner fixed. After a month of dealing with her, I called Tasha the 4th time, my AC got fixed within an hour. (4) Don't live near the Gazebo area. There are unsupervised kids that run around and trash the area. Literally, they trash it by throwing broken toys, rotten food, candy wrappers, you name it--it's all over the Gazebo. I've heard neighbors complain about their cars getting keyed by the kids. I wish I could take advantage of the revamped Gazebo area, but kids are constantly over there being loud, rude, and obnoxious--with small dogs off leash and pooping all over the place. The sprinklers there have been tampered with by the kids and the really nice bushes that were planted were probably destroyed by the kids too. (5) In the older section of the complex, the one bedroom apartments have LARGE families living in them. Seriously. One apartment has a family of 7 in a small one bedroom apartment. The neighbors are a family of 4 in a tiny one bedroom apartment. SOOOO...if you need to park somewhere other than in your assigned space, good luck. I've noticed some folks park on the street or they park in assigned parking spaces of vacant apartments. Some of them leave trash, shoes, etc. just sitting out in front of their doors. Management walk the grounds on regular basis and are aware, but do nothing. (6) Office Hours and Availability. If you work a respectable 8-5 kinda job, good luck getting any package delivered to the office because it's only opened from 9-5 Monday thru Friday. They used to be opened weekends, but now only week days. And if you show up at 5:01pm...too bad, no one will help you. I had to get time off work just to get my mail. Overall, stay away. It's worth the extra $50 a month to live somewhere else! read more
