Completely absent from showings, appraisal etc. Incorrect paperwork on the listing. Nothing but aggravation. One simple example - Paperwork says outdoor grill included. Day before closing in the inspection we notice the grill is missing. Mark's response is "there never was a grill." Too bad buyer... I have bought and sold many real estate assets. First time the realtor is the cause of all of the stress.

Had an offer within 1 day; then the problems started. Mike was not in our favor at all in negotiating. He was more in the sense of "let's just get it over with" and outclassed in wits in every part of the deal. Changed closing date without changing the mortgage commitment date! It was unbelievable of what went over his head and how inept he was at working for our interests. He was very argumentive, combative, and just unprofessional in every discussion we disagreed with him on. I would say "we don't agree with XXX", he would counter, "well you should, and okay, if this blows the deal, don't say I told you so; what do I know". I went with him thinking he was capable per the reviews and he did interview well, but that is where I think he used his energy most; because after that he was a pushover in negotiating. I feel there was backdoor dealings that went on or some collaboration with the buying agent side that was behind the scenes that would be too coincidental for the events that happened. I regret using Mike and recommend that you also stay clear. He is not qualified for high dollar listings of $300k+.

We met and discussed what I was looking for in a home. Single, never married, no kids with decent income gave me lots of options with my good credit score in a tough post covid market. She made a point early on that there are people out here looking at the same homes who have been searching for many months if not years and it is important when putting in an offer to stand out. We searched homes of various price ranges, conditions, locations ranging in the 413 / northern ct. and ones with multiple offers. Each home we looked at I learned something new as she explained what to look for that could be trouble down the line. My home is exactly what I was looking for. Although not on a body of water like a lake or in a wooded area, I made those sacrifices and put in one hell of an offer to purchases home I can proudly say is mine. I purchased my home June of 2023. Charlotte to this day still reaches out to see how I am doing and how the house is coming along by phone and by mail. I still use her welcome to your new home gift basket often and remind myself of the wisdom she has taught me to maintain the little things. I would highly recommend giving Charlotte a try if you are looking for a realtor and or looking for a new one.

Waited more than 24 hours for a response and when we did get one it was the Realty 3 agent contacting my agent asking if it was my highest and best offer. I countered with a 10k higher offer and they took someone else's offer for less money and who's offer came after mine. My wife was actually in tears over this and is utterly heartbroken along with myself. This is no way to conduct business. It is totally unprofessional and prejudicial in every way. I would not recommend this agency to anyone and will be inquiring to see if there is some type of recourse and an oversight agency for ethics violations.
