The 2 women managers are very unprofessional, they lie n mislead u, they then clock out from work w/o no one coming n fixing said issues! n then sends an email saying the issue have been resolved 3 days later! N it hasn't! very cavalier about issues that affect tenants living accomidations! There are broken air conditioners all over the apt complex! N the apt maintenance has confirmed this! The maintenance are unqualified to render efficient n timely resolutions to the problems! It's been almost 2 months dealing w a broken a.c. unit! N now there saying almost 2 more weeks to fix! Unacceptable! They bank on there tenant not knowing their legal rights n so they take advantage! Corporate office will be notified also investigative news outlet will be notified! furthermore they Don't offer u any accomodations solutions or compensation for there failure to hold up there legal end of the lease! n then have nerve to Have nasty attitudes when u report the ongoing problem! READ BEFORE YOU CONSIDER LIVING HERE!!!!!!! First off- don't consider living here lol, if I could rate it negative stars, I would. Listed below are the many issues I've experienced with St Germaine: MOVING IN- I was approved for my apartment and was set a move in date. I had to pay for hotels and wait an entire month AFTER the date before I was allowed to move in, due to "carpet cleaning." Upon ~finally~ moving in, the carpets were filthy. RENT- You can pay rent here by money order or online via their website. I almost always paid online, not having time to obtain a money order. 6/12 months that I resided there, I paid my rent on time, had verification that the rent was paid on time, but the website messed up, and the complex claimed that it was late, so I have to pay a late fee over $100 EVERY. TIME. STAFF- The employees working in the leasing office were extremely unhelpful in all issues and matters- "late" rent, moving in, moving out, etc. additionally, most of them are extremely rude and hardly ever there during their working hours. MAINTENANCE- I had several maintenance issues while living here, to include: oven not working (3 WEEKS to fix), water leaks, with visible damage from prior water leaks, inability or flat out refusal to replace a lightbulb (about 3 of 6 worked upon move in), "inability" to replace stove vent, air filters, stover burners, hinges on cabinets, and a few other minor items. Every time I flushed the toilet, something in the pipes (?) would make a sound literally comparable to an air horn. I called maintenance multiple times about the issue, but they would not fix it. The entire year I lived here the advertised gym was always closed. SAFETY- While I understand the New Orleans area is what it is, at a minimum, there were active police officers responding to issues weekly. I suggest living in a complex a few miles from this area. LACK OF ENFORCEMENT- On multiple occasions, neighbors or nearby residents would be blasting music, to the point you feel the pounding and vibrations on the music after "quiet hours," but the complex would not enforce their policy for this. FAKE FEES- So much information the leasing office people will tell you is conflicting. Upon moving in fees, moving out fees, and rent, they will charge you for items you already paid for, and just extra nonsense. When moving out they said I had to leave by a certain date. I did. When returning the keys, they tried to charge me for ANOTHER MONTH OF RENT. They tried to charge me for the keys I was CURRENTLY RETURNING. To summarize, there are SOOOOOO many other options within a few miles of this complex that offer more livable apartments, with much cheaper rent, a better leasing office, better and actually open amenities, parking, safety, and honesty. I would quite literally live out of my car or pay monthly for hotels (had to do anyways due to the lie of my move in date) before I ever considered paying these thieves a single penny. Rent here could be $300 and I would not do it. If you do make the regrettable decision of giving these people your hard earned money, be prepared to save whatever money you have left to hire a lawyer. Horrible apartments they are infested with mice, bugs, and major roaches. The staff isn't helpful at all. These apartment really need to be closed down. They prey on people that really need a place to stay. My children want their independence of being on their. It's so bad that they are not allowed to bring food into their apartment. They have to eat in the car. My children have not be able to sleep there. Sophia they really need to get rid of her. How you do a walk through during the day of course you will not see in thing in there. I ask did someone spend the night and to go in there when it is dark. I applied Jan 1st I'm just hearing back from them it's been 19 days not to mention when I did call to get a check up about it she was rude saying "you do know it takes 5-7 business right" so we left it alone and just now hearing back 3. She called me & my boyfriend while we were at work today I told her to let us talk about everything and kid you not , not even 20 mins later I get a text from my boyfriend saying she canceled our application!! Mind you thats 140$ dollars gone ! 4. When I called asking why , she told me because my boyfriend told her too when all he did was asking about moving in September like if they could hold the application til then , which I knew they couldn't but he wanted to ask . She took it upon herself to Cancel it saying "well I thought that's what y'all wanted since he asked me about September " , which she hasn't even spoke to me about it . We both applied so why wouldn't she talk to me first before canceling anything !!! That's my money too and it's just gone because ""there's nothing we can do about it "" I didn't get not one single phone call explaining why she cancelled it or what was going on . She took it upon herself to cancel everything then tried to blame us !! I'm very upset right now and pissed that we just wasted our money on bad service & rude people !! To begin I was shown a beautiful apartment that was up to date with appliances and hardwood floors, the application fee is $60 non refundable and I was both excited and hopeful about moving into this complex, I was approved and set to move in two weeks later, fast forward to my move in date where my appointment was pushed back from 9am to 1pm, no biggie but once I was shown the apartment I was set to move into I was horrified to see the conditions which to say the least were inhabitable! MOLD smell, stained walls and carpet burns, old appliances it was disgusting! I would never recommend this complex to anyone! Don't move here. They will show you a nice apartment and the one you will receive will look completely different. Front desk personnel has horrible attitude. especially Sofia. Maintenance doesn't fix anything. My door knob was broken and they took forever to come fix it and when they did they put what looked like a closet doorknob on my front door. This place is ridiculous! Building T Apartment 242 is mold infested, Air conditioning works for two days and needs recharging after the 2 days. Office person Melena Mark is such a Pathetic individual, she's miserable and extremely rude... She thinks she can talk to people any way she chooses! When someone goes to the office to confront her she hides pretending to be in meetings LMBO.I was definitely the wrong one as she knows NOW! The maintenance staff was courteous and most of the other office staff was pretty helpful. Please save yourself some trouble and time by avoiding this area. I used to live here and every day was a constant nightmare. Really bad neighborhood that I cant even sleep at night due to fear. Stuff from my house kept disappearing when their staff came over to fix things in our apartment. They had access to our apartment from the keys in the main office. After noticing things went missing in my place, I couldnt even feel safe living there. Their walls were so thin that we can hear the neighbors upstairs talking and walking. The restroom constantly had mushrooms growing out from the ceiling and it was awfully disgusting. The place also were very dirty and outdated. They showed us a very nice sample of the apartment and we thought ours will be like that. Instead we got a very outdated apartment with lots of issues. Plus their customer service was very nice at first but when we asked to cancel because we were unhappy with the living conditions, they were very rude to us and tried to charge us with ton of fees. I felt as if I was threatening by them. I am writing this review to save someone from making the same mistake that I made. Please avoid here. Their restroom's ceiling always has mushrooms growing. I would not recommend these apartments to anyone! I have only lived here for 3 months and already seeking somewhere else to live. The office staff is rude & unprofessional. The apartment was beyond nasty and nowhere near ready when I signed my lease. I have roach eggs in my refridgerator that will not go away and I can't even figure out where they are coming from. Maintenance takes weeks to fix anything but this is because the staff never gives them the workorders when you call it in.... if they report it at all. My a/c did not work when i moved in and it took 2 weeks before they came out. The level of unprofessional on this property is disgusting and should not be allowed. Appartments are better than most around the area. The large yards are great BUT residents play music all through the night and nothing is done about it. If you want a good nights sleep I suggest somewhere else. Also the staff at St Germaine are less than professional , most of them have no clue what's going on and all of them are rude for no reason. The Internet says new appliances ( in 1980) . Also these are salt water pools and they are closed 80% of the time for cleaning. I have had an awful time with maintenance was without a microwave for the first month and without air conditioning for 3 random days in the middle of the summer. So in summary the apartments are ok but the staff, residents, and maintenance personnel are rude and inconsiderate. I suggest living somewhere else. read more

We have been here since 02/2016 and since moving in we have been complaining about the noise from upstairs staff says they can do nothing and they won't even try because the people that live about us work in the office. ROACHES!!!! We have an infestation of roaches that will not go away even after being bombed. Again office staff does nothing. Takes weeks for things to be fixed by maintenance and they seemed bothered when they come. Office staff have nasty attitudes. Moved in St Germaine in August 2015. Property Manager along with Leasing Agents have no skills in Customer Service at all! In January 2016 my brothers fiancé came to spend weekend with me along with my 1 year old nephew and at the time 2 month old niece. About 7 o'clock in evening she stepped right outside my door to smoke a cigarette when she was approached by a male whose address was in same complex and was demanded to go with him. When she refused he shot her one time in the chest and the bullet went through wall and landed in living room. This was someone we had never seen before. The next day I packed up apartment and moved out as I feared for my safety. The apartment was left spotless except for blood stain in one area of living room where my brothers fiancé collapsed and hole in wall from bullet. St. Germaine has charged me to replace carpet costing 999$ and to fix hole in wall. They are basically blaming me for the damage caused by one of their other residents shooting my brothers fiancé . I had insurance however they won't cover it because it wasn't fire or theft! St Germaine refused to file a claim under their insurance policy! Trying to get in touch with district manager is a joke as no one ever returns your phone calls! I would not recommend this apartment complex to my worse enemy!!! Stay clear of St Germaine Apartment Complex if you value your life. They don't care about your safety and nothing ever gets fixed!! Worse place I have ever lived! I'm honestly happy to say I can't wait until my lease is up to move away from this wretched place. When I moved here the ac never worked and one of the maintenance guys was straight forward and said that the people that lived in our apartment before us left because the ac was never fixed. My daughter was 1 at the time and the heat was just horrible. The fans in both rooms were not working, it took a nice and long email for the manager to respond to the issues and get the fans and ac taken care of. The front desk were just plain rude everytime I reported an issue about the apartment. Another issue I'm not pleased with is that I now have to walked (which seems like 1 mile) to throw the garbage away because they have decided to remove most of the dumpsters from each area I guess to save money. Don't get me started on the gym! Only one exercise machine works out of all 10 machines they have there. If you plan on moving here please look into these apartments they're beautiful on the outside but disgusting on the inside. read more

Saint Germaine is the worst place I have ever lived in; I could never get anything fixed,the refrigerator door and stove was broke when I moved there and it was never fixed. I could not cook on it the entire year I lived there. If I cooked on low or medium it always cooked on high. the refrigerator door handle was broke and I was told they would fix it or replace it and never did ,told me it was cosmetic once I moved in. My dryer vent was clogged up and caused my dryer to break twice and cost me 289.00 twice to fix. They never came to fix that. I had to keep dryer unhooked and deal with heat in apartment. I moved out and recieved a bill for 300.00 because they said my landry room was dirty; of course due to dryer vent being clogged and I could not connect vent to wall; so lint was behind dryer when I moved it . I sweap and did not mop. I was charged for not mopping it . I had given them a letter that I was moving on10/31/14 when lease ended,and would turn the key in on 11/01/14 when they open and recieved a call that I would be charged. I turned key in on 10/31/14 to avoid fee, but they still charged me rent for 11/01/14 because they claimed they had to honor my letter. I was charged for not cleaning bathroom and refrigerator ,which I did clean; not sure if they wanted me to make it look new when it was used when I moved in. Not to add the numerous amount of times the air 25 yr old airconditioner went out and I had to freeze or burn up ,pending the season. You pay for amenities and when its time to swim; the pool on one side stayed broken the entire summer and the one that was open stayed too crowed to swin in addition to all the outside people swimming( so much for security) . Cars are broken into and you recieve a letter saying to be careful, but they have police that lives on grounds and nothing is ever monitored. All other places I lived I get compliments on how well cleaned that place is when I move. So, don"t be fooled by their kindness and trust nothig they tell you they will fix prior to moving in . read more
