Gotta say I don't get the bad reviews here. The staff was quite pleasant and helped to the best of their ability. I lived here for over 2 years and had no real complaints about management or the staff. The all-inclusive rent is convenient especially for someone living on their own for the first time. The main complaint I have is not really within the staff's control and that is that there's a very "bro-y" clientele here. The summer is filled with shirtless bros throwing parties and that can get rather annoying, but you may also see that as an added bonus of living here and if so, that's great. My only suggestion, MOVE IN WITH A FRIEND. I got really lucky and matched with 3 decent enough guys, but after one moved out we had a real peach of a guy who really made us fear for our safety and stole from us, but staff legally couldn't kick him out unless he actually tried to harm us, so it wasn't their fault. Luckily he moved out fairly quickly but it made me realize how lucky I was. DO NOT move in without friends because you could get really unlucky. I really enjoyed my time here, but your experience really depends on your roommates. I liked mine and so I would recommend this place. read more

The most disturbing issue we had at Stadium was the ownerships belief that they were above the Oregon Law that forbids charging nonrefundable fees. According to 90.297 Prohibition on charging deposit or fee to enter rental agreement exceptions deposit allowed for securing execution of rental agreement remedy (1) Except as provided in ORS 90.295 (Applicant screening charge) and in this section, a landlord may not charge a deposit or fee, however designated, to an applicant who has applied to a landlord to enter a rental agreement for a dwelling unit. (2) 2) A landlord may charge a deposit, however designated, to an applicant for the purpose of securing the execution of a rental agreement, after approving the applicants application but prior to entering into a rental agreement. The landlord must give the applicant a written statement describing: (3) (a) The amount of rent and the fees the landlord will charge and the deposits the landlord will require; and (4) (b) The terms of the agreement to execute a rental agreement and the conditions for refunding or retaining the deposit. (5) (3) If a rental agreement is executed, the landlord shall either apply the deposit toward the moneys due the landlord under the rental agreement or refund it immediately to the tenant. (6) (4) If a rental agreement is not executed due to a failure by the applicant to comply with the agreement to execute, the landlord may retain the deposit. (7) (5) If a rental agreement is not executed due to a failure by the landlord to comply with the agreement to execute, within four days the landlord shall return the deposit to the applicant either by making the deposit available to the applicant at the landlords customary place of business or by mailing the deposit by first class mail to the applicant. (8) (6) If a landlord fails to comply with this section, the applicant or tenant, as the case may be, may recover from the landlord the amount of any fee or deposit charged, plus $150. [1995 c.559 11; 2001 c.596 30; 2011 c.42 3] When questioned about the return of the non refundable fee, the owner s response was: I have talked with other owners and property managers in Oregon and some agree with this interpretation and a few disagree. My own research and study supports our counsel s interpretation. In every other state in the US that we do business, this practice is considered fair and legal. I feel we are being both legal and fair . The fact that the ownership feels that they are being both legal and fair, does not negate the fact that the law is very black and white. The $99 to $199 nonrefundable fee does not seem like a huge amount, but when they are collecting this from every student or resident, they are collecting a huge number of unlawful funds. I have since moved out and have not once been asked to pay a nonrefundable fee from any other community including the one that I will be moving to in August. Do. Not. Ever. Rent. Here. John the manager doesn't care what happens to you at all. On top of all of the maintenance issues that would take months to fix, he did absolutely nothing when one of my roommates threw a party that ended in her leaving an underage girl blacked out and covered in her own vomit in our apartment for the police and I to find more than an hour later. He also did nothing when that same roommate punched another roommate in the face less than two days later. It took three days and us not leaving the office for joghn to even speak to us anout our conserns during this whole situation we couldnt access our apartment. Stadium park doesn't care what happens to you and will do nothing when you are put in a dangerous situation. read more

The apartments themselves are fine, nothing spectacular. But when you fill out the roommate matching form? That's a load of hooey. They'll just stick you in whatever apartment is open. I ended up with a roommate who drinks a lot, plays loud music, and isn't even a college student. There's a lot of loud music coming from the other apartments too. And they don't communicate well if someone else is moving into your apartment. read more

I was stuck in a horrendous living situation before I came to Stadium Park. I reached out to the front office and recieved an immediate and welcoming response. By the end of the week I had a home, a brand new community, and a fresh start. The ability to lease an individual room allowed me to live in an apartment I never thought I could afford. I plan on staying here for years to come and I always recommend Stadium to anyone searching for a new place to live. read more

Stadium Park has been a solid choice for me and my roommates and we have had few complaints. Since we first moved in, there were some issues with plumbing and other appliances, but if you report any problems to the office they are generally responsive and will take care of any issues. The apartment itself is pretty normal- it looks nice and there's nothing particular to complain about, and most of the appliances you'll need are already there. The staff are very polite, friendly and helpful, and regularly host events in the office/clubhouse. These are usually things like free pizza every Monday, Free Food Friday's and holiday events. There is also free coffee, candy and printing services, which are all a nice touch and demonstrate that the staff really wants residents to enjoy their time here as much as possible. There is occasional sketchiness in the area, but nothing much worse than you would expect from other apartment areas- things like people stealing from the trash outside, or attempts at bike theft. My roommate almost had her bike stolen, but thankfully a security guard stopped the act and let her know what happened later. Another awesome thing is that most of your utilities are just included in the one monthly rent payment, around 500-600. This includes internet, heating, water, etc. so as long as you don't go too crazy, you don't need to worry that much about turning up the heat or using water because your rent won't change unless you are excessive in your usages. There is no AC, but heating in every room. The payment process is also quick and easy, and can be done online. There are grills (kinda sucky depending on weather) a pool (which is unfortunately very cold, but nice during extreme heat), a small gym, etc. the area is a bit distant from the UO campus, but this is nice in a way, as it feels very mellow and like solitude. Other reviews include noise complaints, and there have been some that I know of, but me and my roommates have never experienced anything heinous. Overall, you're looking at comfortable apartments with utilities included in a monthly, reasonable, easy to pay rent; A friendly staff that is eager to help residents and host fun events, and a nice looking, clean, generally safe area. Some cons are the distance from campus if you go to UO, but buses are free right from the apartments to there, which is convenient. Again, there is slight sketchiness, but nothing that you wouldn't potentially expect from other apartments- just be safe with your bike, sign up with roommates you already know if possible, and let the staff know if you have complaints about noise, etc. lastly, there might be some issues with the state of your apartment when you move in, so look out for that and let the the staff know and they will send in teams to fix it if necessary- our apartment had only minor issues upon move in, but I'm sure there are others who may have had worse. read more

DO NOT LIVE HERE!! It may be cheap but it's all a scam. I stayed in a four bedroom and one of the rooms were vacant for a short period of time and they say that when one room is vacant to consider stadium park our 4th roommate. the maintenance people were very rude and came and went as they please with no warning and just walk in whenever they want without giving notice! HUGE INVASION OF PRIVACY! When they came they had no consideration for our pets and left the front doors wide open so they escaped. They knocked our photos off the walls and they ATE OUR FOOD! They even only cleaned exactly half of the bathroom. Like literally wiped down half the mirror. Then as we are all checking out they ask us to clean everything and we did it was spotless 10x better then when I moved in and they still charged us a ton of money for cleaning fees. And I bet they won't clean a damn thing. They are incredibly rude and have no consideration for their residents 0/10 do NOT recommend. run as far as you can . read more

There are many magnificent places to choose to call home in Eugene, Or. When it comes to apartment complexes in Eugene, you will find numerous outstanding layouts and amenities. For me, the fact that Stadium Park has such conducive layouts and quality amenities is a bonus, but the level of customer service I received from Nathan Warren far exceeded my expectations and ultimately "sold" me. From the moment I met with Nathan he was very understanding of my situation and acted as if he was looking for a place of his own. Many times understanding the terms and conditions of a lease can be overwhelming and possibly make one reconsider their decision; Nathan did not rush me or pressure me. Yes, some nights may be louder than others, but c'mon! It's a college environment and any time I do have an issue I'm able to speak with Nathan directly. Highly recommended! read more

I've lived here for over a year now, and all I can say is DO NOT MOVE HERE. The staff is terrible at handling situations. One incident my 2 other roommates and I were being threatened physically by our 4th roommate and they did nothing and said until she physically did something to us they couldn't kick her out. So we had to call the police after months of being scared of this roommate. They finally kicked her out after we called the police, but why put our safety in jeopardy? I transferred to a 2 bedroom with my new roommate and we put in a maintenance request for our dryer to be fixed over a month ago and it still has not been done. We've called numerous times and all they say is that they don't know what's happening and they'll call us back and they never do. Many of the girls that work in the office talk badly about residents that live in the apartments and myself and many other people have witnessed it. They do not clean the apartments after people move out unless you complain about it. My current roommate had to call them and ask them to clean the apartment when she moved in because it still had stuff in it from the previous person that lived there. They also made me sleep on just a box spring one night in my new apartment because they "forgot" to put a mattress in there, even though it was confirmed with 3 different people that I needed a mattress in my room. Not to mention they show you these brand new apartments when you do a tour and then put you in a shitty apartment with a fridge, dishwasher, stove, and microwave that was made before I was even born. I do not advise moving in here at all, I will NOT be resigning my lease in the future as it's a terrible complex to live in and many of their staff members are rude and not helpful, and do not wear masks when in contact with the public. They do not reinforce any of their rules. This place is terrible to live in. read more

They lie to you about what you're going to pay, the apartments are cheap and run down, and good luck finding parking if you come home after 10 pm. If you want to see people walk down the street carrying guns, this is the place! If you want your neighbors to throw outrageously loud parties look no further. My upstairs neighbors threw so many parties with so much jumping they cause my ceiling lights to short out. If you want to feel unsafe, definitely live here. My three roommate and I are all young women and we asked not to be on the first floor for safety reasons, and no surprise we ended up on the first floor. One night when I was home alone I had a man force himself into my apartment TWICE and didn't leave until I threatened him with calling the police and had to physically push him out of my apartment. I called security and told them what happened, and they said they would send someone over to see if I was okay and for me to give a profile on the man so they could find him and remove him from the property, but of course no one came. Rent is advertised as $475 but after renting a four bedroom you pay $560. Before signing my lease I specially asked about my utilities, if they were included in rent, Stadium told me yes that I would pay $475 flat. Big lie. Don't recommend living here at all, it's pretty shitty and far from campus. You could find something better and closer to campus. read more

Stadium Park is a predatory housing company banking on having students ignorant of their legal rights as its tenants. In reality, their prices are vastly higher than advertised on their website, and they are not student housing as their marketing suggests. Stadium Park housed me with a mentally-ill 36 year old unemployed kleptomaniac and tried to make it my responsibility to get him to abide by the terms of his lease "because that's what adults do." Despite the terms of the lease stating that the apartment must be kept clean, and having so many items stolen from me that I had to keep everything I own in my room, stadium park would do next to nothing to assist me, a employed tenant who consistently paid their rent on time, in dealing with a deviant roommate perpetually late on his rent. They would frequently ignore my requests for help through their official channels. The appliances would consistently break down and need repair. The apartments are shabby and do not resemble the pictures on their website. Stadium Park does the absolute minimum to get by in the hopes that you do not know enough to take legal action. If I was not an impoverished student, I would take them to court for the misery they've put me through for the past year. Avoid this place at all costs. read more

The price is intriguing. By far the lowest I found when looking for an apartment. However, I do NOT recommend this place if you can find something else. When we moved in, things were broken, the toilet was not even attached to the ground. In addition, we weren't informed of the new animal moving into our apartment when our random roommate moved in causing one of my roommates to have an allergic reaction (pets aren't an issue, but my understanding of the lease states all roommates have to be aware). Lastly, when I moved out, I owed a small amount of money. I was informed I would be contacted within 24 hours of my move out time with information on where to pay this fee. I was not informed so I contacted them again and they stated they were working on getting me the info. They never did, and then sent me a notice weeks after that I failed to make the payment regardless of the multiple attempts to get ahold of the login info to pay. Again, I don't recommend if you can avoid it. read more

Not only are all the new staff working in the office incapable of doing anything they are supposed they actually rented rooms out to people that sit on their balcony and harass you as you walk to the bus everyday. Don't rent here!! These are awful apartments. I had a horrible time living here. The apartments were dirty and falling apart when I moved in; the actual apartments are nothing compared to the show room. My apartment looked as though it hadn't been cleaned in years. Things broke constantly, because they were old. When I needed things replaced, they wouldn't at times because it required "too much work" or they didn't have the item on hand. The women in the office are completely clueless and cannot answer any questions. The woman running things in the back is extremely rude and unprofessional. At the end of the year, they attempted to charge me $165 cleaning fee for a spotless apartment, that was much cleaner than when I moved in. It was a complete disappointment living here. read more

You aren't close to downtown Eugene at all. Before we moved in someone got shot and died. We weren't notified. You're right by the freeway. The nearest store (Duck n Go) is ridiculously overpriced. I really actually like living here. Roommates may be a problem, but it isn't like they are purposely setting people up with bad roommates. They were extremely helpful when I had an issue with mine. The maintenance is always quick and does their work well. I have to admit that the apartments themselves are a little rundown, but what do you expect when you move to an apartment complex that has seen many people before you? Everyone is super nice there, and there are lots of little perks. I, personally, have been saved by the coffee machine that is in the main office many times already. I found that the clubhouse is a great place to work on different things, as it is quiet and has a nice atmosphere. read more

This is my second year here and I love it! The new furniture is AMAZING I get complements on my apartment all the time! I live in a two bedroom and I could not be happier having my own bathroom! The kitchen is spacious and having a washer and dryer is wonderful. I have had a few problems with random things in my apartment and maintenance was always here to help make my apartment everything I can imagine, a maintenance man even came after hours when I needed help cleaning up a broken mirror!The office schedules cool ways to meet your neighbors with food and entertainment. They have an awesome club house to hangout with your friends and even enjoy fresh coffee and often times snacks. The office also has free printing and as a student this comes in handy! The ladies in the office are always helpful. On top of all of these awesome features renting a room also includes a beach volleyball court, basketball court, pool, 24 hour gym, and free tanning! read more

First off, the actual quality of the apartment was nothing like the apartment that they show you when you tour the complex. There were so many things wrong with the apartment when I moved in, but one of my biggest issues with Stadium Park is that it seemed like they always had an excuse as to why they couldn't fix something. I was told that our carpets couldn't get cleaned because they didn't want to spend the extra money to get them cleaned from an outside company and that they couldn't replace our broken light cover, which was potentially quite dangerous, because they had no replacement parts. Additionally, the staff was not very helpful because it seemed like I was never given a straight forward answer when I had a question regarding really an issue while living there. However the greatest issue I had was when I moved out. When I went to check out of my apartment I was not informed that I needed to schedule a move-out inspection and then they tried to tell me that because I did not schedule an appointment, that I essentially waived my right to protest any cleaning fees that they planned to charge me. I was then notified that they were going to charge me $140 dollars collectively, over things that I found to be quite unfair, considering the quality of the apartment was probably in better shape at that point than what it was when I moved in. read more

Since I've moved into Stadium Park Apartments, my life has completely fallen to shit. The Air conditioning the apartments advertised is non-existent meaning those unlucky people unable to afford it themselves get to suffer in the hellish un-insulated ovens that Stadium Park passes for rooms. Privacy? None. Not only are the walls paper thin, the sociopaths that they've hired for maintenance crews will show up at your door unannounced and will not leave if you beg them to let you sleep. After a good twenty minutes cursing them out, the receded hairline for an apartment manager showed up to tell me that I "needed to respect his staff". The one semi-decent maintenance member showed up an hour or two later and actually apologized to me (albeit half-heartedly), but I still had to show up to work on four hours of sleep for a 5pm-3am shift. On top of all of this, there are no decent grocery stores for several miles in all directions,so if you walk or take the bus places you will be forced to shop at the Duck N' Go, which charges $7 for a box of cereal. The 79x will get you most places during the school year, but if you happen to be stupid enough to move here during the summer, you'll get stuck riding the 13 which cuts off service at around 10pm and won't get you to campus without several transfers. Also, be warned: When my last batch of roommates moved out, the landlords sent one of their maintenance crew to inspect the premises they ended up charging my roommates $800 for a broken plywood door that I could most certainly get fixed or made for around $100. On top of that, they charged the past roommates a $55 floor cleaning charge for floors that they never cleaned, a $100 charge because the bathroom floor had a couple of towels and a slight residue on the tub, among numerous other charges for damages to carpets that appeared to have never been cleaned. I could go on and on about my seething hatred of Stadium Park apartments, about the constant parties that went on till 3am every other night and the almost complete lack of sleep I've gotten because of them, or even the heart palpitations I've developed from my complete lack of sleep, but the amount of hatred I've spewed on this place is more than enough to convince anyone sane that Stadium Park Apartments is the absolute worst place to live in Eugene. Do not rent from Stadium Park Apartments even if you are desperate. read more

Worst year of my life! When I first moved to stadium it seemed like a nice place. I had a whole 4 bedroom to myself with a nice view of the pool for about the first two weeks. Then my three other roommates arrived, two boys and a girl. It was alright at first but they really like to party, and I that wasn't the huge problem but I was mainly here to go to school. Throughout the next few months the partying got crazy and out of control. We had multiple fights breakout and obnoxiously loud until 3 or 4 in the morning along with most of the other apartments being loud rude and rambunctious. I could never sleep or get any studying done unless I left the property. The parties were so crazy I would see multiple people passed out, vomit on themselves, or falling down the concrete stairs. My roommate even told me one of her friends got sexually harassed at one of the parties. This made me very uncomfortable since they were constantly throwing parties at our apartment, I would have to lock myself in my room to feel somewhat alright. There is a high crime rate in this area on top of everything else. About halfway through the year I tried to break my lease to move somewhere quiet but this is like trying to break a deal with Satan. They won't let you out of your lease no matter what unless you pay a ridiculous amount of money, which as a college student I did not have. So be prepared to sign a year of your life away when you rent here, which I strongly advise DON'T. read more

Do not move in here unless you plan on NEVER moving out. It was a horrible process. The maintenance person checking me out said that because I was one of the last ones to leave that I was responsible for a lot of common area charges that the roommates who left earlier were not (individual leasing). Then I never received a statement from them stating how much I owed in move out charges, they had verbally mentioned it as I left the office but never did I receive a hard copy. I had an idea of how much it was so I cut a check, they deposited the check, I thought everything was square. Not so. MONTHS later the girl that moved into my old apartment contacted me and let me know I had some mail there. I picked it up and stadium had sent my account to a collections agency without ever trying to contact me, and gave the agency the address FROM THEIR PROPERTY that they know I do not live at anymore, with a do not attempt to contact note. I would have never known me account went to a collections agency if I didn't still talk to the girl that moved in after me. It messed up my credit and my consigner's credit and stadium said "oh it was a mistake I'm sorry"... No, I know at least 3 other people they did that to, this was not an isolated incident. read more

Every other review here is spot on. But let me add that the advertisements for this place are also grossly misleading. First off, it seems like half of the "community" here is a lowlife just looking for a cheap place to live, not even planning on going to school. Don't ever plan on studying at home. The walls and ceilings are paper thin, people are up yelling and partying until 3am on weeknights, and I'm still not sure what the "security" wandering around outside are capable of doing other than walking around the parking lot. The 79x bus ride that claims a 10 minutes trip to campus has never taken less than 15 minutes and easily gets up towards half an hour from 5-7pm due to the bridge. In fact if you read the LTD route page https://www.ltd.org/system-map/route_79x/ even they're arrival/departure times compute to about 16 minute from UO to garden way. The furniture looks nice, but feels like cardboard boxes when you try and sit on anything. I went with the roommate matching because they claim to be "student housing" so I figured what's the worst that could happen. Turns out the worst that could happen is sharing a unit with a 30 year-old non-student who day drinks alone and stays up all night playing video games. UO classes are not easy, especially in the science departments, and not getting any sleep has sabotaged my grades terribly. Please do not rent here if you are a student looking to make something of yourself in college. read more
