Stanley Homes is an AWESOME builder! We were looking to build a custom home in Viera Florida and looked and looked until we found the perfect lot! We thought we knew who we wanted to build our home, but the lot we bought was assigned to Stanley Homes. As we got involved in the process and met our construction manager (Jimmy Keith) and the whole Stanley Team, we realized that we had lucked up and got a phenomenal builder. From materials selection thru construction and to our final walk-through, this was as good as you could hope when building a new home. My wife and I have built several homes, and this was by far the easiest and least stressful. We have been in numerous homes built by all the "premier builders" in our area and I will unequivocally say that our home has the best finish work of any we have seen, whether it cost $1 million or $7 million to build!! We bought a brand new home from Stanley Homes. Immediately started having the toilet back up into the bath tub. We called them out of ofc their plumber said nothing was wrong, that charmin was too heavy in the pipe and backing it up. He then cleared the drain. After it happening repeatedly every other week even after changing our toilet paper, I finally paid out of pocket for my own auger. Eventually I hired my own plumber to scope the pipes and he quickly found a pipe was slanted down the wrong way causing the flow not to carry paper out but toward the washer and dryer since it was angled down in that section. So I called up Stanly Homes who sent out there guy. He refused to look down the pipe on the roof above where the other guy saw the issue. After an hour of harassing and him saying "Everything looks perfect," I finally got him to look down the pipe after informing him another plumber had already found the problem by looking down it. He finally discovered the issue and decided to set a day to fix it. The only good thing is from there they paid to drill through my floor to angle the pipe correctly. But, their plumber was extremely dishonest and I had to pay for thousands in plumbers over the years getting them to fix it read more

RUN!!!!!!!!!!!!!!!!!! We would highly caution any potential homeowners against doing business with Stanley Homes. Jason Stanley is the most unprofessional business owner I have ever dealt with. Either doesn't respond at all or when he did respond he was very short, demeaning, did not address us in his emails with respect until one week before closing he opened the email for the first time in 1.5 years with Mr&Mrs .....nicest email I've gotten from him in 1.5 yrs ending his sugar coated email that we owed a large lump sum of money 1 week before closing. Andrea supposedly has worked for Mr. Stanley for over 11 yrs and "knows everything" yet she misquoted many important line items. Didn't know simple things like how the garage flood light electrical lines were "standard" or how the soaking tub in the master was "standard". How "all the models have the same sliding doors" not the case the one model we were showed in Viera had impact sliders which my husband relayed to her we wanted come to find them installed in our home were the cheapest grade sliders on the market. (The handle broke our first week in the home I had to stop by builders pro source to pick up a replacement)We noticed back in Oct 2022 that the entryway double door frame was not installed symmetrical or aesthetically. We decided to let our construction manager notice it but he never did and when we pointed it out we were offered a half ass job to correct it (cover up the mistake) instead of fixing it correctly like I would expect Mr Stanley to want it fixed correctly since his name is on our house. Our reverse osmosis keeps pumping whenever water runs any where in the house. R&S Water has been super kind and come out to replace and make any corrections they feel could be causing this back up However it is a plumping error. Once the driveway and apron were completed the apron dropped down to 14 ft leaving a foot of nothing on each side. We had to demand them to correct the driveway to the 16 ft that it was supposed to be all the way down. They had no solution to this, so based on my suggestion, they added pavers to each side of the apron. Again when I emailed Mr Stanley that the driveway was not completed as we designed it his response to us was verbatim "like it's my fault....." Less than a week after a one time close on our construction loan they decided to say the driveway that was on blueprints and everything measured to a T was underestimated by 50% and we needed to drop off over $10k to proceed. More dirt was needed that was another change order of $10k to proceed little incidentals along the way in order to proceed we had to drop off money to their office which is why I call you out Mr Jason Stanley on your bogus last minute "True Up" that you presented to us on a silver platter one week before the 1.7 yr await of moving into our house. Your "True Up" is completely fabricated to your benefit. Line by line is a lie by lie. And if we truly owed all this said money you would of surely requested a change order at the time of invoice like you did for other big ticket items. RUN I'm sure there are other builders more trustworthy, professional and take pride in their name being behind their work. Our home is beautiful, any builder could've done the completed brick and mortar . What makes our home most beautiful is all the custom woodworking my husband has done, timeless hours he has spent making the closets, pantry, landscaping, oasis for our family to enjoy together. read more

So, my husband and I have called twice in about a week's time - no one has returned our calls. I don't know if this is a case of "if you have to ask, you can't afford it", so we are potentially not worth their time - or if they are just straight up disorganized. I will make allowances that it is the holiday season, and perhaps they are super busy, but seriously - if someone has money to spend, I'd think they would be obliging to that person. It's too bad, because they have some lovely house plans, and they seem like qualified builders. Still - if they are this unresponsive when I'm trying to give them money...well, I can only imagine their responsiveness if problems arise. In which case, shame on me for choosing such a builder. Sad, but it looks like we'll be taking our money elsewhere. Update: Stan personally contacted me to apologize for the situation and try to rectify it, which I really appreciate. While we have decided not to build at this time, his responsiveness attests to a good level of professionalism. read more

Stanley Homes General Manager, Mr. Catropa, personally fixed the problem. Turns out it was just condensation buildup. Nothing serious. Again, quality constructed beautiful home.
