Stay away from this company! We bought our home 5 years ago, after the original owner had it for 5 months. They sold it due to some family problems (allegedly). We are now dealing with the THIRD major leak in the wall of our guest bathroom. Every single one has been due to shoddy work when the house was built (bent PVC, sloppy joints, etc.). And of course, once you're beyond the warranty period, you're stuck. Unfortunately, we didn't realize the problem existed until a year into the home. We have been in our LifeStyle home for almost one and a half years. Our home turned out beautiful and I love it, but I feel like we had to fight for things to get done right from the beginning to the very end. They try to see what they can get away with and then tell you they will fix it. Why not just do it right the first time? Homebuilders beware. They try to take short cuts and hope the customers won't notice. And they love customers that are not local for this reason. If you plan on building with LifeStyle, make sure you are local so you can keep a close watch on your future home. We would never use this builder again. Giving them one star is required but way too generous. read more

LifeStyle Review June 2017 Beautiful House, Horrible Experience UPDATE: LifeStyle has made it very difficult to have even the simplest items fixed after we moved in. We are very disappointed with the after-closing experience, and the typical used car salesman response from the building supervisor. In this review we will try to focus on the facts, not our opinion, with the experience during the building of our new home. We hope this review will help future homeowners out there as we heavily rely on customer reviews when we chose a product or service. Building a house is said to be one of the most stressful endeavors you could make. We recently completed the construction of a new home in Vero Beach Florida with LifeStyle Homes, and that old saying couldn't be truer! Base on our experience we would not recommend building a new house, in general, unless you have the time, energy and patience to supervise the building process yourself and to be ready for many confrontations when things were not done as in your signed agreement. You will essentially need to know how to build a house yourself. This could very well be the same scenario with every builder, which doesn't make it right, and these were our experiences. Custom designed homes: We love LifeStyle's willingness to change house plans to accommodate your needs. LifeStyle was eager to help create our dream home. The design and planning phase with was exceptional. Living 1,500 miles from the build site, we exchanged emails and drawings with LifeStyle almost on a daily basis. They were very responsive to changes and helpful with advice on the floor plan layout. Once the contract was signed, a very busy Indian River County planning board took 6 weeks to approve the plans before building could commence. Trust, but verify: We went into this venture on the assumption that people are honest. We would take the building supervisor's words as truthful and at face value, and over time learn this was not always the case. Be on-site: I fortunately work from home and had essentially moved to Vero Beach for over six months to be involved in the building process, to make sure that the house is built as specified in the agreement. I expended a tremendous amount of my own time and energy to monitor the building process, visiting the house every day after work. A picture tells a thousand words: I documented every corner of the house, literally snapping thousands of pictures and videos, and taking notes of daily activities and conversations in detail. This valuable information was later used more than once to defend concerns to the supervisor and aided in getting things corrected. It also allows us to see behind the walls long after the drywall is installed; placement of plumbing, wiring, location of studs, etc. A home inspection: We would strongly advise hiring a Home Inspector BEFORE the closing to verify that things have been done properly. We had a few things identified that once reported by a licensed inspector were difficult for the supervisor to simply ignore. The supervisor said they had fixed all reported defects, but upon our re-inspection found that some had not; be vigilant. Delay closing: I had the advantage of staying in town for as long as it took to complete the construction. This being a second home, we were not confined to a closing deadline and simply asked that the supervisor "take your time, do things right". If we had a deadline, we are not sure if the end results would be the same. Despite the stress and torment we withstood, the end result is a magnificent home that we describe to our friends as living in a luxury hotel. The hard work and perseverance paid off and we are delighted with the product. LifeStyle does truly build an outstanding home and we're proud of what has been achieved. We would love to see that LifeStyle places more focus on training their staff in customer service, monitor the subcontractor's work more closely and be more concerned with getting things done right the first time. Had a home built by Lifestyles Homes. Bonnie and the sales team were outstanding, after that dealing with Lifestyles has been so so. Our house manager did very little to inform us on progress of our house, many minor issues that should have been caught by him were not, and I'm not sure what he did beyond making sure all the others subcontractors came together to build the house. Compared to the references given to us by prior customers who said that their managers went the extra mile, Dan Coe did not go an extra inch and had the standard statement of "that isn't my job." Umm, yea, building permits is....ensuring the fencing contractor knows where to go, etc! I live 6 time zones away and was coming to Missouri for a conference, asked if I could fly down on the weekend to check on the home build and was told, "I don't work weekends." Four months later we are still waiting on minor issues to be fixed. After looking through the paperwork we noticed an overcharge for the pool. Martins pool's informed Lifestyles and us that we were overcharged by nearly 3k. Lifestyles did admit that it was an error and will give us a refund. Three months later we are yet to get our payment. The few of the excuses were: Our finance guy took the day off to see the solar eclipse, the computers were hacked and we cannot check the data, a check was mailed weeks ago...yes, all true, plus many more. Overall, considering we had homes built in the past, this has been the worst experience. The reason we went with Lifestyles was because of the great sales people. However, it is more important to get a good deal, a good home, and a business that stands behind its customers. In about a year I will update to point out if they refunded or if we had to go to court, and if they made good on fixing the issues around the home. There are many good home builders out there, do your homework. UPDATE: After posting a review we did get a call from Lifestyles home the same day and received our refund check the next day. Yet to get any call on repairs, rather than wait I will probably fix them myself. But considering we paid A LOT of money for this home, you'd think Lifestyles would follow up or just give a courtesy call on how we like our home. The last two home builders did that. read more

I had a home built by lifestyle homes and it was outstanding. The sales team was outstanding and they made me feel like their top priority. The house was flawless and I was blown away by my salesman. I've been swept off my feet by this company and if I were you I would go get a house from Lifestyle Homes. I recommended this to my friends & family in a heartbeat. I guarantee you will be be satisfied. I know I was. Thank god I decided on Lifestyle Homes and found my forever home for me and my family. When we began looking for a builder for our new home, it made sense to us to use one that had frequently built the same plan we were interested in. The 'seller' at Lifestyle was typical. Promises made, but no follow through. I didn't realize it, but our 'team' actually meant them versus us! From the moment the house was started, EVERYTHING went wrong! There was zero communication about the elevation level, until we stopped them proceeding further. It was clearly below curb level and we wanted it raised. The ' engineer' said there was no way that could happen even though we spoke to three other real engineers who said it's done all the time. ( It would have cost them time and money, which wasn't in their favor.) This put us below sewer level which created its own nightmare - pipes running floor to ceiling reducing our usable storage space, extra thick basement wall with unsightly plugs over drainage pipe and a big door for access to said pipes smack dab in the middle of the wall!! A lot of ceiling space was also used up with drainage making less head space and no room for window trim. We specifically asked for 8 foot ceilings and got 7 in most places. The framers built crooked walls, which led to the sheetrock being crooked, the windows not squared up, the carpet and hard flooring laid unevenly, tile work uneven, etc. The entire basement is unsightly. They installed the wrong color of soffit and fascia, garage doors, the entire upstairs hard flooring was wrong costing us an extra month to get our original order in as well as the carpet being delayed by another month. The contract reads that if we cause any delay, we are monetarily penalized, but there is no recourse if it takes them twice as long to build the house as they told us. It took the tiler over a month to do the shower and kitchen and we have cracks in the grout everywhere and I don't dare use anything for fear of getting water where it shouldn't flow. I brought a couple to see the house one day and thanked the framer for coming back to redo work he had messed up and he completely ignored me. My friends were stunned by his rudeness and when my husband asked him to be polite, he answered that he didn't work for us and could behave however he wanted. When we were questioned about the incident, we were told to never talk to sub contractors nor show up at our property until after they were gone for the day! We actually saved Lifestyle many times by communicating with their subs when they were installing something wrong. Many of the subs were the ones who informed us of other subs mistakes and Lifestyle's faulty behavior and reputation. We repeatedly asked to receive a copy of our plans and specs, but got them so late in the game that it was fairly useless. The master closet was left unfinished, the posts are unwrapped, the painting is uneven and wipes off easily, so that I can't even clean a shelf. We thought we were building our final home, but have been so unhappy there, we want to sell. Our only grief in that is we love our lot and our neighborhood. read more

I'll start by saying we started down the road with Lifestyle but aborted after a lot of frustration. We contracted to build a house with them at the Preserve in Lake Washington/Melbourne. We loved the house design we saw in the models. We selected the St Thomas (visited model in viera). Lifestyle was accommodating in allowing customization of the basic design. Unfortunately what I soon realized that Lifestyle is not really a custom Builder. They are really somewhere between a pure production builder (eg tract home with no modifications allowed) and a custom builder (you get and pay for exactly what you want). I guess Semi-custom is a good description). Lifestyle gives you a price for a baseline house and then you upgrade from there. The price for the basic house looks fairly attractive and included both house and land. What we found was that the cost of upgrades was rather inconsistent and at times mindless and lifestyle couldn't often even explain in a way that made sense. The thing that was very frustrating is that as we worked through the changes, it was almost impossible to tell what exactly you were paying for. Often we found there was a lot of double dipping where we were charged for things, but not credited for the thing we were replacing. We also found communication was very poor. We were forced to work through all the technical details through our sales person, who quite frankly didn't really know what she was talking about. She didn't understand the details and consequently there were continuous misunderstandings. As a customer we are decisive but very technical oriented and desire to work through the multitude of details. Lifestyle wasn't capable of working with a customer like us and we finally realized we needed a true custom builder and cancelled. I think lifestyle works best with a customer who is just happy to get what he gets and doesn't ask many questions. Nothing wrong with that, but that isn't a custom or semi custom builder. The final straw was when we found out that Lifestyle was going to charge us an extra $50K in lot preparation costs because the lot they sold us (at a premium by the way) was slightly larger than standard. This wasn't the only surprise as there were numerous little surprises such as this. Ultimately from their work I think they build good houses, but they cheap out on a lot of things that you would expect in a house in this price range. The good things: - Reasonably good quality builder. If low end is acceptable then you could consider as good value. The bad: - Very frustrating to deal with for a detailed oriented and technical homeowner - Was unable to get answers at times to basic questions. Forced to work with knowledgeable sales who don't understand the issues. - Lots of incorrect information about the community (for example told us we could put a boat on the lake behind our house and put a mailbox up which is forbidden by the HOA) - Lots of things that shouldn't be upgrades are upgrades - Lots of electrical upgrade costs required to get basic things such as ceiling lighting etc. - They advertise and talk a lot about solar and energy efficiency, but their costs are a joke. Much cheaper to just install afterwards. - Unable to capture costs and you find many extra costs long after the initial contract is signed. \ - The baseline budgets for flooring, fixtures cabinets etc are comparable to a cheap tract house. We had in excess of $250K in upgrade on a house that was marketed at $450K In the end they aren't a custom builder and if that is what you are looking for there are much better options than Lifestyle. read more

We signed a contract on Sept 2018 and it is now May and they still haven't done a thing with the property except give us BS on things. They are very unresponsive and don't have great customer service. The sales and show room people were great and easy to deal with. Then when you put down money all things fall through the crack and they really don't care. It is going to take a year and a half to build our house that is very basic and not a lot of changes. They will nickel and dime you for everything.... Oh you want electric that is more.. read more

I had a home built with Lifestyle. And I want to preface this all with the fact the house is beautiful, but that's where it stops. Lifestyle built the house in Malabar, and I love it, but it isn't all sunshine and roses. The initial experience was great. Shannon Corfield was an excellent saleswoman. She listened to what I wanted and was very accomidating. She was on board with me bumping out the left side of a Santa Cruz by 2 feet as well as pushing the garage forward 10 feet and doing 10 foot ceilings with 8 foot garage doors. Shannon was amazing through the entire process, and so was Melissa Pellow who helped me greatly with design decisions. Then came actual construction. Bob Johnson was an excellent building supervisor, but if I'm being honest the subcontractors absolutely SUCK. Slab, block walls and framing were fine, but the drywall guys were complete hacks. I have screws popping through the walls in multiple spots. The AC system being only 4 ton is a problem, the 4th bedroom with the 2 foot bump out is consistently 4 degrees warmer than the rest of the house. I challenged lifestyle on this and they said they can't do a 5 ton AC because of their energy rating. Well as far as I'm concerned, screw your energy rating, I want my house cool, even if it means sacrificing your precious rating. Efficiency isn't always better, the POS water heater proves that with the laughable hybrid mode. After the closing I feel like I don't matter, I've had several appliance issues which to be fair were addressed, but I emailed lifestyle about electrical issues in the house and got no response. If I hook my computer up to the outlet in my office and fire up a game, the lights flicker. What kind of moron puts lights and outlets on the same circuit when you have a 60 breaker panel? My brother tried to call today about issues and noone answered the phone. I'm sorry but as someone who is in business myself, this is unforgivable. Get off your ass, call me and do something to fix the mistakes you made when building my house or I will be contacting a lawyer. You have to be a complete moron to think adding a 2 foot bump out to a room and thus introducing another 200 cubic feet of air that needs to be cooled doesn't require another AC register. I guess Advantage Air & heat are complicit in underpowering houses when it comes to cooling? read more

We have had a lot of difficulty with this builder. Many things had to be corrected when they built our house. They have completely refused to fix/replace the granite countertops that are not sealed, and therefore stain easily. They are not well finished, and after cleaning feel scratchy when gone over with a dry cloth. I would use another builder were we to build another home. The owner flatly refused to fix the countertops, and when contacted for us by the Better Business Bureau refused to acknowledge the complaint. Other homeowners in this subdivision have various problems with Lifestyles also. Build elsewhere unless you have the time and knowledge to be at the house every day while they work. read more
