I'm a licensed contractor. Over the years I have bought and sold lots of properties. Recently I built a "Speculation Home" to sell. When it came time to sell the house I had 4 different realtors come out to the house for an interview. Stephanie was by far the best prepared realtor that showed up. She looked proffessional, she came prepared with compariable listings, and she had all the answers. She was very knowledgeable, and she also offered more services for the same commission rate as the other realtors. My only words of caution is that Keller Williams has an additional broker fee above the commission fee. Most novice sellers agree to that additional fee because they just assume all realtors charge that extra fee. That is not true, that fee is not mandatory, and it is negotiable. In other words when you list with a realtor just remember that all fees are negotiable before you enter a contract with them. In my dealings with Stefanie, she was not as concerned with her net profit as she was making me, her customer, happy. Most times, Stefanie was easy to get a hold of and I greatly appreciated that!!! I interviewed 3 agents before deciding to go with Stephanie Angel because I've had a good deal of experience buying and selling properties and I've learned the difference between an ok agent and a great one. And honestly---Stephanie is probably the best agent I've ever worked with. Here's my experience: three agents toured the house and each told me what they would price it at based on the comps. One agent's strategy was to price it $26,000 lower than we actually ended up selling it for, in order to create instant interest and hopefully sell it for more. The other agent suggested pricing it $6,000 more than she thought the property would actually get, in hopes that we would "get lucky". Stefanie, the third agent I interviewed, suggested pricing it at exactly what she thought it should sell for which just happened to be the highest estimate of all, by $9000. I went with her, and we it sold for asking price in the window of time she predicted. This speaks to who she is. She doesn't play games, either with the buyer or seller, and because of that I know she's respected in her field---which is an enormous advantage to her clients. Some agents will price a house substantially under market knowing they won't have to do much or wait long before it sells. Their contacts and advertising can be minimal, their reputation can even be questionable, if they price the property cheap enough--it will sell fast. They put their own needs before their client's and focus on moving quantity. Other agents will price it high but set you (the seller) up from the start, to be prepared to accept less, which is really the same game. Then there are some agents who leave it to their clients to tell them what to do, barely voicing an opinion. Other agents take on the role of "expert" and make all the decisions, leaving their client out of the process. But Stephanie is collaborative and genuinely a good listener. I felt like she was my partner the whole time. A wiser, more experienced, creative thinking, highly strategic partner. Her decisions are thoughtful, rational and flexible based on the situation. She's an excellent negotiator---thats probably her strongest ability---and a quick problem solver, and I say that from experience. (I'll explain further down) she's easy to talk to. She writes really good ad copy--not too long or overly detailed, but informative and compelling. The pictures she has done are first rate. Honestly our house stood out among two dozen other very similar houses because of her top notch advetising team. I know this because I tracked the number of saves on Zillow as compared to all the other houses in our price range and ours got 3 times as many saves. But our house had a lot of issues. Everything from us being long-distance sellers to abandoned cars and trash on the lot, to propane gas leaks, to vandalism: she and her team were there to help us solve each problem as it came up.
