What a difference a competent title company makes in the processing of a real estate transaction. After a residential seller's closing that should have taken 30 minutes, but lasted more than 2 hours last week, today I attended another client's home sale closing at Sterling Title Agency in Hamilton, NJ. I was definitely remembering the fiasco from last week with a different title company when I walked in to the conference room with my people. I didn't want the same experience for them, nor me. Fortunately, things went smoothly and we were done with everything signed and checks in hand in 35 minutes. Why the difference? First, this organization had everything properly prepared and reviewed the day before. We were all able to see what was coming, and be sure it was correct. Second, both sides had legal counsel to represent them from the very beginning of the process - from the day the contracts were signed months ago. All issues were known and resolved. Unexpected developments (there is always something), arose and were put to bed by experienced lawyers who knew the options available, and were responsible for protecting their clients. Third, the buyers were there an hour before our time of arrival to execute all the financial documents under the guidance of their attorney. When we came in, all we had to do is review and sign the papers on our end (Affidavits, Disclosures, Deed, etc.), and hand over the house keys in exchange for the net payment to my folks. Sterling Title handled our townhouse closing 3 months ago, made quite a few computing errors and overcharged us sellers $280 on utilities, they promised to send out refund check a few days after 5/17/2021, but til this date we are still waiting for the $280 refund after more than dozen email correspondences and 90 some days in between! They can not be trusted for their words, much less for your money. read more

I did not have a good closing experience with Sterling Title Agency. I received three closing disclosures from the bank before closing, and in every CD, the title company kept adding additional line items. I asked for an explanation from them before the closing day but never received any response. I would not recommend them to my family and friends for their closing needs. read more

This is the one in Hamilton, NJ. The absolute worst business experience of my business life dealing with this awful company. For my money they should not be allowed to be in business. The worst of the worst. Are there minus stars? They do not rate one star but the review won't post if I don't give a star rating. So here it is. One star, but you should think of it as a minus 1. Really it should be minus 5. I never thought I would ever give such a scathing review of anyone. But they well deserve it, and probably don't care one bit. A bit more than a month after Mom passed, and 3 weeks plus after I probated the will, after I paid the money and already received in the mail the certified death certificates, the executor paper and the probated stamped will, this title co. tells me the will had not been probated. Then I call the Surragate's office to see what the heck is going on when a person from this title agency happened to be there. The guy at the Surrogate's office had it on record that it had been probated. He confirmed that to me on the phone even as the person from the title company was there. The title company maintained that because it had not been microfilmed yet, it had not been probated. When you just lose someone, and you do get it probated, and they tell you it is not probated, that is emotionally disturbing and they would not budge on their decision. Anyone in the agency had the same exact words. "Something is going on." Well, what exactly? Just something. Well don't you think you should find out and fix it then? Well, I guess not, not them. I was even ridiculed by the owner for having called the Surrogate's office trying to make it seem like I was the one making things difficult. My gosh, if you had a will probated nearly a month ago and someone in a supposedly professional agency tells you it is not probated, wouldn't you be on the phone to the Surrogate's office? It is just beyond anyone's intelligent imagination. They try to make you feel you are in the wrong. Then I am told all along for weeks that there is a lien against the house which I know for a fact there is not. Finally through the impeccable record keeping of my parents dating back to 1950, after it seemed they were doing nothing to find out themselves, I came up with documents which lead to book and page number that cleared the title. They had absolutely no care about how their negligence and irresponsible statements to me added undue stress to an already stressful situation of losing my mother and selling the house we moved to when I was four years old. All life's major events happened there, and this should have been an easy transaction as my parents were impeccable with their financial responsibilities. After that, one of the agency personnel had the nerve to tell me there was never a problem with the title. Ugh!!! None of them even had a clue how horrendous an ride they put me through because they don't have a caring bone in their bodies. One of them lied to me about several things of her own personal situation as if making fun of me amongst themselves. Juvenile in their minds and operation. I'm not hard to please. I give people the benefit of the doubt. But when I feel lied to, ridiculed, and not served in a professional and efficient manner, then I have a problem. There is a very negative, non-caring, put down attitude in their dealings with their clients. Awful. Not nice people and they really do not care at all. They avoid your questions, they are not truthful in the things they say, and they don't seem to know what they are doing. They can't answer your questions because they don't know the answers and they really don't want to be bothered. They say nothing definitive. They really don't care. Honestly I do not know how they have a license. So sorry to have to say that about anyone. Did I say they really don't care? They don't. read more
