I was on the phone with one agent who insisted I provide my social security number, despite being a long term customer. I suppose next time they will ask me to wire money to an African Prince. The next agent did not request my social security number. I was then sent to claims and then to glass claims where I waited 45 minutes. When I tried to submit the claim online, the site was so slow. It must have been designed and built by the Soviet Union in 1937. This level of incompetence is unbelievable.

What a difference a competent title company makes in the processing of a real estate transaction…read more After a residential seller's closing that should have taken 30 minutes, but lasted more than 2 hours last week, today I attended another client's home sale closing at Sterling Title Agency in Hamilton, NJ. I was definitely remembering the fiasco from last week with a different title company when I walked in to the conference room with my people. I didn't want the same experience for them, nor me. Fortunately, things went smoothly and we were done with everything signed and checks in hand in 35 minutes. Why the difference? First, this organization had everything properly prepared and reviewed the day before. We were all able to see what was coming, and be sure it was correct. Second, both sides had legal counsel to represent them from the very beginning of the process - from the day the contracts were signed months ago. All issues were known and resolved. Unexpected developments (there is always something), arose and were put to bed by experienced lawyers who knew the options available, and were responsible for protecting their clients. Third, the buyers were there an hour before our time of arrival to execute all the financial documents under the guidance of their attorney. When we came in, all we had to do is review and sign the papers on our end (Affidavits, Disclosures, Deed, etc.), and hand over the house keys in exchange for the net payment to my folks. Well done all around.
