My experience with the management company has been horrid. They are neglectful, miserly, cut corners at every turn, ignore maintenance requests, do minimal upkeep and under-resource and undermine their property manager at every opportunity. These folks are slumlords. Run if you find out that they own a property that you are considering renting at.

When my wife and I were looking to put our house in Redwood City on the market, we looked for someone who had a deep knowledge of the neighborhood. When you're selling your house, it's important to find someone who really understands the neighborhood your place is in -- what makes it great and what the drawbacks are. That way they really understand who they're selling to! Tom has been in the area for decades and has seen how Redwood City has evolved. He really knew that kind of buyer who would look in our neighborhood and at a property like ours and tailored our listing and outreach to those folks. Also, Tom has an incredible amount of hustle. He basically single-handedly upped the curb appeal of our place by staging the outside with plants from his own personal collection. And it was such a difference maker. I'm convinced that we got a great offer in part because he made our place look so inviting from the curb. Tom is a tireless closer and a total vet and champ. I lived here for 2 years…read more I'll start with the perks: 1. 20 second walk to school. 2. Cheap rent and free internet and utilities. 3. More social because you'll always run into people you know and if you ever need to borrow a cup of sugar, you'll never have a problem getting it. 4. The August to May lease means no stress getting a subletter, and if you want to stay an additional year, you only pay half rent for the summer months. 5. Farmer's Market twice a week across the street. 6. Aside from being in the TL, it's centrally located. 7. Studying in the sky room. 8. Packages are always safe because they get dropped off in your apartment or stored in the mailroom. Other SF apts will sometimes leave packages in the hallway or require someone to sign for it. The front desk will sign for all packages for you and keep it until you claim it. And now, the drawbacks: 1. I lived on the 5th floor my first year and the neighboring building was four stories high, so the roof was right outside my window. My window had bars on it "for protection" and it was totally necessary because a crazy person tried to yank the bars off my neighbors. (SFPD was called and didn't arrest the guy because they didn't find him "dangerous." Ugh.) 2. My second year, I lived on the other side of the hall with windows facing McAllister. My apartment would get unbearably warm. I'm from SoCal and it was still so uncomfortable that I couldn't stay in my apartment for longer than an hour. 3. The apartments facing McAllister are not quiet. You'll hear construction, people screaming, sirens, etc. It never kept me up at night but the early morning construction sucked. 4. The walls and ceilings are SO thin. I could hear the person above me peeing. I could basically hear my next door neighbors conversations. 5. The kitchen is a joke. I had to buy an extra freezer because the one in the fridge doesn't keep things cold if you overfill it. You only get two burners and the ovens are temperamental. 6. Ceilings have weird stains. The carpets too. Overall, this is a really awful place to live, but it is just so darn convenient that people still do it, sometimes for all three years of law school.

Ok Yelp, you need to add a 6 star option because that's what Tim deserves!…read more Tim helped us to buy our first house in Peninsula. Not only he was extremely knowledgable of the neighborhood but he knew pretty much all inventory, all agents, all contractors/designers/lawyers, anyone you need to be involved with to get a house of your dreams and used those people effectively to get things done the way we want. He was very patient with us and walked us through every step of buying. In terms of offer strategy, he listened to us but convinced us to play hardball given the economic downturn and oh boy it paid off big time! We were even able to put in contingencies in case our renovation plans won't work out (luckily it did!). So far so good, but you might be wondering "so OK, he did his job". After we bought the house, his services and help didn't end for months! Previous owners broke the door on their way out, Tim got us a door repair guy, and got us refunded by previous owners. We had a leaking roof problem we discovered after we started opening up the walls in the house. The insurance said "there is nothing we can do about it" until Tim took the matter in his own hands and convinced them otherwise! We had challenges with breaking our lease, Tim helped us to strategize, deal with our landlady and even got us legal advice using his network. We needed a gardener, Tim got us a very good gardener. I can't even count the number of occasions he helped us long past due the purchase event. In Tim's case, above and beyond is not enough to describe how helpful he was (and still is). So, Yelp, I need that 6 stars for Tim. Please make that happen.

This is a big shout-out for Tim Foy of Midtown Realty who was the realtor for the sale of our house…read morein Palo Alto in June 2014. I have sold other houses with other very good realtors, but Tim's performance really stood out. The listing and marketing were very good, but what set Tim's performance apart was the real estate consulting and renovation advisory services that he provided, starting more than a year before we listed the house. Tim provided an analysis of the return on investment of various levels of remodeling the year prior to us listing the house. The house had not been remodeled since it was built in 1954. We wondered if it would be best to just sell it as-is, as a scraper. Tim's analysis, using comps of other houses in the area that had sold with various degrees of updating/remodeling, showed us that it would be a good investment to remodel the house. His analysis also gave us insight on just what we should remodel and how much we should invest so as to achieve the "sweet spot" of remodeling and investing not too much and not too little. We invested $135,000 in the remodel and it returned us approximately $600,000 to $700,000 in increased sale price. Furthermore, Tim provided multiple recommendations for the designer, stager, general contractors, painter, roofer, flooring installer, plumber, inspectors , etc. which made the project a success and much easier and faster than if I had to find contractors on my own. Because Tim's projects represent a substantial part of these vendor's workflow, they performed better and were more responsive. Tim frequently visited the house during the renovations to check on the progress and details. When he and/or I were not happy with a detail or when there was a lack of coordination between the vendors, he would call them and get it fixed. Furthermore, based on Tim's deep experience with Palo Alto, he understood who our market was and we reflected that insight in the style of the remodel and in the staging. This very high level of service was all provided within a standard 5% commission. Tim definitely earned his commission. The house sold for about $500,000 more than asking price, which was about $400,000 more than our highest hopes and realistic comps. Hiring Tim was probably the best investment decision I have made in my life.
