Their fanatical commitment to client satisfaction is almost unbelievable. We worked with Ken DeLeon (founder) in 2019 as our buyer's agent to find a site where we could build our new home. He helped us get into a highly desirable Palo Alto neighborhood, and we found working with him to be both enjoyable and educational. Three years later we worked with Michael Repka (CEO) to sell our previous home, and he got us an excellent price despite a very tough market that was declining rapidly due to peak mortgage rates. A year later, we reached out to Ken and Michael to ask whether they could recommend a good real estate lawyer to help us appeal an unreasonably high property tax bill for our newly built home. We knew already of Deleon Realty's legal expertise, from their custom of hiring experienced lawyers to staff a team of realtors, hence we fully trusted their recommendations. We were quite taken aback when Michael replied with an offer to have their own in-house legal team represent us, saying the firm takes pride in going the extra mile for their clients. Not only that, he offered us this service at no charge! This was astonishing, given that we were estimating more than $20k in legal fees. We tried, but could not persuade the firm to accept any payment! It was all quite staggering, but we quickly and gratefully accepted the offer, knowing their impeccable qualifications. We worked with their top lawyers and in-house appraiser (Colette, Alexander, and Lisa) to prepare our case for the appeal hearing over the course of several months, during which the Santa Clara county's tax assessor office tried to intimidate us in various ways to force us to withdraw the appeal. They inflated our valuation even further using outrageously expensive "comparable properties", as they have the power to do, and threatened an "increase letter" to raise our annual property tax burden for life. The DeLeon team encouraged us not to back down in the face of such tactics, explaining how they would prepare the strongest possible case for the appeals board. The team supported us in these ways at every step, including recommending professional appraisers, handling all calls and correspondence with the county, and compiling a truly impressive body of evidence in our favor. They assembled a 200-page tabbed folder to present at the hearing, with detailed rebuttals of the county's assessment, charts for market trends, professional appraisals, color photos of our property and comparable properties, their sale timelines, a map showing how distant the county's so-called "comparable" properties were from ours, and timelines showing how they were sold when the market was much higher vs the valuation date for our home, which is the date on which construction was completed. The volume and quality of their prep work for the hearing exceeded anything we could have imagined, including thoroughly studying the rules in the appeals manual (170 pages), attending several appeal hearings in person, researching the backgrounds of board members, and personally visiting a dozen or more properties comparable to ours in order to verify their valuations. Team members, including Michael, went above and beyond any reasonable expectations, putting in many unpaid extra hours to assure us of a win, and doing more than we could have hoped for had we gone instead with a high-end legal firm charging top dollar. All this prep paid off. The appeals board members were visibly impressed by this 4-member team's combined years of experience as attorneys, appraisers, and realtors, and also by the professionalism with which all the evidence was presented. Michael personally delivered closing arguments. The board came back after some weeks of deliberations with a decision basically agreeing with our much lower valuation, directly citing our rebuttals of the county's arguments. It was a resounding and exhilarating win, and we estimate the DeLeon team saved us more than $100,000 in future property tax payments over the next 15-20 years, not to mention more than $20,000 in additional legal fees! In December of 2022 my wife and I decided it was time to sell our home in Palo Alto of 30 years. We went through a thorough process of selecting a listing agent. All the agents interviewed were professional. But Michael Repka of Deleon Realty stood out for his knowledge, his demeanor, and his positioning of Deleon. We felt that going with Deleon as our listing agent was the right move. He came into that first meeting with a CMA package that took into account the fact we owned a mid century modern home. From the onset Deleon brings in a Project Manager and goes through all the steps needed to list your home: * Boxing, packing, staging, and an assessment of what repairs are needed to get a home ready for sale. * Vendor bidding and selection for said efforts. Because Deleon's model is so successful, painters, landscapers, etc are eager to bid on a Deleon listing given their volume. * Disclosures with Deleon's in-house legal team. Incredibly smooth, easy, and stress free. And that was only the beginning. * All of these efforts were orchestrated by Michael leading the team. We had heard from competing agencies that Michael was only involved on the periphery. Nothing could be further from the truth. Every phone call, text message, or email was answered in a professional, calm manner. Then the buyers pulled out using Silicon Valley Bank's collapse as an excuse, That is not a valid reason to back out of a contract to buy a home. All part of the Deleon package. We got another offer that was slightly less. Within 1 month of accepting that offer Deleon had extracted a settlement from the first buyers who had pulled out. Prior to working with Audrey Sun to sell our house, we had hired another agent based on a referral. Unfortunately we weren't able to get to a successful sale. We had previously talked to Audrey and strongly considered DeLeon the first time around. Had it not been the referral, we would have chosen DeLeon. We selected DeLeon as our selling agent when we sold our beautiful & unique house in Woodside. Michael Repka (the sellers' agent) and his team are TERRIFIC to work with. The team fixed little things like a broken faucet handle, staged our house beautifully, took professional photos and a video, refinished our floors, updated our landscaping, etc. all with zero effort required by us, and with smiles on their faces every time we interacted with any member of the team.
