This is about my experience being a neighbor of a Peach property, known on our block as the Peach Pit. Peach treats our neighborhood like a slum. The back of the property, where the trash cans are, is on a small residential street. Peach's tenants dump all kinds of garbage on the street: broken glass, stinky kitchen garbage, broken furniture, just to name what's out there at the moment. As I write this there are two busted sofas, and an armchair with a big pile of poo on the seat. Smells like Peach! Their landscape guy was there two days ago and saw all this stuff, but he's only paid to rake the front, so he left it all for the neighbors to enjoy. My partner and I recently returned to the US after being evacuated from the Middle East and have been navigating significant life changes. We were simply looking for stability. When personal circumstances forced us to cancel before ever signing a lease with A Level Up Realty or taking possession, we were met with threats and an illegal refusal to return our deposit. I notified Gracia Brenner as soon as possible, less than a week after sending a security deposit. No lease was ever signed. Only after I cancelled did Gracia claim the deposit was nonrefundable, something she never stated before payment. For those who might run into this same issue: the Arizona Landlord and Tenant Act is clear that unless a fee or deposit is explicitly referred to as "nonrefundable" in writing, it is refundable. The company's own website states the same. When I cited Gracia's website, she insulted my intelligence and simply refused to issue the refund. When I refused to go back and forth with her condescension, she threatened to contact my employer. We have documented everything. If she follows through on that threat, we will pursue litigation for harassment and wrongful withholding of funds for a lease that never existed. Edit: She's threatened to "sue" me for slander.

As my landlord, I rented from him for nearly 5 years and never had an issue. If there were ever any issues with the place, we'd call, text or e-mail and within 24 hours we'd have a response and/or the issue resolved. As my property manager, he ensured my property was occupied by a suitable tenant and when I needed to sell it, he also ensured the short-sale process was as seamless as possible. I was saddened that we had to leave but still hold him in high esteem and strongly recommend him.
