Erica Maynes, failed to fight on my behalf and allowed a huge corporation to force my family into a hotel for three weeks. It was in no way a money issue and we even offered to pay $5,000 for one months rent when rent is only $3,000 and she failed to even ask the corporation. Mind you my wife's fellowship got extended since she missed work because of complications with the birth of our twins and cancer. Then Erica acted like she was doing us a favor like she did something extraordinary for getting us one week extension. A monkey in a suite could sell a home as of 8/26/2022. She was very rude and acted like moving a family into a hotel is the right thing to do. My wife and son both have autism so change is a big deal and a hotel room is obviously a big change. Mind you, I'm allowing a family to stay in my new Texas home for two weeks for free because I don't want the family to have to stay in a hotel like some cheap throw away vagabonds. I've moved all over the country and world due to my job, and this is by far my worst experience. If I could give negative stars, I would!!! read more

I have friends with horror stories about being Peach's tenants, but we'll leave them to write their own reviews. This is about my experience being a neighbor of a Peach property, known on our block as the Peach Pit. Peach treats our neighborhood like a slum. The back of the property, where the trash cans are, is on a small residential street. Peach's tenants dump all kinds of garbage on the street: broken glass, stinky kitchen garbage, broken furniture, just to name what's out there at the moment. As I write this there are two busted sofas, and an armchair with a big pile of poo on the seat. Smells like Peach! Their landscape guy was there two days ago and saw all this stuff, but he's only paid to rake the front, so he left it all for the neighbors to enjoy. I wouldn't recommend Peach to property owners, tenants, or neighbors. read more

I usually don't rent from property management companies, but when I found my apartment, it was really cute and in a part of town that I liked and so I decided to try it out. It's really hard to avoid Peach Properties anyway, since it seems like they manage a TON of places near downtown and the UA. Basically, Peach Properties is as bad as any other property management company. The right hand really doesn't seem to know what the left is doing. There's been a maintenance issue with my apartment complex now for several months- I've called about 4 times and they just aren't dealing with it. This has actually happened a couple of times, where I just kept calling and leaving messages, and no one dealt with it until I finally got ahold of the property owner (which is not always an option when you rent from property management companies, it was sort of a fluke that I even had that guy's info). Then, on the flip side- there were a couple maintenance issues I called about where they did come by to deal with it- but WITHOUT GIVING 24 HOURS NOTICE that they'd be coming to my place. One of the times the guy showed up at 8 in the morning. I was in bed, asleep and he knocked on my door wanting to look at my sink. Ridiculous. Aside from the maintenance issues- I originally signed on with a 6 month lease and then when it was up, I got a letter in the mail informing me that if I didn't sign on for another year, my rent would go up. When I called and tried to talk to someone, they were super rude about it and basically refused to be at all accommodating. Thankfully I had the actual property owner's number and was able to talk to him and then he set it up with Peach Properties so that I could go month to month without my rent going up. Seriously- I've been renting for like 15 years and NEVER had my rent raised. I've also heard numerous stories from friends who rented from Peach about how they didn't deal with maintenance concerns (in some cases things that were really serious)- so I know it isn't just my own experience. Last point- I do want to say that the woman who works in the office down on Broadway, where you go to sign the paperwork and drop off rent and such is a total sweetheart. She's always been really nice and helpful- but she also doesn't control things like when your rent gets raised for no legitimate reason, or if maintenance men show up at your house at 8 am while you are naked in bed. read more

Paid our security deposit, as required and upon moving out I was told that it was MY responsibility to collect it back from my replacement renter. They claimed they did not take a deposit from my replacement renter - which I find hard to believe because it is mandatory when I signed my lease with them. Peach has managed all of our properties in central Tucson since 2009. The staff has always been responsive and helpful. It's a hard decision to go from self-management to a property manager and we interviewed three companies in Tucson. I think we made the right choice. I have friends that have rented from Peach and had positive experiences...that's what led us to them in the first place. To potential renters: consider that the houses/apartments are owned by many different people. There is no universal standard for the condition of a property when there are many owners under one management company. Look for something you like which meets your standards. We buy historic properties that we would want to live in- having things in nice condition means less of a headache for all of us. So my advice: owners: I would recommend Peach for property management in Tucson, no doubt; renters: find what you're looking for, your house/apartment will not get any better than the day you get the keys, so be inquisitive and go after places that are already in great shape. read more

This company is actually good. I used to be their tenant for three years and just got my deposit back today. The house is pretty old, but the rent is not expensive either. The maintenance works fine, although sometimes you have to wait for a few days. People in the company are responsible and know what they are doing. I get almost all of my deposit back with only a few deductions on cleaning fees. This is quite acceptable. If you are okay with old houses, I recommend this company. read more

Not only is the quality of housing poor as well as limited choice, the management company is the most tedious, unprofessional group of managers I've ever dealt with. 48 hour notice? Forget about it. Security deposit? Forget about it. When a problem goes wrong they claim to know exactly how and are direct, quick to assess the problem; but if you have any questions or repair request they are uncontactable. Had black mold in a closest for a full year and while the landlord tried to fix it as cheaply as possible it kept coming back. I went to Peach Properties and they not only told me they couldn't do anything but vouched that it was not against my lease or health to have blackmold caused by a leak for a year. Still have side effects. Moving to my second house with Peach, I had to switch property managers 3 times. So if you don't have everything in writing, or if the prior manager was a bad note taker(they all are) by the time they quit (most likely you'll all had this experience) the new manager will hold you and tenants responsible for the deteorating house. Not only do you have to live in a sh**hole but you can't escape it by trying to repair, and you are more than likely paying for it at the end. The staff is constantly overwhelmed, volatile, and inconsistent. They have so many properties that they get thrown into from prior manager that quit without giving two week notice that they are simple middle men, you will know the condition and house better than them but will get screwed. Unprofessional and some of the most despicable people you could ever work with. Don't rent or lease through them, or you will regret eternally. After discovering a large mold problem in my apartment I called Peach that night. They promptly sent out maintenance to take care of the problem. After being surprised by the scope of the mold problem, maintenance sent out to have a certified mold inspector come to my apartment. The next day the inspector came to verify that is was in fact a mold problem caused by a leak in the ceiling, and that Peach has been aware of this leak, but too lazy to do anything about it. I was told a professional would be over in the next day to clean the mold. It has now been over a week and a half and I still have two walls covered with mold. read more

Slum Lords of the worth kind. Don't expect your security deposit back. If you so much as put a hole in the wall to hang a picture they will charge you for damaging the property. They will lie and say you broke things, and the place was trashed in order to keep your security deposit. They will basically try to get as much money out of you as they can. If you try to pay online that will cost a fee, but they won't tell you, just so they can get more money. They also do not upkeep their properties well. Our roof leaked and the air conditioning didn't work. They would not replace it or pay someone properly to fix the roof. They are slum lords of the worth. They will take your money and claim you ruined their place without proper evidence. Do not trust them. I don't care how bad you need a place, they will mistreat you and steal your security deposit. Several friends and I have rented from Peach before. The home was in good condition and management was quick to respond to any call! As a student, online payments and maintenance requests make it easy as I am often to busy to stray away from my schedule. My experience with this company was extremely unsatisfactory, and I never even got to the lease signing. I was very interested in a house they have downtown. Had to call 5 times to talk to someone. Voice mails and website contact got me nothing. House was great location for me, although somewhat rundown and left very unclean by previous tenant. I was assured it would be "deep cleaned" so I put down a hold deposit. House badly in need of interior painting. I was told that rental price listed was an error and that it should have been more. Because of this, owner said he would provide paint if I wanted to paint. I agreed. Next thing I know, owner renigs on paint offer. Shortly after that, I get a voice mail that my online application did not go through and I would need to resubmit. This was after I had been told by a different employee that my online application submittal was received and fine. I withdrew my interest in the property and will never consider another Peach property. If service was this bad up front, I wouldn't imagine it getting better after I was locked into a lease. read more

One of my primary concerns when dealing with any local (Tucson) business, is the honesty and ethics of the owners. In the case of Peach properties, it would appear that one of the principals, Patricia Schwabe, does not meet that essential quality. Patricia previously owned and operated two Tucson-based cafes and my company delivered baked goods to one of those locations. When it closed, she ignored the final bill, multiple copies of which were sent to her then-current office location. I literally went to her in person, not once, but twice, and she assured me that it was an "oversight". On the second such occasion, she asked me to email that bill to her again, which I did. When it still wasn't paid, I attempted to contact her again by email. SHE USED MY PRIOR EMAIL TO ID MY ADDRESS AND BLOCKED IT! Notwithstanding that she deliberately took steps to avoid paying that final bill, Patricia, I'm sure, is the kind of person who wouldn't hesitate to file a defamation lawsuit against anyone who dared suggest that she was dishonest. As such, I will be very careful here and state the facts, and only the facts. I will leave others to judge her business ethics based on those facts. read more

If you are an adult professional stay away from this company, you will be beyond frustrated at the lack of communication and at times out right lies. When we first moved in to the property the leasing agent contacted us because she had "misplaced" our signed lease, with our personal information. Then we had well documented plumbing issues and at one point agent decided we should pay for plumber, fine provide an itemized bill, never happened. Then when it was time to renew our lease agent claimed she had sent lease via USPS months ago but never bothered to follow up to see if it was received, it wasn't. When we notified them we planned to move but didn't have a firm date the agent badgered us to show house even though we hadn't given a 30 day notice. It was beyond frustrating, as an adult professional we expected to be treated with respect since we paid our rent on time but that wasn't the case. Beware!!!!! read more

I would give them 0 stars if I could. After my house was burglarized, it took the maintenance man 3 hours to come and fix my doors that had been pried off their foundation... only after much convincing and having the investigating detective call and request my premises be secured. Then the actual handy job they did consisted of adding the same, weak and clearly breakable, security door and adding a few screws to the split siding. After contacting them to ask for a better fix, they told me there was nothing they could do, it would be too hard to ask the actual owners of the house for help, and that "no house is truly safe". If I wanted a blanket answer, I would have seen a therapist. In short, the properties are over priced, poorly managed, and the customer service is hostile. No thanks, once my lease is over I will never again use their services. read more

I cannot recommend this company for your property management needs. I have had issues with them for quite some time and am looking for another firm to assist me with my properties. They do not return phone calls, they continue to make errors and expect the owner to tolerate financial mistakes. I do not rely on them for any maintenance repairs as they have not come through in the past. All they do is collect rent and they cannot even get that right. It is best to manage the property yourself than to have to spend precious time reviewing statements, begging for return calls and expecting error free statements. read more

I went more than a month with a broken washer and I finished my lease term without it being fixed. I was charged for a broken blind when I didn't even cause the damage. They said my dog chewed it even though it was broken when I moved in. The agent who did the inspection wasn't even the agent who did the initial walk through so I pretty much had to prove it wasn't me who caused the damage or they would charge me. In the end I was charged for a whole blind when it was broken when I got there. I was also charged for damage to the wood flooring when the floor already had marks. I can almost guarantee the next tenant will also be charged for this "damage" as well. They also tried to charged me for a clogged sink even though I had been trying to get this fixed since I moved in. Once it was fixed they attempted to charge me for this saying shaving cream caused the clog. I'm on the military and have a shaving waiver which doesn't allow me to shave. This was the only reason I wasn't charged for this or else I would have inevitably been charged to fix previous damage on my dime. I own a rental property myself and understand what's it's like to want a good tenant. I even went to the extent of not hanging any pictures so there wasn't any holes in the wall. All I can say is take pictures of every little scratch or bit damaged because you're gonna be guilty of it until proven innocent. read more

This company is absolutely horrible. I've lived in one of their locations for two months and it's been a nightmare from day one. When I moved into the apartment every square inch was filthy. I spent over three hours cleaning before I was able to start the move in process. The kitchen was newly remodeled but was done poorly and incomplete. The tiles are stained with adhesive as well as the counter tops, none of the shelves were installed in the cabinets, the cabinet drawers and doors were slapped on leaving gaps and were even filled with the installers dirty napkins and food wrappers. The paint job within the home is so splotchy and uneven it looks as though an 8 year old did it and parts of the walls that were speckled were never painted back over. At first glance it's not too obvious, but after getting my keys I noticed how poorly everything in the apartment was done. The AC is new but the ventilation is so bad that the kitchen and living room stay unbearably hot while the bedrooms and bathroom are uncomfortably cold. The AC went out last week during 105+ degree weather and it took 4 days and numerous phone calls and e-mails to get anyone to respond. During that same time I lost all water pressure and hot water and was unable to shower in my home while it was an average of 88 degrees inside. I was without water pressure for 5 days. The property is infested with cockroaches and littered with trash and old abandoned appliances. I can never get anyone to respond to any of my concerns or requests. These people are slumlords. I totally agree that Peach Properties does not even deserve one star. Beware of the security deposit. The apartment was left spotless, even better than move in and 250$ was automatically taken off the top for a cleaning fee. I have had a 4000 square foot home cleaned for that much. Then to top it all off the refund check is written to two room mates so it can not be cashed unless they are together. Well they don't live together anymore. HELLOOOO? I am the landlord for 2 houses. I chose Peach to manage the 2 houses because they are downtown and understand the area. I also wanted to try another property manager (I have other properties with a different manager). I am so disappointed in Peach Properties. I was with Peach for 5 months and had to pull my properties because of BAD service. My tenants were not told that they are responsible for water bills (I was very clear with Peach about this) and were not responded to in a timely manner. Small jobs (like installing parking signs) took months to do & were done incorrectly even with clear instructions by email from me. When I tried to communicate with the broker at Peach to express my concerns, my calls & emails went unanswered. It has been 45 days since I canceled our agreement & I still have not received the pet deposits from Peach! read more
