We only rented from Steven's Realty as a last resort. We already knew they had a bad reputation, but we didn't know it was going to be this bad. And now that we've lived it, we feel like it's our responsibility to warn others: rent from them only if you have absolutely NO other choice. Here's what we experienced: * We were given only one working key at move in. The others left for us (that they left in our mailbox and didnt bother to tell us about btw) didn't even work, which is both a security risk and a basic failure of preparation. * Our front door DOESNT EVEN SHUT, weve been trying to get it fixed for the month and 2 weeks weve been here, the fix they DID do was half assed, and on the 4th the door stopped closing AGAIN and that night one of our kitties escaped and we havent seenn her since. You can literally see chunks of light through the gaps and when it rains, water pools inside the duplex. * The apartment reeked of wet dog due to uncleaned carpets, something we raised concern about multiple times before signing the lease and signed only under terms of the carpett being odor free. We were promised it would be addressed. It wasn't. Even after move in, we followed up again and they did nothing. The office ghosted us, ignored work orders, and took zero accountability. We have full documentation and photos of everything. This wasn't just miscommunication,this was neglect. I didnt even MENTION the roaches!!! If you're even thinking about renting from Steven's Realty, please know: You'd be better off doing week to week at a motel than signing a lease with these people. I selected a one star rating because Yelp does not offer a minus 50 star rating. Stevens is the most unprofessional, unethical, uncaring, hypocritical company I have ever dealt with in my entire life. They refused to address issues of mold in 3 rooms, leaking a/c unit that caved in the wall beneath it, but wanted to charge me $75 twice a year to do inspections. Had tocall the fire department to report the a/c unit as it was leaking into a wall outlet which presented a fire hazard. The mold was a bad health hazard which resulted in several health conditions on my part. They want over $1400 for cleaning costs to an apartment they are gutting to remodel. They have even stated repeatedly they had no knowledge of the problems even though it was their inspectors who reported them twice a year. My dad's bank account was hot for over $8000. I called the customer service line and the lady said that accounting would contact him the next day. Still no word. We turned it over to his bank and they're disputing the charges. I don't know how they stole a senior citizens information and they don't care to contact you and assist. I would have been #8, and to be "in the running," I was prompted to meet or exceed the current bid. This is fraud and income discrimination. The place we rented on VRBO in Clarksville TN was nasty to say the least!! We were very disappointed. Not only was the cleaning lady there for 4.5 hours, but the place wasn't even cleaned. This company is the lowest piece of filth I have ever dealt with. They were unhelpful over the phone and lacked professionalism and integrity. It is beyond my belief that this is even still a standing realty and for so many places to rent/buy nevertheless. They had us fill out an application without the intention of even considering us for the place we applied to rent. The application costed us $45 a person and I would be surprised if anyone even read it. There are also several negative reviews stating that the same thing happened to others. On top of that, due to the credit score check, our credit score was dropped by over 50 points. I beg of you, if you are considering using this realy, don't. Loved the maintenance efficiency and speed installing my new outlets and light with a plug in my bathroom. They were great and have helped the house big time! The accounting staff has lots of issues and needs work but over all, I've loved renting with this management team and will continue to do so until they price me out of my apartment. Beware of this dishonest and shady company. I've experienced two of their properties and both have roach issues. The one I rented was infested worse than I've ever seen before, so I decided to take advantage of their "30 day money back guarantee". I moved out of the place after only 23 days, and the lease says they have up to 30 days to return my money. It's been well over 30 days and no deposit, no prorated rent. I call and get "we're working on it" every time, so now I'm looking at having to hire a lawyer and seek legal remedy from these people. They will take hundreds of dollars in application fees then refuse rentals under false information. Avoid these scammers.

They insist on communication through findigs.com and our application showed "complete" as of 4.18.2021 and then they started asking for additional information on 04.20 and again on 4.23 (same information provided on 4.20) with 3-5 Business day response once information submitted. Their application is only valid for 30 days. Their property manager was in the hospital for a week, and at no time were we asked to have an interview/meet and greet with our dogs which would not have been a problem, and one of the main reasons we were 'excited" about the house we would be renting as they do not have breed restrictions and we were fine paying pet fee (non-refundable) and extra money each month for pets. We were turned down for "application" not being completed even though we have screen shots advising that our application was indeed complete for both parties. So our credit was dinged, and out application money for an application that is only "valid" 30 days, of which, they wasted almost two weeks time with failure to communicate on the property. read more

I recently went and looked at a few of their houses for rent. Every single location had issues that needed to fixed. One location had dead bugs and birds, smelled like a basement and it needed a very deep clean. Another location had a basement by but no lock, just wired shut. I opened the door to the bathroom at this location and was sucker punched by the smell of feces and there was beard shavings in the sink. Almost every location was extremely hard to unlock. The last one we went to was alright except there was a hole in one of the bedroom floors that I could stick my whole hand in. On top of all that, I emailed them with a couple questions and haven't had a response. This review is for the property of 3260 Niagara Drive, Nashville, TN. This company's customer service is sub-par, actually below. When you call to talk to the receptionist, Charm, it sounds like she's talking to you on speaker across the room. That was my first red flag. We got the code to their lock box and were able to view the house and I took a video. It was super filthy, when you go into the kitchen, there is so much old food crusted on the side of the refrigerator. Like unacceptable. Also, the big bulky microwave doesn't work. We tried every button and yes it was plugged. I should've included that in the video. Next big red flag was the bathrooms, both of them! The main bathroom as you see in the picture below, is filled with mold. The cracks and the sink are lined with black mold. The second half bath doesn't even have a knob one side of the sink as you can see from the still shot from the video I took. Then going back to the fireplace, it's filled with ashes and smelled terrible, the smell was horrid. Next to the fireplace, entrance to the garage. FIlled with spider webs, you can't even walk into the garage without getting a face full of webs. Once in the garage, you'll see the water heater covered with insulation that's falling off, old, and is raggedy. More than likely that water will freeze during winter time. This house needs a severe renovation even for the price of rent they're offering. We did put an application in, which is only valid for 48 hours, and was extremely intrusive. They asked for pictures of inside of our current house, cars and outside residence as if my drivers license and social security weren't enough. Yes my credit is not in the 600s yet but I have solid rental history, solid job history, and got all the documents in a timely manner. Now they have all my information including pictures of inside my house and car. I can't even be sure they aren't fraud because the email they kept telling me to send my landlords info too failed several times. READ your renewal lease!!!! I signed a 6 month lease July 2020 and signed what I thought as another 6 month lease in January. I requested a 6 month lease because I knew that I might have to move and told Stevens my situation. I found out that I had signed an 18 month lease!!!! I told them that I did not request the change and I wondered who decided that I needed an 18 month lease. She said that I should have read the lease, because they change all their renters' leases. It has been HELL since day one.I moved back to Tennessee to take care of my grandmother, she ended up passing away a few months after so I have had to deal with all the curveballs plus a horrible rental company. I came straight from Virginia on May 4th with all of my cold meat packed at the bottom so it wouldn't ruin. We'll I get to the property on the 4th meet the inspector for the move in they say that I can't move in because of utilities being turned on. The inspector was mad and believe me I was even more mad because I had to unpack all of my stuff at my parents in Knoxville to save the meat. My dad has a couple of rental properties in another state so he told me I need to document EVERYTHING with them cause it's not a good sign. Thank God I have been doing that. I get the number to ORUD to turn my utilities in my name so I got to move in on May 5th. Iv been paying my bill from ORUD. I am a CNA I got a new job here so I get home from work and my lights are cut off. Come to find out they gave me the number to oak ridge utility district which is gas(didn't know that it was only gas AND they evidentially didn't either) since it was so late in the day my dad paid in the owners name to get it turned back on. I racked up a 600 utility bill they put under rent so I kept getting late fees. I told them I needed about a week and a half to get the money because I'm by no means rich and THEY should have given me both numbers for utilities and checked to make sure they were all in my name plus they flat out lied about the 160 I paid to get it turned on even with screen shots of it coming out of the account. Iv talked to so many different people to try to get things straight and they al tell you different stuff because they don't communicate with each other with leaves the tenants in a mess. My rent has NEVER been late. This month I paid my rent + the 20 dollar fee to pay so I would know it would be taken care of because they are so crooked. Well they took 30 dollars out of account and now have put a 25 dollar late fee and made it where I can only pay through walmart. They sent me a 14 day eviction notice two months ago over the utilities. How a rental company can take so much extra in late fees when you have paid your rent on time every month is beyond me. I decided to talk to a very reputable rental lawyer in late august/ early September and that's when I found out about all of the complaints on them and most of them are the same stuff that they are doing with me. This was by far the worst experience I have had with VRBO. I chose this location since it was managed by an actual company, I misjudged how unprofessional companies can be. I will list the issues we had so everyone can assess whether they would rather just stay at a cheap hotel as opposed to this location or any location managed by Stevens Realty LLC. -We received the door code and a link to a google doc the morning of our arrival (I had already noted that we would be getting in late). I didn't have access to the doc so I requested access (and never received access for it) - When we got to the property, the code was incorrect. We arrived with 3 small children during a storm and we weren't able to reach anyone (but left messages) so we had to find other housing for the night. - The next day we were asked if we had a good night at the rental... which we did not sleep in. - We worked with an individual who told us we didn't know how to use the internet because anyone with the link should be able to access the document. We were also told the battery died and later that it was broken and that's why we weren't able to get in. - We were continually told we would be called back within 15 min, only to go several hours before we called back for updates. Which we were then snapped at for asking for an update. - We asked for the link to be sent again, we were then sent a completely different link with a completely different door code (which worked). Then when going to the property, it was clear nothing was changed with the door lock and the door code hadn't been changed in a while (since there were dirty documents in the house with the same code)- basically, we were given incorrect information and lied to about it. - I was called on Monday to see if I was able to get in and if I had any issues (apparently the weekend person doesn't talk to the weekday people). - I had to ask for a refund for the day we were not able to get in and a partial day refund for the day we got in late (after 5)- which I then had to constantly remind the company of a week after getting home. -The property was dirty, with mold, hair, trash, and broken buttons on the washer. Apparently his idea of handling customers, was to let the secretary be the go between, while he yelled answers across the room and claimed to be on another line. Where I stayed didn't have issues , couple billing issues they fixed I'm ok with all that I give one star cause the issue I had which is real important to me was when I moved out , I bought a house a month before my lease was up so I gave them a notice 30 days my rent was 675 and deposit 1250 I ask them can they give me the difference since my lease is only one more month? They said no and was going to take my deposit and also wanted to charge me 250 for ending lease so I just said f it and paid another month so at least I get some of my deposit back , so I clean the whole house I moved out turned in key only thing I didn't do was carpet clean which was required before I moved out or pay 90 , so i called them weekly about my deposit after they said the final inspection was done took them about a month they didn't give me no information about charges or anything just said they will follow up and call me back but I never got a call back that's why I called every week I'm patient but how they do things they need to fix now I finally got my deposit back and see the charges , they charged me 300 total for bs like 150 for clean which I for sure did 100 for paint which I know was good cause I barley there and didn't hang anything on walls , I'm just gonna take a loss and move on but it's just bs and I probably lose more trying to fight it so this just a warning I guess be careful read more

I've lived in one of their houses for 5 years now. At first everything was great. Well that honeymoon period ended. I pay 30 dollars a month extra in pet rent every month. But yet they do a pet inspection every 6 months and I was charged close to $1500.00 for what they said my cat's did to their property. $30 dollars a month for 5 years, well you can do the math. Should have covered that. But was told pet rent doesn't cover anything that my pets do. While I sit here and listen to the roof leak for the third time in the past 6 months. Maintenance man even told me the roof needed to be replaced but Steven's will just keep patching. I now take pictures and even video's of what they don't fix. Or what they claim they fixed. I would suggest if you move into one of their places, that you document everything. I have even thought of getting this house inspected with money out of my own pocket just so that I can take them to court. They will charge you for any small thing but refuse to take ownership of how awful they treat good people who pay rent on time and have been with them for so long. We won't be renewing the lease again. And our neighbors will discourage anyone who comes looking at this house when we leave. read more
