Truly, they deserve 0 stars. I rented from Stillwater Property from June 2022-May 2024 and I was continuously disappointed the entire time. Lets start with move in day. Upon arriving at the property, the front door was left unlocked and the garage door was broken. Also, the state of the property was absolutely disgusting, the carpets, bathroom, kitchen, none of it had been cleaned. The whole house, especially the carpets, smelt like the inside of a dumpster. It was literally atrocious. My family and I had to rent a carpet cleaner & buy cleaning supplies to try and get the property somewhat livable. In addition to that, there was drug paraphernalia & dog crap left in our property. How kind of them to leave that for us! I added a few pictures that were taken on my move in day. Throughout the 2 years that I lived there, we only had a few problems but they were never fixed or taken care of properly. They will send their "maintenance man" to "fix" the issue but I truly don't think they are qualified to fix much of anything. Also, you will not get your security deposit back. They will charge you for repairs & cleaning but then not actually do it for the next tenant. Not to mention, one of the front office ladies is always very rude and unhelpful. The few 5 star reviews were likely bought with reduced rent or some kind of gift card so take those with a grain of salt. They will also probably reply to this review & say God knows what. Lance Boyd is a horrible contractor and person. He built my home in 93. I've had to completely rebuild my house. He has cost me a fortune and insurance does not pay for builders incompetence. All the bad reviews on here are legit, the good ones are very likely paid for. I would know, they gave me a discount to give them a good review. You won't get your deposit back, even if you bust your tail cleaning the place. I followed every guideline on their moveout checklist, and despite that, they used exactly $500 from my $500 deposit to continue "cleaning" the place. They offered me a lower rent on a house that was older and cosmetically lacking, but functioned properly, then docked my deposit for cosmetic deficiencies. Their maintenance crew was brainless, and nobody cared that there was always water under the house. We recently signed a lease with this company and had an issue come up before we even have moved in. They were informative on a basic level when asked what we should do about our situation, but they were overall rude when talking on the phone and talked over us when we visited them in person to discuss logistics. When trying to find a course of action and attempt to cover all bases by talking to them about the lease for clarification purposes, they interrupted us repeatedly and they also held a consistent condescending tone in response to any of our other questions. Because of this, we felt like they were generally unprofessional at the front desk. I've had nothing but problems with Clayton and Stillwater Property. To start, a month or so into my lease, Clayton messaged me asking for a $300 "convenience fee" (not a deposit). When I asked where it was in the lease, he stopped replying. Obviously trying to scam some money out of me. I was also contacted multiple times throughout my lease by Stillwater Property saying they couldn't find my payment that was already made. I was left for 13 days without any water in February because "legally we have 14 days to fix it." I had to stay somewhere else since it was the middle of winter with no water, and I texted Clayton to ask if it was fixed and I was told it was, but after driving back from OKC I got home to find that it wasn't installed or even at my house. There was a giant mess of screws, dirt, buckets, and nails on my bathroom floor even though it was never fixed. I also let the office know that my washer had not been working and nothing was done about it. Both of my neighbors also had bad experiences with Clayton being rude and unresponsive. In addition to all of this, my move out inspection was done on May 25th, 3 days before my lease ended, even though I told the office that I would not be moved out until the 26th or 27th, leaving them able to try and take my whole deposit AND try to charge an extra $50. None of the things that I was charged for "missing" were actually missing. Don't let the cheap rent and good reviews fool you, Stillwater PM offered free rent for good reviews. While their prices are lower than most, they are lower for good reason. Most of their properties are very dirty. When I moved into my apartment, it was as if it had not been cleaned at all since the last tenant lived there. There were even candy bar wrappers lying on the floor, hair all over the bathroom, dirty walls, etc. My biggest complaint is with the staff. They have been very rude each time I have had to interact with them. They two vehicles every chance they get. My neighbor had registered his vehicle with them yet they towed it from the parking lot as soon as his tag expired. They overcharge immensely for repairs. And if you move into an apartment and something is broken upon move in, guess what, YOU are responsible for paying for repairs. There are also issues with respecting privacy. I once called about an issue with the water heater and the repairman came while I was not home. Which was fine with me. However, the water heater is downstairs. When I got home I found white paint on ever door handle in the apartment from the repairman snooping around. He had came into every room (including my bedroom closest) left each light on and left white paint on every door knob. If I could give them 0 stars I would. I wish I could give them zero stars or less. They managed my home as a rental for a few years, I live out of state. When I visited the property after being away too long, it was uninhabitable, dangerous, had problems that I could not believe, and a tenant living there with a toddler. The woman living there was clearly a friend of the manager when I inspected the home and had been there a couple of months, so most of the damage had to have been there when she moved in! I was absolutely blown away at seeing light bulbs broken off in fixtures, mold and rotted framework from soil piled up outside the walls, hanging wires where lights had been, and light bulbs in sockets they weren't rated for. Broken drawer handles, missing handles, tacks coming through the carpet...need I go on? Firing them was a pain, they are uncooperative, unresponsive, and irresponsible. I fired them immediately, hired Milestone Properties, and paid the big hunk of cash needed to fix the issues. So much of which was avoidable with proper management and maintenance. After four years and $35,000+ of renting from Stillwater property without missing a single payment and taking care of their properties you would think that they wouldn't unethically charge you for things that were wrong with the house before you moved in or things that naturally come along with wear and tear. Not only did they charge us for multiple issues that were false, the total was thousands of dollars over the security deposit and the house is in the same condition that we received it in. I should have known they were a property management that takes advantage of college students when looking through their reviews and I continue to find more inconsistencies as I look into their way of handling things. We had a list of about 7 properties. She didn't answer any of our questions or offer any information. She just kept saying did you see our website. Stillwater PM is a horrible company to rent from. First off, they do not have any form of online payment available (Venmo,Zelle) or DocuSign which makes it very inconvenient and worry some for renters coming out of state. The property I rented was in rough condition and not up to code with fire alarms or carbon monoxide alarms and I'm sure other things as well. The handymen were rude and would not notify the tenants before entering the property and this happened on multiple occasions. The office wasn't much different as the front desk was commonly rude and treated me like I didn't know what I was talking about and I've grown managing properties my whole life, so I'm pretty familiar with the process. I could've fought these issues but as a college student it's not worth the time or money for me. Stillwater PM is inconsiderate and unprofessional about the way they manage properties as they take advantage of young students moving out for the first time. Wow, My wife and I moved our son out of a Studio apartment cleaned the entire place and was expecting our $450 deposit back and when we opened the envelope the deducted $100 saying they had to clean the freezer and the Air conditioning filter. I personally do not rent from them but I was parked in their lot for five minutes while grabbing something from a friend across the street and they almost immediately put a boot on my car. There was no sign warning about towing or booting if you park there and there were plenty of other parking spots for their tenants. I went in to explain my situation and to see if I could get my money back. The front desk lady immediately started shaking her head at me when I was explaining the situation. A guy then came and talked to me and said the parking employee did me a "service" by booting my car instead of towing it. They were rude and unwilling to work with me. An 80 dollar fine and boot is a little steep for someone who just had to pick something up from a friend. Most college students don't have 80 dollars in their budget to spend on something like that. I would give Stillwater Property zero stars if I could. The frustrating thing is that me and my roommates had no problems with them when we rented one of their properties for a year. We always paid rent on time, and they were quick to come out and fix problems we had. However, when we moved out, we ran into a lot of problems. Stillwater Property failed to let us know how much they were charging us for certain maintenance problems we had fixed while living there. Admittedly, we had damaged the garbage disposal on two occasions, but we were unaware we were going to be charged $80 per occasion to have it fixed. If we had known this, we might have gone another route. We only found out about this charge after we received less than half of our deposit back. The rest of the charges taken from our deposit consisted of things that we do not find were fair. My roommates and I took care in cleaning the house with help from our families. The house looked, if not the same, better than when we moved into the home. I remember having to go into the house and cleaning it because it was dirty when we moved in. I watched three different people clean ceiling fans over the course of several days when we were moving out, yet we were charged for "dirty ceiling fans". They claim they had to hire two cleaners for two hours to clean our already cleaned house. It doesn't really make sense. I feel very disappointed because I have defended Stillwater Property throughout the year we've rented with them. It had been easy, but now I do feel like they are manipulating the situation and over charging us just because they can get away with it. I wish I had read the reviews before renting with Stillwater Property. I would have taken my business elsewhere. We took great care of the home we rented, and we enjoyed our time there, but now I feel sad that this company is treating us this way. I had a decent apartment and when something was wrong they would get around to fixing it, but DO NOT expect to get a dime back from your deposit. I was moving to Stillwater from out of town, and was considering moving into an apartment at Fox Run, managed by Stillwater Property. The floors and walls of the apartment had some damage, so before I moved in I called and asked that repairs be made. The man I spoke to on the phone was incredibly rude to me. He said that the apartment was fine the way it was, that they only did repairs in May (this was January), and that for the price I was going to pay in rent I should just be happy with whatever I got. As he put it, "everyone else is this neighborhood is charging more, so stop complaining." He was completely unprofessional and clearly did not understand the concept of customer service. In addition, whenever I spoke to the woman who worked the front desk, she acted like it was a huge hassle to answer my questions, and they did not seem to have a standard procedure for anything. I kept telling them when I wanted to move in, but they never sent me any paperwork or confirmation that the apartment would actually be available. I began to fear that I would show up with my moving truck and not actually have a place to live! Fortunately, I made a last minute decision to rent somewhere else, and I think I really dodged a bullet with this one. I do not recommend trying to rent with this company at all. read more

A shockingly unprofessional company. While I had heard that Stillwater Property was notorious for failing to return deposits, I was surprised to learn that they had retained mine in full. In nine years as a renter, I'd always received a full deposit refund. I cleaned the property (which was filthy upon move-in) for two days . When I went to the Stillwater Property offices to inquire about the charges that resulted in my lack of refund, I was met with incredible hostility. Clayton, the manager, assured me that the $170 cleaning fee was standard, despite the fact that he agreed that I'd left the property spotless. Additionally, I was charged $30 for the removal of a small, brand new grill that was mistakenly forgotten. When I asked Clayton if he could explain these charges to me in greater detail, he handed me a $35 check, and told me we had no further business. At this point, I was not demanding a return of my deposit, only an explanation of the steep charges. Before I left the office, I calmly informed Clayton that my rental experience with his company had been quite negative, and that I would not recommend the business to others. He stood up behind his desk and announced that Stillwater Property wasn't interested in MY business. Considering that the company profited from MY business in the last year, I found this comment difficult to stomach. Moreover, Clayton's stance and raised voice (to a young woman) were intimidating and wildly inappropriate in a professional context. This was truly the worst rental experience of my life. I regret that I left this property in far better condition than I found it. Stillwater Property does not deserve Stillwater's business. read more
