It's honestly the best location you could ask for if you're not interested in living in the noisy downtown area but still want to be close. I would drive 10 min to downtown and if you're ambitious you could bike there easily. And if you like to walk or run, you have a pretty wide open space across the street in the industrial park. There's a cornfield to walk around as well as a small trail that goes along the Monocacy river. I only ever passed a few people over there each time. And sometimes I sat down at the river for some real solitude - it was divine! I also was fortunate to get a ground floor apartment facing the golf course, so my views were great, and I never felt unsafe as a single female living there. It was a quiet and peaceful complex for sure. 2. Trash - no problems here. I think people take for granted an apartment complex where you can take out your trash and boxes at any time and day of the week, and at this complex, that's the case (no valet pickup so halls never got stinky, for example). The trash compactors were usually emptied, but sometimes it would get full and you'd see trash lying around. But the management managed to clean it up quickly so I never saw this as a con. 3. Parking - plenty of it for you and visitors! No towing issues or break-in issues. HUGE! 4. Maintenance - I didn't have too many maintenance calls but when I did they usually came within the same day or next day, and the main guy was SUPER friendly, which made a huge difference! 5. Never had an issue with packages getting stolen at my doorstep. Neighbors were friendly! Cons: 1. The wall in my den that I shared with my neighbor was thin, so you can hear what they're saying if they speak loudly enough. Same with my upstairs neighbors - I could hear them laughing or sneezing but not full on convos. But it was fairly minimal and shouldn't be a reason to not live here, just be aware. 2. I would see little black beetles in my apt during the warm months, but they would die pretty quickly once inside, and they weren't any cockroaches or bedbugs. But there were some spiders, too. Living on the first floor, that's to be expected though. The complex does pest control, but I hired my own pest control in the second year of living there (Budget Bugs) and I saw a 90% improvement and it was only $70 so it was worth it. 3. There was no fitness center! They never reopened it after COVID for some reason. I would have liked to have used a treadmill when the weather wasn't great. Bummer!

Pretty responsive maintenance, although sometimes you need to assert yourself. Expect a 2.5% increase on your rent every year, and a max of 1-year lease. When you first move in, you get a discount on your first month rent. Security deposit can be very low ($250) on a $1550/month rent. Pet rent is $25/month. Water is included, as well as trash. You pay for electric, gas, and optionally cable. They use a web portal to collect rents online, or you can drop your check in the office until the 5th. They host community events about every 3 months or so, and have occasional incentives (lotteries) for bringing in canned goods during the food drive. They can be very strict about the patio, threatening eviction the first time for having unauthorized items on the patio. The apartment interior has some issues, with shabby renovations sometimes. My counter is lopsided, the front door is frame lopsided, but these are simple cosmetic issues that can easily be overlooked. I heard that one of the townhomes blew up due to a gas leak from the furnace 2 years ago, and it's a shame that that's what it takes for them to do preventative maintenance, although they have installed new furnaces and air conditioning units in the last year. All-in-all I'm satisfied with my stay here, but am looking at other options in Frederick, as well as in Hagerstown.

Pleasant and helpful leasing agent Despite some of the rumors I heard about that area, a surprisingly quiet area and neighborhood. Workers that kept the areas clean Speedy maintenance My unit had new appliances, large rooms and a lot of space. Cons: Outrageously, thin walls. And neighbors with no consideration for it. Weak/ cheap additions like Closet doors that easily fell of tracks; floor areas that creaked under the rugs; odd plumbing; and appliances that didn't works as they should (doorbell, ice-maker, bathroom vents, kitchen lights, etc.) It's understandable that many of these things would fail or break from normal wear and tear, but these things barely made it past the first couple of months. You will have problems with cable, internet, and cell service. Not sure if its a dead-cell location or what. The biggest con is management. There's a big difference between the leasing agent and the property manager, just remember that. Odd lease violation notices for situations that were ultimately not my fault or out of my control (A notice about having a cluttered apartment days after move in? A notice about a utility bill for move-in day that was already paid for?) Very lackluster responses from management for complaints. Such as, we can't do anything about noisy neighbors, just call the police. (Mgmt, themselves said that excessive noise was a lease violation). What felt like very unprofessional handling of situations like missing packages, solicitors, communication with renters about constructions, etc. With a very condescending attitude from the property manager. Lastly, this my personal experience and opinion. It seems, as long as you are a perfect model tenant, then perhaps your experience will go well. However that's not always the case, so I would suggest that its important to question a property's sense of empathy.

I was a previous homeowner and for the massive size of this complex it is incredibly well handled. There's something like 380 apartments here and the staff manage it fairly well, like i said for the massive size. If youre looking into it contact Yvette!!! She honestly made everything sooo easy. She also treated me like family and that was so warming & inviting having come from out of state. she even came on her off day to welcome me on my move in date. I was a homeowner for a while & here's my opinion so far on the apartments themselves and amenities: **(MAKING 3x the rent is seriously required for this place due to utilities.. please live within means or get a trusted room mate).** - G/W/Sewage are on the rental portal for you to pay SEPARATELY... electric & internet is paid separately. You will have to set up electric with Potomac Edison & get your own account #. - THEY ARE PET FRIENDLY... 2 pet limit (250 deposit each & 50 monthly each) - you can pay for reserved parking or park in the ample space, they have plenty of spots. (you will have to walk, people seem to have lots of cars for whatever reason in some buildings) - washers and dryers are paid via an app that you can preload money into. they're pretty simple to use. i wash my clothes frequently & haven't had an issue. - mailboxes are located on the bottom floor from what i've seen in my building. - they use Antietam as their internet provider. (t-mobile users beware though, i have some seriously bad service in the area & am switching providers soon). - storage space inside the apartments are absolutely insane, i owned a 2 bed 2 bath home & i had plenty of space for all my previous homeowners items (theres also storage rooms in the laundry room) - the windows are MASSIVE.. only thing is i do not get much natural light because i'm bottom floor. depends which poles your apartment faces. - the appliances work well, i dont like them much aesthetically but they do their job. the fridges & ovens are sooo cute though. - i dont like the sinks, very outdated and there is some hardwater build up, the garbage disposal is substandard but nothing i cant manage thankfully having experience in owning. if you wouldn't be able to deal with it go for the reno'd units. - my shower was updated & i must say, the water pressure is lovely on your back after moving in. - PLENTY OF OUTLETS OMG!!! - SOME recessed lighting/lighting fixtures. bedrooms and the living room do not have lighting so about 3 floor lamps would be needed. (the closets do have lighting). - the HVAC system does an amazing job, it's kind of loud though, it would wake me up periodically while i was dozing off. - the water gets absolutely scalding... whew - my carpets are something i can't speak on just yet, i had a weird situation & they need to be replaced so i cant speak on their quality as of yet. - i haven't tried the gym yet but im excited to go. that's all i have on the place for now. remember there's rental friendly things you can do to make these apartments your own. they have amazing potential and lovely staff.
