So far, I've had a really great experience living here. Everyone who works at this apartment complex is genuinely friendly, from the manager to the leasing consultant, maintenance team, and even the gardeners. It's nice how they always greet you when they see you, which makes the community feel welcoming. They're also very accommodating when it comes to apartment issues. While small problems can happen, they do their best to fix them quickly. The manager is especially helpful and tries to schedule maintenance around your availability, which is great if you work or have a dog. The location is also super convenient, with nearby walking/biking areas, grocery stores, and the university. Overall, I highly recommend this apartment complex! (: read more

The new management have been very responsive to maintenance requests and other complaints so there were a lot of improvement. I personally like the location a lot since it is a safe quite neighborhood and you get access (at an extra monthly cost) to the Stonegate country club which a nice perk. The apartments are spacious so it is nice when I invite people over. Mold is a problem and requires regular cleaning but if you take care of it, it is not a huge issue it does get brutally hot during the summer because of the specific location of my apartment so make sure to pick a shaded apartment. the price is on the higher end but I think it is worth it for the space and the neighborhood. Be warned that the price increases 5% each year, but I think that is normal for all apartment complexes. The dishwasher is super old and does not work properly, I asked for replacement but they didn't do it. They do replace the smaller, less expensive stuff. Sometimes the laundry machines would be out of service and I would have to walk over to a different laundry room but that did not happen often Overall, it is a decent place with a few issues. read more

Worst apartments ever! A few of the workers in the complex excluded from this post. I moved with my sister on September of 2025. During move in we had someone professionally clean the apartment as there was mold all around the windows and dust everywhere including the vents.I was 7 months pregnant at the time and didn't feel comfortable dealing with mold. Two months later I had my baby, and a week after that it was truly a nightmare. November 21st of 2025 I put in a maintenance request because my bathroom sink was backing up with nasty black water. The maintenance guy came pretty quickly to address the issue, but by the time he showed my kitchen sink also was backing up. He fixed the draining issues in my bathroom sink but for the next couple of weeks we had to keep putting in maintenance request for the kitchen sink. We also had to call the emergency maintenance number a few times due to the back up almost spilling over. Finally in mid December management decided to call a plumber. For almost a month (11/21 to 12/17) while I was recovering from giving birth and caring for a baby who's not even a month old yet, I was home surrounded by the stench of sewage. On 12/17 my sister and I where told we where going to be relocated temporarily to one of their other apartment complex Lakeshore Apartments while the plumbing company did their repairs. We where there for 2 days without hot water or the heater working. We where then moved to another apartment complex Greystone Apartments. We where there from 12/19/25 to 01/09/26 and from there we where able to move back into our apartment which was left filled with a thick layer of dust this includes all of our belongings including my child's things. While we where relocated at the other apartment complex my sister and I decided to contact management and made a request for a rent reduction or rent credit due to the huge inconvenience this caused my sister and I. We included time stamps, pictures, quoted the lease agreement. We where put off multiple times until I requested to speak with someone in higher management, which is when I came in contact with Arlie. Arlie is one of the most unpleasant people I have ever spoken to in my entire life. (Not an exaggeration) she was rude, condescending and not one bit helpful. She tried to make it seem like she was doing us a favor by providing us a "nice lake view" at the Lakeshore apartments. I couldn't care less about the view incase anyone was wondering. When I addressed my concerns to her and reiterated what I was requesting, she then again mentioned the great view. The weeks following this we exchanged a number of emails until finally we where told we would not be provided with a rent reduction or rent credit despite the fact that we continued to pay all of utilities and other bills that come along with the apartment. But hey, we where offered a gift basket. What kind of people don't have one bit of compassion for a new mother who while trying to heal had to smell that stench for a month and then had to relocate with her new born baby Twice. Truly one of the worst experiences I've ever had in my life. I hope this saves someone from having anywhere near the same experience my sister and I have had. read more

Fix the washing machines I've been here since march and we just keep losing more and more. There's only 1 in the unit by the parking lot that works and all the dryers you have to run 2+ times for your clothes to dry. So over it, lived here since march and I've never been so annoyed. After 3 years at Stonegate It's disappointing to have to leave a review like others on here but I don't want anyone else to be surprised by the management's behavior. Despite returning the unit in a great condition (validated by multiple property managers from other apartment complexes) & (minus a little carpet spot that we anticipated a small distinguishable extra fee for), we received multiple $130+ deductions from our deposit. After jumping through hoops to receive the vendor invoices legally obligated to us, there were no separate fees distinguishable from basic cleaning rates that were vague, broad, and incorrectly labeled. Therefore they were completely unable to explain how they came up with the Random ~$130 charges relative to the invoices. There were many other uncomfortable situations with the management throughout the duration of the lease as well: A few months in we complained about unmanageable mold overgrowth in the bathroom that appeared to be seeping out from behind the shower panels and fixtures, as well as inadequate ventilation, to which maintenance said "all units have mold in them, but we're going to come take care of this because you guys take good care of your unit". The maintenance and management frequently gaslit us about issues, such as when our AC broke in the middle of a heat wave (115°F outside) and told us it was working fine and that we just needed to close our blinds during the day (which we always did) despite it being 95° in the apartment with the AC set to 58°. After 5-6 days of insistent emails and office visits, they gave us a portable (which did not alter the apartment temperature at all, nor was it designed to cool a space of this size) and sent out a technician a few more days after that who immediately confirmed that the unit was busted and replaced it. Not to mention a massive bee infestation on my patio that they did absolutely nothing about until there were thousands of dead bees piled up in the patio of the unit below me. Furthermore don't bother asking maintenance for help, since their solution was to fix everything with a poor silicone caulking job. The kitchen floor was peeling up, they fixed it with caulking. Roaches were coming from under the dishwasher, they caulked a peice of plastic to the from of the dishwasher instead of plugging their entrance behind it. Mold was seeping into the tub, the caulked over it. Beware of a poorly lit parking lot ( which you also have to pay for if you need more than 1 parking permit), my car was egged, and my roommates car was broken into. Also be warned about the hefty utility fees, which is ironic considering the utilities frequently have problems (see the recurrent hot water notices below). The renewal rates are also incredibly steep and only reflect a few dollars off market rate--there is little incentive to stay. Lastly, the apartment complex cycled through staff like water over the duration of my lease (though they may have slowed down for now), I've dealt with Anne-Marie, Jessica, Jazmin, Allie, Jahnai, Sabrina, Amy, and Ryan, but no one seems to be able to build good rapport with the tenants here. I wouldn't put it passed them to respond to this review and try to defend themselves, they tried in our conversations but my concerns and arguments mostly went over their heads. TERRIBLE. Do NOT live here. RATS got into my car engine and chewed my wires and cost me a total of $1,200. And I saw a dead rat once in the middle of one of the corridors but I figured it was a random Davis thing. No central AC system despite us asking the manager about it and her confirming there was. It's just an awkward wall unit that does NOT reach your bedroom and often smells like mold. They "checked" it once but the moldy smell persisted as "everything looked good." Pipes are VERY old so they had to repair our unit and left us without a working toilet for a whole day, no offer for a hotel stay. The repairs also led to them using way cheaper materials than were originally in the unit and I would post pictures but we fear retaliation as we've not received our deposit back yet. In the past year, they had to cut our water from 9am-5pm due to neighboring unit pipe reparations three times. All of which the water was inaccessible for way past 5pm. Laundry units are ALWAYS broken and smell like mold. 2 washing machines have been out of order for TWO months now. With the crazy increase in utilities fee, one would think these basic communal amenities would be up to date?? Parties are obnoxiously loud and they don't enforce pool hours so a many people take advantage of it to the detriment of everyone who lives near the pools. We were once woken up to 2 girls having a screaming match outside in the corridor, they were leaving a party. Reached out to management about it once and they did nothing about it. We renewed our lease once because we were "offered an off market price" which was "saving us $100" but we ended up only saving $25 as the amenities suddenly jumped from $50 to nearly $100. It's just not worth renewing here. I highly advise people to not live here. These terribly kept apartments are not worth the crazy prices they're pushing. You're better off looking elsewhere. I lived in Stonegate Village for three years. The location was nice, quiet, and close to the west side of campus. There are plenty of bike paths to and from the campus and downtown. Overall, it's an OK place to live, but there are some things one should be aware of when considering moving here. Many aspects of this apartment complex can be improved, and left much desired. For one, my unit only had a AC unit in the dining room area. There is no central heating/AC. My unit also did not have a dishwasher. The complex is quiet for the most part, but can get loud if you live next to the pool area. The amenities are OK. The gym is tiny. The pool is cleaned every day, which is nice, but is also small. The laundry rooms are part of what makes living here difficult. Almost always, at least one machine is down. Machines are often all taken on the weekends, so I would often elect to do laundry weekdays at night. The rooms usually had a dank, moldy smell. read more

I have lived at Stonegate for a total of 7 years in three different apartments as I have had to return to Davis on and off. When I initially moved in, I would have given this apartment complex 5 stars but the apartment complex deserves 2 stars. -Location: West Davis is more quiet than other parts of Davis and has more families. Lovely areas to walk around. More out of the way and fewer restaurants. -Safety: Overall safe. There was one break in during my 7 years here, large tree crushing the laundry room, and people banging on doors but those were overall rare. There is definitely bike theft but this is a general issue in Davis. -Noise: The complex is overall quiet with ONE big exception-- the pool. The pool is closed after dark but people would frequently get into the pool in the middle of the night and have late parties (1-2x every 2 weeks). Many of the apartments near the back half of the complex do not have AC in the bedroom, so when its 100+ degrees, you really want to leave the windows open at night which is just not possible with people screaming. Roof/floor is extremely thin and I could hear everything in the apartment below mine. -Maintenance: Maintenance folks did a good job in being responsive and completing the jobs. Rare missteps - i.e. toilet chipped pretty significantly after one maintenance time- but overall very pleased. -Management: When I moved in, I LOVED the folks in the front desk and would go in there to talk to them with my free time. I have seen 3 different sets of leadership. After the first group left, there was lots of miscommunication and cutting corners. For the last 5 years, the office is open for shorter periods. Prior to the most recent management team, the office would also be frequently closed for cleanings (usually on a Friday) and weekend hours went away. When my pet died, the front desk communicated via email that would take her off the pet lease/pet rent via email. The following month, I received an aggressive email with all capital letters about how I was late and behind on rent and owed the front desk $25, only for me to forward the previous email communication without an apology. It also took about 3 years before the complex reached out to ask me if I had a parking permit and to provide my license plate number even though I provided that when I moved in. Finally, you need to look your lease over VERY carefully. I found multiple errors in mine that took several attempts to correct. I think this management situation is improving as there is now a newer team that seems more invested in at least upkeep. Recent changes in last year include tree trimming, paving some of the parking lot, updated mailboxes, lawn furniture at the pool, and repainting the gym. **Be careful when reading reviews too, as management awarded people with gift cards if they left a 5 star review about 5 years ago in 2018.** -Cost: My rent was very fair for this area but BEWARE - while the rent can only go up by a set amount each year, other items (pet rent, trash etc...) will go up by a significant amount. The cost of these have infinitely increased-more than inflation alone. There is generally a worn appearance, especially compared to other neighboring apartment complexes that have had substantial updates. There also used to be a great incentive for lease renewal with significant upgrades to your complex, such as a screen door etc... that then faded to items that were super cheap, such as a sink stoper, and then eventually no items at all. -Laundry rooms: 2 out of 6 machines are on average broken, and the ones that do work are moldy and smell. You can only fill up laundry card in during open office hours. -Apartment: My last unit that I had for the last 3 years was a 1 bedroom apartment. There was no dishwasher or central AC so be sure to keep those things in mind (units vary). The AC unit was in the kitchen which was as far away from the bedroom, and summers in this apartment were unbearable. When I asked about the lack of a dishwasher when I moved in, I was told my unit "did not come with one." In the kitchen, there was a huge pipe that was duck taped in an area where a dishwasher clearly used to be. Our next door neighbors had a dishwasher despite having an "identical" unit. -Common spaces: There is a pool table and recreation center but they are locked after hours (unless you notify the front desk you would like to reserve for an event). -Power: PGE power outages seem to be more frequent in winter. -Security deposit: I got a reasonable portion of my security deposit back. I think this apartment did what I needed it to for my stage of life but not sure I would live here again, as I do not think you get much for the cost of the apartment, and the management has been difficult in certain instances (although I am hopeful this may improve with the newer team). I went on a tour of this place and was extremely alarmed by the manager's complete lack of knowledge and unhelpful attitude. When I asked him questions about the amenities, he seemed to know absolutely nothing. However, the woman at the front desk was the one who could answer my questions and help me with my decision-making. She was polite and kind, and was the one positive thing about the complex. Despite her help, I decided not to choose this place because I refuse to live somewhere where the manager seems to know nothing. read more

My best friend still lives in these apartments and I stay with her often due to our program. Still as terrible as they were when I had a lease here. The washing machines STILL break down often and there's even one that has not been fixed in over a year now. I was walking down the lot once and I overheard 2 women showing their friend that their car had wires chewed up by rats while parked in the complex. Mind you, same thing happened to my car. Goes to show how gross the complex is. Package bandits are a common occurrence yet they don't offer the option of packages being dropped off in their office to deter thieves (my current complex does this, I pay less, and management is receptive and actually cares about its tenants). The only good quality is that it is a pet friendly complex and how close it is to Russell. We're 3rd story and only 1 elevator for the WHOLE complex so it's not at all accessible. They are offering her a rate of nearly $100 for utilities to renew her lease which BAFFLES us due to the horribly kept complex. DO. NOT. LIVE HERE. They're offering 2 months of 'free rent' if you moved in in January which just goes to show how no tenants are staying. Constant barking which makes it nearly impossible to study. I'm still so mad this place doesn't care for its tenants yet it still has the audacity to charge similar prices to better maintained apartments. read more

I loved our apartment at stonegate. We were on the second floor and never heard our neighbors (except for the occasional barking). Parking lot was never filled, never had any safety concerns, there was decent space and room sizes, and nothing major broke while we were there. Amy in management is awesome. The complex is quiet, with the occasional exception since it's a college town. Even then, there were only a few times people were partying late or in the pool. Downsides are that it could be updated, the washing machines were often broken and moldy, and the recycling bins frequently overflow. Overall it's one of the best values you can find in west Davis. read more

I've been here 6+ months. You can find a better apartment community for a bit more money. Pros- -West Davis is a nice area with a lot of walking and biking paths. It's very pretty and has lots of trees. -There is a bus stop down the street. -our unit 2bd/2ba has AC. Cons- -PARKING IS TERRIBLE- parking is unassigned and to park in the lot you (supposedly) need a parking pass.  You get 1 pass per bedroom in your unit. For a 2 bedroom, the first pass is included while the 2nd costs $40. Unfortunately, Stonegate Village does not enforce parking.There are ALWAYS dozens of cars with no permit taking up all of the spaces. It's infuriating when you have to park far away (after working a 12 hr shift) and then see 20-50 cars in the lot with no parking passes taking up ALL of the closer spots. Parking is really an UNREGULATED free-for-all. Some people pay for it, but must don't. -Message to management: LET'S START TOWING CARS WITH NO PARKING PASSES!!! -Roaches- thankfully I have not seen them in our apartment. I have seen them in the laundry room and in large groups outside of the laundry room. DISGUSTING. -The laundry machines are FILTHY and there's always 1 or 2 out of service.  I typically just go to the laundromat. However,  sometimes we have to use the machines here. I ALWAYS clean them before use.  I literally take a spray cleaner and towel to remove the gray and brown gunk and pet hair from the washers. Also, you have to buy a card to refill with cash in order to use the laundry here. There's only 1 machine where you can put money on your card and it's located in the office.  When the office is closed, you can't put cash on the card.  Oh yeah... the card maxes out at $40. If the machine is broken,  you have to fill it at the sister apartments on Lake BLVD, if they're open. -Loud neighbors- loud music and parties are common around here. -Management is afraid to enforce the rules here. I don't understand why they don't just enforce the rules that are in the lease agreement! It is truly terrible. Honestly,  I would leave if I could afford to live anywhere else right now. My fiancé and I lived at Stonegate for 4 years while I was in vet school. We chose to live here because of its close proximity to the vet school, pet-friendly with no breed restrictions, and nice units. We are from SoCal so we were not able to tour an apartment before signing the lease, but Stonegate is pretty well known in the vet community, so we decided to sign. We lived there with our dog and cat in a 1 bedroom 1 bathroom unit on the 3rd floor. Clearly we enjoyed our time here since we were there during my whole vet school education. But like every apartment complex, there are pros and cons, and some things seemed to change over the years that we were there. When we signed the lease, we were told our unit had central air and were surprised to find that was not true when we moved in. We told Stonegate and they said something along the lines of "that's strange, your building must be the only building that doesn't have central air." The apartment had a wall unit in the dining room that worked well in that area, but did not reach the bedroom. Pros: - Pet-friendly, no breed restrictions - Close to the vet school - Close to Trader Joe's, Dollar Tree - The unit we were in was very nice with vaulted ceilings and a gas fireplace - Fitness center, 2 pools - After our first year they offered a lease renewal incentive (such as a light for outside, new bathroom fan cover, etc) - however they stopped doing this a few years ago despite rent going up each year - Maintenance requests were performed timely (usually within 24 hours), maintenance was always friendly - Quiet hours between 10pm and 8am - several times (pre-Covid) there were loud parties past midnight by the pool, and Stonegate apologized whenever it was brought to their attention - When a tree branch fell on my parked car and dented it, Stonegate paid to have it repaired Cons: - Only 1 parking permit per bedroom, street parking is usually full by 4pm - Expensive (about $1500 for a 1 bedroom and increasing every year) - Lack of security cameras; some crime happened several at Stonegate during our last year living there and we were surprised that more effort into security was not made - they recently installed a camera by one of the dog-walking areas to catch residents not picking up dog poop (priorities?) - Office has been closed on the weekend since Covid - Have to pay for laundry which was kind of pricey (about $1.75 to wash, $1.50 to dry) and there was always 1 washer or drier that was broken - Dogs were constantly being walked off leash - Blinds on the slider door constantly broke off, closet doors constantly came off the tracks - Tub grout was easily worn away - People continued to smoke despite this being a non-smoking complex (both cigarettes and 420) - When I found someone to takeover my lease after graduation, Stonegate did not have the carpet or apartment cleaned, they said they just collect rent and everything else was our responsibility. They also said that "carpet should last 10 years if taken care of properly," however the carpet cleaner I hired said it should be replaced every 5 years. I've never been at an apartment that doesn't replace the carpet, repaint, and clean each unit for new residents. - The complex itself was built a long time ago and it could use a renovation - The office discouraged residents to wash pet bedding in the laundry room despite it being a pet-friendly apartment Instead of Stonegate giving us our deposit back when we moved out, they said the new resident had to give me the deposit, and then Stonegate would keep our original deposit on file for the new residents (seems like a strange, roundabout way of giving someone their deposit back when the apartment had no damages) - Maintenance (1-2 people) was shared between all 4 of Stonegate/sister properties, and while maintenance requests were usually responded to quickly, the apartment complex as a whole can use some upgrades, therefore I think they'd benefit from a larger maintenance team I hope this helps for anyone looking to move here. Again, it clearly had its perks and we enjoyed living there for 4 years. However, it lacked certain things that we looked for in our new apartment such as in-unit washer and dryer, regular maintenance work/renovations, more available parking, and security. read more

I lived in a 2 Bed, 1 Bath. I think a 1 Bed or 2 Bed 2 Bath would be a completely different experience (a better experience than what I had). The property managers and the maintenance were very pleasant to work with. They get 5 stars. The apartments themselves I would give 2 stars. I personally do not like the layout of the apartments. I do not like the hardwood floors in the bathroom, kitchen, or living room. There is no window in the bathroom at all and that causes the dampness to build up. The bathroom vent is old and weak too. The walls are thin and I could hear everything if I did not have a fan going all the time. The complex was quiet enough, but the apartments have thin walls and I could hear everything. read more

The property manager Allie Hudock is very unprofessional. I moved in yesterday with multiple issues in our unit, like dog pee in the glass door track and others INCLUDING OPEN LIVE WIRES. When I brought this to her attention she said this is student living (No where online or in the office does it say that) so they don't look to far into that stuff. Allie Hudock should be relieved of her position immediately she has no idea how to talk to customers at all. read more

Close to campus, a grocery store, and boba, Stonegate Village is a great place to live! This will be my third year living in this apartment complex, and I couldn't be happier to have found it. The management is incredibly friendly and always helpful, and will often offer a variety of themed snack days in the front office! Nice complex, well managed. Arlie and her staff are approachable, knowledgeable and helpful. We needed a couple of things addressed when we moved in and the repairmen came in a reasonable amount of time and took care of things. I'd give the place 5 stars but there are just a couple of things about it that are a bit off. The garbage/recycling areas are always a mess. Maintenance should be checking on, and picking up these areas on a daily basis. Noise can be excessive as the acoustics aren't very good. Thin walls and being next to the road, you hear car noise and the conversations of the walkers and bicyclists. read more

My roommate and I love living in West where things are a little more quiet and enjoy our one bed one bath apartment. Close to supermarkets, nice walking trails and slightly removed from hustle and bustle of downtown. Overall nice apartment complex and looking forward to living here next year as well. read more

It's an okay complex to live in, but nothing I'm going to be bragging about. I definitely like the apartment better than my last place (Renaissance Park in South Davis), but the management is kind of weird. The apartment itself is nice. However the parking situation on the street is a nightmare for your guests (who are told to park there). A few other complaints: The light outside my apartment was out for a very long time, and it took them months to get this sorted out. I was eventually given a motion sensor security light until they fixed the electrical issue. One of the units in the laundry room on the north side ruined some of my clothes. It apparently had tar or something in it, and so that is something to be extra careful about. The trees around the apartment complex were clearly not properly inspected, and they are still not properly maintained. A massive pine blew over on top of the laundry room--taking out hot water from Tuesday-Friday for half the residents of the complex. They blamed PG&E for the delays. The reality was that it was them who neglected the tree (and compromised the root structure by building an in ground pool next to it) and it was also them who couldn't get people out to start cleaning the mess for days. They then went to every apartment at 8 a.m. about 5 days later and stuffed a note in the doors saying why they would not be doing anything to compensate for suffering since by law the apartments were technically habitable. Overall, I'm glad to be moving out in September and hope that the property managers get their act together for the sake of future residents. Also, watch out for the big tree by the mailboxes. I have been at this apartment complex for a year now, and signed up for another one. I have a 1x1 renovated apartment. On first glance the apartment is great, but I have found somethings that I don't like about it. For one the bathroom sink is very strange, the bowl is large and nice but the faucet is tiny and the hot and cold are reversed. Little things like that. Also my patio was not completly fenced off, the old managment said it would be fixed before I moved in...that never happend. New managment came and said they would fix it, but 3 mo latter I just decided to fix it myself. Other than those small things I don't have any complaints. My husband and I lived at Stonegate for the past four years. We just moved away from Davis when he graduated UC Davis. Overall, it was a very nice apartment. However, we were not happy with how management treated us during our time there and the move out process. If we complained about items like a broken dishwasher that needed to be repaired, or carpets that needed to be cleaned upon move in, as we did, we were treated poorly because of this. Reporting these issues should not have resulted in mistreatment by management. It also took forever for them to repair and figure out what was causing a leak under our sink. And when there were issues with ants in the spring of this year, we were told they couldn't do anything about it, their pest control service sprayed, but we still had problems. Eventually we had to purchase our OWN traps after the ones they gave us failed to take care of the problem, and that took care of the problem. During the COVID 19 Pandemic, we still had to pay for amenities even though they closed the pool, study lounge and gym. They offered NO rent relief for this. We had to pay rent in full despite lack of amenities we paid for and couldn't use. Plus, the washing machines and dryers were NEVER kept clean and in working order. As I said previously, we were overall happy with our experience at Stonegate Village. We just wish management was nicer to us and responded more promptly to maintenance requests and overall cleanliness of laundry room facilities. it is a nice neighborhood very close to the UC Davis campus. read more

The only apartment I have seen in Davis with a real high SECURITY DEPOSIT ($ 500). Worse thing is you just dont get back anything, no matter how u clean ur apt. I have been in US for 6 yrs, and never had this worse experience. They just dont have any respect towards resident's money. I loved living here. It's like one of Davis' best-kept apartment secrets. Oh shit, and now it's out. Tucked in between The Trees and Arlington Farms, this West Davis complex is quiet (mostly grad and vet students), affordable, and well-managed. I'm not sure if they've finished renovations, but most or a lot of the apartments have new kitchen appliances. It's conveniently located near the D and K Unitrans lines and a Class I bike path to campus. They also allow pets (with some fees and restrictions). read more

I have lived here for a year and love it. It comes with a microwave, is very clean, and things are kept well maintained. Landscaping is nice and maintenance worker is efficient and very nice. Front staff also do cute breakfasts and other events several times a month for the residents. My ply complaint is that there are mold issues in both our bathrooms, but overall a great place in Davis. read more

At first, we loved living here, it is a quiet and safe place to live compared to where we were from. These extremely expensive apartments (with rent going up every few months) seem nice at first but as you live there, you can see how badly the quality actually is. Everything in the bathroom and kitchen we've had problems with not to mention pipes that always clog up, we've had a problem with silver fish and spiders, the walls are super thin we can always hear our neighbors, the study room equipment and laundry room available for residents always seem to have a problem (sometimes our laundry would smell like old animals), their office is always closed when they have open hours, the parking lot floods when it rains, not to mention the staff is always looking to make money off their residents. They trap college students transferring into town that don't know any better. The ladies at the office seem nice on the surface but be warned they are more concerned with their own interests. I don't mind paying extra for what I thought we were paying for, but this place is not worth my money or anyone else's. read more

I live here currently, and I love it. The maintenance staff are very helpful and friendly, and the manager(s) are as well. Going into the office for any issue is an enjoyable experience. The staff really cares about making your living experience in Stonegate as good as possible. The landscaping around the complex always looks nice, the lounge is a great place to hang out, and the parking lot is never overcrowded-all in all, a great complex. read more

The complex is quiet and nice most of the time..when everything works. I felt it would be a safe area to live while attending University for some time. The printer never works, Silverfish, spiders, and cockroaches are in/out of apt. Now the rent is continuing to increase by $400.00. The utilities don't work here i.e the interiors of the apt. In winter the entire parking lot floods. There is no guarantee for parking, the laundry machine works 40% of the time. On top of all of this the mgmt here is horrific, unprofessional, and refuse to make improvements. STUDENTS BEWARE!!! If mgmt dislikes you for any reason they will make living worse for you, and the office is never open. There are multiple parties from gang members that invade the pool. We loved it before, but as time continued it has become worse. Don't give these people your hard-earned money and time, there are better places to live and better areas. There's more professional I'm people who will actually take care of you. I feel sorry for anyone that chooses to live at these apartments. read more

It was mid March 2014 first moving into Stonegate Village Apartments. During the first few days we moved in, my roommate told the office lady that our carpet smells, however the office lady claimed they washed/cleaned the carpet before we move in and promised to write a note about it. Me and my roommate bought some cleaning supplies to clean and fresh the carpet until the smell is gone. One and a half year later, we moved out and when I received the deposit refund notice, I was so surprised that it was a negative balance. We paid $1200 deposit upon move in, and there is almost $900 cost to replace the carpet of the whole apartment due to pet urine damage? My roommate does have a dog, and that 4-year old dog is completely potty trained and he never had any accidents. She had lived with her dog in other apartments in Davis and never caused with any pet urine damage to carpet. For myself, I do not even have a dog in my life during the stay in Stonegate Village. It is unbelievable for us to pay for the carpet replacement for something that we DID NOT damaged. My roommate talked to Arlie that the damage is not from us and it is surely from the previous resident and we DID TOLD the office lady(who has already gone) to put a note down during the first few days we moved in. After all this explanations Arlie asked us for a receipt of the cleaning supplies we bought to clean the carpet? Whoever will keep a receipt from Walmart a year ago? Arlie said we need to prove we did not damage the carpet. How do we prove it as you cannot prove it was due to our damage? We DID NOT have the new carpet when we move in, and now they found there were pet urine damage on the carpet and they just blame on us, that cost almost $900 on us students for something we DID NOT damage. Good Job! I hope everybody who reading this please reconsider living in Stonegate Village Apartment, they are irresponsible, dishonest, and unfair. Oh and there are few unpleasant things happened during our stay. One thing you should be reminded is that, be aware of somebody might come into your room suddenly. One day Arlie was scheduled to visit our unit for some inspection, She left note and my roommate got it, but my roommate forgot to tell me. I was in my room watching movie and all in a sudden my door was opened (quite aggressively I would say, because I was totally scared) by Arlie, she walked in and I was sitting there shocked. She did not even say a word to me not even "Hello" then she left. Well, I am glad that I was not naked or taking shower with my bathroom door open at that moment. I would at least knock before I go into anybody's room when I see the door is closed, and I know how to greet people as well. This one star is for the maintenance guys of the apartment, they have been always doing their best to help. They do knock before they come into your room, and they do greet people. read more

I've lived here for almost 5 years now. The management when I moved in was phenomenal. Friendly, prompt, professional, organized. But he got promoted and his replacements are the reason I'm moving after this lease. They're the most unprofessional management I can imagine. I have been outspoken about my distaste for some of the apartment's practices (surprise unit inspections even though I'm a full-time student and I own a large dog, suddenly charging pet rent despite oral confirmation that I never would have to, accepting my packages and never telling me that they're in the office including flowers I was sent when my best friend died, charging me extra for a parking pass because my past roommates kept theirs and the office never collected them when they moved out so it's apparently my responsibility, I could go on). I have done so in a professional manner as a tenant. The office has taken this as a personal attack and is now treating me with passive aggression. At one point when I went into the office to discuss a $300 fee they wanted me to pay my ex-roommate (because she had paid a $300 pet deposit and now I owe her that money for some reason?), the manager started crying and screaming at me asking why I was so mean to her. I tried to calmly explain that I simply don't wish to pay money I don't owe and that their management practices have been frustrating for me and I don't owe them anything other than professional behavior. They now give me random marks on my lease (one for having my dog in the pool, which did not happen), and charge me late fees for rent every month despite my prompt payment. They're threatening legal action unless I pay pet rent that I was told I wouldn't have to pay. Their behavior is impossible to understand and very personal and immature. They raise rent every year by at least $100. If you're thinking of living here, the community is lovely, I've never met a kinder apartment complex. But tread lightly when you have to deal with management, they will hold grudges. Read your lease thoroughly and make them correct any writing that's untrue. read more

Totally took advantage of my son and his roommate when it came time to get their cleaning deposit back. The apartment was spotless when they moved out. They paid a $600 deposit and only received $139 back. They claimed there was excessive cleaning to be done to the apartment and carpets. When asked for a detailed description of what was excessive, they refused to produce one. Shame on you for taking advantage of students that do not have money to lose. read more
