We've had leaking plumbing under the kitchen sink, the upstairs bathroom leaking when the sink is used, and the downstairs toilet plumbing collapsing within just a couple months of ownership. These are major problems that should have raised concerns during an inspection. The most alarming issue is the propane system. Ferrellgas came out because our propane tank was leaking and discovered plastic propane piping inside the home. We were immediately red-tagged and have now been without propane for three weeks. The technician told us this was a complete miss by the home inspector and said he was surprised the house even passed inspection with these illegal pipes. He explained that if a mouse chews through the plastic line, it could cause a gas leak and potentially an explosion. Despite this, the inspection report states that the visible and accessible fuel lines appeared in good condition and marked them as serviceable. This is a serious safety oversight. My fiancé later called and asked a general question about whether illegal pipes would be identified during an inspection and whether paint would be scratched to verify the material. He said he would check something like that. When my fiancé then explained that he had inspected our home and did not do this, his tone completely changed and he dismissed the concern by saying codes change. The conversation then became hostile and he threatened my fiancé on the phone instead of taking accountability. We relied on this inspection when purchasing our home. Within the first year we've had plumbing failures, illegal propane piping, and now we've been red-tagged without propane for weeks. This inspection was a complete waste of my money and time. I would strongly recommend NOT using this inspector. This was a serious safety miss and extremely unprofessional behavior. Please do your research before hiring.

    After moving in following an expensive inspection, the furnace did not turn on due to a burned out…read moremotor. We doubt that this happened between the month the house was inspected and when we moved in (the house was unoccupied during this time), i.e. it is unlikely that the inspector even tried to turn it on! There was also significant roof leakage both inside the house and in the soffits, with obvious water stains in both areas. As we were out of town buyers, we relied on the inspector to catch such obvious problems. Mainly, we got an expensive home inspection with lots of photos attached and no relevant information from this company.

I assumed he would do a thorough, more hands-on inspection of basic electrical components like outlets, light and dimmer switches, etc. but was not the case. His visual inspection of AC unit was un-acceptable as he never started it to check its operation. Lastly, he failed to note/notice the improper water drainage under the deck affecting the infra-structure, nor mention anything about the buckling brick patio pavers caused by tree roots. We questioned him if he looked at the warped exterior siding since no notes or details were in his report. He came back next day to report it was warped in 1 area in back yard. One wonders why he failed to mention about the rest of house exterior? There were missing siding slats and missing/chipped/broken trim pieces everywhere! Again, maybe he was rushed, distracted or running late although all of these important details should have been looked at and reported in his final inspection repot.
