WOW!!! I am very surprised! I have had my home in Belleville, IL managed by Strano since 2013. I have been happy about all the issues that have come up over the years. This is 2023! Yes, there have been minor issues that I was a little upset with but, not to the extent that I have just read on this forum. I guess as an owner there is a bit of difference in perspective. I will be moving back to Belleville in the next 9 months and hopefully my home will be move in ready when I get there. WOW !!! I am totally surprised! I have had only 2 families in my house in the last ten years. The first left the year lease early and paid for it. The second family has been in my home for almost 10 years. Strano represented me as the buyer. Had several concerns prior to closing. I brought my concerns to the attention of my agent and immediately received a call from Stacey, her boss, who assured me the seller was doing everything possible to make things right. He didn't. I didn't realize until the closing that not only was Stacey my agents boss....but she was also the sellers agent. So my concerns were handed off to the sellers representative and not so much the "agent in charge" Shady to say the least. But long story short, the items that were a concern are still a concern....an expensive one at that. I'd recommend staying away from them if your buying. Selling you might be ok because they don't get paid until closing so they'll be with you for that. Buying.....in my experience they are there until the commission check clears. Then it's.....‍ Never again. Wouldn't even entertain an offer from anyone they represent. read more

If I could give ZERO stars...I would. Strano managed my property for 10 years. I was active duty military and moved out of country. The initial 4 years were great under old management. After the management changed, so did the quality of property management. They do not make sure tenants take care of your property. They are only out for profit. When I finally went to see my house it was TOTALLY trashed. The previous tenants had destroyed my house but apparently received all of their deposit back...per Strano, but I'm not so sure after reading these reviews. Then they told me I needed to repair the property and replace appliances, that I had already replaced at least once even though when I bought the property the appliances were practically new. I was in my home less than 4 years so I wouldn't think a fridge and microwave and dishwasher could break down so much. If I ever moved to Illinois again and wanted a property management company I would sell my house for a loss if they were the only company available. Why?? because you are going to have to pay that money regardless because of their negligent property management. I also found out the reason their quality went down is because they manage way more properties than they should. I don't believe they have that many people on staff to manage hundreds of properties. It is all about volume but the homeowners and tenants are the ones who suffer. I am compelled to write a review, just so others may know what to consider if you choose to rent from Strano. The patience that Tanya had, as she showed me their various properties, was second to none. She was patient and very knowledgeable about each property. I was impressed. Once I decided on a property, Kim was so helpful, again, impressed. Once I moved in, they scheduled a walkthrough to document the condition of the property. A word, of advice, walk around with the agent and take your own notes, it will serve you in the long run. During my tenancy, they were generally, very responsive. However it took them several months to rectify a problem with the driveway, but it was rectified. Fast forward to me letting them know I was going to move out at the end of my lease. They forwarded me a document, that was, very overwhelming. The document in a nutshell, advises you to clean EVERY nook and cranny before you move out. For example, clean the inside tracks of the windows and wipe down all the walls. I called for clarification regarding the nail holes that I put in the walls for pictures. One particular wall, holes needed to be filled. So, I called and spoke to Carrie about touch up paint. She told me to take a small piece of the wall to a paint store and have the colour matched to the wall. Well, not to bore you with too many details, the paint didn't really match and, Carrie denied telling me to do what I did. So, the bottom line, I ended up paying a painter to paint the wall, as I knew my deposit was in jeopardy, because, I sent her an email, about the issue and she would not respond in writing. My advice to you, take good notes for phone calls. Andrea, was not any help on this issue either. They claim to record every phone call, it may benefit you to take your own notes. The walkthrough, at the end of the lease was very thorough. It's a bit intimidating, but just make sure you have followed that check list. And, a word of advice to lessen your stress, walk around with them and take your own notes and pictures. Then, my deposit, they tell you NOT to call before 30 days has elapsed to find out the status of the deposit. So, I waited patiently 30 days, not a word. So, I called on day 31 and was told by Mikki that, first of all she had my move out date incorrect, and she was not yet to my account. So she told me she had to verify that my last payment for utilities were made. I had no idea how long it would take her, so I emailed the information to her and, she was very kind and efficient and mailed my full deposit back to me right away. So I have been lied to about financial matters by this company. My last tenants were horrible totally trashed the house. So long story short since the tenants deposit was not enough to cover the damage I have to cover the rest $900. I was told via email by one of the staff I wouldn't be financially responsible for this (lie). So for the past two months I have only received $800 of $1800 that was paid in rent by the new tenants to cover the rest of the bills from the damage! No one can give me an itemized bill, no one called to explain that this was happening. They avoid my calls and emails! I am seriously thinking about going to the attorney generals office and the BBB! read more

If i could give zero stars i would. My mother moved into her home a week and a half ago so the house is not in order yet. They come over to do and "inspection thing". Audrea didnt nothing but yell at my mother and belittle her about every tiny thing she could possibly find. She also illegally took pictures of my mothers vehicles. She was so rude and destispectful. Then this evening we get a ten day noticed to vacate whoch is illegal too. It has to be a 30 days notice. I can not stand this lady! She is absolutely terrible and not professional at all. We are two of Strano's most loyal and happy tenants. We "talk you guys up" every chance we get. More than anything, we both agree that Strano is the best "landlord" we have ever had. We moved in and found a new garage door opener installed, had a home inspection done by Angie and almost immediately had repairs that were found, (large holes covered in the living room wall) and immediately taken care of. The wall in the guest bedroom has been repainted, the closets' doors now function, the bathtub was resurfaced and the plumber repaired the tub valve, the hole in the siding repaired, a storm door was installed, the ceiling fan in Jenelle's studio works in all positions, and we were told that the master shower was going to have a new glass door installed. STAY AWAY. If you are looking for a property manager who will do whatever it takes to take your money, call Linda and the Strano team. Just be aware, if you have to rent through Strano, hire a good lawyer from the start and a private investigator who can completely document your new house. Here is the short of it... Strano will not fix anything unless you call them, and then they will make every attempt to make you pay for the repairs. You will get surprise visits from them to do a walk-thru and promise you everything under the sun...but alas, nothing will be done. When it comes time to move out, give yourself plenty of time. Strano will forget they scheduled a move out. Oh yeah, the cleaning bill will be close to $500 and if you use anyone other than the recommended cleaner, you will be on the hook for a re-clean, which you will probably be pressured into. We used the "recommended" cleaner and still had pressure to fix broken items that the cleaning crew broke. During the move out walk thru, you will be told everything looks good and you're good to go. After they hold your deposit for the next month, expect to get a bill for your deposit if not for double the amount. Take aways from above: Hire a good lawyer when you start the process. Get a PI or someone else who can extensively inventory the entire house. Every scratch, nick, etc. NO JOKE, IT IS THAT BAD. Then fully expect to lose your deposit. There are other companies that rent homes, go find them and avoid Strano. read more

My wife and I rented from Strano for 2 years in Fairview Heights. My advice to anyone who chooses to rent from this company is to document EVERYTHING on the move in checklist. When we first moved in my wife was told by the Strano representative that she didn't need to document some minor issue because they were minor. However, those same minor issues were marked by Strano upon move out and we were charged for repairs. They are slow on repairs, you have to follow up a couple of times to get anything done and everything is based on what the owner wants to do. We went a full year without an ice maker because the owner didn't want to repair it. Even during the move out process the Strano rep complimented my wife and I for how well we maintained the home and how everything looked great. Then we discover they kept around 95% of our deposit. My advice would be to rent from a private owner and stay away from this company unless you don't want your deposit back. read more

This has to be one of the worst management company ever! We needed a company to manage our property since we were moving a couple hours away, a friend recommended we contract Andrea. She did a walk through and told us how great the place look and how much we can get in rent per month. She was the perfect "car salesman". Everything sounded fantastic. We signed a contract and after that.......everything went downhill. First, we had to pay to upgrade our electric panel for $3k. Okay, thats understandable considering it's a old house and because of city code. Next, we got so many different fees from them it's hard to name them all. And they weren't small fees, they were hundreds of dollar EACH. Not feeling confident with Strano, we gave the tenants our number to contact us in case of emergency if they can't reach them. 2 days after tenants move in we get a call saying the basement is flooding! We were in the house for almost 9 years and the basement never flooded. This is a Saturday so after hours. They called Strano but no answer, and no way to get in contact with maintenance. They have no idea how to do a maintenance request and neither do owners. I drove about 2 hours down to see the issue. The main drain was backing up which it has never down before, and ended going into our finished family room and ruining our brand new carpet that was only a month old. $800 later on a Sunday the problem was fixed. The tenants were dissatisfied with Strano too and expressed their anger with them. STAY AWAY FROM STRANO if you want to save money and keep your sanity. Since hiring Strano, we spent around $5,000. I believe they are getting a cut from contractors like another reviewer said. And I will be contacting the BBB. read more

I rented a house from them with my family for 2 years. Because I was moving from out of state, I wasn't able to do the pre-home inspection before moving in as I moved in on a Saturday. Throughout my time there I never heard anything from them, and they only heard from me on 3 occasions. One when the outside faucet started dripping into the crawl space. One when the AC went out and they replaced it within a few days after I explained I had a baby and pregnant wife in the house and it was over 100 degrees outside. And once when I called to report a leaking faucet, which they never did fix, i just used a vice-grip to close it tighter. Fast forward to move out. I had everything out a week before the lease end date, and literally spent every evening from 6pm until between 10 and midnight at the house cleaning and returning it back to exactly how we had found it. I even went as far as to steam and put the curtains that were in the house when we moved in back up. Every window and storm window was cleaned inside and out (in below freezing temps), every screen was removed and washed in the tub, every window sill wiped down, the tops of doors were even wiped down to remove any dust. Every light fixture was removed and cleaned in warm water, the oven was spotless, the tile was steam cleaned and the carpets cleaned professionally as required by the lease, even though I had my own carpet cleaner. I speckled and touch-up painted every single tiny spot. The house was cleaner than the day we moved in. And as it would happen I get a bill a month later for $390. $340 for "general cleaning" with absolutely no explanation and $50 for repairing a screen door in the garage where the trim holding the screen was coming off because it had only 2 nails holding it in and the door was flimsy as heck. I have of course disputed these charges and asked for an itemized bill explaining what was cleaned, how much time was spent cleaning it, and what the hourly rate was. As of yet I've gotten nothing in return. I'll update this review once it's all handled, but I can certainly say I'll NEVER rent from Strano again. read more

I have been a landlord with Strano since 2014 and they are mediocre at best. They have zero methodologies for tracking trends or continued issues. A tenant can call 6 times about a leaky toilet that is "fixed" for $70 and then call again a month later. I am not sure but if a contractor is coming back 5 or 6 times for the same problem, they are not doing a good job repairing the issue; however, I get to pay for it each time. My favorite is when a tenant calls in a work order for a leaky toilet and then when maintenance shows up they add on 3 other items to be fixed without my authorization. And Strano has no way to stop this or fix it. They just let the tenant open work orders. Additionally, they let the tenant open new work orders while they are still delinquent on previous work orders. This would not be a big deal except the landlord gets to pay all work orders (even tenant expenses) until the tenant pays. So the tenant can have $120 in back work orders that I already paid for and open a new work order that will just come out of my rent until they pay. Strano does not track this nor do they try and collect the back payments. They just keep opening work orders. My favorite (like most others have mentioned) is how terrible they are at communicating. No responses to email or phone calls and I own the property. I would hate to see how bad they are with the tenants. I can send an email to multiple people and after 7 to 10 days without a response I will call and get the run around (when they answer). I have never seen a more disorganized property manager in my life. If I was not putting the house on the market in 9 months, I would fire them today. I just can't go thru the hassle of firing them and switching for 9 months. Trust me, if you own a home DO NOT hire them as your manager. They will wine and dine you up front and then once they have you as a customer, you will never hear from them again unless they want more money from all the work orders they open. read more

Our initial experience with Strano was good when we moved in Jun '13. They provided good broker services to find a good property and were generally responsive to our inquiries. As time went on, the service declined. We couldn't always confirm that messages were received and we were never sure if the communications made it to the property owners...like for the siding damage that was on the house for our entire stay. The pre-departure inspection and walk-through were significantly more rigorous departing that what had occurred prior to our arrival. We were noted for discrepancies that had been worse when we arrived. After the requisite 30-days, we didn't receive our deposit back. None of our messages were returned, and when we did get a person on the phone, they either passed the buck or provided non-answers. We did receive a bill for mowing the lawn...two weeks after we turned over the keys. Note: Grass grows fast in IL, so yes, it would need cutting two weeks after we vacated the grounds. In the end we had to hire a lawyer to get a response. Our barrister confirmed that he deals often with Strano for similar stall tactics with respect to returning security deposits. We did eventually settle; something is better than nothing, but I would never recommend Strano. In fact, I recommend that you get the Landlord's contact information & offer to manage the property better than their current arrangement with Strano--you'll both end up ahead. read more

Just look at all the terrible reviews. Run fast! DO NOT RENT WITH THIS COMPANY. First off they had me sign a lease on a property that had not passed inspection. They had me believe I was moving out of my apartment into one of their homes. The day before I was set to move they still did not contact me and let me know what was going on and they will NEVER ANSWER THE PHONE. You have to go the management office and they have sign up saying they no longer see people in person and that you have to call even though they dont answer. When I asked them when am I getting keys and if the property passed inspection the said they didnt know and had to call and see. Once they called they found out it did not pass. Now why didnt they find this out and let me know before I had to come up there????? ZERO COMMUNICATION. Then when I was visibly upset and asked when were you going to contact me knowing we have a signed lease. They said oh we didnt have an answer thats why we didnt contact you. So I had to drive up there to get them to do their job. They didnt even apologize. The staff will get mad at you for aski8ng them why they dont do a better job. Then they said well it should pass inspection Monday and you can move. Monday morning I called them over and over no answer. When they finally answered they said we're waiting for some girl to get here then we'll CALLLLL and let you know. Hours go by and my movers are on the way so I had to drive up there again. When I get there they say oh we emailed you an hour ago. Why would I be checking my email when Im moving within hours????? Once again they get mad like Im bothering them when Im the one about to be homeless because of Strano. So the house didnt pass inspection again. I ended up having to stay in my apartment longer and continue living out of boxes for another week. When the next inspection day came I called n called no answer so I drive up there again. I stood for 5 minutes CONSTANTLY ringing the doo bell until the owner came to the door and I told her what was going on and asked if the house passed inspection. Mind you I have to move this day no matter what. And each time I went up there they said oh we promise we'll call this time. I told the owner whats been happening and about the lack of communication and she had the nerve to say "oh people say about us all the time but then my employees show me where they've called text and sent emails so ppl just say that". Like is she slow or something? So I showed her 25 back to back calls I made and she said "oh well like I said people say that all the time but I can see that you actually called". So then she called to see if the inspection passed (WHICH SHE SHOULD HAVE DONE ANYWAY AND CALLED ME TO LET ME KNOW) they said they wouldnt have results until the next day so I just moved to a different house. The owner said when we have the results tomorrow we will call you. The next day came NO CALL!!!! Then the day after that a chick calls saying they didnt pass and theres more crap wrong with it. It really sucks that they would have grown adults with children in between homes because they dont follow up with anybody. I talked to 3 different ppl and each person said oh we dont contact you until we have an answer. But then when I went up their they made a phone and got the answer. Strano has a bunch of lazy ppl that dont do anything and that attitude comes from the top down. I never write reviews but you guys suck so bad. I dont have children but what if I had little babies and had to sleep in my car. You guys suck so bad and I hope you go out of buisness. read more

As owners we hired Strano to manage our property. It is easy to criticize any shortcoming but it is not often, or often enough, that positive reviews are provided (just about anywhere it seems these days, very sad). Strano is not perfect, but who is. The staff over the past couple years has made a few mistakes and from time to time it takes a few days to resolve an issue, but it is what you do after those incidents is what matters. The staff has always listened to us and treated us with respect, we have never felt like just a customer who pays a management fee. When needed, they provide a personal touch and have gone out of their way to resolve issues that are out of the norm. They also listen to feedback and strive to make improvements, like the tenant/owner portal. Before this tool was created it was difficult to track payments and maintenance actions, now it is all in one place and easy to find historical events. Do not think a 4 star rating has an underlining tone, like the review began, no one is perfect. If I could, I would rate them at a 4.5. Strano is a quality service who strives to take care of their clients. At times, negative criticism by tenants stems from Strano having to hold them accountable for actions they are responsible for, a quality an owner desires since the property is often the single biggest investment a family has. We also want a service that treats our tenants with respect and are responsive. Over the past couple years the staff has reacted to several situations and has even gone out to the property to personally address an issue to ensure the incident or concern is resolved. It has to be a balance, always provide a safe and properly managed property for the tenants while ensuring the owners property is cared for and protected. This is Strano's top priority and they do not stop until this goal is met. A home is often the single biggest stressor in a move for tenants and owners. Strano aims to make this process as smooth as possible and to provide a positive and reactive management service during occupation. Clear communication enables all parties to reach their goals in this area. Finally, Andrea Huschle and her staff provide a professional service that you can count on. They will go out of their way to address any concerns and have a goal of providing a quality service for both tenants and owners at all times. Holy moly, I am a current landlord of a house in Illinois. I hired Strano 2 years ago. I have had nothing but trouble. My tenants pay the rent through Strano on time, but by the time Strano pays me it's nearly mid-month where I had to take the mortgage out of savings. They will take days off before rents are deposited. They do not communicate with each other and turnover is high. Very disappointed...don't hire. I fired them. read more

I am a new tenant of Strano and I have to say I am surprised at all of the negative reviews. My experience so far has been positive. I looked at many properties and dealt with several different management companies. I kept going back to Strano and eventually only looked at their website for available properties. The other companies had a "take it or leave it" attitude when I raised issues about cleanliness, obvious lack of maintenance, and repairs needed. Strano has been very thorough and upfront about all of their policies and procedures. Perhaps I was also lucky to find a property whose owner is willing to invest in it and maintain it. I understand my responsibilities as the tenant. I fully expect my positive experience to continue and have no reason to believe that it won't. read more

A few months after our lease ended I happened to drive by to see that wonderful landscaping I was charged $990 for. There have been no changes. In fact it appears that they haven't even mowed the lawn since I did on the last day of my lease. Overall, we had a fair experience renting a house through Strano. Three years ago, we signed a one year lease for a house in Swansea, and renewed it twice. Over the years, Strano did not have to do much for us, as the owner took on all repairs and maintenance for the property. Strano did have to conduct the background check, and manage the bookkeeping for the payments, which they did well. On the move-in and move-out, they performed thorough inspections, documented it on the spot, and kept their word on processing the paperwork. They set expectations clearly, and treated us fairly. We did have to wait a month to get our deposit back, but it did not seem gratuitous - it should take some time. We really liked the house, and the owner, who made us feel like a part of the community. We move because we simply could not afford the rent, and we let them know in advance that we could not renew the lease again. Overall, Strano stayed in the background, but they did what was expected and helped restore some of my trust in property managers. I've lost a lot of money on real estate over the years to the sharks ($30,000 in equity on a short sale, and over $1,000 of our previous rental deposit with a different agent in Belleville); Strano managed to show me that they are not out to get you any way they can. read more

Absolutely terrible. This company has let consistent maintenance problems run on for three years at the property that I rent. The people that they have called to fix these issues in the past have done nothing close to that. This year specifically, they decided to increase my rent due to "repairs, maintenance, and cost of living" increases. When we refused to sign the lease with the price increase, they charged it to our accounts anyways! These people are frauds and deserve to be shut down. My wife and I have personally been dealing with Renee, who has absolutely no idea how to speak to a would-be otherwise loyal customer. We will be looking for a new home to purchase ourselves immediately. It was already the plan, but we are ready to buy now just to get away from these awful people. STAY AWAY! read more

Strano certainly has it's challenges and quirks about them, but I will say they do try. Getting in contact with them was an exercise in frustration at times and while I did receive my security deposit back (after about 26 or 27 days), I am still waiting for a small portion they took out claiming a utility fee clearly billed to them was mine to pay, citing a confusing charge which they 'assumed' was in error. So, instead of seeking clarity, they saw best to take it from my deposit, telling me after I questioned them and even noting a refund I received from the city on my last bill, to work it out with the City Hall to get my money back if there was a mistake and causing me to spend time contacting the city, who had to contact Strano and explain things to them before Strano agreed to pay me back (pending). Through my 1 year of renting a Strano property, there were minimal issues (seemed like an excessive amount of in-house inspections--some of which I could not get ANY details on when making inquires--guess they just liked coming by), a kitchen cupboard door was badly damaged at move-in and I didn't see the damage until after the move-in inspection, but it was fixed without a hassle. Also, they owner and Strano advertised the unit with a W/D inside; it was missing when I got there. I raised the issue and the seemingly frustrated owner brought by a used set that didn't work very well (usually had to dry twice). Move out time after informing them I would not renew was a bit of a circus with the traffic coming in and out, but we were able to coordinate showings well for the most part (started about 3 months before move-out I think). Only one bad experience with a seller agent contacting me with an hour's notice to try and bring someone by out of the 24-hour policy. Also, one of their recommended cleaners gave me a quote with a straight face I had to do a double take on while standing near two rooms of the house that were unoccupied for the entire year and spotless, explaining to me all the people and hours it would take to clean. BL: after receiving compliments from the move-out inspector one does not expect to wait a month for a deposit (even with the policy allowing up to that). Also, Strano should try harder to work on the seemingly, 'don't call us, we'll call you' policy as it is tough to get in contact with them at times. And maybe, just maybe go back to that 'old school' policy in business that 'the customer is always right'? If you cannot do that, at least try to give to benefit of the doubt without feeling so threatened that you take money first and make normal citizens put on the hat of real estate lawyers combing through red tape to recover funds. Everyone is not out to rip off your business, please show the same courtesy you want your customers to show to you and these reviews will certainly improve. Stay classy Strano! read more

The rumors were true.. Strano is an awful property management agency!!! They will fight tooth and nail over the refund of your deposit. They do not honor the lease and would make changes that work in their favor, which go against the document that you signed. After 60 days, I still do not have my deposit. Maintenance requests/orders also take weeks to get completed. Customer service knows how to speak well, but they are lazy and do not submit orders, contact landlords, or other like jobs. Always email Strano because if its not written down it didn't happen, so ask EVERYTHING to be put down in writing! Renee Wittnauer is the Property Manager and has a ton on her plate, so you're never a priority in her book. Truly the worst experience dealing with her and the rest of the staff!! read more

We rented from Strano for two years, and although everything wasn't perfect our overall experience was positive. We waited considerable time for some minor repair work, however, after complaining I discovered the owner elected to take care of repairs NOT Strano, so best determine who is responsible before complaining. Finally we took reasonable care of the property and paid for a complete cleaning when our lease was due to expire; 30 days after the end of the lease I stopped by Strano office and picked up our entire security deposit. Beware!! I cant believe how unethical Linda and the Strano team are. I have rented in the Ofallon IL area since 2008, two Strano rentals and both were a bad experience. I had the unique experience of being in contact with the homeowner while living in the first rental. I was able to see how dissatisfied the homeowner was with repairs done to the home from storm damage and I was aware of the outrageous charges for the work. Strano would hire two unskilled laborers that could barely use a tape measure and charge the homeowner as if they hired a reputable establish home repair company. I eventually did repairs for the homeowner and he paid me directly instead of using Strano. I was charged $300 upon move out for "yard work". I actually had the landscaping looking better than when I moved in. I disputed the charge and requested an itemized receipt. I receive a generic receipt that stated "yard work, mulch", I spent $60 on mulch 1 week before move out. The second house was just as bad, days of waiting for response to a severe water heater leak. I was charged for repairing a piece of aluminum fascia that fell off in a storm! The refrigerator stopped working, it took three days to get a new one and it was half the size, i mean like an apartment size fridge for a 4 bedroom home. The house was filthy when I moved in, overflowing garbage cans out back that racoons got into. Dirty cabinets, broken cabinet drawers, spider webs, dirty windows. I requested another cleaning and they basically came back and emptied the garbage cans and sprayed air freshener. There were many more problems. Just be warned, document everything! video the property inside and out before move in and after move out, they will charge for problems that existed before you moved in. The people in the office that manage the properties are useless and rude. I would NOT recommend STRANO to anyone! There are much better options in the OFallon area. In the 5 years I have been in OFallon, I have not found one person that had a good experience with STRANO. read more

One of the worst companies ever! I don't think there's enough space on here to tell you how awful this company is and how poorly things are handled. Communication is awful, the only time I got a response from Andrea was when I threatened to call her supervisor or call a lawyer. I haven't received one month of rent and I've spent more $2K in repairs since the tenants have moved in. Do NOT work with them. All the reviews are true. I just wanted to add my positive review. We rented from Strano for over 2 years, we never had any issues when things needed to be done, and the office was always helpful. Everything that happened was consistent with what we agreed upon when we signed our lease. I heard HORROR stories about move out and deposit returns. Yes they were very thorough on the inspection ( if you were renting out your home you would want them to be thorough too). We received our entire security deposit and pet deposit after move out, why because we took care of our rental property. There were of course minor things and those were considered general wear and tear by the company. In our experience they were not unfair or unreasonable. If the military ever brings us back to the area I would rent from them again. read more

Zero stars. I rented from them for 10 months. My first indication there would be issues was when I picked up the key. I asked if an agent was going to meet me at the property to walk thru it with me and I was told that's not their policy. I was told they take lots of photos. I was given a check list to report any damages I noticed. At the bottom of the last page there was a plane for the agent to sign as well as myself. I threw it out when I got home as it world be my word against theirs. I had to make several maintenance requests to fix a light switch. The guy came out 2 weeks later and said he fixed the switch. He didn't. I replaced it myself as I had one in my toolbox. Then there were the 4 home inspections per year. OK... I'll grit my teeth and deal with it. I told them I worked nights and that Monday and Friday are best for this. Not once did they schedule it on those days. A couple times I never received notice they were coming until the day of the "inspection"! When inspector comes out, he takes photos more of your possessions and less of the house. I asked for a copy of the photos and was told they weren't required to give them to me. I found out later they told they homeowner the same when he asked for them. There is no way to contact them for after hours maintenance emergencies. The system sends you straight to their generic voicemail. I also went 3 months without a dishwasher thanks to their online maintenance portal not working. They disabled it but still let tenants access it through the website. I was then charged $38 service fee for it. The dishwasher sat in the homeowners basement for several weeks because Strano drug their feet scheduling it to be installed I spoke to the homeowner at length several times. He told me Andrea was extremely difficult to deal with and at one point, she threatened to terminate the contract with him because he pressed her to do her job. He told me he suspected I was having similar experiences with her, which I was. She told him I was non compliant about the "inspections" and he pressed her repeatedly to make more than one attempt to contact me as he knew my schedule with work was difficult. They often said they emailed me or texted but I seldom received either. My lease was canceled because the owner was moving back. I explained to him and to Strano that I may be moving before the end of my lease. He was understanding they were not. I received a call from Andrea at 445pm. The voicemail she left was in reference to my letter which was written in a civil manner. Her response was to nastily attack me through a voicemail which to me was the expected reaction from a company with consistent poor reviews. Imagine my surprise amen I read the reviews on here! I refuse to reply to her and instead thought I'd write a review instead. Run away fast from this outfit. They are terrible and serve neither tenant nor owner. They only want money. read more

I was warned about Strano when I was renting a house but I just shrugged it off, big mistake. I wish I had come here before I rented with them, they will not return my calls and emails??? they owe me a security deposit. They got my deposit the day I moved in, but I have to wait 30 days to get my money back. It's been Well over 30 days and they won't respond. We did a walk through and no damage so why wait 30 days!! this can't be legal. I will file a complaint with the better business bureau and if i dont hear from them soon we will be going to court! They have a D+ rating with the Better Business Bureau! Yikes! read more

If you are looking to rent a place, please do NOT go through Strano property management. I will just list a few things that have happened to us there. 1. Due to not being up to code our ceiling collapsed. My husband called a few days before and told them that it looked like it was sagging. We were told to "watch it and if it got worse to call them." we did and nothing happened, until the ceiling collapsed almost on top of my 7 month old daughter. 2. our air conditioner was acting wonky so we called them, we were basically ignored until it crapped out completely(it was 100 degrees outside) at that time they proceeded to call my husband a liar stating that he hadn't called them, luckily he had phone records of placed calls. 3. I am in charge of paying the water bill, I had asked them on at least 4 occasions to mail me the bill, like they had in the past, or else I wouldn't know how much to pay without an invoice, since they got the bill. NEVER DONE BY THE WAY. 4. They didn't tell us they were raising the rent, we got the new contract to sign that had a new amount on it. What the heck is that about. 5. When we had plumbing issues, we were waiting for the plumber they hired. They forgot to tell us that he wasn't coming that day. I am only writing this for the protection of other people, I never use yelp but I encourage everyone that is thinking about renting from Strano property management to steer clear, they do not communicate with their tenants and I don't want you to get hosed. read more

I rented from Strano for 4 years. I got stuck in the house at 38 Harmon dr in Lebanon IL. I spent approximately 24 months with water leaking through the roof. For at least 9 months of that time, I couldn't put dishes in my cabinet because they filled with water. The staff at Strano and owner of house Judson Stailey were ok with a retiring disabled vet living in Those conditions. I stopped paying rent on advise from an Attourney because I lost use of part of the house. The Stailey's and Strano Lied about me behind my back and made me out to be a bad guy because I was tired of water filling my dishes and stove. I submitted complaints to the Better Business Bureau and IL Attourney generals Office. Strano refused to answer calls and letter from either. This place is horrible and here's why. They lie to you about what you are paying them for. I was having trouble selling my home, so I hired them to sell it for me. It seems like the whole time, they just wanted to rent my home out because they thought it would make them more money. I ended up allowing them to rent my home out after 12 months on the market. They had me sign contracts and everything, but when they leased my home, they tacked on all these addtional maintenance fees each month. They have a company that they call for all the repairs, but it is the homeowners responsibility to pay for the maintenance. They called maintenance so many times, that I felt like they were getting kickbacks from the maintenance company. This company is the worst. I would send my worst enemy to them. They took my application, my wife was very impressed with Julie even came recommended by another agent. We were re locating and wanted to rent. They took my application and a person at the desk my credit card. No worries, I got an email asking about a second security deposit, I asked for a phone call, never got one. Emailed again of course got a response, no phone call. IF I WERE A PROPERTY OWNER I WOULD HOPE THAT RENEE HANDLING MY MONEY WAS COURTEOUS ENOUGH TO RETURN PEOPLES PHONE CALLS. Her response on Friday 5 days later For my return calls, I was out on Tuesday with appointments - unexpectedly out on Wed due to weather and playing catch up. So, yes, I have not called you and others back from Monday but doing my best to do so and as mentioned in prior email will be returning calls today. We need the option to give a negative rating. I don't even no where to begin. By far the worst experience I have ever had renting. I would rather be a hobo living under a bridge then deal with this company. If I ever am forced again to live in Southern Illinois and see a strano sign I will turn my car around. In the time we stayed there we were constantly disturbed by walk through inspections and visits, 3 in 4 months is unheard of. Our landlords were cowardly to say the least by hiding behind the skirts at this company. I cannot believe the condition they claimed we left the property. I have the pictures to prove it was left immaculately, and to say we owned a pet when we didn't is absurd. I cannot believe the charges they came up with. Do not use the companies they suggest on the checklist. They are working together to squeeze all they can from there clients. I know this will go to deaf ears and I am sure Strano will be in the right. I am a consumer with no rights here and now no deposit.
