Sudler has done a great job of managing WaterFord- 4170 Marine. On site management is responsive and always communicates with residents and the Board. I hear many positive things about how the building is manages and maintained. It's easy to complain but far harder to educate yourself and learn the facts about your issue. With over 350 people living in a building, there will always be points of concern, but Sudler has always faced problems head on and worked with the Board to solve problems big and small. It seems there is a piggyback with a gang up of 2 vs 1. A new Doorman to me, Milton, yelled at me in the lobby and became unhinged when I asked a question about a loitering car at the driveway entrance circa midnight on 2-5-26. He first threatened to sue me and then aggressively acted out this vitriol: "ITALIANS HATE BLACK PEOPLE." I am 100% Italian and one Doorman at my bldg. is also 100% Italian. How does a heightened alert operate after this language of racism is discharged from the mouth of Milton while on duty? In no uncertain terms, Dan and Milton should not have a job as Doorman; yet Sudler Property Management and SEIU Local 1 protect these very dangerous men. Even on Monday, Sal held to his story that the owner was not permitting entrance. The Assistant Engineer explained to me that they did renter making Sal's story false and again no consideration for me as an owner nor my quality of life affected by the pressure. I call Sal someone who lies by omission and he is good at it...! Sal told me I cannot write to the CEO nor Chairman@Sudler; I informed him of freedom of speech rights and "blocking." Sal threatened a work order fee and maintenance did not charge as it was initially missed; Tape Recorder On! ****** UPDATE: DECEMBER 9th, 2025 Today, at 12:30 am I walked my dog. When I came out of the elevator someone I did not recognize was gathering his mail. When I went thru the lobby there was no doorman. When I returned circa 12:45 am the doorman, Dan, was at the desk. I reminded him that when he leaves maintenance should be called. His answer was ...why do I always "f" with him and he used the full "f" word. I reminded him that I am correct for safety and suddenly Ramon appeared at the door and I explained to Dan that he is NOT to use any profanity with me. He denied using the "f" word like he denies confronting me that I had to pick up my Service Animal to walk thru the lobby. He does not ask any other resident to pick up their dog especially 300 lb. Dogs but he confronted me calling me MAAM after a 20 yr. History and the incident is recorded. He still states that Cristina, then the manager made him tell me to pick up my dog, She disagrees and he was to be "spoken" too which seems to have evaporated. The story then became he had to go move his car which is not the problem; the desk needs to be covered. I went over the rule with Ramon who understood and Ramon opened the inner door for me which was appreciated. Dan is the sort of person that Steven Levy the Sudler Corporate Board states is hard working and CEO Dean Andrews turns his head. I don't lie ... and ... have not lied for 75 years. ****** UPDATE: NOV. 21st, 2025 This week was one of the new manager ignoring the peace and quiet use of my home. The water pressurization between my condo and the man in 3705 was a choice to cooperate with him by allowing maintenance to act as plumbers. However, with a PVC fire code correction the present and former managers are negligent. They targeted my correction which I had no problem and had no idea since 2017 and refuse to put out a letter for all owners to check for PVC. The correction happens thru random measures; Maintenance were not given the entire facts by the former manager; were not allowed to act as plumbers for me to exchange a P-Trap yet were allowed to go shopping for spouts for the man in 3705. The cost for me was in the hundreds vs a work order and the man in 3705 incurred only work order charges as he did not want to call a plumber. I have written to Dean Andrews and Steven Levy who are both in the higher "team" structures to receive silence and chastisement. So the PVC fire code is not really a code they follow and the quiet use of my home and my peace is not respected as the water pressurization comes thru my wall with his every shower ... What was important was dumping that problem on me ; a problem never existent between the walls until October 20th, 2025 when the man would not call a plumber to have his hardware evaluated and maintenance were allowed to be plumbers for him yet not for me. ****** I have lived at 400 N. LaSalle since 2006. I rented 4 apartments and in 2017 purchased a condo. I have lived through 3 management companies before Sudler. In 2021 I rented my condo until October 12th, 2025 when I relocated and moved back to my condo. It seems that managers must pass the gaslighting course to work at Sudler. read more

There are moths in my closet , eating by clothes and having white larva on washed clothes. I lived in LP low rise condo & never after 10 yrs. never saw a bug. They exterminated all units and total bldg. This condo is invested with SF & moths. Moved into the Regatta and the management team from Sudler have been wonderful in helping me navigate my transition from KCMO. Nikita has communicated quickly, friendly, and professionally, to all my requests whether by phone or email. Alleviating a lot of anxiety and stress and providing for a smooth transition into the building. Although, my interaction with Paul has been more limited, I feel extremely confident in both Nikita and Paul abilities to manage going forward. Also a special thanks to Mary at the front desk who was the first person I met in the building and helped me the day of move in as well as Robert with maintenance. Think twice before hiring or renewing with Sudler Property Management, particularly at 400 N. LaSalle. Despite Steven Levy's supposed customer service focus, the management team (Jack Allen, Karina Mercado, and Cristina Cozma) needs a serious overhaul. (Huge shoutout to the door and maintenance staff, though!) As a renter, my interactions and those I've heard from owners paint a picture of a "tone-deaf," "toxic," and downright antagonistic environment. The vibe is that renters are treated as less important, despite Chicago's large renter population - over 50% are renters. This is short-sighted, as high renter turnover hurts condo owners financially. My experience was anything but that. I entered my lease in March 2021; at that time, 400 N. LaSalle had a different management company. The decision to move to 400 N LaSalle was solidified by the fact that they were waiving any fees for moving units. This was keen to me because I knew my landlord-to-be intended to sell in a year or so, and move-in/out costs are exorbitant. I was also leaving an abusive relationship, one that had ruined me mentally and financially. I wanted a place where I could stay for a while, even if that meant changing units. I am an attorney, and I always know to get everything in writing. However, due to my mental state at the time (overwhelmed, exhausted, and scared), I trusted those I was dealing with to note my leasing file, etc., and didn't think to confirm by email, etc. Before my lease ended, Sudler entered the picture. There were immediate and significant changes; specific amenities were discontinued, amenities that make a luxury apartment, a luxury apartment. I rarely dealt with the management staff, but when I did, I was always met with a significant undertone of condescension and annoyance. Even so, I decided to stay in the building when my landlord decided to sell his unit, solely because I would not have to pay additional move-in/out fees. I signed my lease. However, Mr. Allen and Ms. Mercado informed me that I would still need to pay the fee when I went to reserve the elevator. Their dismissive attitude and lack of concern were more upsetting than the fee itself. Only after I accused them of financial exploitation and threatened to break my lease did Mr. Allen offered a solution, formally requesting a waiver from the condo board. I called Sudler's main office and spoke with Danielle, the manager of the 400 N. La Salle team, to complain about my experience, and I was met with immediate hostility. I alluded to the fact that I was a lawyer, and she said, "Aren't we all." I was done, I called her out on it, and she said she was talking to someone else in her office. I know bullshit when I hear it. So I hung up on her after I said I would take this above her. She called back three times, but I was done. Through my landlord, I requested a waiver of the move-in/out fees, and it was denied. The email I received notifying me of the denial came from Sudler and was not CC'd by the Board. I started talking to my neighbors about it, wanting to get their opinion and learn more, and many of them found it shocking that the Board would deny my waiver. One of them offered to speak with a Board member to gather more information, and they subsequently reported that the Board member could not recall ever denying a waiver. I decided to ask the managers for proof that it was submitted to the Board. I called the office and spoke first with Mr. Allen and then with Cozma. Both stated that the law doesn't permit Board communications/minutes, etc., to be provided to a renter, and I must request them through my landord. It wasn't so much their misinterpretation of the law that incensed me, but their delivery - rude, unapologetic, like they got off on saying no. It seems they have a lot of HATE for the residents they work for. To be clear, property managers do not need to make minutes and other Board documentation available to renters, but it is not prohibited; in fact, it is sometimes even recommended. I explained to them that I intended to file a lawsuit if the documents were not provided to me, and it would just save everyone's time if they had proof that my waiver was submitted to the Board to provide it, because all they are doing right now is fueling my suspicions that it was not submitted. Regardless of the legal interpretation of the law, my biggest issue with Sudler is how they communicate and treat their residents. I have left every encounter with them feeling unheard, disrespected, and insignificant. read more

Request your name added to the lobby door buzzer system. 3 weeks. A new key FOB please, 3 weeks. I'm going to pay off my special assessment of $43,000 in full. DO NOT PLACE ME IN THE 48 MONTH REPAYMENT PLAN. Property Manager repeatedly informed. We are good, I got you. NO, I'M PAYING THE SPECIAL ASSESSMENT OFF MONTHLY IN ADDITION TO PAYING IT OFF IN FULL. Decided to rent a bike rack space for the year. Next day, 3 bikes were stolen from the bike rack last year. SAY WHAT? Request a refund of 11 months please, I don't want my expensive bike stolen. I'll get right on it! No, never got a refund. Simple requests are too much for Sudler. Bought into a building with an indoor pool & 2 saunas. Closed for repairs continuously? Expect a monthly credit for lack of promised amenities $150 - $200. Not in this lifetime, even though it's the right thing to do. No apologies are ever issued. Our mistake, never going to hear that said by Sudler. You cannot talk to the Board of Directors. Any questions you care to ask of them, put it in writing, and send it to me!! If you want to provide a Christmas gift card to the maintenance man, it has to go through me!! No face to face condo board meeting - all Zoom meetings once per month. Building facade project vs leaks. So I am not getting a new transom window or slider - NO YOU ARE NOT. So I am not getting a sill pan - NO YOU ARE NOT. I have learned not to trust any utterance from your lips. Let me put that all in writing to you, as a summary of our telephone conversation. 2 days later, we will need to access your unit to cut out 5-inches of drywall surrounding your bedroom window & 5-inches of drywall surrounding your transom window/slider. Say what? I'm getting a sill pan installed underneath my slider? We are also going to remove your custom shades/blinds. Fast forward 3 weeks, why are there 5 blind parts, not reinstalled? They are installed incorrectly. I have to have Gotcha Covered Blinds make a service call @ $95, to install them as they were installed originally, before you Sudler took them down. Chances of getting my $95 reimbursed by Sudler? Highly doubtful, but let's wait and see if I am reimbursed after this honest Yelp review. Wait for Sudler's response. A full credit for the unsafe bike rack you rented for a year, $125. A credit for the added expense you incurred, by having to have your custom blinds reinstalled correctly, after we botched the job. $95 - thank you. And, you are correct. You bought into this building in Chicago, because of the indoor pool and 2 saunas, and we still can't fix the pool (valve issue). We are going to reduce your monthly assessment by $150, because it is our fault that we can't seem to be able to fix the pool. Thank you Sudler in advance. 4 months of pool shutdown at $150 per month: $600 and $125 for your unsafe bike rack reimbursement, plus your blinds having to be reinstalled by the company, because we totally botched the reinstall here at Sudler $95. When I first moved in management wasn't the greatest, but for the last couple of years our new manager Darcy has turned things around. We have quite a few events that allows the residents to meet each other and have some good food and laughs. The email alerts are a good thing. The building I live in has gone through 3 property managers in as many years. You would think the email and SMS building "updates" would be helpful (I'm using "" because a drunk raccoon would have more accurate and and timely building updates). In reality, their updates aren't useful at all. Everything from "..this Friday, March 15th, 2023 (that's actually a Wednesday) this will be locked." To "...today this elevator will be working today" and 4 days later and it still doesn't work. Water issues. So. Many. Water. Issues. Water has randomly been shut off, no hot water, water damage when the property manager "...100% guarantees that there is no plumbing there." Guess who was wrong?? The quality of service by this management is below average. They do the minimum, if that, and are constantly cleaning up issues instead of preventing them...which in the long run would be quite cost effective. For example, the data breach a couple years ago, antiquated systems and low (or no) level employee training led to a data breach which compromised personal information. Trust is low, competence is questionable. For better value of your community's dollar, find a property management who is transparent, who can understand and quality control employee's understanding of cyber security, and one who looks to ~prevent~ conflict before it happens. SHORELINE PARK CONDOMINIUMS - 4960 N. Marine Drive. The only thing I liked about this building was that the front-desk people were always nice. Everyone else on the staff was tough to deal with. Oh, I guess I also liked some of the amenities they offered: fitness room (that I went to ONCE in my year and a half in that building), rooftop decks, a conference room, and a computer room (with three computers and free online access, printing, etc). But aside from that, the on-site engineers were difficult to work with in the beginning. But, it took some warming up to finally get on their good side. The on-site management office (managed by Sudler) was ok I guess. They were nice for the most part but the Property Manager himself came off as a little rude sometimes. My biggest complaint is that they have a $250 move in fee AND a $250 move OUT fee. We were never told about the move out fee and had to eat up half the cost (we eventually split the cost with our Landlord), but that was a headache all by itself. Seriously, $500 to slap our names on the mailbox? WHAT THE HAM!!!! read more

I LIVE AT 3200 N. LSD, CHICAGO. The elevators have been out for over 2 hours and Sudler does not have adequate pull to get the security people to reset the elevators. This is a 29 story building and people are forced to walk down and up the full height of the building in some cases. Emergencies could not be services such as severe illness, trips to the ER, etc. When the overall manager from North Michigan avenue comes to Board meetings, his arrogance is apparent. Sudler is a horrible property management company. They have been managing the 1700 bldg for over 10 years. I have lived in the bldg. for over 20 years. This company has mismanaged this building for years and now what was a beautiful bldg 20 years ago has become a dump. The walls are dirty, the carpet is filthy, bldg cameras do not work, chipped paint, the laundry room is outdated...the list can go on. We have a board of directors controlled by a president with a conflict of interest. He personally benefits from Sudler because he and his family receive perks. Anyone considering purchasing a condo, I recommend that you do your homework. Do you want to purchase a condo for 200k where EVERYTHING is outdated? Hallways haven't been renovated in over 20 years nor has it been painted. The front desk area has faded carpet and chairs, fake flowers, chipped paint, laminated signage, and the list goes on. The doorperson(s) are paid at a higher rate because they are supposed to be a level up from security. They just people-watch. They rarely open doors and barely help ppl with their packages, and most often do not speak. Living here for over 20 years means my condo is almost paid for. The Obama Library is coming, new stores, etc....the location is prime real estate, which is why I have to sit and wait. My prayer is when the library comes the 1700 building won't totally be section 8 and I can sell and make a profit. I am holding my breath and fingers crossed that the board of directors will get tired and give up their seats. The board is controlled by one person, Alon. My hope is that he will move or get tired and get out of the way so a new set of directors can come with fresh ideas, fresh eyes, and innovation....He is a true racist and over-inflates his contribution to society. He is a Trump supporter and so is Sudler. sudler manages our condo building. They consistently do not enforce the mask mandate in their employees nor in residents. I have escalated this concern on multiple occasions to on site management and Executive leadership at Sudler, to no avail. Sudler still allows employees to keep masks off their face, on their chins, the desk anywhere except on their face, they do not follow thru-and allow temp employees to return even though they are non-compliant with masking it's unsafe and more importantly against the law read more

If you live in the building managed by Sudler, please note that hackers have breached their system and potential stole personal information. Please take precaution to protect your identity. The event happened on October 31 but we did not get email until November 12th. When they send out the email, they simply included the notification in the attachments. Nothing in the email body and subject line mentioned about the event. Some people might not even read the email. I have emailed them multiple times asking if we were the victims., They wrote beautiful emails basically telling me they know nothing.. They finally told me it might take 4 weeks or more to conclude the investigation. The response indicates the person working on this has limited knowledge about the severity of the issue - it is the identity theft, not unauthorized credit card purchase that I am worried about!!! If they truly care, they would have 0. Notify us within 5 days, not 12 days! 1. Mention about the instance in the email body or subject line to bring people's attention 2. Can I echo Mark's feedback in North Chicago. Might be the same building. I had the experience of living in both Sudlers on N Marine Drive. Ended up purchasing my 1st home in one and oh, boy, absolutely regret it. Things were fine until I started my bathroom remodeling with an outside contractor, because it was impossible to reach the referred one by the building engineer or when the referred one committed, I never heard back from him. All the requested paperwork by the chief engineer was submitted, the easy permit obtained from the city of Chicago and the scope of work was approved by himself. I ordered all the bathroom collection from the showroom and the nightmare began. His referred painter, who committed to do the work, all of a sudden refused the job, the engineer stopped the work in the afternoon and requested the LEAD licensed painter by 9 AM next morning and we were only putting the tile up. Then I discovered I needed to have a licensed electrician to put the light fixture up and the work done already was not right, basically, using my bathroom would kill me, even though, it was ok all these years to have the electric wiring done unproperly. He would request insurance above the insurance when the tub glazing guy came, etc. And the list goes on. The last thing was the sink and the vanity, that was not approved by the engineer, which he did not even look at when my contractor talked to him. The project is significantly delayed because of the wait for the engineer to come back from the vacation and approve the sink. Of course, it was not approved. I had to order a new sink and as we know what happens with supply right now. If this is not enough, here is more, the contractor insurance has expired and we are resubmitting an updated one but now we have another surprise, the engineer wants us to include not only the address of the building like previously approved but also the "sink connecting" work, even though it was not required in the previous one and all scope of work was approved already. I am thinking, if we do this, then it will be another surprise with finishing up the rest of the bathroom. Very biased and mood impacted. There are so many other issues in the building and I escalated it to the corporate and General Attorney Office and the sad part that it comes back to square one. My simple request of not getting duplicate messages was not fixed. My window is "crying" and I was told "I don't have the budget" 3 times. Extremely cold in the condo when the temp drops. I am really blown away working on a Federal level and customer success on a National level myself, how the business like this made it that far. I met so many unhappy home owners in this building with the same and other issues, they don't want to continue remodeling for the same reason, not to deal with the building chief engineer. My friend purchased a condo inspired my mine here as well and she went through hell with the engineer and previous manager with her bathroom leak. She was told they would charge her if she comes back to the office again. Can I also mention insulting my home, Mother and the people I hired by the engineer when he yelled at my condo. 5 people wow'd and said they would witness when I charge the engineer. When I meet my clients, I make an effort to put a smile on my face and greet them because they pay my salary, totally opposite here. The Board meetings is an absolute waste of time and let me mention, the president never says "hello". What a disrespect. The elevators are not working. I had to climb 8 flights of stairs being in recovery after running 15K with NO alternative offered. There is NO bathroom to be used while condo remodeling and I can go on. The sad part that there is no improvement even after my escalation to the Executive on the corporate level, maybe General Attorney Office and other city officials will make Sudler act. They do a decent job but in my experience, individual property managers lack accountability with handling building issues and have a total lack of awareness of what goes on with their staff. I've had some horrendous experiences with door staff and maintenance staff and nothing was done after bringing to managements attention. When emailing with property managers and their superiors, large delays with when they will respond (if they ever do respond). In my experience, the property manager of my building did not handle covid very well. read more

It is truly sad to read through some of the previously left reviews where Steven Levy leaves hostile comments towards almost any negative remarks, and I can already anticipate his response to this. However, Steven Levy took it upon himself to write a letter to Mayor Lightfoot expressing safety concerns on the behalf of over 22,000 homeowners and 38,000 residents. Despite civil unrest, overall crime is down in the city of Chicago and I think this letter was nothing but inflammatory and politically charged. It does no good for homeowners or the value of our homes, in fact it instills further fear and hysteria. I live in a property that was managed by Sudler for about 10 years and they are pretty sad. The property managers did not have much knowledge of what was going on and the "Building Engineers" they chose were totally clueless. In addition a number of contractors I talked to about bidding on the maintenance contracts mentioned that Sudler has a kickback program where they get invoiced by Sudler to stay on their "Preferred Vendor" list. Basically jacking up their profits and the cost to building residents. If you have a choice I would stay away from them. read more

You can feel the tension when you walk in the lobby. Building employees and people who live here have all confirmed the horrible experiences I had since moving in this summer; it's not just me. Moving in is a nightmare... and you'd think I'd get less pushback from Sudler management when requesting approval to get my unit up to code. Rather than just enforcing rules, the management has added their own interpretations that are unreasonable. Good luck apartment/condo hunting... avoid Sudler if possible! read more

I've been on the boards of multiple properties I own in Chicago's Gold Coast and have had a number of different management companies managing the buildings. It can be relatively painless or extremely painful (and costly) to be on the board if you're management company is not up to the task. I'm off the opinion that when it comes to building management, you want A list, best in class professionals and that's what you get with Sudler! Their management talent, back office support, networks and customer service are exemplary. I fought and succeeded in getting them in my other building after the board decided, and later regretted going with a C tier company to save a negligible amount of money. The incompetence of that company probably cost us lots more than we saved. Do yourself a favor and go with the best in class. You won't regret it. I am an owner of a unit at 2650 and have been for a long time. As a person who pays a lot in monthly assessments I am not happy. The management office in our building has recently had a changing of the guard and the excuse for getting anything done has been "transitioning", for months. While they are well past the transitioning stage it appears it is very difficult for return telephone call or to simply follow-up to a request. 24 hours for a return telephone call seems fair yet we were told they don't have a time frame for returning telephone calls. Really? This is not a difficult task. Their follow-up for a request is equally as disappointing. However, the staff working in the building is great From the front desk to the maintenance people to the garage staff. They are excellent! Maybe the new management office should take some pointers from the support staff. read more

As a landlord of multiple rental properties in the Chicago area, I have to say Sudler Property Management is the best of them all! Today I was impressed again by one of their staff working at 2626 N Lakeview Ave whose name is Sebastian Ang. My tenant was scheduled to move-in in two days. Sebastian noticed some missing information in my rental application and reached out to me immediately. He worked till almost 8PM to help me get the issue resolved so that my tenant could get the approval in time. I have never seen this level of dedication in any other property managers that i have ever worked with in the past years. I truly appreciate the high quality of service that has been provided by Sudler Property Management and I feel lucky to have property managers like Sebastian Ang in our building! read more

Very professional management company to work for. There should be no complaints from Association Members- because Sudler has a full house of support. Mr. Levy is quick to respond to any issue or concerns that Owners are struggling with. Sudler also has 24/7 VP supervisors to backup and support property managers. I loved working for Sudler. I have lived in a building that has been Managed by the Sudler team for many years. I can't say enough about how happy I am. I can rest easy knowing if I have a problem that it will be taken care of in a timely manner. They work hard trying to save the building money. If a job needs to be bid on they have our best interest in mind. I have always had all my questions answered by someone on the team if a problem should arise. This review is for Sudler Property Management Company. I have lived for 10 years in one of the properties managed by Sudler in the Lakeshore East area. Since living here I find that Sudler has always had excellent communication with the owners. Especially during COVID years when health and safety were a number one concern for all. Emails, notices and communication was spelled out about the rules to follow during these difficult times. I have found that they initiate strong policies and abide by them and keep people informed. The excellent leadership qualities of CEO Steven Levy and Sudler have proven to uphold a solid reputation. My building is maintained and run very efficiently. I feel that my concerns, requests and inquiries have always been handled professionally, in a timely manner and was carried out until a resolution was finalized. I am very happy living in this building because of the way Sudler Management Company runs this building. read more
