My husband and I just bought a unit this summer, so we didn't have experience with the old management. However, this is a pretty good building to live in in my opinion, especially for the price and the area. You're literally in the heart of everything and all the other trendy neighborhoods are a 15-20 min walk (like Gold Coast) or a short uber drive (like West Loop.) I love that I'm walking distance to 4 grocery stores (like Trader Joe's, Whole Foods, Jewels) and other services I need like waxing places and nail places. There's also endless restaurants around the area. The building also has a pool, sauna, steam room, weight room, a cardio room complete with lockers and showers. The upkeep of the hallways is good (even though the hall walls are a hideous yellow) and there's always someone cleaning the hallway carpets weekly. The lobby is nice and well put together. The doormen are really good. Like someone else said, they know a lot of the residents so the automatically open the doors for you whenever you walk in. They've also been super helpful with attending to any guests, deliveries, and package mix ups we've had. I also really like the new system of automated texts when your package arrives. I also like that the management changed the sign in the back of the building when you walk into the lobby. That shows me they're actively working to improve things around the building. That being said, there are some problems with this building. When we were looking at this place, I hated the huge TVs with the ads in the lobby and I still do. They seriously need to get rid of the ads and use that area as an announcements area for residents. It's literally such an eye sore with those ads. Also, the management like other people have said isn't that helpful. Talking to them about any question is like pulling teeth. I haven't had to deal with them that much so it hasn't been a huge issue. In terms of the parking garage, it's definitely not ideally set up. The parking spaces are huge so its super easy to park, but when you're going around the corners, you can't see and could easily crash into another car. However, there's barely anyone else using their car whenever I drive out, so it hasn't been a huge issue either. Lastly, the management sends us these random update emails that just confuse us, such as updates with the pool. Not really sure what's going on there, but it's not the worst thing in the world. read more

I've been a resident here for 3 years now, and have noticed the decline of my building. The changes in management have been confusing to say the least, and the way that money is being spent is embarrassing. The lobby used to have a classy, clean feel, but for some reason, a massive video wall was installed that displays blurry photos with watermarks, and even blurrier ads. Management also bought a new furniture set of rainbow colored chairs for the lobby, but thankfully put back in the old furniture. We've been given a TV in the elevator lobby (which is slightly less tacky than the video wall), and a kiosk that always has a pop-up for Windows Updates. Recently the elevators have been going out regularly, sometimes as many as two (there are a total of 4), which from a top floor that I am on, can take nearly nearly 10 minutes of waiting and standing just to get out of the building or up to my apartment. The parking garage elevator is also consistently breaking down, and when it does work, is slow, and circa 1990's, with pieces falling apart on the inside. But hey, at least we have a massive TV. I also read a review that exiting the garage is difficult, but this is a result of nearby construction, which the building has nothing to do with - but it is still inconvenient, and the turn to get inside is very sharp since lanes were shifted over, and bike lane removed at the gate. It seems that management is trying to win us over with new "toys" and showboating, and it is concerning to think what is going on. read more

We looked at a place here on the hunt for a new home. This is a condo building but it seems like there are tons of owners renting their units. So like any condo building the unit will vary based on what the owner has done. The area was great and it seemed like you could easily get a one bedroom for about $1400 which is not bad. They have a pretty nice gym and a big pool which is all included. The building is pretty old and it has the typical rectangle layout so common to the area. Not a bad deal and it seemed to have some good residents. Closet space was great and I know there is a storage unit with every condo also. read more

Grand Ohio Management - Property Management Near Me - Chicago, Illinois

The management changed once again about 2 months ago. It makes me wonder, why is the building changing management so many times within a year -- it only changed recently like 6 months ago. Some new implementations I've noticed in the past few months are multiple large screen TVs in the lobby area displaying digital artwork that looks like it's been copped from Google through a 'wallpaper' search. I've only noticed 1 real estate ad, but honestly the TVs are underutilized and seem like a waste of electricity and space. Why not use this digital space for announcements instead of wallpaper? There's also a new electronic kiosk next to the entrance doors to the elevators that isn't even touch screen. It just sits there, and it only displays a static home page of the Grand Ohio Condos website, which doesn't offer any valuable information to residents -- slide show, map, and classified ads that we can't even scroll down to. Important announcements may be a better option here. There's also another TV in the elevator area that displays a static home page of the Grand Ohio Condos website. Before that TV, there was another TV that pretty much displayed a desktop wallpaper with the current time until it got cracked and replaced with this one -- also a waste of electricity and space. It seems that there is an effort to make this building more digital and modern with the new furniture in the lobby and TVs, but those things aren't adding much value to me as a resident because I can see wallpaper on my own computer, and previously, seeing a different vase of beautiful flowers every Thursday was actually very extremely refreshing -- but it's not there anymore. Current person in management office tends to blame a problem on others when I approach her about something. She doesn't even listen to what the problem is before acting -- she just straight away tries to do something and sees if that solves anything even though it doesn't because the problem is not being addressed. I've asked about updating the unit I'm in since I moved into a new unit from the previous year and my name was still under the old unit, and I've asked about the registration code to receive email and text notifications when a package is received, because after resetting my name into the new unit, the package notifications went away so I had to register again but I needed the registration code again, which management office should have but they don't. She acts like she knows something when she has no idea what you're talking about and doesn't ask for clarification until you point out that she doesn't seem to understand what you're talking about. Both times, she got on the phone and called the front desk within 1 minute of me asking the question. Props to her for trying to seek out an answer so quickly. She blamed the nice doormen downstairs even though they've done nothing wrong (like, it seemed like she was trying to get across that it wasn't the current management's problem that my name wasn't updated into the current unit -- it was someone else's problem), and she projects her anger and defensiveness onto you by stating that you're upset even though she is the one who's clearly upset when approached with a problem she doesn't know how to work out. You can just feel the stress and some form of hate or offensiveness emanating from her facial expressions, which is very unpleasant. Any understanding of the building and its residents' needs the management office may have is not showing through in how I see they are operating. There's a disconnect in how in-touch they seem to be with residents, and that's not cool from a resident's perspective. Interacting with current management is a pain so I hope I can limit my interactions with them from now until I move out. Also, the south side view is now obstructed with a new building so there's limited sunlight now, so value of the building feels lower. Also, if building is going to try to digitize things with TVs and digital kiosks, please update the website so general information is more accessible to residents. That might also make the workload a bit easier on the management office. Some examples to include on the website might be: registration code for package notifications, filing a complaint regarding something in the building to management office, facilities maintenance inside units, reporting broken workout machines in gym, etc. The previous management had most of these options on their website and it was helpful. Not everyone has time to go down to the management office or call any time they have questions or problems with something in the building. Not everyone has time to be told to 'have a seat' in the office and wait for an indefinite amount of time without any promises to get anything done or any idea of what they're supposed to be waiting for. Pretty good place to live if you wanna live in downtown. Adjacent lane is the magnificent mile with all the shops and people all over and close to all the bars , pubs, theaters, restaurants and lake. The condo has all amenities like swimming pool, jacuzzi, gym, squash court, basketball and open tennis court on 5th floor. The cost to buy condo is less like below 300k. read more

While the building and the door staff is nice, buying a condo here has been a nightmare. The property Manager refused to communicate anything to the owner because they are supposed to somehow figure out all the documents that the condo needs without any instructions. The current Property Manager is incompetent/unprofessional, will ignore you till the very last minute when things are due, accuse you of things left and right, and will make sure to do it in a demeaning way. read more

Do not live in this building. The condo association is incompetent and has been unwilling to meet for months. There are lawsuits between the building and former board members. The amenities seem great but they are old an unkept. The politics of this building will ensure things only get worse. The staff are all very nice but the owners are the problem. read more

GET RID OF THE BOARD PRESIDENT. He is the reason the building is falling apart. We have a new $60k TV in the lobby that is supposed to generate income, but has displayed one ad since it's been installed. The other TVs randomly placed throughout also seem completely useless. The lobby furniture, which was expensive furniture, was recently removed and replaced with cheap, ugly Ikea looking crap. What a great use of money! The building is also in desperate need of a new roof, which is a million dollar expense. If you're on the top floor you know the poor shape of the roof. Meanwhile the board is discussing reducing the monthly assessments. So who is going to be paying for this new million dollar roof? Another problem is the entrance of the garage. Anyone who drives knows how awful this setup is; It is EXTREMELY dangerous. When you pull in you have to get so close to scan your card, most times you have to open your door to reach. Meanwhile the back half of your car is sticking out onto Grand with cars flying by. I don't know how someone hasn't been rear-ended yet. This whole system was just replaced a few years ago, but the board did a lousy job picking the right company to install it. Another giant waste of money! The board is also the reason for the changes in management companies. They fired the old company, for unknown reasons, and they hired this new company, which is completely WORTHLESS. It's embarrassing that this is an actual management company. The management staff is constantly changing, so no one knows what the heck is going on. The building is quickly going to the pits and will continue to do so unless the BOARD PRESIDENT is FIRED. Sadly a lot of the residents are renters who can't do anything. PLEASE if you are an OWNER get involved, go to the board meetings and voice your opinions. Otherwise nothing will change! read more

This building was great, until new management "took over", whom are alarmingly and severely unprofessional. There are suddenly new door staff that are no where near the caliber nor hospitable level of the original door staff team. New management more recently placed ostentatious poster boards throughout the lobby stating 'pluming renovation' including a tagline blaming former management for the issue, as well as a dollar amount of estimated investment [EXTREMELY tacky, and uninviting to a potential new tenant and current ones who new management should be TRYING to build a reputable rapport with]. More recently management had 'suddenly' called with emergency unit entry required for bed bugs. A). that's an issue in itself B). For working professionals with very busy schedules this should've been something that owners + tenants were notified of in advance, not 15 minutes before entry to a unit by calling them multiple times while at work. General consensus throughout the building of tenants and owners is that everyone is extremely unhappy with the new management and the alleged dr/ lead of the board discussions. The dynamic and living experience of this building has shifted and appears to continue in that direction. Super disappointing. read more

Love the The Grand Ohio. The location is fantastic, downtown Streeterville- close to shopping on Michigan Ave, restaurants and public transportation. The amenities are hard to beat with an olympic size pool, weight to, cardio room, tennis courts, basket and racquet ball, and my favorite ammeny is the sauna, with both dry and steam saunas. Had I not moved out of the city, I'd certainly continue to live here! read more

Absolutely the best managed building in the City of Chicago! The entire staff at the Grand Ohio makes one feel like they're living in a house and not an apartment. The parking facility, spotless! The lobby and elevators? Spotless? If I have a problem with plumbing, electrical etc- someone will be at my door within five minutes. The health club? 24/7and I'm up at 4:00 a.m. using the pool religiously. Great group of people and for the most part, the tenants are as well. Highly recommend!!! read more

My usual experience with other associations is not pleasant as I'm often greeted with a disgruntled demeanor. just moved in and have to say that EVERYONE from the management office who processed my paperwork to the doormen who held my iphone when it got fedexed from Providence, RI, to the facilities specialist who came to change my locks and inspect my heating/cooling units, to the contractor i located who has worked on many units here in the building and can help me with remodeling, has been prompt, helpful, welcoming, and efficient. Most importantly, they seem to all work well together as a community/team. Very reassuring for a first time downtown owner! read more
