It's unfortunate that Steven L has the facts all wrong. I'm writing this second review to clarify that his remarks are entirely false. I did not bring this matter to Sudler in a public fashion. I walked into their management office and told them of the problem I was having and was brushed off and ignored. I was told someone would call me back and never got a return call. I followed up many times. After all of that I wrote this review. The second point that Steven L of Sudler made was that I did not notify them that I was moving in which is a lie. I met with a representative of Sudler prior to signing the lease and then again to schedule a move in day. I got keys to the freight elevator from a Sudler Employee during my move in and submitted a form to obtain a spot for my bicycle. I also have multiple emails with their representatives before and after moving in that confirm we were in contact and followed their procedures for moving in to the unit. Blatant lies like those posted in Steven L's response to my review are further proof of the terrible service Sudler Management provides. Too reiterate - I would not touch a building managed by this company with a 20 foot pole. read more

If I could give 0 stars I would. I am I have been in the process of trying to purchase a unit in one of the buildings that Sudler manages, and have to say, its been the worse experience to date. We (my attorney and I) requested documents needed for in order to get a mortgage for a condo that I am purchasing. We made our requests weeks/months in advance, to make sure we had enough time in case things came in slower than expected. Slowly but surely the documents came in, but not all. After more than a month of requesting documents, and follow-ups to get the documents, we approach a key milestone of the home buying process: the clear-to-close. However, in order to get the clear-to-close the mortgage companies need all the documents that we requested from Sudler. No issues there, we requested them over a month ago, and have been following-up with them every wee, if not every day. It should be same to assume that it will be arriving soon right? Dead wrong. Of course, Sudler comes in the clutch and just NOW tells us it will take At LEAST 2 weeks to get the document we requested. After weeks of following up with them to ask for it, they just NOW tell us the week before we're planned to close that it will take 2 weeks to get the information we requested over a month ago. Word? Ok. That's cool. That sucks, but shit happens, I can kind of understand (but not really). What irks me the most, is what we requested. We requested the budget for our purchase building for the current year (2015). Today is March 20. that means we are almost a quarter of the way done with 2015. YOU'RE TELLING ME, AFTER A QUARTER OF THE WAY THROUGH 2015, YOU STILL DONT HAVE A BUDGET FOR THE YEAR??!?!?! What kind of management company are you? What are you being paid for? How can you manage a building without a budget? I am distraught at how poorly they are able to provide even the most basic of requests. read more

The front desk staff is GREAT! They call you when someone comes to visit and when you have a delivery, they sign for you and call to let you know it is there. They were awesome! They gym is nice. The washers/Dryers are hit an miss in my building. There are several that seem to be "out of order" almost all the time. They have a larger commercial washer and two larger commercial dryers. They have a small business center (50 free copies per month.) They have two rooftop decks. The garage is great for unloading groceries, they have bellman carts to use too, and the garage staff is very nice. Move in deposit of $250 and a move out fee of $250 in order to "reserve the elevator" and you can only move in/out on certain days. That part was a pain in the posterior. If you have kids, there is a great park/playground out front (Margate Park). If you are a runner or enjoy the lake, you go out the front door under Lakeshore Drive, and you are on the path. The building is secure and they provide keyless entry (Fab) to the building. read more

I live at Newberry Plaza in the Gold Coast and felt that Sudler managed the property pretty well. That is, until I had a problem. I had an issue with a vendor in the building, and the PM, named Angela, was extremely disrespectul to me. When I shared my poor treatment to other residents in the building, I was encouraged to call corporate. I left a message for both Bob Graf, and Steve Levy. Bob Graf never returned my call, and Steve Levy wrote me an email that his staff is great, and I'm abusive. For the record, up to this point, I've never any any issues with anybody, staff or otherwise in this building. I've never had any interaction with Angela and there was no reason for her to be very abusive to me. She did tell me she had an important meeting to go to, and I had to get out of her office or she would call security. If you are considering changing property managers, look before you leap. The customer service, top down, is abysmal. read more

Many residents in this building are currently trying hard to move out due to astronomical high assessments, the whole building needs new windows and the owners are paying a lot, also there is a riser project that needs to be redone which is another cost, they need to go in your unit and Tear open your wall leaving dust everywhere, then you are responsible for painting the wall! I've lived at several addresses in Chicago, but this has become home. The staff is great and hard-working. The buildings are very well maintained with regular upgrades to the work-out room, business center and roof decks. The folks in the management office are friendly, efficient and helpful. My neighbors have been pleasant and respectful. And you can't beat the area for easy access to transportation, the lakefront and excellent restaurants. Overall, living at Shoreline Park has been great. Both the board and the managment company seem focused on making it a wonderful place to live now and working to ensure it stays that way in the future. read more

We recently moved to California for our son's education, the weather and the lifestyle. It was a difficult decision and I certainly struggled, as The Columbian was the only home my son has known since birth. The struggle of a building where the amenities and services were well managed by the Sudler team at The Columbian made this building a dream to live in daily. during our time at the Columbia, we were so fortunate to have met so many wonderful people who live in the building as well as those who ran the building daily -- from Melton, Fabian, Devon, Chandler, Justin and many others at the front door to Lovell, Ernesto, Abby and Dee who managed the building behind the scenes (sorry if I missed anyone!!!). With as many residents at The Columbian comes many personalities and many cultures. There were so many benefits, but as you can imagine, there were also clashes of between residents and management regarding budgetary concerns from renovating the lobby or building a first class gym on the 47th floor, to the choice of new carpets and wall paints to update the building's common areas. Despite all these concerns, we have always known the staff to be professional, friendly and cheerful, while maintaining a clean building in great condition. But like it or not, none of this could have happened without a good building manager. Despite everyone's taste for colors and patterns, financial concerns and projects, Selvie managed this building daily to the needs of her residents. And in doing so, she remained grounded in many of her decisions. And even in her busy days, which was practically every day, she was there when there was an emergency -- day or night -- (and believe me, I have seen her at night working with residents, managing conflicts) and she was there for us as a friend, a manager and as a family member to us to the very end of our stay at The Columbian. You can agree or disagree with her, she always made this building her top priority and anyone who knows Selvie, knows The Columbian is her family. You might find someone to agree with you all the time, but at least with Selvie, you got the real deal. Thanks for all your help and thanks to all of you for being a big part of our family. Hi Steven, I am a responsible unit owner and I am aware that you personally don't "set the association rules" and that owning is different than renting since this is not my first time owning or renting a condo thus my judgement of poor experience at your property. However, you totally missed my comment about the staff also being unprofessional and rude, including some of the employees in your office. I find this type of behaviour unnecessary and the whole experience at your property unpleasant. Since, the only way you tried to fix my complaint was by offering names of agents while responding on Yelp and ignoring office phone calls, tells a lot about your management comp. read more

I feel like I have lived in the building long enough to write a review. The doorstaff in this building is extremely friendly, and maitenance keeps it immaculate at all times. The building is an older building but is constantly getting new amenities and upgrades. We have new rooftop decks, fitness center equiptment is already more modern than most buildings, and is being rotated yearly with new Lifefitness equipment. The roof top decks have been redone recently and have great views of the beaches, park, and downtown. There are two large laundry rooms, a business center with free wifi. Another benefit with the building being slightly older is that the walls are good at preventing noise transfer. I have yet to hear any of my neighbors. The board appears to take a more aggresive approach on repairs and expenses taking care of them before they become a problem. We have had a major facade repair done, a new roof, and newer elevators throughout the entire building. The assesments are very comparable to other buildings of our size, maybe slightly higher but they do take great care of the property. The office staff is always helpful, and Mr. Frost (building manager) is a pleasure to talk with and has a very down to earth feel. Any request is promptly taken care of by any staff within the building. read more

Would highly not suggest ever moving into a Sudler Property. Elevators frequently break down and fees go up 15-20% every year. Maintenance projects always go over budget and they are trying to charge me $200 to have my wife move her clothes in because of their move in policy. There is a 100+ dollar fee for just about any/everything you can think of. Praying I'll be able to sell when the time comes. read more

I have lived in the 1700 Building now for 6.5 years. The first six were good, maybe a 4. The last six months have been a nightmare. I've had several issues. The lack of follow through is poor at best, and the communications is nonexistent. I even tried to escalate to corporate and they ignored me. If I did not keep hounding the management office, nothing would be done. One example; it took one month and 8 follow ups to finally have a simple question answered, and then it only happened because I escalated to the association board president. The list of issues is long: convector issues, water supply, ants, odors, leaks from upstairs, miss directed billing, and changes to my account. There doesn't seem to be any accountability to fix this. read more

I have been an owner at El Lago condominium since 2000. I have seen few managers that come and go. And for the past 5, maybe more years Chris Chiodo has been our building manager. He has nothing but dedication to his job. Chris always reply to my email or phone calls or any questions in a timely manner. He is very knowledgeable of his job, very pleasant, always with a big smile on his face and approachable. I have never been pleased with our mamangement until Chris showed up and straightened things up. So much have developed in our building. We really do hope to see Chris stay as long as possible as our building manager. read more

My wife and I moved into the Columbian (1160 S. Michigan Ave.) in 2011. Selvie has been the property manager the entire time that we have lived here. We could not imagine having a better property manager. As many may know, the Columbian has been undergoing a major construction project over the past 3 years. Selvie has been intimately involved in the overseeing this project. She has done a very good job at communicating the status and next steps of the project, as well as trying to accommodate unit owners requests. We have been pleased with Selvie's performance over the past 5ish years and could not imagine anyone doing a better job. We are so lucky to have Selvie as our property manager. read more

If this is what "delivering excellence in everything we do" looks like, I'd hate to see their version of inferior customer service. After selling my condo at 3800 N Lake Shore Dr., the property manager Isela instructed the mailroom staff to mark all of our mail as undeliverable/return to sender. We had a forwarding order in place and Sudler knew our new address, but when the USPS would accidentally deliver something to our old address, Sudler demonstrated its commitment to excellence by being jerks. How long does it take to write a new address on a piece of mail? 15 seconds. (In her defense, Isela believed you needed a postage meter to forward mail. Despite telling her that wasn't the case, she began ignoring my request to forward mail the moment our closing took place.) Another former owner has apparently filed a complaint with the postal inspector, and I'm looking forward to doing the same. DON'T USE SUDLER UNLESS THIS INCOMPETENCE IS THE KIND OF "EXCELLENCE" YOU WANT TO PROVIDE AT YOUR PROPERTY. read more

We have owned a property managed by Sudler for the last 18 months and I can say with confidence that they are the WORST. My husband and I own several properties throughout Chicago and have dealt with various management companies - none have had such ridiculous rules and wasteful ways of spending HOA dues as Sudler. Let it also be known that they hate animals. They have no rules against children vandalizing property but will fine you for having a dog outside on the deck you own while you BBQ. If they manage a property you are interested in buying or renting I recommend running away FAST. read more

Incompetent and disorganized. I've had the misfortune of dealing with the trashy people at this company. From the gatekeeper answering the phone all the way up to their "Senior Vice-Presidents": they are consistently rude and dishonest. Try getting them to respond (by phone or email) to any request and you will see that this is a grossly dishonest cadre of scammers. They provide terrible property management and assign managers who can barely write an email without poor grammar, rife with typos. The prop managers obviously take their cues from the corporate execs who, as I am warning the reader, will basically lie through their teeth and tell you whatever they need to so that they don't have to actually deal with you. read more

Isela was always helpful, professional and responsive in my many dealings with her. She is also very knowledgeable and has a fine understanding of residents' needs. I can only speak on behalf of Nancy, who is the building manager at The Vetro at 611 S. Wells. From the day we moved in, to the little annoyances that were fixed very quickly along the way, Nancy was a huge advocate and cared about making The Vetro feel like home. She was always very responsive, always visible and the door staff respected her as well which means something. Nancy is huge plus to moving into The Vetro- she is a fair and honest manager that keeps everyone in the loop with weekly and sometimes more than weekly updates! If you read what she puts in the newsletters, you are very informed on what's happening. 5/5 Stars for Nancy at Sudler Management! read more

He referred me to the property manager who was more than patient. My friends told me that I would be happy living in a building managed by Sudler. I think they are right. read more

Lived in 611 S Wells with Nancy as property manager: To say that we will miss living at this building is an understatement. To me this has been the best living experience in the city (and I've lived many places). The Door team is second to none! Always greeted us personally and loved sharing about our lives with them. They loved my daughter and were so sweet with her! Nancy the property manager from Sudler was great anytime we had an issue. Always worked around our schedule and super responsive even after hours. Maintenance was so friendly working with a smile on their face and helpful! The amenities were perfect! Even the other residents always friendly and saying hello! You actually knew your neighbors! I lived in a bldg before where I didn't even meet the person who lived next door... not he case here! Highly recommend! read more

They've responded to every request quickly and have brought in the appropriate experts to help us execute our vision. 4960 N Marine. Shoreline Park. Do not buy a condo here. Do not rent an apartment here. This is one of the worst buildings I've lived in during my 15 years in Chicago. Why you ask? Well let me tell you! 1. Horrible management, thanks to Sudler Property Management. The maintenance staff are well paid (I know, as an owner I get a copy of the building budget) yet they wander around aimlessly and clean only at the most inconvenient times possible. The building manager in unresponsive and generally has an "could care less" attitude. 2. Horrible laundry facilities. You have to pay $5 for a re-loadable card. If you're lucky you can get that card to last maybe two months. I've had cards stop working on me and have yet to get my refunds. On top of this, at least 1/3 of the machines are out of order at any given time and there have been times where more than half were not working. This is a building with over 500 units. 3. Constant inconveniences. Several times a year large sections of common areas are closed for "maintenance". The basement and laundry room are closed once a year fro several days so they can paint the basement floors. Is this really necessary? Mail access has been denied for long periods because floors are being waxed. I've lived in high rises before and never once have I ever not had access to my mailbox. They closed the rooftop deck on the 4th of July, despite this being a major selling point of the building. 4. Unnecessary fees and deposits. They charge a $500 move out/in deposit to protect their precious service elevator. My deposit WAS returned in about a month or so, but do we really need to tie up that much of a person's money to protect a rather dilapidated service elevator? The deposit applies for large deliveries (like furniture) as well. There are similar deposits for even minor home improvement as well as significant bureaucratic hurdles to circumnavigate. 5. Unnecessary water interruptions. In the 10 years before moving here I had never once had a building shut off my water. This year alone I've had it happen four times already. Notice is provided, but I don't feel like I should have to shower at my gym several times a year just for the pleasure of living in this building. If you're thinking of buying a unit in this dump be warned. The value of my unit is around 20% of what I paid for it. Despite a very weak increase in home values in Uptown, this building continues to see property values plummet. When I moved in 25% of residents were renters, now 75% are. Run away!!!!! read more

She is a true professional who goes out of her way to make sure you, your property, and your family are taken care of. Flo knows everyone's names and greets their children and dogs like her own. I would give no stars if possible. Im appalled by my conversation with and behavior of both the property manager and the Steven Levy, president of Sudler . I live in a large highrise 2 tower complex in Edgewater. I laugh now as it's referred to as a "luxury building " Currently at 5pm as I write this, its 80 degrees outside. It is easily over 90 degrees in my unit. I have my all my west facing window blinds down (as I did all day today) and the my screened windows open. My neighbors have their windows open and some have box fans in the windows. Luxury, eh? The property supervisor,Joe Armenio has not turned on the AC in the buildings yet. I learned this after I called the doorman (last night) 7pm Monday. Earlier that day, i had to take my cat to the vet Monday morning as she wasn't eating and listless. $ 500 later, I learned she was dehydrated. Hmmmm- I now think it was heat related. I left town Saturday at 1030am ,returning Sunday evening at 730pm. I turned the AC when I returned as it was getting too hot in my unit. All windows open however no breeze whatsoever. I like the fresh air but after a week of over 80 degree temperatures,I i figured it was time-I was hot! My AC for on for hours- My unit wasn't even close to cool when I returned from the vet. Concerned, I called the doorman to ask if there was a problem with the AC. The doorman told me the AC wasn't on!! He further told me there were flyers regarding the issue downstairs at his desk. Flyer?? I didn't get a flyer. I did get the flyer regarding the fees to use the outdoor pool this season,but no flyer regarding why after a week of 80 degree temps why the AC wasn't on..The flyer was dated May 20 (monday) why this wasn't passed out to each unit( as most building notifications are) As half the residents,like me, park in the basement garage, take the elevator to their floor, and do not pass through lobby at all. The flyer stated that the city ordinance is effect from Sept 15 to June 1 and "requires buildings to provide enough heat to maintain certain temperatures inside a residential unit." Residents here pay high assessments (as high as $545 month) and are denied air conditioning after a week of summer like temperatures? Typical Sudler. The property manager does not live on site, of course. Tuesday morning, my visit to the on site property office went as expected. The manager taking his usual 'my way or the highway' stance. When I reminded him that numerous elderly live in the building and an ambulance was at the building at 10pm the night before. He told me, "let the firemen worry about the little old ladies" . He was as expected - rude , dismissive and condescending. I'm an 8 year owner of a large unit and know speaking to him regarding any issue is a complete waste of time. His flippant attitude, his talking over me and most importantly , his blantant disregard of the 'little old ladies" health and well being in his building was unbelievable - I immediately telephoned the buildings management company Sudler. I spoke to Steven Levy who was 10 times worse than my prior complaint. Rude, dismissive, condescending. I couldn't believe my ears.. When I asked his name, he hung up on me. I had to call back to get his name from the woman who answered the phone. I told her of his actions and was not only to let this pass. I was going to "call his boss, his boss's boss, Yelp it and call CBS news" Steven Levy called back within 2 minutes( I was unable to pick up being inside a bank ) and he left a message full of vitriol on my voicemail. Reminding me he was president and he didn't have a boss! I saved that message and will play it for everyone. This is the president of a major company???? Wow! Perhaps one of the rudest people I have ever dealt with. wow Class act, Sudler. Stay away from this company!!! I will tell everyone about this .. I cannot believe he is the president- unbelieveably unprofessional and rude. Wow Sudler . If you see their sign- run!!! I wish I did. read more

Sudler is the slowest, least responsive property management company with whom I have ever interacted. One week turnaround for a simple question is unheard of. I have sent repeated emails with the same questions for over a month before I receive a flippant remark about how I simply must be wrong about whatever is bothering me. Additionally, after 6 billing cycles they STILL do not have our account correct. For example, we own one parking spot and have been consistently billed in our assessments for two. This the most horrendous company I've ever worked with to resolve issues that relate the to staff that is deplorable as well as many of the renters and owners that live in their facilities. If one were to attempt to rent or own at any the properties. Beware! Since my husband and I are moving today were glad to write a review that exposes the company and building mangers for what they are. In terms of the Vetro, we would highly advise not to use the spa (they have two for male and females, my husband and I witnessed what appeared to be a pornographic scene being filmed.) A guy carrying a boom Microphone and lighting umbrella into the spa with 6 women, c'mon....... The spa area was closed for a bit however, the residents that were doing this still had access to it! Completely unsanitary. The walls are very thin, I can hear every conversation and many other things.....just beware. Lastly, I was carrying a tiny Yorkshire through the lobby and it made them furious! And I was not aware this was a issue. I was quipped at by the door staff and was completely embarrassed and fined. Im not sure management understands however it's important to communicate effectively and let people know the rules. Instead of showing up to work looking as if your shower does not exist you speak to residents while eating like a slovenly animal.
