They have made our renovations streamlined, they have exponentially increased our leasing rate, they have filled up our vacancies at lighting speed WITHOUT compromising on their leasing criteria. They are very strict with their leasing criteria and say "no" more often than they say "yes." They are looking out for the investor's best interest while keeping the tenants (and rental unit) safe, secure, and clean. What's great about CJ Real Estate is that their management and maintenance team are large enough to accommodate both large institutional investors and small investors. They can handle everything from affordable to luxury rentals. I can't say enough good things about working with them. They are truly aligned with the investor's interests to see the investor succeed in the long run. An example of this is that they want to see their investors grow their portfolios in the markets they manage. They understand that in order for their investors to grow their rental portfolio, they need to have their existing assets be stabilized and managed effectively There is a how they have grown to manage over 2,000 rental units. Their management fees are best on a percentage of the rental income collected, not a flat fee like other management companies. They are incentivized to keep occupancy high year-round. They are motivated to market vacancies, put good tenants in, keep them satisfied, and keep the properties cash flowing. CJ manages over 100 rental properties for my company and my investors and I are sincerely thankful for having found them. We've kissed a lot of frogs in the past 3 years and CJ is- without a doubt- one of the best property management companies not just in Kansas City, but nationwide.

We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Words like "agreed upon" are so interesting following what I've written.

I still have not been approved for an apartment that I'm overqualified for per their rental…read morerequirements . I kept getting an email stating that I did not upload documents but I can see the documents that they're saying that I have not uploaded. I'm not sure why I am not getting approval or denied email yet they keep on saying that I have not furnished all of the rental requirements. Everything that they say that I have not furnished I can see it . I'm not sure what's going on but I am truly feeling like I'm being discriminated against . No one in the office is willing to return my call nor are they willing to give me an answer on why it's taking as long as it is to get a approval or denial for the duplex . There are other reviews floating around that that shows I am not the only one that they have done multiple multiple times to other perspective tenants. The value of the place is a little bit higher than other properties with the same amenities and square footage . I like this place because it had a much quieter neighborhood . I would much rather do business with a company that is willing to communicate with prospective tenants and not make up things to prolong the weight to see if they are approved. And that time of waiting someone else could get the apartment and they say oh you just did not furnish the documentation in time. This it's not right

I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

Some people working here are great but all…read moreinvestors need to do their homework and be fully aware of the fees in the agreement - utility management fee 200/unit - 6 month renewal contracts and early cancellation fees (you have to pay for the full 6 months if you choose to leave them even with 30 days notice) - inspection fee 150/visit (unless you use their maintenance team) so you're stuck deciding if this fee is worth looking elsewhere if their maintenance team doesn't have capacity for a few days. Time is money to me - vacant unit fee 50/unit per month The agreement also states that they can release any property within 24 hours. So you cannot walk away from them but they can drop you anytime. This is the worst nightmare for any investor.

They want you to put deposit Down IMMEDIATELY after seeing a home like before end of day. Yet can't…read moregive a set move in date because they dont know the time frame on getting repairs done that are needed before move in..? Then why rush a customer to put 1700 down within 6hrs of seeing it. Then when I do, you can't even give me a move in date or estimate, but tell me it's at least going to be 2 weeks till able to move in.. Not everyone has 2 weeks to wait, after already putting 1700 cash deposit... But this company could care less about their customers time.. They're on their own time and don't feel the need to make the customer aware. Which is standard business practice and professionalism,... for most.. when a company take someone's money you give them set dates,, Not put the customer on the backburner, left hanging with no set dates or answers.. Seems they use people's deposits to make repairs before they even move in... they're condescending enough to disregard the customers desire of having set dates.. SHADY COMPANY WITH SHADY PRACTICES... well be disputing the deposit with our bank and getting refund since they could care less about us once we put the deposit down.
