I had an unbelievably bad experience with CJ real estate as a property managent company for a period of ~2 years. We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Extremely unprofessional and Deceptive. With one listing that I requested to view, I got rescheduled twice by Tiffany and Dori with very questionable excuses an hour before the scheduled viewing (excuses ranging from "my truck broke down" to "I'm feeling under the weather") and the final and third time, I showed up to the time agreed and Dori didn't even bother showing up and stopped responding. The fact that they provide their phone numbers for feedback is a front. They do not respond. All of their phones are full with voicemails and will only call you to "reschedule." They sent me an email thanking me for viewing a listing that I didn't even see. Heather will now read this and proceed to gaslight me by saying, the listing was rented, that I was mistaken by the appointment times, or that I could have reached out to them instead. I moved into a property that CJ manages in May 25'. The leasing agent told me i could smoke outside. Fast forward to June I started getting complaints for smoking outside and was told that I have to leave the property even though the lease only says no smoking in the unit and that smoking must be done outside. I then began to go sit in my car on the street which is not their property even though this is terribly inconvenient. I continued to receive complaints even when I am not there and 2 lease violations have been issued. 1 more and they will evict me with out any proof that I am smoking. Just her friend/my neighbor complaints. I have reached out the the property Mgr, Heather Lee over 20x via phone calls. She has never answered or returned my calls. She will only text or email. She also wouldn't even tell me her name. I had to ask the receptionist. Yesterday I happen to go on the balcony to blow bubbles with my daughter and saw a group of 4 smoking on their balcony. I snapped pics as proof and emailed Heather to let her know that it has to be them. i also informed her AGIAN that the stairs in the hallways are covered in dog hair and smell of pet urine. (This is a weekly issue) her only response is she will have a cleaner come sweep the floors. Nothing about the other neighbors that were smoking. Guess they must be her friends too LOL I have been renting for 25 years and have NEVER delt with this level of unprofessionalism as well as the rude and dismissive responses. Its Obvious that there is some nepotism going on here. I would even go as far as to say discrimination. I am a good clean tenant that pays her rent on time. My lease is up in April 26' ( SO FAR AWAY) and I cant wait to move. Update #1 There are 0 smoking receptacles anywhere on the property. This is a typical gaslighting response from Heather. I scheduled and confirmed an appointment to see a rental property with this company. I got there on time, and there was another person there, not to show me the property but to tour the property as well. Then I get a text from Dori stating she got her appointment times mixed up and would be there in 20 minutes and asking if I can wait. I replied that I would. 20 minutes later, I get another text that she is stuck in traffic. These reviews tell you everything you need to know. This property has been for rent for months at this point and it's very clear why. These people just want you to apply without viewing the property. I am very aware that at least one will hop on here trying to make an excuse for their behavior..... but guess what? The property is still for rent. It's still going to be for rent next week, and two months from now. Get some new employees that actually want to work. Because the one's you have could care less about renting out your properties. One star only because they have a website, even though I think it was one of the first websites ever built. I cannot begin to describe the depths of which I loathe this "business," which is a very liberal category to place this group of inept and unprofessional people. If you have a maintenance issue, fingers crossed it's not an emergency. Luckily the property owner was responsive. Read your lease very carefully as there is vague wording regarding fees that are never disclosed that they then charge you for later. What are the fees and how much are they? Could be $10, could be a million dollars; whatever arbitrary number they decide they think you'll pay. I had the property professionally cleaned and they still charged me a cleaning fee. They are charging me for weekly lawn mowing ... in March. I'd rather bang my head against a wall than try to communicate with any of these half-wits ever again -- they won't call you or return your calls because they're incapable of having any sort of sensible conversation. I'm pretty sure they're working off the first IBM computers and have no proactive or organization skills whatsoever. Any files they send you will make your eyes bleed, unless you enjoy reading documents that contain 7 different fonts, as many different highlighted text sections, and clip art from Office '98. If I could give this company -0 star I would. They have the worst customer service ever. They didn't fix anything in the house if they did it was the cheapest everything. I lived at 8615 Kentucky for 6 years with no issues other than the house being in poor conditions. The only time i reached out was to fix any issues with the house falling apart. . The city of RAYTOWN has put in several work orders for foundation and electrical issues in the house and they don't want to fix. I went month to month and for this reason they sent me a notice to vacate in 30 days without any cause other than they don't want to fix the property. I don't have issue with leaving but now that I'm trying to find another place Susan and Christy are providing false rental history to the landlords checking my rental history. When I moved in there was dog shit every wear rats bug invested. We had to go through the whole house to clean it. There was no walk through done upon move in key just left in mailbox. This is a racist as company and the contact person Susan and Christy are racist and I will be seeing about a discrimination law suit when they sent the last inspector he said yea they send me when the want to find something wrong . Shame on your company and they way you are handling a paying customer of 6 years. I can tell you there are a lot better companies to rent from than this company. Some of the properties don't belong to them. They're just a management company. Trying to get something repaired is like pulling teeth. They have a website that I don't think anybody ever checks the repairs because I never got a response from anything I put on the website I always had to call. My air conditioner went out in the heat of the summer in July 2022 and it took four days for them to get someone out to repair it because they didn't want to pay the expense of a weekend repair. So my upstairs was 95° where all the bedrooms are that was real nice. When I moved I had to place in immaculate condition. They charged me $32.50 for one mini blind that's dry rotted and it's probably 20 years old maybe as old as the houses itself. If you can find someone else to rent from, I suggested. I'm still trying to get the deposit for my pool key back. they said they would send it back with the deposit for the house. Of course that didn't happen. I sent an email two weeks ago and still no reply. I called today. Of course the person I need to talk to is gone. I think the place has a high turnover because the agents they have to deal with so many unhappy people so you get new people that either don't care or get frustrated from all the complaints. I have lived in this building as of February, '21, and have seen four property owners within that year. My rent from the previous year was $770+extra bills, which I was interested in renewing for the year. I live in a 1 bedroom, 1 bathroom, living room, small kitchen, and office apartment on the first floor (1D). I also work from home, and I am able to pay my monthly rent. I do not make any noise after 10 PM, and try to maintain the property safe and comfortable. On 02/16/22, I signed my new lease for the months of 04/01/22-03/30/23 ($850/month+extra bills). I paid the March, '22 rent, and I received notice on 03/30/2022 that my 04/01/22-03/30/23($850/month+extra bills) lease had been voided. A new amendment had been made without my consent after my lease had been voided, and I was to sign the new lease of $950/month+extra bills. Initially I was cooperative, but I was not given an explanation as to why my lease had been amended, and I was without a lease as of the following two days. I signed the lease out of concern for the need to find a place in the next 3 days. On 04/06/22 I emailed a representative of C.J. Real Estate, Inc to question an explanation for the amendment. I was informed that my lease was voided due to, "Nathan, Your new lease does not start until 04/01/2022 and unfortunately we are unable to have your rent rate at $850, We have to void this lease out if we do not get the amendment signed for $950, Please give me a call or email with any questions". Any additional explanation was that you live in a, "1 bedroom, 1 bathroom, living room, small kitchen, and office apartment". I requested that they return my lease to its original form signed on 02/16/22, 04/01/22-03/30/23 ($850/month+extra bills), as I did not agree for my lease to be voided. Additionally, my rent has increased $200 from one month to the other (March, '22-April, '22). This is overpriced for the property and location. Reasonably, I am asking for an explanation that falls within my tenant rights, or that my lease be returned to its original state signed on 02/16/22, 04/01/22-03/30/23 ($850/month+extra bills). I have a copy of the voided lease as well. I hope the consequences of this predatory business behavior get resolved, and that C.J. Real Estate, Inc demonstrates the ability to respect the leases of all its tenants. I reported this company during the previous month to BBB, due to their practice of charging late fees starting on the 2nd of the month. We had pets and the online application stated that the pets could not be more than 40 pounds which we met. We submitted the application for 9418 N. Robinhood Ave, KC,MO and were approved. They sent us an approval letter. We then secured the property by sending them $757.50. Today, we get multiple calls and were told we were declined because the owner decided he didn't want large dogs in his property destroying the property. Really? We have lived in the CJ property for about a year and a half. The home is decent, you can occasionally hear neighbors through the walls, but that's what we expect from a duplex. The company itself is a joke. On multiple occasions they've tried to charge us various charges. From not having the water turned on in our name by move in to late rent... Every time we've had our receipt to dispute and they do take it off "oh we're sorry, not sure why that's on there" Sure.. Now, with a maintenance issue (on a Sunday no less) there is absolutely no way to make contact with anyone. The phone line goes to voicemail, the "contact us" page cannot be completed because once you fill everything in there is a security captcha box at the bottom- that is shut down and does not show letters, just tells you that the company needs to call to upgrade it. If you're going to live in one of their properties, make sure you keep all receipts (if you take them a check- make sure you get a physical receipt every time!) read more

After moving in, the people declared bancruptcy a few months later. Because of the bancruptcy, they were allowed to stay in my home rent free for 6 months. If I could give them, zero stars, I would. I have rented from CJ properties for seven years, I have been late on my rent twice, and both circumstances were beyond my control. CJ properties did not, however put any law in their three day notice to pay or quit in late notices and threatening emails , even though I had contacted them multiple times about making arrangements and letting them know the situation I did not receive any calls back nor did I receive any replies to my emails. They raise my rent consistently every year this year they raised it $100 without notice, so I now pay $1200 almost for a house that has had no renovations no updating no remodeling an air conditioning unit that is from 1960s and his original to the house. A leaky basement mold in my basement rude customer service I have even been hung up on by their management. They are very unprofessional and threatening, it is really disappointing that they treat their tenants like they deal. They have no problem raising my rent but I have a lot of problems fixing the problems in my house. I have been without a door at one time that locked for two weeks because they couldn't find anyone in the basement leaks they didn't have any man come fix the mold for years. The basement is still leaking. Seven years later these are all ongoing issues that I've never been Resolved. They have no problem winning their money in three days but they do have a problem fixing things and communicating and treating their residence with some respect. There's also a mandatory seven dollar a month fee. That is absolutely ridiculous. My house is so outdated and old that is quite embarrassing. The amount of rent I pay, and not to top that off, but to be treated like a less than human by their management and employees is really saddening in disheartening. I could see if everything was PG King in their response time was relevant and their threats were not involved, but all in all their customer service is absolutely ludicrous and disappointing, and a joke if I had the money to move, I totally would. I'm a disabled veteran and a mother to two young children that are still at home and I don't deserve to be treated like this. CJ Results Estate managed 6 rental units on my behalf over a two year period. The Good: They return calls within a day and are always kind. The Bad: I had numerous tenant complaints that were not resolved in a timely manner. The complaints ranged from broken air conditioning units to bed bugs. Many of the issues required an immediate response, but were sometimes not address for several days, even weeks. Several tenants contacted me directly and requested I utilize a different management company as they felt these issues had not been addressed efficiently or satisfactorily. I had issues filling vacancies and a few of the properties were vacant for two or more months. Upon analysis, I found that CJ Results did a poor job cleaning the property for potential renters, used awful pictures in their marketing, and used very few online sources to market the property. I transitioned to different property management, that I love, and they rented the property in less than a week. Upon transitioning to the new management company, CJ Results was unable to provide keys to all the units. However, they had been charging me fees to re-key units as they were vacated. I have made several attempts to communicate with the owner to resolve issues as they presented themselves. However, I am uncertain he bothered ready my messages. I can detail several events and circumstances resulting in my one star rating. However, it was no my intention to complain, but rather warn the reader of CJ Results. In short, if you are prospective renter they are unresponsive to your needs and if your a property owner the headaches, lost income, and fees make CJ Results a poor option. read more

If I could get 0 stars I would. Took our entire deposit then charged us 136 more for "cleaning." 500$ of which was to paint the walls. The paint they gave us did not match or was dried up.
