We booked this vacation rental for a group of twelve people, including eight senior citizens. When we arrived, there was no running water at all. After waiting more than two hours, maintenance finally showed up and said there was a major leak that couldn't be fixed. At 10 p.m., we had to move everyone--seniors included--to another property the host provided. The replacement house did not fit our group, so several elderly guests had to sleep on couches and bunk beds for two nights. To make matters worse, the next day the host claimed the basement at the first house was flooded and said we might be responsible for the damages, even though maintenance clearly caused or discovered the issue. They even accused us of sabotaging the system, which was ridiculous since we had no access to it. They eventually offered us a small refund that didn't even cover the cost of one night at the new rental -- a place we didn't choose and that still failed to accommodate everyone. This was one of the worst rental experiences we've ever had. The hosts were dishonest, unprofessional, and refused to take responsibility for their own mistakes. BEWARE OF THIS COMPANY - CREDIT CARD FRAUD! I made a reservation with Summit Mountain Rentals on Oct 28. In accordance with their cancellation policy, I cancelled the reservation within 24 hours for a full refund. Looking at my credit card bill today, it showed that the amount was charged but never credited back upon cancellation. I just got off the phone with Summit Mountain Rentals who explained that if a reservation is cancelled within 24 hours, their systems cannot go back and issue the refund. The woman said "that's the way the system works. I understand why you might be frustrated." The amount was $1312. They did admit that I was owed the credit, but had to do it manually. Speechless. I'd rate Summit Mountains Rentals a "D". Pass them up if you are looking for a property management company for your short-term rental in Summit County. Starting at the top, David Wilcox repeatedly put his foot in his mouth as he discussed representing our high-end condo in Breckenridge. We were in a bind so still signed them up. Startup to get our property listed went OK, but subsequent operations didn't. Emails and calls to them (particularly to their dedicated owner line) went ignored, missing and otherwise lost in the shuffle. Constant followup and detailed supervision as an owner was required to keep things operating and also prevent them from performing work that was not needed or authorized so they could just make money. And then other things that DID need attention went unnoticed or was also lost in the shuffle. The worst part was the rental pricing they set. Our condo is in (arguably) THE premier building in Breckenridge. Their person in charge of pricing (based in NY, far, far away from Summit County) was unavailable and uninvolved in setting initial pricing that was way below market value. Several bookings snapped up these rock-bottom prices. SMR admitted some fault and did adjust their commission on two of these bookings but we lost revenue for sure. But no one really cared. We finally sold this property and are free. read more

They said they would retrieve it for me, before new renters checked in the next day, and send it to me via UPS. After numerous texts, messages & phone calls, all I got from them is "I will get back to you once I talk to the cleaners, then the inspector, then the lost & found, then my manager." New renters checked into the condo and they refused to "disrupt their vacation". After three days of getting the run around they finally told me that they weren't responsible for "lost" items. I never asked for a rental refund and didn't expect one. I did request that they refund the cleaning fee of $400 since we didn't even set foot inside the property. We were denied. I am an owner who unfortunately hired SMR for the 2021/2022 STR ski season to manage our rentals. One of the first renters broke a glass shower door and SMR tried to charge us, the owner for repairs instead of taking it out of the tenant's security deposit. We had a huge disagreement with how they handled the situation. SMR is more worried about their reviews than they care about their owners. In addition, they overcharge for things, our hot tub lid was broken, the cheese drawer in the refrigerator was missing, several items were stollen, multiple inventory items were missing and SMR said all this was normal for STRs. We had thousands of damages to our home and SMR said it is normal. They have no consideration for their owners. Owners take note! read more

Nice condo and good location. However, had some problems. Summit Mountain won't give out detailed instructions until the afternoon of the very day you're traveling, though. I did ask for the info earlier, but was turned down. In the rush of travel, I forgot to check for their email. Had to check in at the "Front Desk" and get keys, at Main St Station...fine. But they gave us a sheet of paper with a wifi password...it was wrong. For 3 days, I asked them for a password that would work. They said "we'l send someone up to fix it".. never happened, for 6 day stay. Never reminded me that I should call Summit Rental for such issues. Lack of coordination as to who is responsible for what, Front Desk staff lack of knowledge, and overly rigid Summit Rental rules on timing of release of trip planning info made me give them a "3" read more

Do not use! Was told someone would contact me about my April reservation when the country went to quarantine. Tried calling the desk two days later and they just kept saying "email reservations @summitcountyrentals.com". Over and over again and would not answer any questions. (Literally just kept repeating the email address). They are refusing refunds, refusing to give me any information about potential credit for a future date, refusing communication at all! Things happen, I understand if they need to do vouchers for later, but refusing to give any information after people have spent thousands of dollars is completely irresponsible on their end. Two vaporizers for each room. Kitchen stocked with utensils, pots/pans. Negatives: Not enough, heavy blankets. Two light throws. Queen bed is HARD. It's tough when we are used to a pillow top mattress. Only 6 bath towels for 4 people staying 3 nights. Not perfectly clean (which we expect during these times). Wiped up snow water from our boots with a paper towel and paper towel was dark gray. Used a Clorox wipes on all touch points...the wipe was a little gray. Recommendations for location: More, heavier blankets. Rug or mat at front door. There is a boot mat, but it only holds two pair of boots. More bath towels. Breckenridge Colorado rentals from Nov 19, 2022 to Nov 27, 2022. Well ever since the Corona Virus Pandemic, things have changed in the world. Unfortunately we got the virus and we tried cancelling as soon as we found out. We cancelled our airline, and car rentals. They gave us refunds with no issue. Summit Rental Properties is the only exception, they refuse to budge on their cancellation policy given how contagious COVID can be for people. I know I did not purchase travel insurance, but it's not as if we are cancelling because we decided last minute not to travel, we feel it is the right thing to do for the public safety to not travel. Which is why other businesses have had no issue giving us refunds. I'm just so dumbfounded that Summit Mountain Rental has the nerve to put people at risk. All they care about is company profits before public health. I am trying to do the responsible thing by not traveling. read more

Short version: Like many others on here, I ran into attitude and pushback from this company when requesting a refund. Full story: Every summer during his retirement, my father would reserve a condo in Breckenridge in August. This year, he was killed by a reckless driver in May while on his bicycle, and left mom and I to take care of his affairs. One such thing was to cancel the reservation he had made. Upon calling their offices, mom spoke to a receptionist (Tin), who tried to tell her they couldn't refund the 50% deposit, with the call ending in tears and frustration. Manager Chris Rudolf returned the call, leaving a message with just his first name and number, a message he later said he "felt quite ridiculous" leaving. Upon emailing Chris, he made the following claim: "While you misinterpret the policy ( the 50% deposit is non-refundable between 60 and 30 days), our agreement was with your father, and given the circumstances we will refund his payment." Essentially, this was an attempt to blame us for being "wrong", but given our circumstances, he'd make an exception. Except, that exception was unnecessary. Here are the relevant passages from the agreement: From section 6: "Payment Terms. A refundable credit card charge equal to 50% of total charges is required at the time of booking." Section 7.2: "Bookings canceled at least 30 days before the start of the stay will receive a 50% refund of the reservation total." These are very clear to me, as they were to our attorney! So, if you don't anticipate any unforeseen problems between booking your stay and arriving, by all means, choose Summit Mountain! Just know that if you need a refund, you'll be treated callously, and they will attempt to keep your money. Of course, that should be pretty evident by the rest of the one star reviews for this place! read more

I have found your cancellation policy appalling and quite frankly I am substantially less likely to book with airbnb or Summit mountain in the future based on how you have responded to this situation. Your cancellation policy is far more stringent than any hotel, and I have spent a number of HOURS on the phone and sending emails to ensure a refund for this trip. I would only consider booking a hotel if I ever visit Breckenridge in the future, and I am highly disappointed in your customer service. read more

This is a perfect location to stay when visiting Colorado. Frisco is very close to Breckinridge and Keystone. Adventure park is 3 minutes away and you can grab a quick ski lesson or tube. Perfect for adults and kids. The condo we stayed in was 5 stars easy. Beautiful property. Extremely comfortable. Walking distance to restaurants and bars. Our property had a hot tub on the 3rd level overlooking the mountains- breath taking. I recommend these rental properties to anyone visiting Colorado. read more

We booked a Summit property through Homeaway that was advertised for 12 people. Due to regulation changes in Breck, the property was updated to only have a max capacity of 10 - probably for good reason. We canceled the reservation after looking at the property through a different lens. While Homeaway refunded us our service fee, Summit would not refund us. Terrible service - not sure about the properties, but they are not pleasant to work with. Will not be booking any properties with Summit going forward. read more

The rating would be a lot higher because the cabin we stayed in was really nice but we only ended up staying in the cabin for 1 night because a bad storm came in and we got stuck in Fairplay for 3 nights in a shelter. So those 3 nights we missed out on our cabin and when speaking to staff at Summit everyone said something different. Then check out day came when the storm got better and they said they would charge us if we checked out after check out time. We finally were able to get back to the cabin and got all of our stuff. We didn't get to enjoy our cabin at all and it was our kids very first real vacation. So it was a huge let down. The reason for the low review is because I don't feel like summit rentals did anything to help us and it was a scary trip for us. read more

Property was nice, but awful management. We arrived at our room only to find that our room key did not work. My husband had to make back and forth trips to and from the lodge to try and get a room key that worked, while the rest of our group waiting in the hallway outside the room. Two and a half hours later we were still standing in the hallway (with all of our luggage) waiting to get into the room. The security of the hotel was finally able to get the door open, and they told us that they had informed management of the key lock issue earlier that week and nothing had been done. read more

We rented through Summit Mountain Rentals for a weekend getaway this summer. This was actually our second time renting with them as we really like the Mainridge condo they offer that allows me to our dog and it is located right off of main street so you can walk to everything. The check-in process is very easy and their office is clean and welcoming, as are the front desk people. The unit itself was clean and ready for us when we arrived. There were plenty of towels and the bed was comfortable. The kitchen had everything we needed, but to be fair we mostly ate out. We enjoyed coffee in the morning on the deck overlooking the mountains. My only complaint is that it is a little annoying to need a key to get to the dumpster to take out the trash. Other than that, I found SMR to be great and the unit very nice. We will definitely rent through them again. read more

We rented this place for 3 months, so imagine the price we have spent on them. We trusted this place with our valuables, but unfortunately this company is not to be trusted AT ALL. Their agent contacted us with schedule error by "accidentally"sending a maid to clean our place a week before our check out date. We thanked them for the communication and then when we came to check out, we were shocked to see so many missing items. Our snowboard jacket along with many many other things were stolen. I have been in touch with the manager, and they were not very helpful. They chose to trust their maid over their customers and do not have explanation for our stolen items and told us to go to police instead. There were no sign of forced entry, it was clear that someone had keys to the place other than us. We were very nice to the people who worked there and they were not nice at all. We dont understand how the other customers had a good experience, it may be because they stayed for short time. The place we rented was Lake Forest 202F. I booked my family's Christmas gift, a house for a ski trip in March, online last Thursday with this group via Breckenridge.com and was called back this afternoon by Mark and told that he had contacted legal and that the price posted at every step of the way through the process (and confirmed via receipt) would not be honored. They cancelled the reservation. Mark made no effort to make it right. This denial was given despite my receipt of a confirmation page, a confirmation email, me verifying with Breckenridge.com that it was correct immediately after booking. Apparently Summit Mountain Rentals had made a "mistake" in their price spreadsheet that went to Breckenridge.com, and the casualty of that mistake is my family's vacation. Terrible experience. Spent 5 days in a really nice condo, and the Summit people were top notch. We checked in to pick up our keys, and (first time in Breck) had questions. After the shuttle ride from Denver, we were hungry and asked for best lunch places. Everybody in the office chimed in, and they really knew the town. (Waaaay cute town, BTW) Young staff, but all of them super friendly. One tiny problem arose (slow draining tub) and they fixed it, fast and cheerfully. Checkout was again smooth. Nice, nice people. The kitchen sink had a leak and we called to get it checked out, here lies my big problem with Summit Mountain Rentals (seems I'm not the only one with this type of issue)... I called Summit Mountain about the leak and they said they would send someone out, being on vacation, I told them we wouldn't be in and they said that is fine, maintenance would see their way in. We get back from our day out. I receive a call and they tell me the sink will be fixed tomorrow. Getting ready for dinner that evening, my wife can no longer find her wedding rings. Earlier before we left, I saw them on the dining table (she put them at the end where my daughter couldn't reach them) We tear the place apart... gone!! I called Summit Mountain Rentals and tell them that this doesn't add up. Maintenance comes in, does work and now my wife's rings have vanished. We went through so many scenarios, whether my daughter could get to the spot on the table to get them (I don't see that happening, so much a 1 year old would have to do to get to them), maybe we misplaced them, but I saw them on the table before we left. They were taken!! A police report was filed. I know we are not getting them back and hard lesson learned about leaving valuables out, especially at a place managed by these guys. read more

Rented a cabin in Blue River. It was dirty, oven didn't work, and water heater went out. We stayed anyway and even offered to rent again. SMR said we "weren't the right type of people" and would rent to us. We are in our 60s and retired and like to fish and hike. So if that's you, you may not want to rent from SMR. read more

Our stay at the Urban Farmhouse was beyond words. The recently remodeled lodging was impeccable with three great bedrooms, a fully appointed kitchen, and two living areas! The location just two streets over from main street was very convenient, and the shuttle stop was super easy just right across the street. The management company was superb! The snow was incredible, and they had the driveway plowed and ready for us. They immediately came to light the pilot light on the fire place too. We could not have been happier with our stay at this place, and we look forward to staying here again. read more

We booked through VRBO and the host canceled on us, without issuing a refund. Needless to say, we are going to pursue other means of getting our money back but the management company is very poor. We never received personal communication AT ALL. Not once. We received one message in VRBO and two emails, all of which were "mass messages". They state their cancellation policy is non-refundable, but if the host cancels, this is not applicable. We spoke with a member of the team on the phone who was not interested in helping us. She didn't even write anything down until I asked "Do you need my contact information?" Appalling. I will definitely not book with them in the future. read more

Check-in/out was a breeze...The 4/4 townhome we selected (Highland Greens 80) was roomy, immaculate, & just as described on the website. The views were breathtaking & the fireplace was a nice bonus...Our stay met all of our expectations & felt "just like home"!
