I lived here for about a year now. It's a very nice community, great maintenance crew, friendly staff. They are pet friendly and it's good for me because I have two giant dogs. Bark parks in the facilities, gym, pool, movie theater, pool table, and even a little car Wash area at the top of the hill. I do love living here, it is a great spot to live in Methuen if you're looking for an apartment.

I rented here for 2 years. The staff is friendly and I liked it here at first and yes the apartments are overpriced.

My biggest issue though has been weed smoking in the building that seeps into my apartment daily. I have dealt with this everyday since I moved in about 5 months ago. The leasing office told me to call them when this happens and I have many times but the issue persists. At this point it's making me very ill as I have asthma. I have had to leave my apartment on weekends to breathe. Anytime is rains I have leaks that come in my living room so I have to strategically place my furniture and the blinds don't keep the sun out. What complicates the issue even more is that I work from home so I get to work with a contact high that makes me nauseous. I also have a HUGE electric bill because the windows are drafty even though the maintenance team seals them. Again a bigger issue with weed smoke being stuck in my apartment. The heating ducts are right at the top of the apartment so the heat just rises. Oh and for location this is definitely the hood. Just take a drive up Jackson street to see what I'm talking about. The maintenance team is responsive and friendly so full marks there. For the money they are asking I'd look for something else.

ON TOP OF IT ALL fire alarms constantly ringing at all times of the nigh 2am-3am , and when they decide to fix them they decided it was smart idea to start ringing alarms at 7 am in the morning interrupting anyone that sleep during the day (me) ! hey just a nurse that works night shift , and after its been my third day with no sleep I decided to call and, all front desk had to tell me that it was for our safety thar it'll happen for the rest of the WEEK . I curious to know why this couldn't be rang at a reasonable time for the people that pay 2,800 of rent I should be able to sleep in atleast till 11 a, I can give a fuck about an alarm being fixed at the time of my sleep.i have never lived in a building that has so little compassion for THEIR TENANTS ! and it has so many problems with the alarm , maybe the building should be shut down if the the system needs a WEEK for fixing. Also the building was built so fast that's probably another reason why the alarms Continues to go off, only two small elevators so your furniture will Not fit in the elevator if it's not measured or you will have to move your couch/ furniture up the stairs because they couldn't even provide their tenants with an industrial elevator to make it easier for move in day. just waiting for lease to be over , sick of giving these people my money and they I can't even sleep in my own apartment. Sincerly, A TIRED BITCH !!!!

Property is economically and socially discriminating not to mention information on website is false…read moreon amenities offered to residents, hallways and elevators stink like dog urine. Elevators on "low income side" are a year past safety inspection, parking is widely reserved for section of building that has the highest rent/ income to to the property, and parking for the "low income" residents is little to none even with parking passes acquired; and the leaseing office tells you you can park across the street in a small lot apx 1/4 mile from entrance closest to your apartment and that's when they are even in the office because it seems they are never there to service tenants and when they are in the office they are rude and do not want to assist, unless you are part of the elite residents that are paying 2,500 plus for rent. All in all worse place to move into,unless you are planning to spend thousands a month on rent and obtain the elite treatment

These apartments are the best!! We've lived here for a little over a month now and have loved every…read moreminute! All of the neighbors have been so nice, and everything is done so well. From the design of the spaces (which, there's multiple color schemes which is awesome!) to the materials they used, not a single detail was missed! We were loving the cozy fireplace when we walked in after breakfast on this snowy October morning, we still can't believe we call this beautiful place home! The amenities are going to be amazing as they finish up, and the gym is already great. There's even a movie theater you can reserve; which has been something we've been missing since the start of the pandemic! What really was the icing on the cake for us was the management and leasing staff. We had toured all over the Merrimack Valley for a new spot after leaving NYC due to COVID, and they seriously made our lives so easy. They're always available if we need something, and extremely nice... but in a genuine way.... not a used car salesman way ;)! We ran into so much of that while looking around. This was the first place that finally made it seem like they were helping us find our home, not just another number for their capacity percentages. They listened to what we wanted and matched us perfectly to our apartment, we couldn't have asked for a better, smoother, leasing and move in experience. The maintenance staff has also been great, any little request that we have, they're right there within the day to help us out. The property is spotless and crystal clean, too- I can't say enough positive things! If you're looking, I would for sure recommend taking a look at Hanover at Tuscan Village, there's seriously nothing else like it around!

You wont hear anything. Lie,lie lie. Now they deny the reality. Video, upon videos. Noise meter recordings. Multiple emails begging them to do something. We are getting minimal sleep. Our quiet enjoyment is gone. Upper management says you can leave early if you buy out your lease. Hell no. They lied and gaslit. I have proof they knew about the severe noise issues. In fact the tenant that moved out of our unit prior to us moving in had all the same issues we are. He and I talked and shared the nightmare. There is no room in our apartment that we can go to and have no noise. Hanover Toscana is a lie. Luxury not even close. It's all a lie. All my windows are closed, this is from my bedroom and then my living room.

I'm not sure how this complex is receiving such high reviews…read more Our experience here over the last 2 years has been nothing but trouble. - For a while we were being billed for 2 apartments (and yes, we were forced to pay both invoices). - We started being billed for parking in the outside lot (it was a clause they snuck into our second lease without informing us of the new conditions). - Our car was damaged from the broken glass windows falling out of the un-renovated section of the building. - There was a the major leak in the ceiling of our apartment so when it rained it would rain in our bedroom. - The staff has been involved in numerous unprofessional altercations with residents (one of which nearly escalated to a physical level). - The final straw was the mouse infestation. We've been living among a family of mice for months now. Their droppings are everywhere, they've chewed holes in our walls and cabinets (which management has blamed us for - claiming we must have used tools to make the holes. . . I can't even make this nonsense up). The situation escalated so much that the building let us out of our lease early. Many other long term residents have had major issues with the building and management - a few have hired lawyers. Yes, the apartments look great at eye level but I assure you, living here is more stress than it's worth. You can find far better lofts in the Haverhill/Lowell area for more competitive prices.

The lease office staff does the bare minimum and tries hard to not help you as much as they can. In the time that I have lived here I have had constant issues with the appliances, with the HVAC system, and with the parking system they have in place among many other things. These errors on part of the staffing and systems in place has caused me hundreds of dollars my time and energy out of my schedule due to the fact that they do not want to invest in keeping the property running smoothly. My most recent issues are regarding the floor on the apartment. The fake wood in place will fall apart after a few months/years. When I moved into the apartment the floor was already in bad shape and slowly but surely has gotten worst and worst to the point that we trip over it and looks horrible, the maintenance team came in to review the floor and they agreed that it needs to be replaced. The leasing office however stated that after a discussion they will not replace the floor and I just have to deal with it or move to a different unit - this is not what you expect from any "luxury loft building". Moving is dreadful and they know this which is why this is the only option they give you. Every time you need something it feels like you are asking them for a favor which is ridiculous. Parking in the garage is extra and you pay per spot. If you have 3 cars and 2 spot you cannot shuffle your cars around. They want to micromanage every single thing you do without offering any assistance of help whatsoever so I tell you again *** DO YOURSELF A FAVOR AND DO NOT CONSIDER RENTING HERE *** below are some of the other reoccurring issues you will face living in this place. Your rent WILL GO UP EVERY SINGLE YEAR Even if the market rate is lower for new tenants THEY CHARGE EXISTING TENANTS MORE FOR THE SAME EXACT SPACE The leasing office staff is not helpful AT ALL The hallways always smell like weed Constant loudness and music playing from neighboring units

I am a second-time resident at Royal Crest Estates in North Andover, MA. The first time was from…read more1996-2000 and the second time (very temporary) began in July 2012 and will continue until February 2013. Some things have changed, some things have stayed the same. 1. Changes - They no longer provide security at the front entrance to screen visitors to the complex. Now, anyone can drive in here. - They allow cats and dogs to live here now. There is a monthly fee per animal. I don't have a pet so don't know the exact amount but believe it's around $45 a month per animal. - They charge you to park a vehicle here - currently $10 a month per vehicle. - On a positive note, they finally added a recycling bin. Prior to this happening, everything was dumped in the trash. - You can no longer have a barbecue outside. They provide communal barbecues near the swimming pool area, but that's not as convenient as heading outside your building and using your own. 2. No Changes - The apartments are referred to as luxury apartments. This would have been a stretch in 2000, never mind 2013. Nothing about the apartments has changed in terms of the HVAC system, appliances, bathrooms, etc. Everything looks just as it did 15 years ago. - You get what you pay for. My wife and I checked out other "luxury" apartment complexes in the area and can confirm that Royal Crest Estates is the most affordable of them all. We only needed a short term lease while we wait for construction of our home to be complete, so the monthly amount is higher than it might otherwise have been had we committed to a 12-month or longer lease. That said, we have a 3-bedroom, 2-bathroom, 1450 square foot apartment for much less than much smaller 2-bedroom apartments elsewhere. - The staff--especially the service team--are very friendly and professional. I was sorry to read other reviews that other people have a different view of the staff here, but my experience has always been positive. 3. Other Thoughts - The first time we lived here was in a basement apartment. Heating that place during the winter time was very expensive, in part because the HVAC system is electric and has a hard time pumping warm air to the bedrooms. This time we're in a 2nd floor apartment and have yet to turn on the heat this winter -- and it's December 1st! Perhaps it's because we're in-between apartments, but the temperature in our apartment has never dropped below 70 degrees. So if you decide to move here, opt for the middle floor apartment. Your wallet will thank you later. - We moved here from a single family home, so we really noticed the noise our neighbors make. Perhaps it's because I know I'm only here a short while that I truly don't care about the noise people make. We sometimes here the kids in the building get together and play in the hall. They're ages range from 4 to 10 or so (in my opinion) and they can get quite loud at times. But they're always quiet by 8pm so whatever, right? We sometimes here the people walking around above us, including a young child who seems to sprint everywhere, but again, it's short lived and just reminds us to watch our own steps in consideration of the people below us. For the most part though, no problems to report. - There are Merrimack College students living in our building. They have NEVER been a problem and I have never encountered issues elsewhere on the property from other students. If there were issues in the past, I suspect they were isolated incidents. - The approval process is as onerous as others have pointed out. I don't know how it compares to other rental communities, but if a resident is over 18, they will need to go through the same questionnaire, providing earning information, etc. If, like me, you're in a position where one salary is enough to cover the rent, then say that nobody else works. It's far easier and requires less paperwork. In closing, I would encourage potential new renters to shop around, compare prices, and then make a decision based on what they can afford, which school system they want their kids to attend (if applicable), how much space per dollar the apartment offers, etc. I believe it's possible to find somewhere quieter, smaller, more expensive, etc., and that may be okay with you. I won't say that Royal Crest Estates in North Andover offers the most beautiful apartments, but they are priced competitively for this area and deserve a look. Good luck and happy renting!

I'm not sure where to even start so I'll make a list of issues that my partner and I have come…read moreacross in our year here: -Infestation (mice, roaches, centipedes, ants, spiders, and more) -No communication (unanswered emails to the main office, no information given on construction/loud projects) -Predatory practices (auto enrolling in package lockers that are exceedingly difficult to get out of, paying for parking spaces, $600+ heating bills in the winter due to no insulation and being told to "fix it ourselves" -Merrimack College (being told that students were being phased out by 2026 and then MC buys the place and makes it effectively a dorm on top of families, the students are loud and disrespectful. It feels like we were tricked, we have another year of dealing with this with no way out built on false pretenses) -Construction (the front buildings in particular are bearing the full brunt of the 114 renovations and also doing some of their own it seems like, they tore down a ton of trees and the brick wall out front leaving no sound insulation, they park the construction vehicles right next to the buildings (on the grass), there is dust and debris everywhere) -Other misc. issues (mold, upstairs neighbors footsteps shaking lighting fixtures and pictures on the wall, water dripping through bathroom vents, sewer backing up and flooding the entire apartment (no reimbursement and we had to pay to run multiple industrial grade dehumidifiers to dry it out), electronic locks only with the app sometimes just not loading making it impossible to get into your apartment without memorizing a 6 digit code, packages being stolen, no cameras anywhere but the leasing office) In conclusion, I beg of you to consider other options, this place is not worth your money in it's current state, and I don't see it improving any time soon.
