    Property is economically and socially discriminating not to mention information on website is false…read moreon amenities offered to residents, hallways and elevators stink like dog urine. Elevators on "low income side" are a year past safety inspection, parking is widely reserved for section of building that has the highest rent/ income to to the property, and parking for the "low income" residents is little to none even with parking passes acquired; and the leaseing office tells you you can park across the street in a small lot apx 1/4 mile from entrance closest to your apartment and that's when they are even in the office because it seems they are never there to service tenants and when they are in the office they are rude and do not want to assist, unless you are part of the elite residents that are paying 2,500 plus for rent. All in all worse place to move into,unless you are planning to spend thousands a month on rent and obtain the elite treatment

    Living at Den Rock has been nothing but disappointing. Upon move in (in a newly renovated…read moreapartment), we had to place upwards of 10 work orders within the first two weeks. Orders ranged from our front door lock being installed upside down to there being a metal fan with sharp blades uncovered in the common entryway. There have been additional safety concerns here as well, such as our entire building smelling like marijuana on a daily basis, sometimes as early as 8 AM on weekdays. The smell frequently comes into our unit, either through pipes, the front door, or through connecting walls. Windows do not stay open to properly ventilate the common areas. We have been told the same information from property management for months regarding the tenants that continuously smoke indoors and no progress has been made on any resolution. The lease states this is a smoke free community when in reality it is not - falsely leading tenants to believe this community is family friendly. Last summer the community pool turned green. Windows in the gym do not all properly open to ventilate the area. Parking spaces are small - if a car is parked next to you, it is nearly impossible to get a child out of their car seat. Snow removal is chaotic and not adequately done. We have voiced our concerns to maintenance, property management, and Fairfield Residential. Our concerns were met with disregard and lack of professionalism. I would urge families to think twice before moving here.

We could have decided to go somewhere closer to work but the service we get here is extraordinary. June is a real treasure, she truly cares about the tenants and will do everything in her power to make sure they are well taken care of. The apartments themselves are cozy with a good amount of natural light. I love the walk-in closets and the choice to have vinyl flooring throughout the apartment is great. A little pantry in the kitchen has proven useful and a good space-saver. I love the balconies and how we are able to walk to Den Rock Park. We do not have any complaints regarding the snow removal, they have been prompt and efficient. It's great that they have the option for a garage and a fireplace. Rent is definitely cheaper in Lawrence than in North Andover, but you are practically living in North Andover so it's a win-win. Reading the previous reviews, I do agree that the parking spots are a little tight and if someone parks incorrectly, it definitely throws the other spots off, it can be a little irritating.

    I don't even know where to start, but I'll start with this DONT MOVE HERE they will take your money…read morebut you will have to deal with mice infestation which they have 1 exterminator come in on Friday's only, when they come in their favorite line is there are no new activities but then a mice gets trapped. If you want to move in to an apartment that it is poorly maintained, holes everywhere that their excuse is that the cabinets were not properly installed and those holes are where the mouses are coming in from, if you want to deal with the dishwasher stalling water without you using it, if you want to deal with dog feces all over the ground,if you want to deal with the gym being dirty and closing office hours,if you want to deal with Mice's,roaches,people leaving their garbage in the hallways,the laundry machines not properly working,your car being scratched and the list goes on but if you want to deal with all that then move here otherwise run as far as you can. Don't waste your money here the apartments are not worth it.

    Now that I no longer live at Saunders Crossing, I feel like I can truly say what I need to say…read more This place is a hell hole nightmare of an apartment and a company, and any prospective renter should stay away to avoid massive issues. Here's just a smattering of some more severe issues I've had: -all 4 tires stolen TWICE because they refuse to put up security cameras for the safety of their tenants (oh they have a few cameras, around their maintenance shed installed after multiple complaints, then a memo was sent out saying they aren't for our safety, they were for their safety). -multiple drug dealers and users in our building who do deals right from their porch in OPEN DAYLIGHT! Plus, there is a constant smell of weed in the building that's so bad it gets into your apartment with the door closed. What was the response from Saunders Crossing? They sent a memo saying don't smoke in the building. -multiple break ins and assaults. One break in resulted in some kids stealing a car and crashing it back into the building only a foot from the gas main, another one someone had their purse stolen, and another occurrence the person assaulted got away with no injuries. Oh this is all caused by improper locking door mechanisms that are never fixed, so anyone off the street can get into the building simply by pulling the door open. Saunders Crossing response: send a memo (surprise surprise) saying don't let suspicious people enter the building. News flash, they can get in anyway!! With all of these issues, we were also told "crime happens" and nothing can be done about it. Maybe cameras would help?! -on at least two instances, I have found that maintenance has entered my apartment without my permission. One case, all they did was walk through (lights were left on, doors were left open, closets open, stuff we never do). The other time they changed out a lightswitch. Neither time did they notify us, and only after prying did we get them to admit they did enter and never notified us before or leave a memo after. Now for a few minor incidents. I include these only to show day to day life there, as the big problems hopefully won't happen all the time. -carpets in the hallway of the building are musty, mildewy, and moldy smelling. When they come through to "clean", it smells like rotten diapers for a good two days -the blinds that are used for the decks are the cheapest grade possible and rip every chance they get. They used to pop off almost 2 or 3 a month and had to keep placing maintenance requests. Most of the time they were pretty ok with replacing them, but sometimes it took forever. By the end of our stay, we had 4 that fell and I had to jam paper into the slat just to get it to stay. -if you are handicapped, you better ask for a specific dedicated handicapped spot near your building for two huge reasons. The first is that people park everywhere regardless of sign (e.g. They will park in handicapped places, toe away zones, and on the grass), so you may never get to park near the building as should be your right. The second is that there was an individual in our building who was handicapped and staked a claim on one particular spot. On multiple occasions, he has slashed the tires (plural) of people who dare park in his place. -on the parking issue, if you arrive after 8 or 9pm, be prepared to either park somewhere you're not supposed to, or park a long distance from your car. There are no designated parking spots, and no permits, so it is open parking. That means that the low income project housing people on either side of the complex can park there, taking up valuable parking spots. -this is on a major road, so be prepared for street racers, honking horns, and music so loud you can't hear your own tv right in front of you. -rent went up every year for an apartment that never got renovated and never had any of the major problems fixed. -there is a pet rent. Renter beware! This is a total bogus fee added on just for the sake of having your pet in the apartment, and does not cover damage (like a pet deposit would) -speaking of pets, there is supposedly a breed restriction on pets, but this has never been enforced. While I think they are sweet, pit bulls are on that restricted list. My building had at least 4 pit bulls and a lovely loud squawking bird amongst the standard allowed breeds -the laundry on site is a joke. At least one or two machines (dryer or laundry) will be broken. It already costs $1.50 per wash or dry, and good luck if you can get a machine that works or is free. Oh and if you leave your clothing in the dryer for even a minute or two after, you are liable to have it taken back out. And as I said, these were just the most recent of the items that have come up. I'm sure there were many that I have forgotten, but these stood out to me. If you choose to move in, move in at your own risk. However, if even a fraction of these issues bother you, DONT MOVE IN and find a new place.

    I'm not sure how this complex is receiving such high reviews…read more Our experience here over the last 2 years has been nothing but trouble. - For a while we were being billed for 2 apartments (and yes, we were forced to pay both invoices). - We started being billed for parking in the outside lot (it was a clause they snuck into our second lease without informing us of the new conditions). - Our car was damaged from the broken glass windows falling out of the un-renovated section of the building. - There was a the major leak in the ceiling of our apartment so when it rained it would rain in our bedroom. - The staff has been involved in numerous unprofessional altercations with residents (one of which nearly escalated to a physical level). - The final straw was the mouse infestation. We've been living among a family of mice for months now. Their droppings are everywhere, they've chewed holes in our walls and cabinets (which management has blamed us for - claiming we must have used tools to make the holes. . . I can't even make this nonsense up). The situation escalated so much that the building let us out of our lease early. Many other long term residents have had major issues with the building and management - a few have hired lawyers. Yes, the apartments look great at eye level but I assure you, living here is more stress than it's worth. You can find far better lofts in the Haverhill/Lowell area for more competitive prices.

The lease office staff does the bare minimum and tries hard to not help you as much as they can. In the time that I have lived here I have had constant issues with the appliances, with the HVAC system, and with the parking system they have in place among many other things. These errors on part of the staffing and systems in place has caused me hundreds of dollars my time and energy out of my schedule due to the fact that they do not want to invest in keeping the property running smoothly. My most recent issues are regarding the floor on the apartment. The fake wood in place will fall apart after a few months/years. When I moved into the apartment the floor was already in bad shape and slowly but surely has gotten worst and worst to the point that we trip over it and looks horrible, the maintenance team came in to review the floor and they agreed that it needs to be replaced. The leasing office however stated that after a discussion they will not replace the floor and I just have to deal with it or move to a different unit - this is not what you expect from any "luxury loft building". Moving is dreadful and they know this which is why this is the only option they give you. Every time you need something it feels like you are asking them for a favor which is ridiculous. Parking in the garage is extra and you pay per spot. If you have 3 cars and 2 spot you cannot shuffle your cars around. They want to micromanage every single thing you do without offering any assistance of help whatsoever so I tell you again *** DO YOURSELF A FAVOR AND DO NOT CONSIDER RENTING HERE *** below are some of the other reoccurring issues you will face living in this place. Your rent WILL GO UP EVERY SINGLE YEAR Even if the market rate is lower for new tenants THEY CHARGE EXISTING TENANTS MORE FOR THE SAME EXACT SPACE The leasing office staff is not helpful AT ALL The hallways always smell like weed Constant loudness and music playing from neighboring units

    This apartment community is the best I've ever lived in…read more Not only are the buildings beautiful, modern, and clean. Not only are the grounds kept wonderfully, the pond is beautiful, and the landscape looks like a Christmas card. Not only are the amenities fantastic and beautiful. Not only are the neighbors nice and friendly. Not only is the rent affordable. Not only is the location easy from both 93 and 495... ...but the Lodge at Ames Pond has the best staff I've ever encountered. First make sure to book yourself a showing with Farida (or Greg, I'm sure he's nice too). She is up-front, clear, and a fantastic individual to work with. It's not a sales pitch with Farida, but rather an exploration of what would work best for you and your family. She knows the property inside and out, and loves it just as much as we do. You'll leave with a signed lease, and a smile on your face. Everything is easy, UDR makes renting from a REIT a breeze with their online systems and quick turn around. The maintenance crew keeps the property wonderful, responds to tickets immediately, and keeps all this snow out of the way. There are other places out there, but seriously, stop looking. Come be our newest neighbor!

RUN…read more - Packages stolen (they blame the couriers yet the door is unlocked 24/7 since 09/25 - after being told for months they're "working on it" I was told today there is no plan to secure the door in the future, I was essentially lied to for over 6 months) - A week or more without an appliance is the norm - twice in two years - as is being unable for 72 hours to use your shower due to it having to be reglazed - twice in two years with no alternative arrangements offered - all with no rental credit. - Two full time front office staff, one full time and one part-time maintenance staff (these guys are really good and deserve massive kudos for their work!) for a 13 building complex with approximately 15-20 apartments each - it's a skeleton crew. - Have an after hours emergency? No staff on site after hours. I called the emergency number for a flooded bathroom due to a sink supply line leak - no one responded until days later. - Literally the only non-threatening email we get from management is the once yearly cookout - paid for by Xfinity and not UDR. - They constantly remind you of your liability while accepting no responsibility themselves. And everything is an additional fee... - "Secure" (unsecure) package room? Fee. - Parking? Fee. - Security cameras mentioned in the lease - never show any useful footage of thefts/crimes - Wanna have a cigar outside on your balcony? Can't - total non-smoking property, even outdoors. - Pet rent - people are shocked when they hear how much I pay, they tell me what they pay and it's always an order of magnitude less. - Any utilities included? Are you kidding me, even though, without housing assistance, the cheapest 1 bedroom/1 bath apartment is currently going for $2,525 a month. Look elsewhere. They put on a good show but the veil drops pretty quickly after you move in.
