    Crack in shower, reported for maintenance same day.

    I live in Suncreek apartments and have been here for years, never had a problem until Chamberlin & Associates took over about a year ago. I am currently dealing with a shower/tub that I first requested maintenance on 7/29/19 and it is currently 9/6/19 and it still isn't fixed and C&A keeps trying new tactics to get me to pay for the entire repair. It started when I was taking a shower one day and noticed the bottom of the tub dipping down a bit while stepping around showering. When I got out I saw there was a crack in the tub that wasn't there before so I put in a maintenance request. Didn't hear back for a week, so I put in a 2nd request. Then someone came and said it would need to be replaced. Shortly thereafter I got a bill for $1690 with the exact reason for being charged, per the document: "Failure to promptly report issue resulting in water damage." This was ridiculous since I literally reported it the same day it arose. So, I provided photo proof of my first request, the exact day the crack appeared, as well as an email receipt confirming my maintenance request. Also, I obtained written confirmation from the office manager that there was in actuality NO water damage. The office manager said okay the charge should be removed and they will get it fixed. After that I don't hear anything for a few weeks, still isn't repaired. Then today I get an email from the office manager saying well you're still responsible for the repairs (that still haven't happened) of $1690 plus any additional charges that may arise. This time it's because the "crack is not due to normal wear and tear." Mind you, this was never mentioned in the initial charge notice. It's like their first reason didn't work so let's try something else! Keep in mind I literally only used this shower like any normal human would, I don't jump around or do exercises in the shower, I never fell in the shower, nothing. It's a fiberglass tub that has a 10-15 year lifespan and the tub already had signs of wear and tear develop within the past year with another crack on the upper side of the shower, but maintenance didn't fix it then either. It's a CRACK in the bottom of the tub we are talking here, not a hole, not a giant damage, a CRACK. So I've been a model resident here for years, no late payments, no issues, nothing and am now having to deal with this. I've done nothing wrong, I followed my lease requirements which state to report issues promptly which I did and never did anything to damage the tub. It's an old tub! Just replace the thing and stop acting shady to your residents, especially the good ones. I would caution anyone to research any apartment complex you are looking into and note if Chamberlin & Associates is the property manager to be wary. I feel this is less a Suncreek issue and more a C&A issue the office manager today even told me it's her last day and she doesn't agree with me being charged. I'll update if anything gets resolved.

Expect $295-$355/month in mandatory fees above base rent ($150 amenity fee, $25 parking, $70-$130 Conservice, $35 insurance, $14.95 credit reporting). That is $5,310-$6,390 extra over an 18-month lease. Furthermore, despite charging $14.95/month for credit reporting, zero payments have been reported after six months. Deposit & Insurance Trap Management pushes a $450 non-refundable ePremium fee. They implied it covered move-out costs--it does not. Management keeps it, and you still pay full move-out charges. Their required insurance heavily protects them, not your belongings. Security & Management Neglect Stolen Packages: Unlocked package room with zero cameras. Residents post weekly about missing deliveries. Ignored Calls: Staff routinely ignore phone calls. I sat in the lobby, called the desk, and watched them let it go straight to voicemail. No Policy Enforcement: Property walks stopped. Patios are now cluttered with household trash, storage tubs, broken furniture, and laundry hanging over railings. Amenity Cuts Since 2025 Coffee bar downgraded to a small machine capped at 10 cups/month (must bring your own cup/condiments). Fitness/yoga classes completely canceled. Cold gym towels and resident events eliminated. Construction Quality Paper-thin insulation. You will hear every step upstairs, conversations in hallways, and noise from neighbors on both sides. Verdict: Mark-Taylor is aggressively cutting costs while squeezing residents with fees. Save yourself the stress and rent elsewhere.
