The apartments & complex grounds are just as nice as the pool/spa! It's definitely been one of our favorite places to live!

***Major Issues*** I've been a resident since February 2025, living here with my three children under age three. What follows is my experience to date, with the hope that it'll help others make informed decisions. Major Issues: 1) Pest Infestations: My unit is currently infested with both roaches and termites, making it unsafe for crawling children. I go out at night to my car etc. and the ground is "moving" there are so many roaches all over the walls, ground etc. Not to mention all the other types of regular bugs. 2) Sanitary Concerns: The drains consistently emit a sewage smell, and the cabinetry has been repeatedly painted, causing cups in the kitchen to peel off layers. 3) Poor Finishes: The flooring is flimsy and cheap, constantly lifting/peeling and unable to properly clean. They painted over hair in the tubs, paint all over the floors when I moved in, thinnest windows with large seal gaps. 4) Utility Costs: My APS electric bill exceeds $200 + monthly for a two-bedroom unit, which seems unusually high. I have lived in AZ my whole life and my apt bills were never this high. Ongoing Disruptions: There has been daily construction and maintenance activity across the complex since I moved in, accompanied by constant email notifications about changing parking and facility access rules and "no candles allowed" due to scented products causing "discomfort," and restrictions on my well-maintained patio shade. Policy vs. Enforcement: The complex is labeled smoke-free, yet I encounter cigarette smoke each day stepping outside my door. Management & Staff: Some team members have been friendly and helpful. But with my complaints they simply tell me to put baking soda down my drains and that roaches are a normal nuisance... Final Thought: Overall, this has been one of the worst places I've lived in. I have lived here for 2 years and this is a wonderful place to live. The community is very well managed. The grounds are kept clean and beautifully landscaped. Events are planned every month. Lived at Sage Stone for over two years, it is not bad if you can handle the people in the office. They are clearly insecure with working with Midwestern students, and will go on a power trip any chance they get. If you don't mind the power trips/jealous attitudes, it's a great place to live. This place is a complete joke. Way over priced for what you get and the customer service is even worse. I wish I would have taken pictures before I left and when we moved in. The fridge seal never worked and we had maintenance try and fix it 3-4 times over the course of a year. Whoever came in to paint the walls did a terrible job. They left paint all over the floor and they did 2 different shades throughout the house. They painted over hair and mold in our bathtub to try and cover it up. The carpet had nails that would stab my son's feet and they never came in to fix it. Our water heater was over 20 years old and they finally replaced it after we had complained for months. The washer and dryer were broken and would rip holes in our clothes and they wouldn't replace them. The closet hangers are the cheapest they can find (made in china) crap. The cabinets need to be replaced. The pool was always disgusting. I could keep going on. Definitely not worth the money. The customer service was horrendous. From the paragraph above you already know that they took forever to get anything fixed or were unwilling to replace things that were broken. They always made us feel like we were burdening them. Someone stole my bike and they literally just said, " oh yeah, we've had a lot of bike theft recently. Sorry about that." No help whatsoever. And then when it came time for us to move they were going to charge us $6,000 to cancel our lease a month early. We gave them 60 days notice and we even found someone to take the lease and they were still not willing to cooperate. We had to work our way up to finally get someone to agree to let us out of the lease if we could get someone to take over the lease. We did so but then they were unwilling to go in and patch up any of our picture frame holes or resurface the bathrooms, since all the paint had chipped off in the showers from the horrible job they had done prior to us moving in. You can just tell the front office doesn't want to be there and that they don't care about any of the remnants. All and All the worst place I've ever rented from and I've lived in over 7 different apartments. Would not recommend anyone live here. Lots of theft. Lots of broken crap. And no one cares about anything. Stay away if possible. read more

I have been a resident here at Sage Stone for about 6 months now in my first apartment, and the experience has been nothing short of amazing. Management, Amy and Bianca are both a pleasure to work with, maintenance responds timely and always gets it done fast and right. NOT STUDENT FRIENDLY! Be aware of inaccurate reviews! They give you a slight discount on rent the first day you sign up if you leave them a good review on yelp. OVER PRICED. Pros: Close to campus Cons: 1.Not student friendly. Staff is difficult and not easy to work with. Poor customer service. 2. Very expensive to live here. I pay over $1,000/hr for a 1 bedroom. There are cheaper places to live. 3. Very loud. Pets are allowed here, which is nice if you have a dog. Not nice if you get woken up every morning by a dog or dogs. There are residents very loud/obnoxious cars. I get woken up every single morning at 0645 by a neighbors car. They also have their lawn service come at least once weekly. Basically is just leaf blowers blowing dirt and dust everywhere 4. Kids poop in the pool! I have been at Sage Stone for approx 2 years. I have to say that it has gone hill. It started off pretty nice, but that is not the case anymore. read more

Beautiful apartment complex. Fun community events. Feels safe. Friendly staff, with the exception of maintenance and leasing staff being dismissive, at times, about long-standing problems with our dishwasher, among other things. The biggest complaint is how much noise you can hear from people above you. If someone in an upper floor is walking fast or wearing some serious footwear, you are definitely going to hear it. If someone is being aggressive with their furniture, like slamming dresser drawers, you are probably going to hear that. We have made at least 2 complaints of this to leasing staff, 3 police complaints after 10 pm, and 2 attempts to talk to neighbors, with no resolution. read more

I am a current resident and I have currently been without water at my apartment for 7 hours. I received no notice that my water was being shut off and when I called the office the woman I spoke to said, "sorry we just found out he turned the water off and are unsure when it will be turned back on." She also informed me that she was about to send out an email informing us of the emergency shut off, but no email was ever received by me or any of the other tenants in this building. That was 7 hours ago and still no email or water. I have had to walk to the pool to use the bathroom and to just get a drink of water. This unfortunately is not the first indiscretion. I have woken up 2 other times with no water due to an "emergency shut-off" with no email notice or call. Every time I called the office about the lack of water in my apartment I always get the excuse, "sorry, we were about to send an email out about that." Those times I also never ended up receiving an email. I also had reported that my water heater was not working and would be without hot water for several days. I would call the emergency maintenance hot line on the weekends and no one would get back to me until Monday. This was also a repeat offense. It took me being without hot water for several days and them coming to "check" my heater 5 separate times over a few months until they FINALLY replaced it. Very happy I have a gym membership so I could shower. They have a lack of attention or care for their tenants. Over the summer months there also seems to be an increase in crime in the area. I found this out the hard way. My friends car was stolen from behind the gates, my bike (which was locked up) was taken apart piece by piece and stolen, and my car was vandalized. The office did nothing. They didn't warn us about the increase of crime, nor did they vamp up security. The apartments near by, San Lagos and San Prado, had the curtesy to send out an email to their tenants informing them about the increase in crime rate and advising them to be a little extra cautious. Wish Sage Stone had the same courtesy for their tenants. Clearly I would NOT RECOMMEND these apartments and WILL NOT BE RENEWING MY LEASE. If I could, I would move out tomorrow. read more

I've lived here for a year and I have wanted to leave since the first day I got here. Yes, this is a beautiful complex with great layouts, but it is LOUD. I currently live next to the pool on the 6234 (north) side of Behrend and people are frequently there partying and drinking until 3 am, even though the pool "closes" at 10 pm. The management doesn't do anything about it except tell us to call the police. I contacted them regularly about this for the first 2 months I lived here before giving up. In their defense, they did offer to transfer me to a different unit (at my expense) but could only do it after 6 months of my lease had passed. As a student, there was no way I had time to move in the middle of the year. The walls and ceilings are incredibly thin, I'm on the second floor and I can clearly hear the conversations of people at the pool and those walking by (with all windows and doors closed). No matter who lives above you, it sounds like they weigh 400 pounds and wear brick shoes when they walk around. When my upstairs neighbors play music, it vibrates my ceiling, and it's just as loud as it is in their apartment. Also, when your downstairs neighbor turns on their air conditioning, it shakes and vibrates your entire bathroom and kitchen, depending on the layout. There are stretches of grass between some of the buildings where kids like to play. So, if you live in one of the apartments with a balcony facing that direction, prepare to hear screaming on the regular. Near a building that has a dog? Yep, that's going to echo right into your apartment too. They raise rent annually and leasing prices vary daily based on the amount of traffic their website receives. I will say that maintenance does respond quickly when there is an issue, and the leasing staff are really nice. read more

Grounds are nice. Office staff is hot and cold. I could write and novel on how horrible our stay was. We ended up breaking our lease an TOLD them we had people coming to take it over.. Well they couldn't make money on that so they rented it out from under us WHILE we were still in and and while they knew we had someone coming. They did a walk through at move out with us we had miminal damages like a FIFTEEN DOLLAR OVEN RING. i could've bought them one at the dollar store!!!and than did one behind our back an charged us 1000 more! Crooks! Only want your money. I think the rudest ones name is Lisa... Than comes lekeysha and she's not pleasant either and neither were my party animal neighbors that we left because of! I have lived here for about 9 months now and it makes me sad that I will be leaving after my lease is up - note: I will not be leaving because of the complex but because I am moving in with my boyfriend and Sage Stone does not have a specific unit we are looking for. This place is wonderful. The grounds are well-kept and always in excellent condition, My unit is huge for what I pay with enough room for all of my furniture. And I have no idea what I would ever do with all of the closet space! It is quiet, perfect for students hoping to get a lot of studying done. My neighbors are also polite and respectful, even the children. What has impressed me the most, however, is the maintenance. They are always timely in fixing things. The most current example happened a few days ago... I came home after being gone all day, only to find that my AC was not working. It had gotten to approximately 95ª inside. The office was about to close so I rushed over to place a ticket. The maintenance people were gone for the day so I honestly wasn't expecting anything to be done until the following day but about 15 minutes after returning from the office, there was a knock on my door. The office called a maintenance guy in to fix my AC which he did in no time at all. It was an absolutely awesome and very kind thing of him to do. I couldn't be happier living here and highly recommend it to anyone moving to the area. read more

The water gets shut off multiple times a week due to construction. It's always at the most inconvenient times, so we're not able to shower, wash dishes, etc. We also haven't had a gym in over 7 months due to construction, although we are paying for it. Otherwise, it's a great community and front desk is fantastic. read more

I moved out in March 2018 despite the fact that I absolutely loved my apartment because When my first lease expired they slapped me with a nearly $150 increase to my shock. I was just not expecting that kind of an increase. Because I was not expecting such a drastic increase I wasn't looking for another place to live but I knew that I couldn't risk such as increase the next time so I decided to look for my retirement home early. As it was had I stayed I would've incurred another $65 increase. So to say I wasn't happy with the rent increases would be an understatement, but it is what it is when you are nothing but $$ to a corporation who doesnt value great tenants and loyalty over lining their pockets. So next is the return of my deposit. I have a small dog. My dog never went into the bedroom because she wasn't allowed (only room with carpet). Her sleeping area was the utility room, which was perfect. I had a housekeeper who came monthly. When I moved out my housekeeper completely cleaned the apartment including steam cleaning the bedroom carpet so it was move-in ready. The professional movers who I used when I first moved there moved me out. They pointed out to me when they moved my couch that part of the laminate lifted. They showed it to me and explained that the reason why it happened was because the adhesive was not adequate and the weight of the couch just caused it to stick to it after sitting in the same spot 2 years. (It was about the size of a quarter. It was also not the only place where they had issues with the laminate that had been repaired prior to my moving in). My brother-in-law is a floor guy, so I pointed it out to him and sure enough he said the same thing. ... anyway when I get the notice about my deposit being returned they took $50 for the floor and another $40 for the carpet saying it was for the pet. Okay so it was $90 no big deal, its the principle! I talked to the manager about it and she could've cared less. I wasn't going to make a big stink about it but at least they knew how I felt. So, yes I loved my apartment for the two years I was there. It was quiet, I felt safe, and I would've stayed there another four years had it not been for the first staggering rent increase. Current resident at Sage Stone and I wouldn't recommend this apartment complex. In the beginning it was great and the office staff was very helpful, but in the past few months that hasn't been the case. My first issue was the fact that I have found 6 scorpions in my apartment in under 2 months. Every time I call the office and inform them of this pest issue and it's the same thing, "We will send someone over on Friday to spray (one time they forgot to submit the request so not only did I have to wait 4 days from finding the scorpion but then I had to wait an additional 7 days for a pest spray). After finding the 4th scorpion they decided to do an "external treatment" which I had to call to find out about. Since the external treatment I have found 2 more. I have voiced my concern of finding 6 venomous creatures in my apartment only to get dismissed each time, "Oh we live in the desert, that's bound to happen." During my last conversation with the Office Assistant Manager she said she would look into the external treatment and get back to me, since then I have called 4 times, only to get sent to voicemail and not hear back. It has been over a week since I have left the FIRST voicemail asking for a return call and still haven't heard back. My next issue is that I have an alarm system in my apartment (before installing I got it approved by the office) and I asked them to put a note on my account that before maintenance enters my apartment they must call for permission, first for privacy reasons and second because my alarm will go off and alert the authorities. Needless to say that was never documented and maintenance entered my apartment before notifying me, setting off the alarm and alerting the authorities while I was at work. read more

We have lived here for 2 years and it has been great. We go to Midwestern, so you can't beat the location. Of all the apartments within immediate walking distance of Midwestern, this is by far the least expensive (although that is not saying much, because it is still one of the more expensive complexes in this area). The staff has been really nice (Amber especially), and the service guys are prompt and quick. No issues. Grounds are nice, although the Hot tub is frequently not working (a real drag when you go all the way out there in the winter only to test the water and find it COLD!). Overall I would recommend them. read more

We love Sage Stone! We have been here for 6 months and have had nothing but positive experiences. Very dog friendly with lots of grass and walking paths, well kept grounds and very peaceful and quiet! I guess it would depend on where in the complex your apartment is, probably more noise by the pool but anywhere else it is quiet! Neighbors are friendly but everyone seems to keep to themselves which gives a real sense of privacy. Once a month community events are a fun way to get to know the people around you! The location is also great! Next to the 101, near I-17, tons of shopping nearby and Thunderbird mountain park is right down the street! We will miss it here and recommend living here to anyone! read more

Amy and Kirin are great, but the entire staff is as well! The leasing process was simple yet thorough...I had my docs completed same day, my newly renovated appt was ready for move in the next day. From an apartment home community, I could not be more pleased, the grounds are peaceful, gorgeous and quiet. Security is at a premium, tenants are friendly, lots of amenities are nearby and having moved from the west coast...I feel relaxed and completely at home at Sage Stone. My apartment faces the side street of Behrend and it is very quiet. They have pools on each side of the complex and I think that is a nice luxury for all residents. The management and maintenance crew are awesome! Very timely, professional and knowledgeable. Emails are always answered right away and phone calls are picked up- not left on voicemails. I loved here with my cousin for 2 years and loved it. We aren't very materialistic, but having the pool outside our door was nice. Love that they had a pool for both complexes. The apartments were big, neighbors were quiet, and we were happy. The only reason for the 4 stars is because the refrigerator made awful noises for about a year and no one ever came to fix it. We asked multiple times, but nothing. Other than that, great complex. Just keep the price the same as when you sign up. Nobody wants to see a $200 increase in rent for no reason. read more

I've been living here since 4/13 and I very pleased with this complex. Haley was our leasing agent that works in the office and has been nothing but kind and helpful. I have put in a maintenance request twice and they catered to my needs right away. There are tons of places for parking and many doggie stations which is convenient for pet owners like myself. The complex too is very beautiful and green. I will be signing a lease again with Sage Stone. read more

She was so sweet and sent me an entire breakdown of the costs for move in and what I was paying for and even a breakdown for our monthly rent. I'm so pleased with how efficient and kind she was and I can't wait to move in! I love living at Sage Stone. We moved in November of 2018 and live on a second floor with my 9 years old son. The complex is very clean. Pool is heated and very very clean, and it is not crowded at all. Maintenance gets done fixing sometimes on the same day or on the next day. I like the administration team: Sam is truly great. He is sincere, friendly and I find him to be always helpful. He takes his time to talk with you if you have any concerns and help to resolve them. Riley and Kirin had been always friendly and cheerful, also find them to be helpful. Noise - I was afraid after reading the reviews - not really bad. I have a couple with 6 year old living above us. We occasionally hear him running around but it's not loud and it's not really noticeable. We never hear them talking and don't hear a neighbour downstairs at all. Before moving in, we checked five apartments here and they all were super clean. It is quite well taken care off, the apartments and the complex itself. I don't find this complex to be loud at all, you will rarely see your neighbours. Most of people are professionals. There are families with young kids (I find this place to be perfect to live - I wish I could own this condo). Balconies are quite large, size of it is almost like of a regular second bedroom. All appliances are new and work well, no issues. Neighbours are friendly. Staff provides once in a while coffee and muffins in the mornings on weekdays. Water interruptions didn't affect us so far (we live close to the main pool) , but we do look forward to the pool and gym reopening soon. Overall, I really like the place. I lived here for two years and moved out when I purchased a home. I lived in a two bedroom/two bathroom unit. I was impressed with the size, both bedrooms have walk in closets and there is extra storage off the balcony. I really like to cook, and for an apartment, I found the space reasonable. They allow pets! Location was perfect for me, as a Midwestern student. So close, I could come home for lunch and traffic was never an issue. Grocery stores and a variety of restaurants were near by, and getting on the 101 is simple. I had a great experience with the staff there. The office manager even knew my apartment number by heart and would have my package ready if they saw me headed there way. The two times I needed maintenance, they were prompt and worked with my schedule. Lastly, the pools and grounds were well kept, free coffee in the club room and the events by the welcome team were cute and appreciated. read more

Update to my previous review. Complex is still beautiful. Neighborhood is still awesome. Landscaping is beautiful. My apartment is nice. People in complex office are nice, particularly Kirin and Sam. I have had no maintenance issues for a couple months now so that is cool. Noise is still a huge factor though. Mother Nature's contribution is dropping hundreds of acorns on the metal parking cover. Lol! Sounds petty, but still annoying when added to my upstairs neighbor is ridiculously loud. And not in the way you would expect. Not loud people, parties, stereos or TVs. Rather pounding across the floor, constant dropping things on the floor, thumping on floor and walls, cabinets bouncing shut, dragging things on wheels across the full length of the living room/dining room, and my favorite is when she wears heels and clumps across the floor for a half hour before finally leaving. I no longer look forward to days off or holidays because I know I can forget taking naps or relaxing in my apartment in general thx to the constant thumping and bumping upstairs (unless she leaves). I honestly can not understand why they are so loud and clearly do not have any consideration. When I am cleaning in my own apartment I try to imagine what could be making all the noise upstairs. I can not figure it out. My next door neighbors have adolescent children that I NEVER HEAR! I am thankful for one thing though. Upstairs is quiet at night. In a nutshell.....I guess my suggestion to anyone considering moving here is first of all get an upstairs apartment. Secondly try not to pick an apartment next to one of the parking covers with one of these goofy trees next to it. Thirdly try not to get an apartment with a South or West facing wall. I had 3 summer electric bills $225 - $250. I wish I had a better review. I wanted to live here so much. I am so disappointed. read more

I have been a resident of Sage Stone apartments for over a year. They were awesome to work with when I moved in. Recently, I decided to move units within Sage Stone. They were so helpful & accommodating. Every single person in the leasing office is great. They are always friendly. The manager Danielle is so nice. The assistant manager Angie is awesome and you can always count on Sam to make you laugh! The maintenance staff is always there when you need them! My girlfriend and I were having a very hard time finding a good apartment at a good price, but Sage Stone made the application process so easy. They gave us detailed cost sheets and have been very accommodating. The apartment itself is quite lovely and has the perfect amount of space for us. I would never recommend anyone with kids or pets to live in this complex. Your kids aren't allowed to play outside even during day light hours without you getting numerous emails and complaints from the Office Staff... you even get blamed when you are in another state on vacation. No apology ever because the Manager is never wrong. Don't EVER allow your pet in the dog park it's full of ants. I received 3 DNA Poop tickets for my dog. The Manager wrote they were all within 2 days of each other and from the dog park. My dog doesn't ever go in the dog park due to other dog aggression and the aggressive pit bulls. Again the tickets were written when on vacation with my dog. When brought to the Managers attention she recanted her statement and said "well it wasn't necessarily from the dog park".. that's what the ticket said!! when asked about cross contamination she stated their maintenance people gather each specimen individually. While I was watching them scoop specimens into a shovel. She stated gloves are warn and changed, which never happened.. Management is trying to recoup the cost of the $1 million dollar office/ gym Reno by giving false tickets. I ask for proof and I received a piece of paper with an ID#.. I asked for proof that it's my animal since he wasn't home the time of the tickets and I received nothing just a statement I have to pay $150 each ticket. When his swab was taken the office person took the swab and told me to leave. I didn't see it put into an envelope or any ID information given to know what my dog will be. DON'T RECOMMEND LIVING HERE... they have a snitch in each building that gets a discount on their rent too. read more

Worst call center I've ever met. For them the customer is always wrong. The management won't meet you without an appointment (yes they are so cool!!!!). So Someone from call center set an appointment without checking the managers' availability. There was no one at management office at scheduled time and I had to wait an hour as no one at call center knew why there isn't anyone and when they will cone back. I had to tell the whole story to every single assistant at call center because no one made any note about my claim. Very unprofessional stuff. read more

We've lived here about 8 months now and have had no problems. The office is always friendly and helpful, and maintenance is great. The location is in a nice area. There's every store you could need withing a few miles and there's a large duck pond, covered playground, sand volleyball park down the road called Dos Lagos Park, it's a 7-10 minute walk. read more

After we got approved we had a lot of questions and clarifications about the lease and Rochelle took the time to answer everything until we were ready to sign!
