I want to start by saying that every negative review on Yelp about Sun Reality is completely accurate. Nearly every issue mentioned by previous guests happened during our recent stay in Nags Head as well. We rented an oceanfront home called "Has it all #544" in South Nags Head, and while the name suggests it had everything, it certainly wasn't what we expected. Upon arrival, the place was filthy. One of the bedrooms had black mold, the toilets didn't flush properly, and the back doors wouldn't lock. To make matters worse, the windows in the front bedrooms leaked so badly during the rain that the rooms became unusable due to the water pooling on the floor. Sun Realty's solution? "We'll send you more towels." Beyond the complete lack of customer service, my biggest disappointment was that the photos of the house did not match what we encountered when we walked inside. There were numerous other issues as well, and although we loved Nags Head, we will never rent from Sun Realty again. It was a thoroughly bad experience from start to finish.

What's hidden behind the curtain ?

Want to get robbed and then blamed for it ? Rent through sun realty !!!! My family and I booked a vacation pre covid with sun realty in September of 2019 for a property in south nags head . When covid hit , we expected a global pandemic would be a valid reason to cancel our reservations . Sun realty said no, and that if they could not rebook we would not be receiving a refund ( also even if they did rebook , we would loose a large chunk of our reservation) we unfortunately decided to take our chances , go on the vacation and quarantine after (even though that meant many in our families party missed work) all of this however , was NOT this issue... What was the issue , was after we were settled in the house , one afternoon a man came in unannounced claiming to be with sun reality . I understand maintenance has to be done , however , during a pandemic it would have been nice to get a heads up , especially considering he did not knock and startled us and we never called with a maintenance issue. He claimed he had to replace a light bulb (really ? We could have done that ) I called to verify that it was in fact one of their employees , which they did verify . I asked in the future if they could give us a heads up so we could be prepared and wear a mask, and know when he was arriving Our last night there , we were robbed of over 1000 dollars . All doors were locked and all of our cash was stolen out of our wallets, upstairs on the top floor. We called the police to file a report , and they found prints outside the house that was not ours (shout out to south nags head police department for doing a great job!) We noticed that hidden behind the large curtain there was a galvanized bar leaning on the sliding glass door . After checking it - you could open the door from the outside even with it being locked . Despite locking all the doors that night - we suffered a personal home invasion. Although it could have been much worse - we felt horrible and so violated . When I called sun realty about the issue , I spoke to two upper level managers . The first was extremely rude and condescending and asked me if "I knew how sliding glass doors worked?" I expressed to her that we all own them in our own homes and they lock efficiently. Clearly this was an issue in the home and was never expressed to us, if it was we could have prevented a lot of headaches. Even if we knew about the pipe and it wasn't hidden we could have solved a lot of problems (clearly sun knew about it , as they had the pipe there although hidden ) I have contacted Sun realty multiple times via phone and email and they said they would get back to me regarding the issue but they have chosen to ignore me . They didn't not claim responsibility for what happened. It was extremely frustrating and over all a horrible vacation I would not wish the experience we endured with sun realty on my worst enemy. If I could give zero stars I would , they had the opportunity to correct the issue and they chose to place the blame on us . Beware ! In addition : the rental was EXTREMELY filthy . Everything was sticky and clearly not cleaned despite of covid .

    Roaches

Sun realty rented a home to us that was roach infested with a unsafe/broken elevator. Horrible beds, horrible dishwashers and they never cleaned or treated the pool and hot tub. They refuse to refund our almost 8,000. Even with pictures of roaches everywhere.

All the dark area by the floorboards were dead ants.

I've never been told i only get 2 rolls of TP (and not full ones at that) for 6 guests; 1 dishwasher pod for 4 days; charged for pillow cases (what's the point of the extra pillows??). Three rooms had drywall work done and the patching of it not completed. Remotes for fans in rooms affected each other. Disappointed

Decorations from a previous party were still present, there was hair and dust throughout the home, a comforter was stained and greasy enough that we felt compelled to wash it ourselves, and even underwear from a previous guest was left in one of the bedrooms. A drawer in the bunk room was broken, and a dirty used towel was later discovered in one of the beds as well. As additional family members arrived, we discovered even more serious issues. Beds contained dirty sheets with hair in them, some linens had clearly not been changed, and the twin beds were missing mattress pads altogether. The condition of the lower-level bedroom was particularly concerning. The room was musty and appeared infested with spiders, making it unsuitable for use. As a result, my sister and her adult special-needs son slept on the couch for the entire week rather than use the room. We expect spiders in North Carolina, but this was to an unusual degree. The rest of us couldn't get up and use the living room or kitchen while they slept there. Just unacceptable and really frustrating. I was also extremely upset that after I specifically declined housekeeping, members of the cleaning crew came to the property anyway. This occurred while my six-month-old niece was napping. Having people come to the home after being told not to do so was unacceptable especially after we had cleaned the home. You can't make it right by inconveniencing us even more. The ship had sailed on cleaning and preparing the home for us.. we were already there and did not want to be interrupted by cleaning that should have already been done. The problems extended beyond cleanliness. My mother chose not to sleep in one of the downstairs rooms due to spiders, and neighboring properties hosted loud parties that continued late into the night. Had we known this was a senior-week environment, that information would have been helpful when selecting a rental property. When I spoke to someone at your office, they said they do not allow parties. Your process is not working, because there was a party house the week prior. The pool guy expressed how grateful he was that we were not like the tenants from the week before. Instead of focusing on time together, we spent much of the week dealing with cleanliness issues, sleeping-arrangement problems, maintenance concerns, and repeated communications about conditions that should have been addressed before our arrival. The property never reached the standard we expected when booking through a professional rental management company. The home was not represented by its condition, and the overall experience fell far short of reasonable expectations. See attached pics. There are many more... UPDATE: They never discussed a refund... they just sent us back the cleaning fee of $384 and ghosted us. They think that makes it all better. We had one unusable room and guests who had to sleep in the living room/common area and the place was a pigsty. We have rented in OBX before... use any other rental company! We've been going to OBX for years and this is not normal service. Brindley Beach is excellent.. Twiddy... just steer clear of Village Realty. And if VR manages your home to rent out, you may want to consider switching. They do not treat your tenants well.

Be sure to bring extra TP. Only one roll per bathroom. Parking for 3 cars max, one in garage, one in driveway, and one in the designated parking spot. I did see a beach wagon , skim board, extra tank of propane and a few other odds n ends in the garage. This is a nice community with like rental housing with houses painted in a beach color theme. You do have a easy access drive up area to dispose of your trash. Overall nice accommodations. Not a gated community and as I was loading up to leave , a older van started up next to me in the parking spot. It was loud( no muffler ) and the fumes were pointing right at me from the exhaust pipe. As I was coughing, I went up to the window to ask if they could turn off the engine till I was finished. Too my surprise, I seen two guys smoking, not pot but crack. They were startled and I asked them to turn off the engine it was choking me out with the exhaust. They must have spent the night in the van because I did not see anyone get in it while I was loading up my SUV. They did turn off the van, it had a name of a Church from VA on the side. Then they turned it on again and too off. Good. Like I said it was not a gated community. Also a problem with communication: No Phone number for company , no answer for the number on Yelp and no voice mail. I found and cleaned black mold from the bathroom. The gas grill did not light, the HVAC filter was filthy, should have been changed a few months ago. No number to communicate with owners, unable to resolve any problems. Otherwise it was a ok place to stay.

We drove around for an hour once we got there trying to find a check in office. Here's a tip - there is no check in office! You call and check in over the phone and the office gives you the passcode to the house. Apparently they are supposed to email you with this info the day before, but since I booked through Expedia they did not have my contact info. A little frustrating to start our vacay that way. All in all I was very impressed with the value and we will likely return!
