We stayed at Sundance RV Park during our December visit to Mesa Verde National Park and absolutely loved it. The location is perfect--about 10 minutes from the park entrance and right in town near restaurants and shops. The owners are incredibly friendly, and they weren't kidding about having the cleanest restrooms around. The bathrooms and private showers were spotless, with great water pressure and plenty of hot water. The park is neat, well maintained, and clearly cared for. There were even dog toys for our pup. Our pull-through site had plenty of room for our 29-foot rig. Between the friendly staff, excellent location, and outstanding cleanliness, this is easily one of the best RV parks we've stayed at. I pulled in last night as I was just passing through. My dog is dying so it's one last road trip before I lose him. The sites were level. Everything was clean. Staff were friendly (the ones I interacted with). Dumpsters were a bit of a hike. I did like there was a board with open sites. I did not like that I went to check out as I didn't prepay and someone was in the office but the doors were locked. I was trying to leave, not sit around and wait. Most places open at 8am and I was at the office at 845am but I guess they open at 9. read more

It's nice, gravel spots throughout, paved road so no dust blowing. Friendly place with some permanent residents which I don't mind as they are helpful and a wealth of information. Proximity to Mesa Verde Canyon is perfect 15 minutes. Overall, we really enjoyed our 10 days stay here in May. The only issue was leveling side to side as the Park has a slight downward slope so we had to use all of our leveling blocks as it was higher than our Andersons could reach, but that was the only issue everything else was great. I moved in with the intention of staying long term, I have a disabled son and at first we were very happy. Then shortly after 1 employee named Beth decided she for whatever reason didn't like my sonamd started causing problems. Saying how he would walk around naked in the bathrooms. I had a chat with my child and it was a lie. A month later I would receive another email from Beth stating that my son was once again walking around the bathroom without pants on and then broke the handle off the door. I knew this was a lie due to my son never ever walking around with out pants, not even inside our rv, so I questioned my child and he cried and said no mom that's inappropriate. So I called Beth and said look this simply is false because my child is sitting here in tears and that he is very upset that he is being accused of breaking something, bit because it is an issue I will pay to have it fixed. She went on to say that I didn't have to pay because it had already been fixed, I then said ok send me a copy of the invoice and I will reimburse, she got very angry and asked if I was calling her husband a liar. I did bring this up to upper management due to the sudden turn and MJ said she would handle it. Not long after Beth was no longer with the park. Next, not long after weoved on we had a older man who was parked right next to me, he was a vet and corky. He voiced his opinions and was very vocal about his constitutional rights, I never had a problem with this due to the belief that if anyone has the right to speak about their rights then a military vet has earned that right. I soon found out that MJ (the upper management) and her husband hated who this man had voted for in elections and were making it their mission to get him out of the park. "When we want someone out of the park we will find any way..." This was said to me by MJ. This man soon left the park and then they would hide his mail from him and then take it back to the post office so he could not/ would not get his mail. It soon became clear that one "employee" was very lazy and would sit on the golf cart all day on his phone. Even when I asked about a rake or leaf blower to clean the leaves around my camper, because it was getting done on 1 side but not the side I was on "oh I'll get it done" the last straw was when I did a sexual predator check (I do one every 3-6 months) I had done one right after we moved in and there wasnt a problem. In April I decided to do another and found there is one in the park, and I decided to ask MJ and Carey about this person. Carey total blew me off and said yah we know about him. I became upset because this person's charges where on a child while he was a 44 year old man and I have a disabled child that I have to protect. So I waited and decided that I was going to talk to MJ. When I went to talk to her I explained that the way it was handled was very unprofessional and that I was not happy. She defended the situation and her husband stating yes they knew he was there and "this is a commercial property we don't have the right to kick him out, and he didn't hurt anyone but it's okay because he married the young lady." I was furious you do not make excuses for something that disgusting. I stated to her that she could indeed kick him out, have you never heard of the right to refuse service to anyone. I also stated that yes he had hurt somebody or he would not have been on a registry I have a disabled child that I have to worry about and who is terrified to now be in the park. I told her if that's how she felt then I would be pulling my RV out come the first of the month. I was trying to find the owner to express my concerns to the owner with no luck. I made it known when people started asking why we were leaving because they have a right to know who their neighbor is. One woman said that it didn't surprise her because as long as you vote for who MJ votes for then she doesn't see a problem with your actions. Please be aware that if you stay at this park you will live next to a pedophile and people who support/make excuses for him read more

Price is much lower than expected for such a beautiful place. We had a huge beautiful spot (#40) that was a drive through for our 30' RV with our Jeep in tow and it much longer than we needed with a whole lot of extra space for $62. Love this place! read more

We booked this RV park online after seeing it on UTUBE. It is near the downtown area and on the main road but it has been quiet for the most part. We were booked here for 2 weeks and the rates were reasonable. The WiFi here has worked well we have our own hotspot but it was a little iffy in this area. We have traveled to Mesa Verde,Canyon of the Ancients, Hovenweep and Canyonlands and the Arches from this location. Saying the drives to these areas is a good 1-3 hour drive but I feel it was a good central location for us. There are groceries and restaurants close by. The facilities are kept very clean and everyone has been very friendly and helpful. There is not a pool at the park but there is one close by that visitor to the park can use. We didn't visit because it was still chilly in May. Highly recommend this park. read more

Traveling full-time in a 42-foot coach we have stayed in over 400 RV Parks, we stayed here five nights. (1) Clean, quiet and well-maintained park with great amenities is what you will find here along with a very friendly staff. (2) We live in the age of WIFI technology and there is nothing to stop any RV Park across this country from investing in doing WIFI properly. This park receives 5-stars for their great WIFI. (3) Level pads, big coaches need paved or thick gravel pads that are level. We give this park a 5-star rating for the great level gravel site. (4) Maneuverability, some parks have very narrow roads which make backing up and turning very difficult, we found this park to have plenty of room to maneuver. (5) Dust, some parks are so dusty that even after short stays your unit needs a bath, not here, the dust on our coach was very minimal compared to many other parks. (6) Satellite, as you know satellite reception is very hard to receive when you have large trees. If you stay away from the sites with the tall trees to the south you will receive reception. (7) Phone Service, we have AT&T which worked great here. (8) Dog play and potty, plenty of room to walk your dog here plus an on-leash unfenced dog walk/potty area. read more

Sundance RV is lovely, nice trees, clean, easy to access, centrally located in town. Be aware that the local kids hang out at the gas station next door on Friday and Saturday night, racing cars, revving engines, talking loud, evidently having a wonderful time, unfortunately until 3 am. For only this reason I would suggest finding somewhere else to stay which is out of the town down central area. read more

This might be the cleanest RV park we have ever stayed in and we travel full time in our fifth wheel. We did not reserve a spot but stopped in due to the incredibly high wind gusts and they had a spot. It was so relaxing we stayed 2 nights since they had the availability. The campground did fill up on Sunday so reservations are probably recommended. The camp host was so friendly and informative about local restaurants. The laundry is $1.50 to wash and $1.50 to dry. WiFi wasn't great but there is a satellite hookup. Obviously, we'd recommend Sundance. read more

Really nice campground! We were just 10 miles from Mesa Verde National Park. We were created kindly upon check-in, and took advantage of the lending library of books & movies. The showers & bathrooms were spotless and the showers had plenty of warm water. The laundry was also very clean and the machines were reasonable. Great RV park. We booked say of, they responded to my voicemail very quickly. Affordable. With free WiFi, and laundry services. Tighter spots, but worth it for the price. Pretty quite location despite being on a main road. Only problem we had was we couldn't get our RV level no matter how hard we tried, we even moved the RV to slightly different locations on our lot but we were still off every time, even with our leveling blocks. The Sundance RV Park in Cortez Colorado is one of those nice stops for the night, week, month or even a summer season. No, I don't work or have and direct relations with owner or Staff. I have a 38ft motorhome and toad and needed a place to cool down for awhile from Phoenix Arizona until fall. Found this comfortable campground that I originally was only going to stay a week but after seeing this place I decided to stay a month. Yes, they found a great space for me under some nice shade tree. BIG RIG OK They have good wifi, DirecTV cable which is all I needed. LOL The Staff is friendly and no matter other have mentioned about being upset they just didn't want to follow the rules. Anyway this place is clean all around, bathroom, streets and sites. They even rake the sites after you leave to make it right for the next visitor. Each site has a new picnic table to use to eat on. Center of town and yes its off Main street but Cortez CO is not a big city so no rush hour traffic. lol Dog friendly and have a great grassy area under the trees for our pet who loves the large area. Yes you need tot have the dogs on lease. I use T-Mobile cell and get a good solid 4G and 5G signal Water pressure great, power stable and actually was pleasantly surprised to find a good solid 50 amp plug in that looked fairly new. Not a worn out one like many campgrounds have. They have 68 nice site and the the weekly or monthly folks get the back-in around the perimeter. 13 Nice pull-thrus in the center of the park which have the bathroom and laundry close by. Quiet at night and no garbage trailers. You can not leave junk outside. Read the rules and follow them. If not don't come. Now the price for me for 1 month was only $640 and that includes everything electric and any tax. So I figure $21.33 a day is a great monthly stay price. Tiny place, but clean, well maintained, quiet. Easy in and out, large drive thru spaces. Tv reception was poor, but for one night between monument valley and Moab, it was a great choice. walmart supercenter and Safeway just down the street. Fuel including diesel next door. mesa verde national park was a short drive and a must for anyone in the area. We parked at Sundance and immediately headed to Mesa verde. read more

Nice, clean, and well managed campground. Ideal to park a camper for a quick vacation stay. Staff is very friendly and helpful. Spots are mostly shaded but not completely level. Wish there was more camaraderie in this RV park like other campgrounds we've stayed out. Weekly get together's such as an ice cream social, pot luck dinners, sitting around the camp fire, even bingo would be welcomed to improve the atmosphere. read more

Worst Experience in Five Months of Traveling On the plus side, Sundance RV Park is located right on the high street so it is a good location if you want to be able to walk to local restaurants, bars and stores. The park has a lot of trees and most lots are quite shady. They have full hook-up on all the lots that we saw. On the down side, all lots are gravel and packed close together. While we were there it was completely full and busy. It is a pretty small park and felt crowded. This seemed to be the norm, probably due to its location. The internet service was very erratic. I would have given this park 3 stars as while it is not great, it is in a good location. Park Nazi This stay however turned out to be our worst experience in five months of traveling. This is really down to one individual, one of the campground hosts. This individual, let's call him "Mr. Angry", was so obnoxious, aggressive and intimidating that he brought my wife to tears, twice on the same day. She felt so intimidated by him she did not feel safe if I left our motorhome. Consequently we decided to leave three days into our week long stay. To be fair we did break a park rule, our cats escaped and it took a few hours to recover them. We talked to Ellie the park manager and she told us not to worry about it. We knew they would return to our motorhome when they got hungry. Carl on the other hand repeatedly came to our door, shouting at and swearing at us as well as making racist comments. Despite apologizing and explaining that we had already talked to Ellie and would take care of it, he continued to be abusive and to harass us. In my humble opinion there is never an excuse to treat people abusively and without respect. Carl's intense anger and intimidating attitude was so extreme as to be impossible for me to relate to the actual situation. The only other time I have seen someone act so aggressively was when I encountered deranged alcoholic ranting and raving at everyone passing by. I have no idea what the real cause was to "Mr. Angry" behavior. "Mr. Angry's" attitude was dramatically contrasting to the other park hosts and manager, they were considerate and polite, consistent with the many other parks we have stayed at. Just before we left I discovered "Mr. Angry's" aggressive behavior was not solely directed at us, as we saw him ranting at other people in the park. The bottom line was that we chose to leave and lost what we paid for the week. Although the park manager was sympathetic and apologized for "Mr. Angry's" behavior, no refund was offered. Nor did I get the sense that anything would actually be done to curb "Mr. Angry's" ranting. My general impression is that this park is so continuously busy due to its location, that the park believes they can treat the residents without courtesy, without consequence, either that or there is something else going on that was causing this extreme behavior. We stayed at Sundance only two nights but enjoyed it immensely. While compact the park felt spacious and was extremely clean. Fellow campers were not overly friendly but really, does that matter? We did take a day trip to Guy Clark Vineyards and Sutcliffe. Definitely a delightful surprise. We'll be sure to stay at Sundance when next in the area. read more

I can't say enough good things about this park. We were scheduled to stay four nights but due to a breakdown in our motorhome, Gayle welcomed us back as we awaited parts and repair. The park is kept very clean and the spaces are roomy. Laundry room and restrooms are clean. We ended up staying for 12 days. Nice to be treated so kindly when you are away from home. Location convenient to many businesses within walking distance. We will be happy to stay there again in the future. read more

Stayed here one night in April of 2015, this RV park was great due to the clean restrooms, laundry room and showers. We had a pull thru site, full hookup. We travel with our dog and they had a nice dog park and poop bags for us. I would recommend this RV park to a friend. read more
