We successfully bought a house in the Bay Area in the current housing market! It took us 35 days from the time we got into the housing market, to getting keys in hand. The biggest factor to this success was that we had Sunil & Kevin on our side. Sunil had already helped multiple friends & acquaintances purchase their homes and came highly recommended. Sunil and Kevin are truly the best realtors in all of the bay area. When I first met Sunil and Kevin, they went over our finances and explained how we would evaluate the numbers on each property we considered. They taught us how to quickly read through disclosures. It's a very strong market, and the only offers being accepted are ones with zero contingencies. We had to learn how to make decisions very quickly. They answered all our questions and continue to answer them now that we are closed. After understanding the finances, they helped us evaluate which cities to focus based on where we worked and our stated criteria. We had the privilege of working with Sunil and his team as both a buyer and most recently, as a seller. On the sell side, we were under a tremendous amount of pressure trying to purchase a property in a competitive Southern California market while simultaneously trying to sell our rental property in Northern California with Sunil. In order to be competitive with our purchase offer, our rental property had to be under contract with no contingencies within 2 weeks of our tenant's departure. To complicate matters, there were delays with some of the touch up work after our tenant vacated, which added more stress to an already stressful situation. Once I informed Sunil about our situation, he flipped our rental within a week's time for an open house and made sure that the extra touch up work was completed to ensure that our home would be as competitively marketable as it could be. As a first time homebuyer I was looking for an agent, who would help navigate me through the process, knew about great, safe neighborhoods in the Tri-City area, and most importantly, someone who would not pressure or intimidate me into making decisions I was not comfortable with. I initially met Sunil at an open house in the neighborhood. He impressed me with his candor, friendliness, and helpfulness. We parted ways then (without us buying the property), but when it came time for us to sell our home, he was the first person I reached out to. I was not disappointed. In establishing the seller/realtor relationship, Sunil was up front, fair, and walked me through the steps. I didn't feel like I needed to haggle with him and was already confident in the process he had established. In listing the house, Sunil did an initial walk through with me, pointing out areas where we should considering investing in some repairs and updates to help the home sell quickly and at a higher price. He coordinated the work to be done, and after we moved out I would return home occasionally to find him there, managing the work and in more than one instance working in the front yard to update the landscaping - always nice to have a realtor who's willing to do some manual labor to help the home sell! Very impressive. We listed at a higher price than what I thought we would and ended up with several offers at or above that price. We sat down as the offers came in and Sunil walked me through the nuances of the bids and made several recommendations on how to respond to each. We ended up with a great offer that minimized risk of not closing. He clearly knows the market and was able to anticipate where our strong and weak points in the sell process were likely to come up. Closing was seamless and Sunil guided us through the escrow and close without a hitch. Sunil made the whole process a breeze. I was initially reluctant to use a real estate agent in selling our home, but in retrospect I wouldn't do it any other way. My husband and I had an excellent experience working with Sunil & Deepak during our first home buying process. Realtor hunting: We talked to three real estate agents after searching for agents on Yelp. While all of them were very knowledgeable and seemed great to work with, Sunil gave us a crash course on home-buying in our first meeting and gave us many suggestions to refine our needs list. We really appreciated his time investment, frankness and independent perspective on our needs and wants, as opposed to just finding us newbies what we asked for, and so we decided to to work with Sunil & Deepak. House hunting: Over the next couple of months, we saw many houses with Deepak & Sunil, after reviewing new openings on their online portal. They gave us lots of new insights on how to buy a house that is easy to maintain (or high maintenance should you prefer it), energy efficient and the small details to look for while buying a house. Sunil also helped with lender selection, rate negotiation and so on. Home buying: Sunil & Deepak did a wonderful job understanding our needs and priorities. During the process, we saw one house with a great floor plan and location that we really liked, but unfortunately was over our budget.
