I walked inside and the girl working greeted me and asked what I was having today. I ordered a matcha with oat milk and honey and I also decided to try one of their breakfast sandwiches. After I paid I only waited a little till everything was ready. The breakfast sandwich had spam, egg and cheese with BBQ sauce and pineapple chunks and it was delicious. Perfect sweet and savory moment for the morning. For my drink it was okay unfortunately they added way too much honey for my liking.

The morning drink menu was big... and there was a not so "secret menu" board that offered even more options-including the caramel matcha that I chose. It comes with caramel lava (cold foam) and a swirl in the cup. What a cool combination of flavors! And let's face it-I'd order anything with the word lava in it! They had some breakfasty items in a case-and grab and go snacks and a whole wall of cute merch. The clerk was so sunny and friendly-and patient with my first-timer rumblings. There's lots of indoor seating, shared with Taco Bus patrons-and outdoor patio tables as well. There was also plenty of parking, on a Thursday morning at 9. There are plenty of tables to sit in a cute patio area. The pricing is reasonable and the service is pleasant. If you are needing a quick in and out, this is not the place. They take their time with their drinks and it is well worth it. Reasonably priced with great coffee, tea and cold drinks, Cafe Condesa is worth a stop if you are in Haines City.

It's not exactly close to where I live, but I do pass by it every now & then. It's currently located at the corner of Balm Riverview and McMullen Road in front of Flooring Master. The hours can fluctuate since they also do private events. Just make sure you check their IG page for any updated hours before making that special trip. It's technically my 3rd visit here. Lol! I didn't realize they were only open Tuesday thru Thursday. That was my bad. I didn't check the hours. They were booked for an event on my 2nd attempt. So, now you know. I don't have an IG account. Ha! The 3rd time was the charm. I was so fortunate to finally experience it. This will not be my last time. I was instantly a fan after seeing that they serve Buddy Brew's Double Dog Espresso. The Golden Butter Pecan latte was delicious and definitely what I needed to start my day. The ham & cheddar croissant was also pretty awesome. It was perfectly pressed and dusted with powdered sugar. I'd get it all again. The best part was the friendly service. The owner is very sweet. There's a table and some chairs that are set up outside under a covered breezeway. There's plenty of parking spaces. I'm looking forward to seeing this local business grow.

Her hours vary but I'm assuming it depends on if business is slow or not. I think she told me she's open from 0800-1200 now. MK Boba is easily some of the best boba I've ever had. Mind you, I've tried a LOT of boba, and MK…read morejust still manages to stand out. They are a very small local business, so they freshly handmake all of their boba each week. It's the brown sugar kind and the pearls are always big, chewy and just that perfect soft texture. There's not a technical storefront for these guys, but they have a kitchen set up at Catapult Lakeland which is right along Lake Mirror downtown. I think you can visit them during the week? But I have not tried yet. They do set up shop at the Lakeland Farmers Market every Saturday and it's always a hit. They've even upgraded from having a tent stand to their own trailer/ food truck. So proud of the progress. If you follow them on Instagram, you'll also see MK Boba will do pop ups and mini partnerships with other specialty markets. Lakeland has makers markets and other things every few weeks and they'll be at those sometimes, and they even did a partner up with the Poor Porker in town where you could get boba and beignets in the same stop (it's an unlikely but magical duo). Beyond their incredible tapioca boba, the drink flavors MK Boba sells are just so phenomenal. The dirty horchata is a fan favorite, and they also make a strawberry purée that is just delightful mixed with the horchata or matcha. They've started some other specialty flavors as well, like colorful fruity teas and butterfly pea drinks. These guys are just the best, and I'm so proud and happy that they claim Lakeland as their home turf. Their service is always so friendly even though they're quite busy every time they set up, and they deserve all the rewards for how hard they work. Love some MK boba!!
