THIS "COMPANY" IS A FRAUD!!!!! Back in 2020 I found mold in my apartment. I had been sick for months and months, coughing and hacking and having terrible breathing issues. Once I found the mold in my bathroom I contacted my apartment management company. I also tested the mold myself, without my apartment managements knowledge. I did this because my management company tried to push back on me because they didn't want to pay for mold testing and remediation. They sent out this "company" . The Sunrise man would not allow me to be in my own apartment while he did the testing. He made me wait outside of my own home while he did "testing" . That was my first red flag. I used an outside company for an at home test kit, and sent them A swab of the mold. "Sunrise" conducted their own test. A week later sunrise sent me a one-page review saying there was no mold. I got my own test results back that proved that there was 100% without a doubt mold in my apartment. My apartment complex would not validate the results until I hired an actual mold remediation company and paid them $800 to come out and test it. They found mold exactly where I did, and then they found mold in another place in the exact same room that "SUNRISE" says they inspected. The legitimate mold company sent me a 10 plus page comprehensive outline of exactly what types of mold it was and how to get rid of it. This company "Sunrise" tried to bill me for $400 for a fake and phony mold testing that came back "negative". My apartment complex tried to get me to pay for it as well. I know my rights, and I refused to pay it. I forced them to remediate the mold with the test results from the OTHER legitimate mold company. If I really wanted to pursue it, I could sue Sunrise and my own management company, but I don't want to take the time to do that. (You're lucky) Sunrise really needs to be careful as to who they go into business with because they really think that they can get by with these fraudulent "testings". The only reason you got away with it was because you told me I had to wait outside because it was 2020 and it was covid. You really used covid as an excuse to fake a negative mold test result. Otherwise you would have been found out as the frauds that you are. YOUR COMPANY DISGUSTS ME. How dare you take payouts from an shady management company to fake fraudulent molds tests. You people make me SICK!!!! I ended up moving out of that apartment as soon as I made them remediate the mold. I knew my rights and I forced them into remediation. But it was no thanks to this company. This company gets in bed with fraudulent management companies and they make their money by faking tests. I have the paperwork to prove it. Trust me I have saved EVERYTHING. So please... try me .. because bif you even try to rebuttle me with a phony " that wasn't us, we didn't do that" I'LL PULL OUT ALL THE PAPERWORK I HAVE and post it here. (I still have your fake negative test results, and the real test results showing there was actually mold here. And everything is dated. You will look like an idiot if you try and come at me. ) I This all happened years ago and I have been meaning to make this review for a long time, I have just now remembered to do it. Don't worry, karma will hit you eventually, If it hasn't already. You are extremely lucky that it was during covid and that I had other things on my mind, because I considered pursuing suing. You guys better be careful who you decide to get in bed with and cheat. Us honest renters are sick of it. Your company is absolutely disgusting. I can't even believe that you're still in business. Don't worry, like I said before, karma is patient... And you will get yours. How dare you prey on the weak and misinformed renters. I hope you meet your demise. In fact, I'll change that, you will meet your demise. Because preying on the weak and unfortunate, is exactly what you did. You are the scum of the earth. One day you will have to answer for what you did. How dare you pile onto a situation that was making me physically ILL FOR MONTHS. My realtor recommended Sunrise Inspections to us and I was really disappointed. Initially, I thought Ed was great and thorough, but here's what happened: First, he told me the water tank had at least 10 years left of life. I started renovations after the close of escrow and within a couple days- i had NO hot water. Luckily, I had the home warranty insurance to take care of it, but if I didn't then it would have cost me a couple hundred of dollars on his mistake. The contractor from the home warranty inspected the water tank and said that the water tank was so old that the company doesn't even exist!! How could Ed have missed that? I could only assumed that he missed it because an insulated foam was wrapped around the tank that it covered the company's name. Second, my garage did not open or close. I have to manually open and close it. All Ed stated on the report was, "A garage specialist is recommended to inspect it before the close of escrow. " Well inspectors can push for repair cost at the close of escrow but that never happened. Also, there was A LOT of mold in the kitchen and again I had to hire another specialist to look at the mold. Ed actually said he does inspect mold, but he would charge $350 for mold testing. I shopped around and I found a guy who did the mold testing for $200. My realtor was impressed with him that she even took his business card. Ed took photos and emailed the inspection via e-mail about 40+ pages worth, but I felt like he missed some things that were important. I paid $450 for his inspection. I feel so ripped off especially knowing there are other inspectors who do a better job and cost less than what he charges. I was disappointed that my realtor would refer me to him, even my contractor couldn't believe that he's a qualified inspector. I will definitely never use him again. Thankfully I have a friend that's an inspector now, so I can count on him for a better job. This review was long overdue, and I just feel like the consumers should have a choice of home inspectors they prefer than feeling obligated to go with whatever the realtor says. read more

As a professional I've used Ed for a few home inspections recently. I always give my clients a few different home inspectors to choose from and let them pick. Sunrise is always high on my list because of the thorough job and the pride they take in their work. Ed is knowledgable and gives a quality insight and report for things that need to be addressed, areas of concern, and things that are non-issue. I like that Ed is available on short notice and seems to always make time work for my clients. He seems to be a little more expensive than others I've used, but his knowledge and availability are well worth it. read more

Sunrise Inspections and Mr. Castro deserve zero stars. Referred by our realtor the inspection failed to reveal asbestos, missing support beams under the fireplace, cracked sewer pipes - including 4 feet of a missing drain pipe from the tub to the main sewer line! We paid $725.00. Thank goodness I asked a friend (contractor) to give us an estimate of interior work during the inspection period (he discovered the above and more) otherwise we would've been screwed. BTW Mr. Castro never responded to requests for a refund or apologized for his failed inspection. read more

Mr.Castro, my home that you "inspected " was in ventura county and I happened to be in Hayward when i wrote my review. I have your paperwork in my home, as well as a copy of my credit card statement. Either way, your job was so poor that I will no longer use the same realtor because they recommended you. In fact, I called you for a recommendation on the same day that you inspected our future home, and you had no idea who I was. I would recommend for people to go somewhere else. read more

Ed Castro literally saved us from a potential disaster during our home-buying process. He was knowledgeable, thorough and extremely patient while alerting us to many of the potential hazards not being disclosed by the seller. He also offered a number of solutions for each of the concerns he raised, including recommendations for a mold remediation company and a cabinet maker saving us thousands of dollars. Without Ed's persistence, attention to detail and professional insight, we certainly would have been on the hook for nearly $20k after the close of escrow. I have a mold issue in the house I rent. The landlord denied repeatedly the mold tho paint was chipping off the baseboard and peeling to the plaster above the baseboards, exposing black mold. I'm not sure how far beyond or underneath the house it extends. I sent photos and and explanation to Ed Castro from Sunrise Inspections. I can't afford to waste money on sampling & lab costs and wanted his expert opinion first. He could see from my pics that there was mold. I have a very sensitive, allergic daughter who had been getting sick more often lately. He did inspect for where the moisture might be coming from and assured me the only way to know if this was dangerous was for him to re-sample & lab test. What I got for my $300 was a simple chart indicating "low thru high" mold and about 10 pages of glossary terms. It was basically a form letter. My landlord, upset that I had gone ahead and gotten a mold inspection contacted Ed to question the report. He then advised my landlord to install a HEPA filter in my bathroom for about a week then he would come back and take an air sample! Deplorable business practices for a business owner to undermine a client that just paid him $300 to then sell his services to a landlord to help her rig the results and get a clean air sample report. He came back the following week and tested the bathroom air, the outside air then she removed the HEPA filter. Shameful behavior to be sure. Ed Castro is a one-man show and any complaints go directly to him and only him, there is no one else in the company umbrella to help you resolve an issue. read more
