I would give zero if I could! we rented Ocean Dunes in Sunset Beach, managed by Sunset properties. From the second we walked in we smelled mold and must. We proceeded to walk around finding all the fans on high and obvious sign of an air circulation issue and the need to try and mask something. Upon walking around we discovered mold seeping through the ceiling. I have been recovering from mold illness for two years from a different exposure so there was no way I was exposing myself to toxic mold spores ( nor should anyone). We left and got a last minute hotel at midnight! I called them the next morning and they were rude, uncaring, and dismissive. They blamed ME for not calling them at midnight to try and resolve it- cannot resolve mold without an environmentally safe remediation. The woman asked me if I was a mold expert.... Then said the owner of Ocean Dunes did not feel obligated to refund us. I am appalled that they are exposing the public to toxic mold. AND the house is for sale- so the owner is trying to unload that disaster on someone else. I hope he sits on it forever. Stay away from this company and that house unless you want to be chronically ill. Also the town couldn't care less either. Gross. read more

DO NOT RENT FROM THIS COMPANY! We recently rented 1612A EM - On the Hour East. Once we entered the home we knew the house had NOT been cleaned prior to our arrival. Unfortunately we arrived on a Saturday and the Sunset Properties office was closed until Monday. We found dead bugs throughout the home, dirty linens, urine stains on toilets, hair in the master bathroom and layers and layers of dust all over everything. There were even spider webs on the lamp next to one of the beds. The bath mat in the master bathroom was covered in dirt, sand and someone else's hair. The location and views are wonderful BUT the windows of the home are so filthy you can barely see the view of the ocean from inside the home. It is such a shame and we were so disappointed since we spent $4,200 for a weekly rental. When the office opened up on Monday I called them at 9am to share my concerns about the cleanliness. They offered to send someone to come clean the home. It is not helpful to check into a house and get settled and then have housekeeping come to clean while you are staying there. At any rate this was the only recourse as the staff at Sunset Properties could care less about my concerns. I told them I would leave them a negative review and they could care less. They were aloof, unapologetic and rude. The lady that they sent to clean the urine on the toilets ALSO commented that the house did not appear clean. Even someone on their staff agreed it was dirty. After the urine was cleaned and the dirty bathmat was removed the house still needed a very deep clean. There were no cleaning products in the house so I purchased a swiffer and cleaning wipes to try to clean it as much as I could. Please see a few pictures of the dirt and hair on the bathroom floor as well as the swiffer duster I used. There are also pictures of broken items in the home and areas in need of repair. Honestly, I would have spent my entire vacation taking pictures of all of the filth and broken items. When we dropped off the key to the property I spoke to someone in person (who also could have cared less). I asked to speak to the general manager and she asked me to wait outside the office. Note that the office was open at 9am and had people coming in and out of the office. How is that a way to treat a customer? To make them wait outside? The General Manager wasn't much better, when I shared with him that they are in violation of our rental agreement as the rental agreement clearly states that the home will be clean he responded by saying "clean is subjective." Yep- can you believe it? "Clean is subjective" well I do not think urine stains and the filth shown in these pictures is subjective at all. The home was FILTHY! This company is AWFUL Stay away and rent via Airbnb or VRBO if you want to stay in a clean place for your vacation. If urine and filth don't bother you and you want to overpay for a run down rental that is falling apart then definitely rent from Sunset! read more

Our rental was the most foul, dirty , run down dump we've ever stayed at. If we were in Mexico or South America you would expect it. But for $4.4K for the week at the beach in North Carolina this was unacceptable. The pictures were very misleading and didn't prepare us for what we got. Our place smelled, had fecal matter on the walls, blood on the duvet, broken furniture and fecal matter on the door jambs. The management didn't do anything about it and quite frankly didn't care. The carpet was stained and absolutely filthy, coffee maker was broken, stove was broken, oven broken, mold in showers and ceiling. What else can I say. This place was a total dump. Don't be fooled by the pics on the website. We were, and spent a week in pure filth. So run down!!!!!! Gross!!!! I would be surprised if we didn't leave with bed bugs! read more

We've rented through Sunset Properties for years, and felt good about their service until 2020. Despite verbal assurances that there would be a layer of extra cleaning due to Covid, the house was visibly dirty on our arrival. Trash in wastebaskets, dirty dishes put up in the cabinets, kitchen cabinets showing dripping stains, dirty floors, A/c vents covered in mold, etc. The porch screens were also broken out. When we called to report, they quickly sent someone to repair the screens and clean the vents, but indicated that the rest was our problem, not theirs. It's a shame because we love this area and had thought that we'd found a decent management company, but no longer. Look at Facebook for awful reviews that make us feel like we got off lucky. Really indefensible in the times of a pandemic to have a disgusting dirty house. read more

We just stayed at La Mer on 6th street. DO NOT STAY HERE!!! Sunset Properties was no help. I contacted them after arrival into the house. The house smelled like a camp. Very musty & every closet had bags for moisture along with inside kitchen cabinets. The toilets were from 1970 & had to use a plunger every time you used them. The freezer had rust in it. The fridge door bottom had duck tape holding it together. Called them and was told it's a beach home & it's humid. Also would run a freshener in furnace. To what mask the smell. My daughter has severe allergies. Oh and they did offer new duck tape for fridge. How nice! Never again! After doing some research online. Looks like AIRBNB & VRBO is the way to go. read more

We loved staying at Sunset Beach and using Sunset Properties. Their website is very easy to use and see properties. They have adapted to COVID restrictions nicely with non contact pick-up and extra cleaning. Our house was very clean. The location on the canal was magical and it was the perfect size for my family. We could've fit more family into it. Sunset Properties was responsive if we had any needs and a great value for the location and the beach. We will use them again. read more

We've been going to Sunset Beach for family vacations for over 30 years and never have we had an experience like we did this August. Since you can't leave a review for a specific property (way to go Sunset Properties for being a troll for ill-maintained properties so no one is the wiser), I'm leaving a review hear for Ocean Dunes, an Oceanfront property (with an oceanfront price tag!) at 1220 East Main Street. While the home is pet friendly, it left everything else to be desired with a staff that will do anything to avoid trying to move you to another home or at the end of a bad stay offer some type of remuneration for the gross inconvenience. I have a rental property on a lake, so I take writing a bad review very seriously. When we checked in and got into the home, the home reeked of pet urine. Also, there were massive blobs of goo in the bottom of the oven that smoked whenever it was turned on. The upstairs AC unit was completely down, and there was pet hair on every flat service including the bed quilts! We started our calls before the office closed and ended them well after on the after hours "care" line. Whomever was on duty that night was particularly hostile and acted they were were inconveniencing her! Despite sending housekeeping back twice to deal with the hair and the smell, the smell was with us for the entire stay. The pillows were like lumpy rocks and I had to call again to get a frying pan as there was literally just one small 6 inch one in the entire home. After awhile, it just became fruitless to hope that they could do anything to improve the state of the home, and I was spending precious time from vacation calling them and getting very little in return. We finally just gave up. As a vacation rental owner, if there is a deficiency in our home, we are expected to correct it immediately and/or offer partial refunds. This place is just a sham for owners who are trying to wring the last drop of dough out of a place, charting many thousands of dollars for a "discount" week, and providing zero in terms of environment and service. We've never had this experience with Sunset Vacations, and I hope we never do, because the island is a special place and we will certainly take all our rental business and referrals to them in the future. I will never rent from Sunset Vacations again and they should be ashamed for preventing people from honestly reviewing properties (with the service tickets to back it up) and warning others off. Don't bother writing a placating response that doesn't have anything tangible behind it. read more

We have stayed at Sunset beach many times over the years. We even own a lot in the Calabash area. This year we were delayed due to Covid 19 with our vacation in May because of stay at home orders. Finally in the last week of August 2020 still in the midst of Covid 19, with more risks associated with it and the property management places claiming it takes longer to clean and sanitize the places, but our place was less than clean when we arrived. My guess is they placed the linen, gathered the garbage sat it on the porch and left. We stayed at 204 West Main (JollyRogerGetaway) and when we arrived after 5pm and the office was closed, we find lots of long hairs on the floor and on the toilet seat, a big bug (dead) on the floor, a small bug (alive) in the bed, a dust pan full of sand from the floor that we had to sweep up, a bag full of garbage still on the porch in one of the chairs that I had to throw in the trash cans out side. The kitchen counters had sand on them, our linen we paid xtra for had sand in them and the dining table had sand on it too. This was just the downstairs portion of the house. Upstairs had ants, hairpins in the toilet, still some trash in the cans, everywhere you could eat upstairs, bar counter, table, screen porch area there were crumbs not cleaned up. The place was no where even close to be properly sanitized or clean. I was even hesitant to stay because of being so dirty. On Monday, when the office is back opened, they returned my phone call and just said sorry but we could send someone out now. My wife asked for some compensation to our bill since we already cleaned up, but Pam just wanted to send someone out to get in my way and bother everyone on our vacation after advising us early on Saturday our place was clean and ready for us. So, our review is not so customer friendly or customer service oriented. Of course, she said there is an after hour number we could call, but it is labeled for emergencies or maintenance. I guess it is my fault for not calling it and waiting for someone to show up and clean before we unpack since it was later when we arrived. I would expect someone to compensate me for doing someone else's job since I paid for it and I did the work, what do I know I'm just the customer who will not use them again and will let everyone else know what to expect when you show up with using Sunset Properties and have a problem on your family vacation. UPDATE: After dealing with the ants a third time, I called again Tuesday morning at 7:52 am the emergency number. After 35 minutes and no response, I called back and the answering service told me an ant problem is not considered an emergency call back at 9am and complain. So, while the ants are active on the kitchen stove, mind you my son has already got ants in his mouth due to them getting in his tea and he drank them and got live ants in his mouth, they don't think its important to come and find where they are coming from and take care of them. Yet the answering service told me to spray them, like I bring extermination equipment and spray with me on my vacation and they have a maintenance person on call for emergencies. I will again update their response when I hear from them and they come out probably after the ants has retreated for the day because it starts to get hot. read more

The house was not as advertised. It smelled and was dusty and dirty. The living room area and outside decks were so dirty the were unusable. I was told by management they would give me a sheet to sit on the sofa. I didn't drive 10 hours and pay over $1,200 and wait all year to sit on a dirty sofa with a sheet. Dust mites ate me up my allergies and asthma were triggered. I wish I could post pictures even management asked me for copies of the pictures because it was so bad, but did nothing to fix our situation. read more

My family has been staying with sunset properties for many years. This was our first awful experience. We stayed at Beach Buddies West, and everything kept breaking. The light fixture that hung about the staircase fell out on its own, shattering down the staircase. Thankfully no one was hurt. The gate rusted off, the fire alarm kept going off and instead of replacing it immediately we were asked to unplug it and they would be there in the morning. Thankfully there wasn't a fire, right? My mother also fell through a chair that should have been thrown away a long time ago. Among all of that, other things kept breaking. Went and told management and they just said they would send someone out. My aunt and uncle, who were staying at another beach, showed up with their dog. The house wasn't pet friendly, and while we were wrong to have a dog in the house while they visited ( the dog stayed mostly out on the deck and did not stay over night. My aunt and uncle had no idea they couldn't bring their dog. Honest mistake), we were asked to pay a $150 fee. Never mind my mother falling through a chair and a light crashing down, and the fire alarm being disabled over night. Thanks, Sunset Properties! Oh, and the maintenance women told me that the house has been having a lot of problems for the last few months due to the owners poor upkeep. So, let's keep renting it out... read more

Your review helps others learn about great local businesses. My wife and I were interested in a week rental for a July 2014 vacation. I called during the last week of Feb. to ask about several properties from Sunset Properties and was told that some properties would be available for us to see if we wanted to drive down, no days were specified but we'd need to make an appointment. The only time we have is weekend, so we drove down on Friday and spent the night. Saturday I called to set up an appointment to see available properties and was told they only allowed viewing properties on Tuesdays and Thursdays and that they never trusted a potential renter with a key, so an agent would have to make an appointment with us on either of the days they set aside for viewing, sorry about your wasted trip. I then stopped by two other agencies to see what they might have to offer. Both of them were extremely nice and helpful. They helped us look through their bookings to find possible places, then gave us keys for us to go unescorted to see for ourselves. We were able to find a place that will suit our needs nicely from one of Sunset Properties competitors and we were treated like one expects to be treated. I guess Sunset Properties has so many places available that they don' t feel the need to be accomodating but if that's their attitude, they're not representing their property owners very well and certainly have a poor attitude toward renters. I thought a potential customer had some value but obviously not at Sunset Properties. Sunset Properties offers no way to review a particular property (not surprised, given the state of many of them), so I will offer our review of 1 in particular - Powell A on Main St. Oceanfront. While the house is indeed pet-friendly, it is not human-friendly. The ancient stove nearly caught fire the first day, and the microwave above the stove is about to fall off the wall. Several crank windows do not close, and the main stairway to the home is quite shaky. No more than 1 person can comfortably fit into the kitchen, and you cannot open the oven door wide enough to change the racks because the door hits the refrigerator. Screens are ripped on the doors and while there's a great ocean-front location, you can barely see out of the dirty, seal-broken windows. I won't even go into the nasty, old, outdated bathrooms, and mushy beds. We love the beach, and felt better about leaving early. Never again. read more
