My mother and I stopped in for the night as we were to attend a wedding the next day. They greeted us when we arrived, showed us around and left us to our night. In the morning breakfast was cooked to order and when I say it was perfect, oh my! And I am the breakfast police lol! The place was very clean, quiet, well maintained and just decorated so very well!!! The couple that owned the place were perfect, nice, more than accommodating, sweet, warm and most of all competent-- they weren't overbearing. It was my first B&B stay, so I had my reservations of course but the BAR IS SET!!! If I'm ever in Palestine again, this is where you'll be able to find me & I really wish my family had just booked the entire B&B, that would have been SO spectacular!! My interaction with the staff is always pleasant and they go out of their way to make sure I am happy, whether it is accommodating a room location request, extra towels or replacing lost room key. The hosts were able to hold a small block of rooms for me during a recent stay with family coming in from all over Texas. And have offered to help secure rooms in other cities as I was traveling to other locations.

I told the concierge I couldn't do it and cancel my hotel. She said she would still charge me for a night or put me in a smaller room for the same rate. Wow! I said smaller room, higher floor, and a manager in the morning since she was not on the property. Free breakfast was from 6-9am. Pet friendly. At the time of stay - $25 per pet per night - up to two dogs. They have a pool, but of course we didn't use it, it's December. Spaces were clean, that's all I ask for in a budget hotel.

The front desk clerk was very friendly and gave me my military discount, making the room exactly the same price as the nightmare place down the street. No problems here! The room is basic (as one would expect), but comfortable...and did I mention, clean?! One of the things I liked best was not having carpet in the room. With flooring you know what's the n the floor...not so with icky, old carpet. It was a bit noisy several times in the night (mostly cars and people in the parking lot). However, a pleasant enough place to stay overnight while on the road.

At breakfast, the scrambled eggs were literally floating in water, the cereal dispenser would not work, the waffle maker was filthy, and the links were completely burnt on one side. We returned to the room. We were on the bed. I fell asleep and he was watching the tv. All of the sudden, he lunged for the door. The housekeeper had opened our door without knocking. He told her we would be out by checkout time and slammed the door. I immediately called the office. For some reason he asked if we would be staying over and I told him no. His only real response to our complaint was, " I will speak to her." When we checked out, the clerk didn't offer any other apology or compensation. We will not be returning.
