I hired this firm to do an inspection for a home purchase 11/2021 and it was a terrible experience. I hold an inactive GA real estate license and work in the field. Their work was simply awful - they found dozens of non issues on the property. Any major issues they recommended additional studies needed. Their report was literally littered with language to cover their asses as opposed to providing professional recommendations. If you are expecting true findings go elsewhere. As to their guarantee, I asked for a refund and they told me to pound dirt. One warning sign is they will make you pay 600 bucks for the inspection before you can see it. The inspector(Matt) did a good job, provided a fast turn around on the report and the report was well prepared. The up front telephone contact was also friendly. Those are the good things. Now for the bad. A full 77 hours after emailing me the invoice I received a unprofessional rude text message wondering why they hadn't been paid yet. Then I received another text message the following day and a email on Saturday morning for payment. This all transpired over a 4 day period starting on Monday going to Saturday. Now mind you I travel 80% of the time and they knew I would pay them on Saturday but yet they harassed me starting on Thursday after emailing me the invoice mid-morning Monday while I was traveling. Based on the backend experience I wouldn't recommend them. I gave two stars for Matt's part otherwise it would have been one star. ***update*** Upgraded to 3 stars based on business response directly to me. This agency was used to perform a buyers inspection prior to buying the home. Something that every buyer should do. However the inspector left the home leaving 5 windows unlocked a open. a few water faucets not shut off and physically broke a pillar casing on the entry way. He also allowed the prospective buyer to have 8 people join him. I'm sure that was super helpful having 8 people over your shoulder. Anyway - I would think twice. read more

I was in the process of purchasing an investment property which came with several circumstances that needed to be addressed and required a building inspector. That's where Sure Thing came into play. I met with the owner Rob Donahue and the first thing I was impressed with was how much time he took inspecting the property. Saying he was thorough does not do it justice considering he spent almost 4 hours inspecting a 1000 sqft property. The second thing I was impressed with was his detail and knowledge of every aspect of the inspection. He provided information on things that I would never have thought of or considered which proved to be very helpful for my purposes of wanting to make this a rental property. I had an AWESOME experience with Mitchell from Sure Thing home inspections. He arrived on time ready to star on a cold and rainy day. When we first entered the home, he told us how the process works. He made sure to let me know that I could ask any questions at any time during and after the inspection. He was very thorough with the inspection. He took his time on the inside and outside of the home (in the rain). He made sure to point out things that he would be writing in the report. He took lots of pictures. Overall Mr.Mitchell was personable, which made me feel comfortable to ask questions. I could tell he did a thorough inspection and had a keen eye for even the smallest detail. This was done in Suwanee, GA. We had the full blown inspection on our house - radon, mold, and the basic home inspection. The inspector was friendly and punctual, but the inspection service itself left a lot to be desired. We have only been in the house a couple weeks and this is what we have found so far: 1. The hot water does not work in upstairs guest bathroom shower. 2. One eye on the stove doesnt work 3. The inspector liked the way the back porch was installed but when we brought two licensed contractors out to make some changes they both commented that it was done incorrectly and needed to be fixed. In addition they said the metal posts were corroding and needed to be dug out very soon. These posts hold up a portion of the house. 4. The master bathroom sink is completely clogged. Not a little bit. Fully clogged. It is clear they never even tried the water. 5. The back porch door is not aligned correctly and won't latch. I have already fixed this one. 6. Several light fixture ballasts are in need of replacement. Changed bulbs but they wont come on. 7. The master bathroom ceiling fan does not work. 8. There is in fact no switch for the master bathroom ceiling fan. It operates off a remote control but the fan will not turn. The outside fans also do not have switches (not sure if this is an issue but not very convenient) Did they find some things, yes. Was it all I expected, no. I sent them an email reply when they requested referals detailing these issues and did not hear anything back after weeks. So far I have spent about $400 fixing these items. My suggestion would be to find someone else. By the way, this was not in Denver, NC. It was in fact Suwanee, GA. The only time I see that this company makes any effort is when you put something on social media. read more

My house is on a slab no crawlspace to inspect so I figured they would be done in no time, well three and a half hours later they give me the most thorough walk through of the house I'm buying, they missed nothing! Our realtor referred Surething Home Inspections. We kept finding issues after we moved in. We noticed our master bath leaks into formal dining area. This was discovered the first time we tried to use master bath. Faucets in both bathrooms upstairs leak as soon as they are turned on. Fan in guest bed room does not work. None of the windows in this home can be opened as there are nails drilled into the shutters. There are no window screens. There was a leak into the children's bedroom because of issue with the roof. All his report said everything was usable or acceptable. We used a different inspector for our previous homes in Georgia. That inspector seemed thorough pointing even minor issues. We spent almost $15,000 on this home mostly fixing things like I mentioned above. I strongly recommend you to not use this inspection company. read more
